Located north of I-285 between Sandy Springs and Norcross, Dunwoody is one of Atlanta’s most popular suburban cities. With several businesses located within the city, Dunwoody is more than a suburb – it’s a live-work-play community with plenty to offer. But for those who do commute, Dunwoody has access to MARTA so residents can quickly reach Downtown Atlanta.
This park-filled community is a popular shopping destination, home to the upscale Perimeter Mall and several surrounding strip plazas. Dunwoody is great for families and students, home to the Georgia State University: Perimeter College – Dunwoody Campus. Brooks Run Park is a massive community park, featuring a treetop rope course and a dog run. Well-maintained greenway access points to the Dunwoody Trailway and PATH400 are available here.

Property Ratings at The Hartley
Everything was okay until the day of my move-in. I was supposed to move in on Saturday and the leasing agents told me the only option was to move in on a weekday, so I agreed and then I spoke with a manager who confirmed that I would be able to move in on Saturday, my original move in date and that they would send me a lease agreement to sign in advance. The lease agreement they sent me had the incorrect date and I called them multiple times throughout the day to correct the issue and resend an updated lease agreement they told me an agent who was not even in the office at the time would resend the lease so that I could move In Saturday. The lease agreement was never sent and I proceeded to travel all the way from Michigan to move in on Saturday. When I arrived, no one was in the office the lights were off and multiple people were in the parking lot stating they had been waiting for someone to arrive because they had appointments for a tour or also had to move in. I waited for an hour and no one showed up. No one has been answering calls and no one was able to be contacted. I start work Monday virtually and have nowhere to stay. This is beyond unprofessional and inconsiderate. They are also open on Sunday but I guarantee they will not show up and if they don’t, I will be leaving another review and calling corporate on Monday.
The leasing staff has been incredibly helpful during our move!

Hello, we strive for 100% satisfaction, and it is great to see you had such a positive experience at The Hartley. Thank you again for the great review!
I moved here in March and within the first week my gf and I where in bed and our dish washer wasn’t running and it caught on fire!!! IT TOOK 5 MONTHS to get a new one I am completely aware of supply chain issues but there was no communication whatsoever and any attempt to contact the leasing office just ended in me being sent to voice mail. People walk there dogs without leashes and don’t pick up after dogs it smells like a zoo! The internet was out for two days and I work from home and had to use two vacation days in order to keep my job and again no transparency on what is going on ever here. Trash is always piled up and the pool is always closed because people have unapproved pool parties and trash the property I will be breaking my lease

The apartment is actually really nice but I am not exaggerating when I say you will regret living here solely because of the wifi situation. They force you to get wifi from the worst company in the world. We are in outage currently that has lasted 2 days and counting. I didn’t have wifi for 2 weeks when starting a new work from home job when I just moved in. The company doesn’t care. I am considering breaking my lease at this point because I can’t handle it anymore

The leasing staff has been incredibly helpful during our move! There was a problem with our unit, but the leasing staff made sure they found another one for us within our price range to make for a seamless switch. We really appreciate all that they've done for us so far and are looking forward to a great year here! A BIG THANK YOU TO TIFFANY AND DOMINIC!

We lived here in 2019-2020, and came back in 2022 looking for the same comforting environment. The management is amazing and very helpful ! A Walmart and Indian Grocery store just next door, makes life easier too. Antwone at leasing office and Liz from the maintenance team are champs! They have many layouts for the 2 bed apartments and you are sure to find something for you! Give it a chance!

Had I known that the internet was monopolized by one TERRIBLE company no one has ever heard of I wouldn’t have moved here at all. The apartment is spacious but I definitely wish I had looked elsewhere. If you need internet WHICH WE ALL DO, this isn’t the place to rent.

The pictures may look nice but it’s all a front. When I went to visit there were spiders in the room and the molding in the bathroom was dirty. I talked to residents and they said the maintenance and the management are impossible to deal with which I experienced first hand. They never take your calls and the one time they picked up they had a nasty attitude and hung up on me. The dirty apartment and then the lack of manners and hospitality from management just isn’t worth it. Don’t get stuck here.

