Property Ratings at The Haven
This is THE WORST apartment complex I have ever lived in (and I have lived in 7). They have very incapable maintenance who can not repair anything of any complicated nature. The AC in our apartment has gone out 7 times since we have moved in in 2020. This last time (it is currently out) it has been out for 7 days now. When inquiring what is taking so long, I am informed that they do not have anyone who can recharge the Freon. Inquiring further, I am told that we do not even have a maintenance staff. I asked why we don't have a maintenance staff to which the reply was "we are just having issues." The office staff is rude and apathetic and if you bring ANY issue to them at all, you are given their standard response of "you have to call corporate." Well if you call corporate, you can not get an answer as I have called Corporate 5 times in the past two days and left 5 separate messages. Not one return phone call. The grounds of this complex look like we live next to a landfill. There is garbage EVERYWHERE. The entire property wreaks of marijuana daily. The parking lot is filled with holes large enough to knock out the alignment in your vehicle or flatten your tires. Speaking of parking, they also partner with a towing company who will tow your car at night for being in a porrly marked (unreadably marked) handicapped spot and charge you $400!!!! to get your car back... not to mention they will tow it to Tarrant (45 minutes away from the property). Now what could possibly be the reason to have a company coming 45 minutes away to perform a parking lot policing service other than to be provided a kickback for every car they are able to hold for ransom. This place is the worst and we can not wait to move out of here.
When I first moved in the staff was so friendly on the tour and the apartment I toured had everything I’ve ever wanted in it. Now after signing the lease I completely hate living here, the staff are rude especially the assistant manager but if you give them the attitude back they will not hesitate to make it look like you’re the bad guy but they did nothing wrong. The manager is clueless she never knows what’s going on all she does is push the pen to paperwork. I have counted down the months to leave this place the apartments are nice yes but fair warning they have a really bad roach problem. I’ve had them to show up in my food while cooking and in my refrigerator. I cannot tell you how many times I’ve wiped down the place. Adding in the raccoon problem during the warm seasons with your trash. They won’t do anything about it except charge you for what nature does to your trash. 0/10 DO NOT MOVE HERE. —The current resident who is excited to leave!
I really don't write reviews but if this post saves just one person from making the mistake I did of living here, it would be worth the post. if I could give no stars I would. There are numerous issues with bugs, loud residents, staff that seems not to care, Marijuana smells coming from other apartments, and no parking. Get this, due to the parking issue they tow their residents. And in order to get your car back its 400 dollars!!!!!!! This place is so bad I've even looked up the company who owns this property and will never lease with any property they own ever again. I dont have much left on my lease, so I'm almost free!!!!

Our residents also receive preventive pest control services and prompt responses to maintenance requests. Staying at the Haven is pretty average. The apartment complex workers are nice and the Hoover area is an okay area to live in. The tour was very pleasant and nice but once you sign the lease you are not treated in the same manner anymore. The apartment I was given was not clean at all, I had to clean everything before moving my stuff in. I have been out of A/C for my apartment unit for 3 weeks now and they WILL not compensate you for anything per the lease agreement. They follow the lease agreement to the T. It is not the apartment staff fault, it is the regional manager that will reverence the lease agreement constantly. I do not recommend living here because of the regional company that owns this apartment complex, they are not understanding and you will find way better apartment complexes in the area at a better price/quality

It's nice and quiet and the staff is excellent! Jeff, Jason and Rodger are the maintenance staff and they are excellent. Quick prompt work orders! The best place we've lived so far.

Overall experience here has been horrible. Only been here for 2 months and already have to break my lease to get out of here. There is nowhere to park after 4pm when everyone gets home, there are roaches in the apartment. And if you on the top floor the a/c unit doesn't cool the apartment until way hours of the night. Since I moved in my a/c has been worked on several times and it took them 2 weeks to figure out the problem which took them another couple of days before they could fix it. The apartment has a musky smell that's always in the air. The staff is unprofessional and couldn't care less about tenants, you have to be calling and making trips to the office in order to get anything done. Worst place to live ...??

This place is an absolute nightmare. A nearby building had a massive roof leak that they took 3 months to fix, a tenant had black mold develop and it took a lawyer to get him out of his lease. They never take care of the parking lot (which is not spacious enough) and the breezeways constantly have spiders, wasps and the like. The walls are thin, you hear every step above you and every dog barking. Management is completely moronic and have no interest in what’s best for you. They’re going up on rent and won’t tell you why.
I have been here for since 2016. Grace, Dawn, Michael, Raymond, Bilal have always been cheerful when you are needing help. when you need to make a work order. the one thing i find is they are quick when you put a work order in. Its quiet here. very pleasant and feels very safe here.

TERRIBLE MANAGEMENT! The only good thing about this complex is the fact that maintenance is good. One of the maintenance guys Bilal hurt his back really bad and still came back 3 times to make sure my a/c was working. I still wouldnt recommend them because management cares nothing about your concerns and makes no efforts to pretend to. They're only nice until you sign the lease. I DIDNT WANT TO GIVE THEM ONE STAR BUT I HAD TO. P.S. There have been a lot of break ins, this is the hood of Hoover

My apartment is a nice size but that is the only good thing I can write. Parking is a nightmare. Many apartments have multiple roommates with multiple cars and not enough parking places. If you have a 2 br, you are supposed to have 2 spaces but no one monitors this and some units use more than they are allowed. Most of the time you must park. 2 blocks away from your door and walk in not very well lit areas. Landscaping is non existent except for the entrance and grass cutting. Appliances are very dated and not energy efficient. Water bill is always high. Rent for a 2 br runs around $900, with your water bill running from $60-70 for 2 people. Management and maintenance are very nice and respond quickly to maintenance issues.
