Property Ratings at The Heights
Being a tenant of The Heights was my worst rental experience. I was a new tenant to The Heights in December 2022. I had to relocate from the first unit to another unit due to repair issues. Upon arrival to the new unit, I noticed my ceiling leaking along with flooding in my bathroom . I went several days unable to shower in my unit. I notified property management , corporate and maintenance on several instances to no avail regarding these deplorable conditions only to be ignored. To deal with this during freezing weather conditions with a smaller child made this experience extremely disheartening and stressful. I would not recommend this property to anyone.

I went ahead and toured this place about a month ago. Loved the location, layout, and it seemed like they were investing into the complex. I go home and get a quote then immediately apply. They have a great deal on a floor plan I like. I have good income, rental history, and credit, but because I’m young I go ahead and put my dad down as a guarantor. Of course the leasing agent told me that the rate would be locked in once I applied (should have recorded this or gotten it in writing.) I finish my application, pay the high application fee, and wait. I speak to the leasing agent 2 days after when he calls and of course I say “hey call me if you need anything.” The next day I haven’t heard back so I go and check and the website tells me that the apartment is no longer available, however when I go to apply for a different one it tells me the original one is already reserved by me. So I go in and talk to them (don’t bother calling they never answer) they tell me that because my dad did not fill out his application within 48 hours which they emailed to him without telling me and it ended up in spam, that the apartment had been re-listed and immediately leased by someone else.(I’m willing to bet that they leased it at a way higher price than they quoted me) The lady said that she would call her regional manager and see if they would honor the price they quoted me. She called me a few hours later and told me that they would not be honoring the original quote and even if they did they’de be adding $350 a month because they decided to renovate that unit. Also they would of course be keeping my application fee even though their grounds for not honoring the quote is that I “didn’t complete the application within 48 hours.” These are bad people to do business with, read all the other reviews especially recent ones if you doubt me. Most landlords treat you bad after you sign, but these people can’t even keep it together that long. Great complex but do not expect management to do the right thing unless they are legally required to do so, and even then be careful

If you choose this place, please hope and pray that nothing breaks. The response time for maintenance request are laughable. Quick story: I moved in on 05/01/2021 and was told, "hey, the faucet isn't connected but, maintenance will be out on 05/02/2021 to fix it". Spoiler alert, it is now 05/06/2021 and yep, still not fixed. On 05/03/2021, we were told that maintenance needed a part and that it would arrive next day and they will be out on 05/04/2021. That day came and went. On 05/05/2021, I received a message stating that maintenance attempted to enter but the privacy lock was on so they could not enter. I ran back to the townhouse (knowing for sure that I did not have the privacy lock on) to check. Yep, you guessed it, the privacy lock was not on. I then went to the leasing office. I was told again that maintenance tried to enter...but not today. Ok, well, why did they try to enter without the part? I was then told that maintenance was instructed to go to Home Depot to get the part that was needed and replace on 05/06/2021. I don't think I need to tell you how that went....still not fixed. A push fitting is needed and a 18" steel braided water line with 1/4 to 1/4 inch connector is needed. If you can't find the part(s)... ...THEN REPLACE THE FAUCET! P.S. I have a family member that stays here, and they are fighting to get their A/C fixed. You've been warned.
I wish I could give them zero stars. I moved in september of this year and had several issues within weeks of moving in. I have had roof leak which caused mold, leak in the laundry room,a rat and a possum in the air vents , fire ants in the wall. The management here is very unproffessional. They do not care about their tenants. We have black mold and management refuses to call it that. We had to convince maintenance to remove baseboards so that they could see we had a mold issue. We had a rook leak and it took almost a month for a contractor to come out. He came out for a quick assessment and just replaced one baseboard. There is no quality control here, my husband spoke to the property manager and she said that there are at least 35 leaks from a previous storm that was more then several months ago. There response rate is so absurd. I ask if we could get a hotel or money off of rent as some complexes who truly care about retaining their residents would do. My husband has been sick over a week and all we get is half hearted fake apologies. Management definately needs to learn how to provide customer service. Please if you care about your health and wellbeing DO NOT RENT here. It is very overpriced and it may look good to the untrained eye but all the cosmetic makeup is a mask for poor quality buildings. There is nothing luxury about these apartments!