Giving a review of my move in experience. Everyone in the front office was great. The move in experience went wonderful. However, there are a few things that contribute to my low rating. Number one, be aware of the high ratings from this apartment they are from people who did a tour. Number two is the internet provider. They primarily use one internet provider and it’s terrible. I work from home, so being unable to use quality, affordable high speed internet providers suck. I saw reviews dating 2-5 years ago were the property responded to reviews that they would be making improvements soon in this area. Well two years later and the options are still slim. I’m still struggling to find a good internet provider that is accepted at this complex. I would have chosen somewhere else to stay based on this alone. Second, the parking decks are dangerous. They are very slim with no mirrors to see incoming traffic. This needs to be updated for the safety of residents. Not retroactively after someone gets in an accident. People speed through the decks and the corner turns are so dangerous. Third, my apartment could have been cleaner. The tubs were dirty, windows had stains and smudges and paint peeling in one tub. I was welcomed with dog poop in the outside hallway of my apartment but that’s not their fault. Other than this, the apartment is spacious. Amenities are great. People are constantly moving from this complex so I’m not sure if that’s a good thing or not. I guess I’ll find out soon enough. The shared and divided electric bill is sure to be a nightmare. I will update this post if things are fixed on internet issue, but I wouldn’t hold your breath. Search for other apartments especially if you work from home. They all look the same anyway.

We’ve only been able to live here one lease cycle. They raised our rent to an unbelievable rate. The community is not being upkept. There are broken gates, fences that were destroyed by an accident that are still not repaired. The trash compactor has been broken for months and was replaced by two large garbage bins that are overflowing everyday. Makes the community look awful. We are charged for trash valet every month; our front door is “off the beaten path” so the trash valets “forget” to come pick ours up. The pool is overrun with loud music and weed, so it is no longer a family area we can bring our kids to. It’s a shame our all the rent we are paying is going directly into their pockets and not into the community.

The leasing office is completely incompetent and they lie. I had to move and they told me if I add a roomate to take over my lease I will not have to pay any penalty. Fast forward, I get the roomate to take over the lease and they show me the fine print in the lease saying I have forfeited my deposit, which was $1,180!!! DO NOT RENT HERE.

This property is absolutely stunning, I was so thrilled when I found it! The grounds are well kept and manicured, the apartments are spacious and worth every dollar! The maintenance team is quick to respond and have an attention to detail! Kitty and the rest of the staff are super friendly, helpful, and simply the B E S T! You will not regret moving here!

Hello, thank you for your kind words and this wonderful review! We're glad to hear we delivered such a great experience. If there's anything further we can do for you, we are happy to help!
I had tour for 12:30 today; the lady answers and tells me I’m too early , cause I arrived at 12:20, I said okay. I then call at 12;30 and they tell me they’re not sure who is suppose to show me the apartments and come in another day to tour ! Very rude! Very careless! If this is how y’all treat future residents, I can just imagine people currently living in these apartments ! What a joke, couldn’t even be professional and cancel me ahead of time!

Unexplained uncharges, policy changes with no warning, water damage in ceilings, directly carpets, (no professional turn over just a small family who cleans after the last tenant), Windows with broken frames that leak water, damage in the wood tile, poor paint jobs in kitchen and living areas, no way to use normal cable/internet providers only one high expense one for $80 for only internet.

Hi, we're disappointed to hear of the negative experience you had at our location. Thank you for bringing this to our attention. We are under new management so we will use your comments to refine our efforts to ensure this issue does not happen again.
Wish I could give it NEGATIVE stars! Living here is insanely UNSAFE, the walls are paper thin, its always such a MESS, and the staff is completely INCOMPETENT and UNHELPFUL! My car was broken into and there were so many things wrong with my apartment! I mentioned everything to Deborah (the manager) and she didn't give 2 craps about it.. instead she wanted to charge me for the things that were already broken in my apartment before I moved in! I would rather live under a bridge! DO NOT LIVE HERE!
Property Manager at The Hartley, Responded To This Review
It is discouraging to learn of your experience with us. We are currently under new management. Your feedback helps us improve and we would like to learn more about how we can make this better.
