The Harrison
New Yorkers can be fiercely loyal to the part of the city they call home. That could be a neighborhood, a borough — and it’s often both. Which is why associate broker at The Agency John Antretter’s response when asked about the West 76th Street condominium The Harrison is noteworthy. “This building could turn me from an exclusively Upper East Side person to an Upper West Side person,” he says. He rapid-fire lists the many reasons why the 18-story, 132-unit condominium is so appealing. Completed in 2009, its 76th Street location is something newer developments relegated to the neighborhood's edges can’t offer. “If you own here, you are in an ultra-prime part of the Upper West Side,” he says, naming Citarella, coffee shops, restaurants and easy access to public transit as evidence. He notes the design by renowned firm Robert A.M. Stern Architects and the management company Related, which he describes as extremely proactive in maintaining and updating facilities. Examples include the creation of a private gym in the building during the pandemic, when the 35,000-square foot Equinox located in the building was closed, and the decision to turn an underutilized billiards room into a new children’s playroom. “Everybody loves the building. The signature concierge service is a cut above,” says Douglas Elliman associate broker Wendy Lee. “People don’t want to leave.” Lee should know, because she’s one of those people; she’s called The Harrison home for 15 years and served on its board for 10. “Anyone on the Upper West Side will know The Harrison. It’s a beacon.” While not a resident, Antretter can speak to the level of service owners experience. “If someone gets a package, they put the package in the apartment for them. A lot of buildings would just keep it in the package room. [Here] they put it in the kitchen and the dry cleaning goes in the closet,” he says. “They go beyond the bare minimum. And that’s something you wouldn’t know about until you live there and experience it.” Units in The Harrison range from studios to four-bedrooms, with views including downtown Manhattan, Central Park to the east and the Hudson River to the west. Studios measuring 532 square feet or more list for $965,000 and up, and one-bedrooms at least 705 square feet list for $950,000 to $1.7 million. Two-bedroom homes of 1,000 square feet or more ask for up to $3.2 million, and three-bedrooms list for up to $6 million. The largest units, four-bedrooms and penthouses, can measure up to 5,378 square feet and ask about $5 million to $8.5 million. Original fixtures and finishes include herringbone wood floors, mahogany solid wood cabinetry and white quartzite countertops. However, many homes have been renovated over the years with new floors, cabinets and materials. Kitchens are outfitted with a Viking gas range, a Sub-Zero refrigerator and a Miele dishwasher. En suite bathrooms feature marble floors, a deep soaking tub, a glass-enclosed shower and a double sink vanity. Many homes include walk-in closets and washer/dryers, and some offer outdoor spaces that range in size from compact balconies to large terraces. A stately lobby with Romanesque columns, oak millwork and a fireplace is staffed with a 24-hour door attendant and concierge, and the building has a live-in super. A spacious terrace connected to the residents’ lounge features barbecue grills, and a large rooftop deck offers plentiful seating and landscape design from Mathews Nielsen. Additional shared amenity spaces include a game room, children’s playroom, catering kitchen and laundry facilities. Residents receive a discount to the Equinox Fitness Club in the building and can reach it via a private elevator. On-site valet parking is accessed through the building, and pets are welcome. The Harrison is LEED Silver-Certified, and guarantors, pieds-a-terre, co-purchasing and gifting for adult children are permitted. Lee is equally passionate about The Harrison’s neighborhood and describes the surrounding blocks as “the gold coast of the Upper West Side.” “Anything you want. You name it, you can walk outside and it’s there,” she says, naming Broadway, a half a block away, as a key commercial corridor. Both Fairway and Zabar’s operate stores on the street. The Harrison is equidistant from Central Park and Riverside Park, and major cultural institutions nearby include the American Museum of Natural History, the New-York Historical Society, the Beacon Theatre and the Marlene Meyerson JCC Manhattan. The 1, 2 and 3 trains can be caught three blocks south at 72nd Street, and the A, B and C trains stop at 72nd Street and Central Park West. There is an entrance to the West Side Highway at 72nd Street as well, making travel uptown, downtown and to points further west and east easy. Newark Liberty International Airport is about 45 minutes away.
