While I understand that this property might be an option for those with limited choices, I advise potential residents to be cautious. The apartment I lived in had issues with mold, and the appliances were outdated and often malfunctioned. Additionally, the noise levels from neighbors were disturbingly high. Be aware that if you plan to relocate to another unit, the management imposes a fee. In my experience, I found the management team to lack transparency and fairness in financial dealings, often charging for things that may not be justified. Furthermore, safety is a concern as the gates are frequently non-functional, compromising vehicle security. The presence of police on the property are also worrying indicators. Please consider these factors carefully before deciding to live here

Do not live here if you can help it. The property will catfish you and it's honestly not worth the money. The tiles were cracked, the kitchen sink was broken, there was residue and dirt everywhere and they'll tell you there's nothing they can do about it. It's 2023 btw, if you absolutely feel that there's no better place for you in all of the Sandy Springs area, make sure you see your unit before signing a thing. It's truly not worth it in my opinion.
Today I visited these apartments and they are so beautiful and spacious. The lady that helped me today was Mrs.Tilya when I tell y’all she the best answer every question I had made me feel right at home. I gave the Harrison a ten and Mrs.Tilya as well,I really appreciate your time and effort and also you energy and encouragement.

Don’t live here. It has one star for a reason. They charged me over $700 for carpet replacement because it was dirty…. Charged for excessive cleaning AND MANDATORY smart /cleanmove, which was supposed to provide cleaning. While living here there were domestic violence in the neighboring homes. I’ve called the police multiple times and the front office. Nothing was done. There were sewage in the tubs and a flea problem!! They couldn’t fix the flea problem I had to do it myself. There was a draft coming in through the window that was never fixed and I stayed for 15 MOS. This place sucks!! Don’t waste your money!! Update: Reply to Review: Never had a pet, and those “strict carpet cleaning rules” were never shared with me. This shows proof that they will do whatever they can to keep your security deposit AND charge you for more. Like they did with me. DON’T WASTE YOUR TIME OR MONEY!!!
I don’t know where these positive reviews are coming from but there’s a general consensus at this complex: it’s not worth the money. They have a serious bug infestation, the mailbox consistently stinks, the apartments are old and they don’t do enough to update them. So many issues I can’t put them all in one review
We have been living here about 5-6 years because of the location. The service has been declining for a while but the recent change in ownership brought in new management team and the service took a nosedive. They are very nice in person and they have all the excuses in the world when you ask them why has no one shown up to fix dripping water problem in over a week, after you have submitted the request online and have had multiple visits to the leasing office. They will always have an excuse about why it is taking long, and by the end of the conversation, you'll feel like, "Hey, maybe I'm asking too much. Maybe I should not expect service quickly. Maybe it is normal to wait over week for a leaking faucet or a broken stove or a clogged toilet to be fixed. Maybe I am being a nuisance. Maybe this place is for people who never need any kind maintenance done in their home after living in it over half a decade." Anyway, let's talk about security. You might be thinking this neighborhood is a gated community because of the gates at both of the entrances, but do not be fooled. You are really as safe as the thieves want you to be because never expect them to close the gate longer than three days in a row. The rest of the time, it will be wide open for anybody. I mean, it is not that bad. We are an openly welcoming community for any thieves to come and steal our things whenever they are feeling up to it. I'm just glad this a considerably safe location.

These apartments are all roach/flea/centipede infested. there are feral cats everywhere because the community constantly feeds them. The neighbors are always having domestic disputes/ acts of violence, the teens around here graffitti slurs on residents cars and smoke weed in front of tenants doors. They recently tried locking residents out by making them pay for gate cards, for a gate that had been broken since before I moved in. This is the best example of a dollhouse, from the outside it looks okay, but once you get in its a nightmare. I've lived here for a year and its been a nightmare, theyll tell you to call them or visit the office and when you do nothing gets done. These are not luxury apartments, you'd be better off getting apartments NOT owned by ZRS management, because not only is the complex dirty, they will charge you fees at any turn without an explanation. This place is a joke, and they pay people to leave 5 star reviews. consider this place at your own risk.

I visited the apartment and fell in love at first sight. I knew it was the apartment for me. Staff was helpful and made me feel at home right away.
when I first pulled into the apartments, I knew I was going to like it. I love the interior especially! I feel that people are taken care of anytime there is a problem just by interacting with the people in the office. Another thing I really like is the pool. The pool is huge! I do wish the gym was bigger, but other than that the place is great, the district is great and just everything about "The Harrison" is great. I really recommend to anyone looking for a safe neighborhood for their children and family that you should at least take a tour.

If you have time and patience to deal with a completely incompetent management office, then move here. It takes ages for them to complete the simplest task, and they are EXTREMELY difficult to deal with. You basically pay rent to have a constant headache, from the people that live here to the property people. Do yourself a favor and don't move here.
We have lived here over 6 years and within the last 2 years this place has become so infestep with roaches it's disgusting. You will only receive maintained if it's an emergency like water leaks. They always promise to come back to finish the job or do other repairs and never do. No security, gates are broken 80% of the time we have lived here. The property is filled with trash. Plus they have a valet trash service they see as a perk but cats and roaches are the only ones that it benefits. It's just straight nasty. Owners have been sited with code violations and office is very nice until your an actual resident. I could go on with the negatives and have no positives.
Just let me start this by stating that the prices for an apartment are fairly reasonable in this complex. So naturally, you let a lot go. The neighborhood is a pleasant mixture of culture and aside from the kids that run around occasionally keying cars and breaking things, there are mostly respectful families. You may experience a large parking lot party till 1am or at the park with pinatas hung from the broken swing set from time to time and that's totally ok. However, there are some serious issues here that need to be addressed. This place has only gone up in rent and down in terms of quality over the past couple years. The leasing office does not notify you about 'inspections' soon enough to lock up or board your animals. Sometimes they don't warn you at all. The amount of bug issues in this place is unreal. I'm talking roach city. We pay for an exterminator to come out monthly with our rent. They have shown up maybe 3 times in total and only when we've placed enough complaints for them to do it. The sewer frequently backs up and flows over the sidewalks across the street and there seems to be consistent issues with the plumbing here. Actually, everything will be partially broken in your apartment. Just go ahead and accept that too. They recently started painting the building (again, with no notice), there has been trash and debris all over my building for days now. Along with horribly sprayed paint all over everything. Broken parts of the wall,rails, the staircase, etc... They climbed over our balcony with a ladder to paint it without letting us know this was happening, piled everything in the middle and left broken glass all over the place from things they carelessly handled, also getting paint specks all over our patio furniture. These are the kinds of things this place will pull. Maintenance requests will go unanswered, it's filthy, people will enter your home without you being notified and the leasing office will not do anything about the reoccurring issues you are experiencing. This place has become a completely different level of absurd. Definitely worth paying the extra $40 to rent across the street.
This place is a rip off! Rent is constantly raised and I was told that it was being raised to get rid of a "certain" group people. They don't fix anything around here, but expect you to pay rent for just occupying the space. Valet trash? You pay $25 for your trash to be picked up and you end up having to get rid of your trash yourself. This new management is horrible and I would never recommend this place to ANYONE!!!!

My new apartment has a spacious kitchen and floorpan. My view from my balcony is awesome and perfect for star gazing. I'm looking forward to making this feel more at home when I decorate. Location is really central to everything I need. Great choice for me and within the budget I wanted to stay within!