At first glance the apartments are beautiful, BUT the AC unit is always broken in most units. In the summertime the place near gets cool, in the winter it never stays warm! They do not replace light bulbs, charge EXTRA for EVERYTHING!!! You can’t go with your own cable company it must be third party for cable and internet. The gates are ALWAYS Broken! No one is ever there to help.... DONT WASTE YOUR TIME OR MONEY
I have vacated the apartment 4 months before and final settlement letter also generated 3 months before but still they did not settle the amount. I made atleast 30 to 40 calls as of now and minimum of 50 mails I have sent and no response at all. Unfortunately I am out of country and cannot directly meet the team for refund. Horrible team and management. I never suggest this apartment to any one.
Keyana did an amazing job showing the apartment units and the complex as a whole. Beautiful complex to live in and spacious apartments. Gym and workout area was nice. Applied in less than an hour. Do yourself a favor and move here!
I recently moved apartments within Notting Hill, and while I will admit there are some hiccups here and there with the complex, I received excellent care and service during my process of transferring apartments. Julian especially helped me out outside of his normal work hours with moving and figuring out my way through some annoying details of transferring apartments. I really appreciate the extra time and care he and the entire staff put into my experience.
We had an agreed move in date and the management informed me the apartment was not ready, the day before move in! Terrible management, save yourself the headaches and READ THE REAL REVIEWS
I am current resident of Notting Hill, within 6 months 2 times my living room ceiling fan fell off (yes, I mean it fell on the floor all of a sudden) and management has not responded to my any of the emails. This is ridiculous when you have small kids playing below it and by God's grace were saved. All the glass pieces shattered all over the place on the carpet. Kids were so much scared that they were not able to come out of trauma. please see the attached image and I would not recommend anyone to join this place. I am also waiting to complete my lease. Along, with it, you will see dog's pee all around the apartments area. Also, so many roaches in the apartment. I am trying to attach the images but not getting options. Will add in facebook or other places. I want to give 0 star but not able to select that option.
Signing a lease here has been one of the most regretful decisions I have ever made. If you’re thinking of moving here, be prepared for LOTS of hidden fees. One of the main reasons we moved here was because of the “free” doggy day care we were told about when we came for a tour in early February. I thought that seemed too good to be true, but Dani from the leasing office assured us that it WAS in fact FREE (I asked while we were on the tour if she was sure that it was free and she said yes). Two weeks into moving in I went to the doggy day care to sign my dog up and was told that it’s actually $10/day...... I work 5 days a week. That’s $200 a month for something I thought I was getting for free. I came to the resident relations office today and she said they started charging for doggy day care February 1, 2019 and notified all residents about it in December 2018. I first came here AFTER February 1, 2019. And all I’m told is “there’s nothing we can do about it, sorry you were given false information”. Trash is $35/month. A little high (even for valet trash.. my last apartment I paid $20/month for valet trash). Oh and before you get comfortable with a monthly rate for your rent, make sure you tack on an extra $45/month for a “resort fee”. Yes, a resort fee. As if this place is some kind of vacation destination. Thankfully, I griped about that enough and told them I was going to just find somewhere else to live and they were willing to bring my rent down $45/month. That was nice, but I can’t really give them much credit for that because 1) I was about to walk and they would ultimately lose money 2) no one ever told me anything about a resort fee when I agreed on a rent amount so I shouldn’t have to pay that anyway. Also, if you want to have your packages delivered here, you’ll have to pay $30 to sign up for Parcel Pending so that the mail carriers can put your packages in lockers since the leasing office won’t sign for them. Lastly, be prepared to share an electric bill with everyone in your building. I haven’t had the chance to even see our first electric bill yet but I am preparing myself for the worst based off of the reviews I’ve seen. I have only lived here for 1 month and I am extremely disappointed in this place. Not looking forward to the next year here at all. If I were in a position to pay the amount of money it would cost to break my lease and move I would do it. If you’re apartment searching, I highly recommend looking elsewhere.
Been here going on 3 years now and if it wasnt for the school zone, would be out of here. They force you to use gigamonster, who previously was directpath. Ive made numerous complaints and its not getting better. Ive been without internet for 6 days and your tv cant even stream on a good day. When it’s up, forget about watching sport as you cant even see the ball. Ive got screenshots of speed and would add them here, but cant seem to upload them. Without internet, im also unable to work remotely. Do not be suckered in coming to this complex.
