Urban by population and suburban by atmosphere, Fountain Valley is a premier destination for those looking for big-city amenities in a charming residence. Southern California boasts plenty of desirable locations, but Fountain Valley is unique through its popular residential streets, lively attractions, and sprawling community park. From modern, upscale apartments to cozy, beachy houses, this city has it all.
Miles Square Regional Park is a staple to the community, complete with three golf courses, an archery range, athletic fields, small lakes, and open green spaces perfect for afternoon picnics with friends and family. Spread over 600 acres of land, this park is a natural oasis amidst a bustling city, making it a unique find in urban California.
Situated along the Santa Ana River and between Santa Ana and Huntington Beach, Fountain Valley is just minutes from the Pacific Coast and California’s beautiful sandy beaches.

Property Ratings at The Havens
Prices of units fluctuate so much that some 2 beds available in the summer cost almost as much as the 1 bed unit I settled for in the winter. However, 2 beds go for almost $200-$400 more in the winter. Look at prices throughout the year if you are able before locking in, and get a feel for the parking during peak times because it fills by 2pm on weekdays. Maintenance is great but not enough staff, and management doesn't respond for up to 3 days.
Awful management and maintenance. Dirty, pest infested apartments. They do not seem to even care. Impossible to get a hold of. Could not believe how unsatisfactory this experience has been. Moved into an apartment, cockroach infested, nails sticking up from carpet, lazy paint painting over nails a full inch out of the wall, broken refrigerator, damaged the new on during install. Management is never available and apparently is incapable of reading comments on maintenance requests or being capable of ensuring that something is properly dealt with
Overall- complex is good. You often can hear large dogs barking because large dogs are allowed here. The grounds are normally beautiful here- and still are in the day. At night... they’ve decided to instal what is basically prison lighting. Used to be warm beautiful lightning at night- now is like stadium lighting. No kidding- brighter during the night than during the day. I can’t imagine what it’s like to live in one of the units that has a light directly facing them. It would be like being in an interrogation or something. And there are MANY units where the lights point directly at the windows. Good things- staff shows up promptly to deal with maintenance issues. Normally the complex is quiet. Only exception is sometimes you can get someone partying on a weekend- but that’s anywhere. The lighting on the grounds is a deal breaker for us- we are looking for another apartment. Bright white intense stadium lighting everywhere says to me “we have a security issue here and we don’t want to pay for security guards to patrol”. So decide for yourself- come do a walk of the grounds and the evening and you’ll see.
Out of all the apartments home I have rented, the Havens is my favorite. The office staff are so down to earth, they’ve gone over and beyond to make sure my stay here is comfortable and livable. Neighbors are kind, friendly and respectful. If parking lot is full there are extra in the parking on the street close to the apartments. Stores, hospitals and parks are close by you can walk to. I love this place ????????????????????
I had only lived in the community for a few weeks, and a major issue came up. The on staff team was very helpful in advising me of their policy on the matter, and put me in touch with corporate to discuss. After a single phone call my issue was resolved and we reached a resolution. The property is clean, the apartments are great inside/out, and the staff is very helpful. I recommend this community highly.
I love our very spacious one bedroom apartment! We have a front patio and a backyard, which is great for the two dogs! They are quick to repair things, always very friendly when we go into the office, and they keep the grounds looking very nice. The only bummer is the rent increase at the end of the lease, it goes up by a lot! If we could afford the increase in rent we would definitely stay here because we love it.
This place is awesome they have been renovated with wood style flooring modernized kitchens new windows large patios, outside fireplace pools with lots of BBQ areas and seating areas dog park, playground, modern clubhouse gym business center, the Havens is great to it tenants by giving back they have summer BBQ for tenants they give out complementary breakfast, in the summer kids can stop by and get Popsicles, on Thursdays they have food trucks they sell movie tickets, and this year they gave out school supplies that is so awesome surrounding area is nice safe area to live close by beaches and Regional Parks I love living here i just renewed my lease for another year. best place to live
I reason i love this place it is like a resort they have 2 pools fireplace area playground dog park has wood floors thru out fridge surrounding area is nice and safe close to police station library management is nice when you need something done it is done right away.
The Havens has everything that I was looking for! There is a play area, dog park, pools, BBQ and lounge areas, gym, laundry and so much more. All areas are maintained/cleaned daily. Great place if you have a dog or children. Definitely family oriented! The layout is nice and spacious with front and back patios. Walking distance to library and police station is across the street. If there are negatives it would be that there is not an option to recycle, difficult parking for extra vehicles and the community is not gated. It truly feels like hotel living!
Just moved into after finding on apts.com. Thank you. The staff and grounds are amazing. We had a bike blocking our way at move in, not only did they cut it away but the staff Dana and another from a sister property steped in to assist us moving, thank you ladies its unheard of these days. Come check out the Havens you won't be disappointed.