We understand that storm damages can be frustrating and we were under the impression that all of the issues from the roof leak were taken care of, as communicated via email. Once notified, we worked to get this issue taken care of in under a week, replacing baseboards and drywall and cleaning the vents thoroughly. Concerns of mold in an apartment is something we take very seriously, as the health and safety of our residents are of the utmost importance. Our maintenance staff and vendors are qualified to identify and treat mold if present; as mold is found everywhere in our environment, both indoors and outdoors and in new and old structures. While we would have liked for you to continue your residency with us, we value our residents’ happiness and therefore, as a courtesy, we offered the option to move from our community without applicable penalty fees. It is our hope that you would find the prompt measures taken to address your concerns as excellent customer service, as we strive to provide a community and living environment that our residents are proud to call home.
May look nice and they are. But the AC has been a problem from day one. The unit is a townhome so the living room is on second floor and bedrooms are on third. The second floor ac works fine. It’s the third floor unit that doesn’t want to cool the floor. I know it gets hot in Tx in the summer. But if the second floor AC is working so well then why can’t they get the third floor unit to do that. The floor never gets below 75 during the day and I’ve seen it hit 80 several times. We have contacted the office several times about the issue. And each time they s nd maintenance out to look at it. Each time they leave it still the same temperature. It doesn’t start cooling off to at least 73-72 until about 11pm. I spoke to my neighbor and he’s had to call over 8 times for his AC and he only moved in a month before us. I spoke to random residents and they have all had AC trouble. We even got an email from the office to all residents basically saying it’s gonna be hot so don’t turn your AC down to much or it’ll freeze. They know the AC units are a problem so much that they send out warnings. Look somewhere else if you like cold AC in the summer.

We have been leaving here for 9 months and willing to renew the lease. The only downside of residing at this beautiful complex is that the schools nearby are horrible (especially Elementary schools) and the fact some selfish people do not collect after their dogs. Other than that we love the complex. The renovation is ongoing and the new management seems to better understand our needs (I have to admit we've never had any issues with the previous one). The maintenance team is super fast to address your concern, trash pickup works perfect (never ignored our bags), office staff is friendly. I read some negative reviews and can tell those people: c'mon you've probably got too spoiled by this apartment and became too picky - from nearly 5 complexes we used to leave this one is the best in the area! Nice parking, nice location, spacious units with reasonable price, working maintenance and overall great people!

New management is not friendly at all. Gated community but they leave the gate open 24hrs a day. I recently complained of the open gate when it should be closed and all of a sudden I have a trash violation. New management raised the trash fee by doubling it and raised the cable/internet fee. Pulling in an extra ninety per unit. Old management I could walk in anytime and say hi. These new people don't even get out of your way with their golf carts when you are driving through the complex to get home. No wonder the majority of the units are vacant and people are not renewing

We regret to see that you are unhappy with our trash policies and wish that we could be of better assistance on how to properly dispose of trash; there has been no increases to the fees listed. Upon renewal under new management, the fees have lowered by $25 compared to previous management fees. If you would like to come into the office, we would be happy to help with any confusion and address any concerns you might have. The gates have been working for the last four days and we shouldn’t have any other issues. We thank you for your patience and hope to turn your experience around and earn your trust in our commitment to better service.
Security Gates left open all day and night. Pool closed most of the summer (2017). Now exercise room is closed for renovations with no ETA on when it'll open or specific details about what changes are occurring. Management does not proactively communication with residents. New management trying to strongman/bully residents by not honoring existing contractural rental agreements/arrangements (e.g. 60 day notices vs. current 30 days, current lessees). Even when existing residents have documentation to substantiate agreements. Attempting to have existing lessees pay application fees and go through screening to renew lease. Will enter residence without your permission and without giving at least a 24hour notice. Management Not flexible in meeting with residents outside of their regular working hours. Expect residents to take time off from their work schedules to meet with them when it is most convenient for them, management. Cannot get anything accomplished on weekends because no one empowered to make decisions works on a Saturday.

The Heights has consistent email and letter notifications throughout our renovation period and we encourage our residents to email us when there are any questions or concerns in regards to our improvements. As for notice to vacate, all leases require 60 days notice, this includes prior management requirements. We know that the lease contract can be overwhelming and we are always here to help. When maintenance requests are entered, permission to enter is required in order to complete any requests. We are more than willing to set appointments during business hours and strive to accommodate as much as possible. ZEROOOOOOOOO STARSSSSSSSSSSSSSSSSSSSSSSSSSSSSSSSS Horrible crooks, horrible maintenance, they will never let you move out they will keep your security deposit charge you outrageous fees to clean your apt, I lived there for 5 years and 6 months after I moved I got a bill from a collection agency saying I owed 1500 in fees. In my 5 years there I had sprinklers break and water damage, animals in my vents and ceiling, and a/c barely working!! When I moved out I discussed the balance with Stephanie. and what I owed with the crooked property manager Stephanie and she told me I owed 1k and I would be good. I paid that now they are trying to gouge me additional fees. Beware do not more to this place unless you want problems!
Great location and we love the complex. But when our lease was up, they increased our rent by almost 20% and refused to negotiate it down, even though we have never had a late payment. We were only given 1 week to decide, or else our monthly rent would go up an additional $200, even if we signed another year lease at a later date. Absolutely outrageous and unprofessional.
We want to commend the staff at Legacy Point Townhomes in Arlington, they are the best! We especially want to commend Sherman and James who takes care of our maintenance needs in a timely fashion. They go over and above the call of duty and these days that is hard to find. We enjoy living on this property and will be here until we move to a home. Keep up the great work and we will tell others about Legacy Point Townhomes.