Do not move here. The managers at the leasing office lie about prices, you get tricked into paying more than you signed up for. The staff is rude, the elevators are always broken and the stairwells smell like pee.
I would just love to start and say thank you so much to the leasing office team Michelle and Demetri. They are absolutely amazing and assisted every single need for my family and their unit. Second, Paul the maintenance manager is Incredible!!!! So hands-on and helpful. Their response to services was unbelievably fast and consistent. Every demand that my family needed assistance on Demetri and Michelle were right on top of it!!!!! Thank you so much Guys..... now the community itself is amazing. So beautiful, clean, diverse, and quiet. Our stay here so far has been quite relaxing. We love our unit and we also love the layout of the community. From the design, the field house with the pool and fitness areas, the tennis court...everything is so beautiful to us. The location of The London is even better. Highly recommended and satisfied!!!
Only giving it 1 star because I can't select 0. Living here has by far been the worst experience of my life! LUXURY should truly be removed from its name. I am currently within my 2nd trimester of pregnancy and am experiencing mildew AND mold building up in my unit. This all could have been resolved if the leasing office would have scheduled the emergency maintenance that I requested early in the morning. Currently, my sprinklers (supposed to protect me against fires) are leaking nonstop. This is the 3rd time since moving here that I have had this issue. Rather than fixing it, the complex puts a bandaid on it temporarily until it starts back again. As a result, I am sick and can't stay here. No one offered to move us to another unit since this can't be fixed nor did they offer to take something off our ridiculously expensive rent since they can't hold up their end. Instead they keep assuring me someone will come and fix it which at the moment I am still waiting. Floors are trashed and even if they do stop the leak, they will likely leave the floors bubbled up and gross like the last two times. If you are trying to decide, DONT STAY HERE! They will paint you a nice picture in the beginning until you sign the lease that locks you in. It's not worth the money and not worth your health. Worst apartment on the north side of town!
The overall plan is a nice one bc of the high ceilings but the upkeep is not good they use the cheapest paint and materials possible, is infested with roaches and mold which they cover up but you soon realize after you have moved in. They lie to get you to sign the contract and do not follow through with what they said to get you to sign. The management and staff are not at all professional and once you have signed the contract expect to be talked to like trash and threatened by staff in office. when you are touring the property keep in mind they are trying to sell you the property so they are lying and fake as heck, you probably wont see anyone hanging around bc most people are working, and it's still cold so you don't see the crowd that will be swarming when weather is nice. Not enough amenities for this size apartment. The gates don't work half of the time and one of them is left open all the time so anyone can get in. My mailbox has been broken into, people attempt to steal your mail. I've heard people complain about buggies but I don't think its an issue to worry about. Most people who are using them do not have cars and it doesn't hurt anything. The thing that hurts this place is who they have in the office, and the poor materials they are using inside, the way you are treated once a resident, the pest=roaches, dog crap everywhere. Legally I'd be scared to move here if I was you. definitely a better idea to go somewhere run by decent people who care about the residents and don't try to screw you over.
ZERO STARS!!!!!!!!!!!!!!!!!!!!!!!!!PLEASE BEWARE!!!!!! If I was able to give this apartment complex a ZERO I would. I have lived here since December 2016 and It has been awful from the first day. Beginning with the Staff even corporate! Completely unprofessional staff..rude and could care LESS about the residents. Then when you go over their heads to contact JRK Corporate and speak with the "Resident Relations" they are rude as a whole!!! They are supposed to RELATE to the residents, but instead they have worst attitude of them all. I was informed me that even though we pay 1700 a month to stay here they dont have to do anything to compensate us for the mold or for the drug dealer problem they have at this complex. K-9 units and police are constantly trolling and making arrests at this property because it is UNSAFE. K-9 in the parking garage every night!! I have feared for my life walking down the hallway with gangs of random men crowding the stairs and hallways smoking weed and drinking beers. I even began the carry my fire arm just to walk down the hallway to feel safe to my OWN apartment. A young man waited for me to get out of my car and walk to my apartment and jumped out to scare me. I had my 2 year old niece with me and I was just lucky to have my gun with me that night as protection so he'd back off. When I called the courtesy office THREE TIMES they did not respond and the leasing office did nothing. No compensation no remorse just continuous bad service and hatefulness towards residents. The reviews speak for themselves here!.There are roaches in the hallways and parking lots EVERYWHERE!!! Gangs of men that will follow you to your door and smoking weed in the hallways. And among all else a leasing office and corporate staff that don't care.I have been hung up on, no calls returned, ignored emails in regards to several issues that I've had. If you are in Dunwoody and are looking for a place to reside PLEASE READ THE REVIEWS AND BEWARE!! DO NOT STAY HERE!!!!!! Go the the Bricks Apartments or somewhere else in the vicinity. Do not live here!!! Trust me and the other people on here that you will regret it.
