Property Ratings at The Hardin
The location is great. The management (Daniel) is great. Just send him an email or call and anything you need is taken care of. Amazing that he handled everything so well during COVID. He (nor I) can control what individuals do. That said, they have rules and they do enforce them. The place has energy efficient appliances and they are state of the art. My utility bill is never more than $40. The laundry is great. Yes the parking can be touchy at times with people in your space (we are by DOCO) but that could happen anywhere. I towed people twice. The location is so convenient. There is a reason I have lived here since nearly the time they opened and stayed. The convenience of mixed use is great, great restaurants like Koja Kitchen.
After reading the two most recent reviews I felt I had to write my own review. I have lived at the Hardin Apartments coming up on two years. I have had NO issues. I absolutely LOVE living here. The apartments are fairly new (I believe they were built about 3 years ago) as far as the apartment alone I have had NO issues within the last two years of living here. I have never had to make a single work order since living here. My apartment is in perfect condition. As far as the noise is concerned, yes I do here my up stairs neighbor walking through out the apartment but that is normal apartment living. My next door neighbors are so quiet & I have had no issues. My neighbors & the leasing office have been great from day 1. Daniel the assistant manager has been nothing but helpful since day 1. I love living here & highly recommend the Hardin Apartments to anyone looking to live in a Beautiful nice place in Downtown Sacramento. Yes, your living in a Downtown city, there will be lots of homeless in the area that just comes with city living. But I feel extremely safe at this apartment complex. Highly recommend.
Where to begin. Honestly the only saving points for this place is how close it is to everything. Outside of that it's all negative. The unit itself: the walls are paper thin, you will hear everything your neighbors are doing. Like hearing yelling and music blaring down the hall at 3am this is the place for you. There's supposedly a 10pm noise curfew but no one enforces it and management couldn't care less. The elevator: be prepared it will more than likely be broken for one reason or another, and when it's operational it will reek of dog urine and rotten food that tenants leave in it daily. The building: You expect there to be a dense homeless population around the building based on the location, but there have been several incidents of the doors being propped open (which management says isn't allowed) and folks are just inviting themselves in and sleeping in the hallways. With that in mind, the building smells like a dump everyday all day especially in the hallways and stairwells (which you will take a lot due to the previously mentioned problem) Security: It doesn't exist here enough said. Maintenance: There is 1 i repeat 1 poor soul responsible for fixing this place that was poorly constructed to start with. Everything is falling apart specifically handles and towel racks. He tries his best to get everywhere but it's kind of sad that it's just him. Management: They are hit or miss depending on the day and who is there but 90% of the time it's a miss. Management is rude and abrasive as if you spit in their morning coffee. I'm sure they are underpaid and dont care as much since the owners don't really seem to care about anything going on in the building. Even so no reason to treat the tenants who PAY you rent poorly. Parking: People will park in your spot daily, tow companies are lukewarm responsive. So be prepared to park outside at $16 a day because some jerk off parked in your paid spot ($200 a month mind you.) Again management cant be bothered. Pets control: You will see a wonderful assortment of pests here, pest control doesn't do anything when they visit, just a visual inspection even after you tell them what you saw. (We caught a few for them mind you). Managements excuse is well it's built on a sewer so get over it. Not sure where these 5 stars reviews come from but they can't be from an actual tenant unless they were paid off. Anyone living here can attest to each issue i've pointed out.
Im a current resident at Hardin. I pay my rent early every month, and I do not disturb my neighbors. The building itself is beautiful; however, I give Hardin 2 stars for two reasons: 1. The common areas (elevators, hallways, rooftop, etc) aren’t maintained well and are usually unclean with trash , dog urine , etc. 2. Assistant property manager Daniel. Ive had only a couple of encounters with anyone in the front office- and it’s usually Daniel who is uncaring, unapproachable, unkind, unpleasant and is probably the main reason why I will leave once my lease is up. Nice place to stay if you love a good view, don’t mind stepping over a little trash, and being disregarded by the office staff.
This place has issues! A boarded (loose boards that can be slid through) elevator shaft with no outside doors. Things breaking that aren’t fixed. Construction left unfinished and messes not cleaned up. I have friends there also paying for parking elsewhere (around $200 per month) because the garage is still unfinished and unopen for residents. Its messed up!
Property Manager at The Hardin, Responded To This Review
Hello, our building was opened in June of this year. The remaining construction was disclosed to all tenants before they moved in, as well as limited parking and a lottery for parking held for our affordable units. I do not know where you are getting your information from, but parking is now fully assigned to all residents that chose to pay for parking. Affordable parking is 100 dollars a month and market rate parking is 200 a month. Our elevator was installed and up to code, if it weren't the city would have never allowed us to start leasing the building.
