The sprawling neighborhood of East Tuscaloosa provides residents with large, amenity-filled apartment complexes, as well as smaller condo buildings from which to choose. The whole neighborhood turns out for University of Alabama game days, often stopping at Baumhower's Restaurant to grab some wings to enhance the festivities. The university's presence, just to the west of East Tuscaloosa, gives parts of the neighborhood a college town feel.

The management is horrendous! I had a broken AC for over a week. The stairs are covered in dog poop and bugs. There was a dead bird left in the stairs for almost three weeks. DO NO FALL FOR THEIR MARKETING!! The gameday shuttle takes 3 hours per trip and drops off At extremely inconvenient locations. Free Food Friday that was also promised is never out. The general manager is also extremely rude to residents and refuses to help solve issues. The parking situation is also extremely inconvenient.
I know you’re thinking it’s cheap and seems like such a nice place, with friendly management. But don’t do it. It’s absolutely terrible. 1) Trash everywhere - Residents leave trash in every place possible besides the dumpster. The smell is terrible any time I try to walk into the place I wish I could call home. It’s a smell that’s a mixture of garbage and weed - which, by the way, everyone there smokes obnoxiously. It’s always a distinct smell, even in the mornings. 2) Not safe at all - I never felt safe here. First off, my car got broken into and management just brushed it off and didn’t do anything. They wouldn’t even tell me if they had security cameras. Valuables were stolen. They don’t care. Anytime I walked from the parking deck from my car, I had to worry about the crazy people who were always high and sitting around the parking lot. 3) Nothing works - The dryer timer didn’t work so if the dryer was left on, for any reason, it would go literally forever. I reported this to maintenance, and the guy came while no one was there, turned on the dryer and just left it on. I got back later that night, and the dryer had been on for 8 hours straight with all my clothes in it. They were literally burned. This place has no care in the world for anything but their own wealth. The refrigerator froze everything even when put on the warmest temperature. The bath tub wouldn’t drain. None of these concerns were ever fixed. 4) They try to trick people into signing - I understand this is normal for rent marketing but it’s still so terrible and annoying. Every week, they’ll email you saying they have 1 spot left at a limited time price and you only have until tomorrow to sign it or you’ll lose a lot of money. This is a lie. It’s always available. They’re terrible people. They act so incredibly nice, but they’re so fake. I hope this review helps reduce the number of people interested in this place. Anything that can make them lose money will make me happy. Or maybe they’ll read this and realize how terrible they are. Take my advice.. Don’t live here.
As someone who lived here for a year, do not go here, at all, no matter what management tells you. They are full of fake promises and get nothing done. The layout of this place also makes no sense. Other major cons: 1. Walls as thin as paper, you can hear everything inside and outside going on around you. 2. No ceiling fans in any room and living in south where it gets hot and muggy--you really need fans. Your A/C bill will be high, as air gets stagnant and you want it on just to circulate air. 3. There is zero security. The nighttime guard is useless, he sits in the office and does no patrolling. If you call, hope you can wait cause they have a slow response time (despite knowledge of there being robberies in the past). People are loud at all hours of the night outside and the security does NOTHING. THAT IS THEIR JOB and they simply do not do it. There are cameras that are never on. ALL stairwells are open to the outside, anyone can come in because those doors do not lock and the keypads installed do not work or have not been activated--despite being there a month now. The property is also not secure, there is one gate for cars but the perimeter is not secured. It is literally a standalone gate. 4. Open stairwells. Birds frequently get trapped inside on upper floors and die running themselves into windows, unless a resident catches and releases them outside. open stairs also means BUGS BUGS BUGS. So many dead ones, live ones, moths, cicadas, crickets, grasshoppers, wasps, they all come in and sit in the stairwells (and usually die). These open stairwells are also carpet so that works amazingly for locking in bad smells. 5. TRASH EVERYWHERE. There is one dumpster for five buildings. People leave garbage everywhere and it smells terrible, also does not help with the bug issue. 6. Management is also just plain rude. They do little to nothing to help residents. 7. I could go on. Just do not stay here.
This place is poorly run, badly built, and expensive. You'll pay monthly for parking far from your room and always live in fear that your car is about to be towed by the management for bringing in your groceries. The complex has had several armed robberies and a host of car break ins. My car was broken into and the management said "I should have kept it locked" they offered no help, there were no camera anywhere but their office. Stay far away from this place.
PARENTS DO NOT LET YOUR STUDENT LIVE HERE. For months we have been attempting to communicate with the company regarding security concerns. Students have been mugged and even held at gunpoint. There have been empty promises of key fob entries, security cameras, and additional lighting but none of the above have actually been installed. They did hire a security company, but one parent called last night and got voice mail. Her call was returned 4 hours later. Meanwhile, her daughter had to call the police as someone was banging on her door in the middle of the night. The stairwells are littered with trash, both loose as well as large bags, because there is one dumpster for the entire property. (This is causing quite a rodent and bug infestation.) It is expensive, UNSAFE and UNCLEAN. Management pays lip service but accomplishes nothing. DO NOT SIGN HERE!