I beg anyone considering The London complex to stop immediately and not make the mistake I did while in your position. The experience with The London from the start has been traumatizing for my family and I would not wish this environment on anyone. We have lived in the complex for several months and are counting the days until we can leave. Our home was not delivered in an acceptable condition (mold/roach and hornet infestations/unfinished flooring and carpets). Albeit the efforts put forth to rectify situations, the fact remained, the inability of the complex to provide us with the "luxury unit" promised left us vastly more inconvenienced than just leaving the disgusting apartment in tact. The fix-it work done caused us to lose time at work, continually relocate our dog and forcefully evacuate our unit due to toxic fumes from spray painting over the mold in the bathroom. The community is not safe, there have been three arrests in our building alone since we moved, there are always police on premise with K-9 units. The drug and crime culture has permeated the complex and no one should pay the premium to live in an unsafe community with disrespectful neighbors and staff. To top it all the control of internet/cable/electric/water is a complete and utter scam, not only will the complex make additional money off of you, the providers they've mandated run 1 star business practices and fail in service, over charge and ultimately cost you far more than you would spend elsewhere. I've had nothing but negative experiences with management, senior management, maintenance and billing, community, safety, sanitation and comfort. There are too many other, far better, complexes in the area to even consider wasting your time and money on this one. This is not a luxury community, it's a unacceptable dump with a central location and talented sales/marketing division to trick you into what they are selling. Don't get scammed.
I wouldn't recommend a property to anyone who value a decent service and professionalism from management office. The staff is completely and unbelievably irresponsible. They can charge random amounts to your account without providing any justification and it would take you multiple phone calls and in-person visits to receive a basic information as a resident. The following few things were the most frustrating: 1) Waste management: waste was not taking away for weeks 2) Insects: you can see them everywhere on property and they can be found regularly inside the apartment 3) Amazon deliveries: I never was able to find an ordered Amazon package and management was very unhelpful. I visited their office few times and received completely random replies ranging from "We sent your package back" to "We have no idea whether it can be" 4) Fees and extra payment. The management doesn't bother to provide any justification of extra charges and fees billed. In particular, I was charged a fee of around 300$. I wrote multiple emails to the office and did multiple phone calls. I was promised to receive a call back multiple times however it never happened. Such level of professionalism and customer service is unbelievable.
I currently live in the London and there is nothing luxury about the property. I have had roaches for going on TWO MONTHS now. The staff at the front office is completely unprofessional and the property manager, Alyson, is never around to actually do something about the problem. Every time I tried to complain no one in the office knew how to handle the problem other than to tell me that pest control only comes on Fridays. This was also a lie as the pest man didn't come for two weeks. When I finally got in touch with Alyson she said she was not only unaware of the problem, but that the pest control could have been called earlier if there was a problem of this magnitude. TWO MONTHS I HAVE HAD ROACHES. DO NOT MOVE IN HERE. And don't ever talk to the office because it is full of incompetent idiots. Also, my apartment was not move in ready when I told them I was moving in. The alarm was malfunctioning all night long and the AC unit didn't work. Again, don't move in here if you can help it.
Bottom line is there are just much better places to live in the area than The London. I’ve lived all over Atlanta and they were, by far, the worst apartment experience I’ve have ever had. Within the community there is a lack of integrity among the residents and the office staff. If you are considering moving there here are a few reasons I would look elsewhere: 1. My alarm system was set off on FOUR different occasions by maintenance either entering my apartment without notice or failure to use the designated maintenance code (provided with the maintenance request). No one notified me of the incident on any occasion so I would leave work in a panic thinking there was an emergency but each time it was their fault. Moreover, maintenance never communicated the mistakes to management so when I would call they had no idea. 2. The “valet trash” is an absolute joke. Residents consistently put their open bags of trash in the bin in front of my door because they do not want to deal with it themselves. The trash collector will not pick it up (if it is not a tied bag) so it will sit there until you are forced to move it. 3. Breezeways and Parking decks are constantly filled with the smell of weed all day. Clearly there’s no policy enforced if the residents feel comfortable enough to sit in their cars and smoke weed. Additionally, the residents have no problem dropping trash in front of your door, on the stairs and in the parking deck. 4. You will not have the option to use AT&T or Comcast. The complex has a contract with DirectTV so you MUST use their internet service. It is overpriced and my internet would go out for sometimes an entire day. 5. The office staff has a very high turnover. Expect to see a different person every month. Unfortunately, for the residents, the level of service is not provided is not always the best. There have been some really sweet people in the office but they didn’t stay long. 6. At the time you receive your final move out statement it will also be sent to a collections agency, whom you will receive a notice from as well. Even before the payment is due. This way, once your keys are tuned in your concerns are no longer their issue but the collection agencies issue. Don’t expect to get an issue resolved or question answered at this point because they are done with you and on the ruin the next 12 months of someone else’s life. The people at the collections agency were easier to deal with. Resolve your issues/concerns with them.
A literal worst nightmare. The most unprofessional people I've ever met. We were turned away without notice 30 hours before moving in. I personally spent 3 hours on the phone, and another 4 hours in person to communicate and negotiate what went wrong within 24 hours of the notice (not including 2 other roommates who also put in time to wonder what went wrong), which ended in a "lol sorry, we messed up. Here is your application fee back, good luck." With less than a week before homelessness we now need to figure out how to keep our jobs and find a place to live with less than a week. Allison, (regional manager), you deserve to be homeless, just to see how it feels for yourself. I'm glad I spent 5 hours of my time today trying to get in touch with specifically you, only to hear second hand you don't care we are now out of options and helpless. Don't let this happen to you.
PLEASE DO NOT MOVE HERE. I MADE THE WORST MISTAKE EVER SIGNING A LEASE. THE MAINT. MEN ARE SO HELPFUL AND TRUSTWORTHY; HOWEVER, THE AGENTS AND PROPERTY MANAGER ARE ALL THEIVES. THEY TRIED COVERING UP THE THEFT OF SOMEONE MOTORCYCLE BEING STOLEN FROM THE GARAGE. THEN THEY WITHHELD TELLING HIM ABOUT THE CAMERA. FACT #2, IN CERTAIN BUILDINGS YOU PAY FOR THE ENTIRE COMPLEX LIGHTS. BILLS ARE OUTRAGEOUS! I ONCE HAD A BILL OF $220 WHEN I WORK OUT OF THE STATE 3X A WEEK. WHICH MEANS, IM RARELY HOME. FACT #3, THEY WERE CAUGHT ON CAMERA ENTERING MY NEIGHBOR HOME WITHOUT HIS PERMISSION, THE AGENTS WAS CAUGHT SEARCHING THE DRAWERS AND CLOSETS. WHEN HE CONFRONTED THEM, THEY LIED, STATED HE PUT IN A WORK ORDER. HE'S BUILDING A LAWSUIT NOW. FACT #4, THE HALLWAYS ARE FILTHY! ELEVATORS ARE RAGGEDY, WE GOT STUCK IN OURS 5x. FACT #5, BIG GROSS COCKROACHES ALL OVER THE SIDEWALKS AND HALLWAYS. I FOUND SOME NEAR MY DOOR SEVERAL DAYS, YUCK. FACT #6, THE WALLS SUPER THIN! FACT #7, THE WATER WILL STOP WORKING. IT TAKES OVER 3 MINS TO GET HOT. Please if you can, DO NOT move here. It is not worth the stress or money. They claim luxury living but, so many things devalue this place. OH I FORGOT TO MENTION, THEY REFUSE TO TAKE MONEY ORDERS BECAUSE SOME OF THE AGENTS WERE CASHING THE TENANTS MONEY ORDER. THEN, MAKING THE TENANTS RE-PAY THEM. THESE PEOPLE ARE REALLY CRUEL, LIARS. My grandfather is buying out my lease, I AM BEYOND THANKFUL TO LEAVE. DO NOT COME HERE. UNLESS, YOU WANT TO DEAL WITH BROKEN GATES, AUTO THEFT, HOME INVASION, DIRTY HALLWAYS. BROKEN RATCHET ELEVATORS.... THIS APT IS FILTHY!!! :(
Just few thinks: 1 Lazy unprofessional staff 2 Trying cheat on you with payments 3 cockroaches and ants 4 Trash and poo everywhere 5 Stolen packages. not sure who fault is it but dont care it says delivered but never received 6 Worts internet provider in area good? 1 appliances 2 lot of parking spaces 3 close to wallmart
This community is falling apart and the people in the office are extremely unprofessional. Lately, the staffs have changed once again. All the good people have left to go elsewhere. This has been the norm for quite some time lately. All staffs come and then quit. It is because this property is too much to handle. It is 700 units and they really need four managers but they only have two and those two are always in mystery meetings all day long. As for the units, they have great potential if you want to spend about $3000 of your own money to: A) Clean the unit thoroughly upon move in because they do not deliver it to you clean. B) Change out the lights because all the lights are very old and do not work properly. C) Patch up all ceiling cracks and wall cracks. D) Professionally clean the carpets because your unit will not be delivered in a clean state. E) Clean the outside of your unit because chances are likely it is filthy outside. F) Hire a mold removal specialist to inspect and remove the mold in your unit because almost every single unit in building 10 and 12 has mold. So, if you want to spend a lot of time and money wasting away on this complex....... this is the place for you!!!!!!! Also, if you enjoy lots of noise, marijuana, rude neighbors, car thefts, car break-ins, damage to your car in the garage, rude staff and gates that never work........ this is the place for you!!!!!!!!!!!!!!!!
Pros : 1-great Dunwoody location right next to Walmart , P.F. Changs , perimeter mall, Cheesecake Factory, Maggianos etc.. And proximity to 285 Cons: Maintenance issues- 1-entry gate either not working or not programmed with remotes - so either there is a long line of resident cars waiting outside to get thru gate or gate is always open to avoid traffic back up. 2- lots of bugs in the house which enter thru the opening below the doors and even after numerous complaints nothing is done to cover the area under the entry and patio doors. 3- cars speeding inside even tho they see kids playing on the streets. 4-
I ignored the poor online reviews and moved in here because it looked fun. Big mistake. Here are some of the experiences that I had living here: I caught 3 rats and a mouse in my apartment (not on the first floor), I was overcharged on rent 3 times (they dropped the extra charges each time when I went in), they lost my rent check and tried to charge me a late fee, my kitchen flooded 4 times, I had to call 911 twice, both of the packages that I ordered were stolen, they tried to deny me my safety deposit check by saying they never charged me one until I brought in my lease and a copy of the deposited check to prove I had paid, and now I am getting collections calls saying I owe them money after I already went in and spoke with the manager, paid my final payment, and got her signature.
The location is ideal if you want a quick walk to 2 Marta stations, the best in shopping & dining, and outdoor space. The apartments and amenities are nice, but I wouldn't consider it "luxury." The breezeways are not well maintained, maintenance requests are not always answered in a timely manner, and the rental costs and fees are always changing without adequate notice. The original management company made this place desirable, and since the new property management took over 3 years ago the staff has changed several times they are not courteous or very friendly. It's like your a number and not a valued resident or customer.
When you move into this apartment you think you just won the lottery because this apartment is so beautiful and the amenities are just absolutely ridiculous, one thinks wow the reviews cant be as bad as they actually are. Well you are very wrong to think that. The management is the worst! I lived in a 2 bedroom 2 bathroom apartment both toilets didnt work, called emergency management they refused to return any of my calls or do anything about my problem. A pipe burst in the apartment next door to mine that eventually caused problems in my apartment. So my apartment had a constant smell of mold. Let me start on the fact that the local news station had be brought in because of the issue we had with mail theft, someone took a crow bar to the mailboxes and they didnt do anything for months. Move here at your own risk, yes the gym and the gardens are nice but you can become a member at a local gym and save yourself the piece of mind.
We have been pleased with our apartment and the surrounding environment here at the London. Great location, affordable rent, good amenities. However, I don't think we have gotten a full nights sleep since we moved in. Each night from midnight to 5am is a nearly constant barrage of yellers, partiers, squealing tires, revving engines, moving trucks, etc. I think there are over a thousand units in the complex so it's crowded, but the late night noise seems out of the ordinary.
I ability love my apartment and the location. I'm surrounded by everything that I need. These apartments are absolutely beautiful from the gym to the the pool they even have a movie theatre. I also love the fact that the neighborhood really makes you feel like your in London. Absolutely in love!!!!
I moved into my apartment the last day in February 2015 on a special promotion for a 1 bedroom apartment with a den. My apartment is $1,200 a month. The first night I stayed there was okay but as the week continued, I noticed that the neighbor upstairs above my apartment has Fits at night time, when I say fits, it's like outbursts of rage where he stomps on the floor, and throws stuff on the floor very Loudly at night while I'm trying to sleep, I called the courtesy officer but he was rude and came to my apartment like he was mad that I reported a noise complaint. I even went to talk to the Property Manager and she offered to move me to a different unit but 1 that was $200 dollars more per month. Why should I have to pay more because the neighbor above me makes noise, she even had the nerve to tell me that he's been a long time resident with The London Apartment homes and that they have to move him before because they received noise complaints from other residents, saying this guy was loud. I also was without hot water for 4 days for a unexplained reason given to me ( My water heater was fine, it hadn't gone out - it's still the same unit). Also when I first moved in, my A/C and heat Unit was broke for 2 weeks - I was charged a 200 electric bill. I've had a hard time at the London apartments in Dunwoody, Dunwoody is supposed to be upscale area, but the property is not taken care of, there's always trash in the walkways/parking garage and stair wells, You even see Walmart shopping carts in the parking garage ( We are right next to a Walmart shopping plaza) I feel like these apartments are ratchet and JRK Properties should not be charging me$1250 a month in rent. I tried to move out by turning in a 60 day notice and they decided they were going to try and charge me a 2500 penalty fee for breaking my lease ( well I wouldn't have to break my lease if they would move me to a different unit that doesn't have somebody stomping upstairs all thru the night to prevent the other person from sleeping ). I'm so frustrated/sleep deprived that I feel like I can't think straight, lol, I have to laugh to keep from crying - Do you think you all can help me??? They have nicer units on the property but a lot of them are out of my price range like 1600 or higher per month.
While the amenities are very nice, simple things are made very difficult by the staff. The main gate has been broken for over 2 months. The staff delivered notices to everyone's door stating the gate was fixed and would remain that way moving forward.... yet that was 3 days ago and it has not been fixed.
The London is perfect for that newly transitioned person to Atlanta. If you don't have a car, everything is in walking distance. If you work in the Perimeter Mall area, you could literally never leave this area and be quite happy. The apartments are nice, but definitely not luxurious, but nice. I find it a wonderful safe place to live. Since all of the other apartments cost almost as much as a small mansion, the London offers a better price than most. I've enjoyed living here for 3 years. I will be purchasing a house and moving out in June 2016. Just make sure you keep all your rent receipts and stay on top of maintenance. Don't worry about the constantly changing property managers. There have been maybe 5 in the last 3 years. Everything else is good.
I am currently in a townhome and love the floor plan. Of all the places I have checked, I was hard pressed to find bedrooms as large as mine. Even when I look now, there is nothing to compare; even with other floor plans in the complex. They have a monopoly on bedrooms. Great countertops and finished as well. My only complaint would be parking in the parking deck that is not assigned and people not picking up behind their dogs.. Other than that, you cannot beat the complex amenities and proximity to everything you need including shopping.
