Property Ratings at The Heights
This apartment is so awful. While the (current) property manager and the maintenance staff are nice, the apartment is in complete disrepair. Though we cleaned religiously, our apartment was infested with bugs and mice were living under our sink, in our pantry, and behind the oven. Our electric bills in the summer, if we turned the AC on, were more than 450 dollars, and the apartment never was cooler than 81 degrees (we were on the third floor). Our lease ends in August, but we couldn't stand to live there and are living elsewhere for the remainder of our time in Cincinnati. Please DO NOT live here. This place needs to be condemned. The community is disgusting as well. Loud, leave trash everywhere, and leave their perishable grocery deliveries in the lobby for DAYS on end (I'm talking meat, cheese, eggs, etc). My car got broken into once also. The property used to have a "security" Honda CR-V patrolling, but that only lasted for 2-3 months at the most.
There is a massive cockroach infestation, and it is so far gone that nothing can be done about it. There are spiders, roaches, massive centipedes, hundreds of flies, gnats, and more. I had pest control come out multiple times, and each time they told me they are doing everything they can, and to wait it out to see if the infestation ever improved, but it never did. The day I moved in I saw the first roach, then eventually started seeing multiple every day no matter how often and deep I cleaned. Eventually I saw 4 small, baby roaches that were freshly hatched in my bed, kitchen, and closet, and I decided to buy out my rent and live in a hotel until I found new accommodations somewhere else. The place is disgusting, and the hallways and lobby's smell like moldy food. There are roaches crawling on the walls in the hallways, and flies everywhere. I'm going to submit a review on their actual website with pictures. When I first moved in, the place was disgusting and there was hair everywhere. I vacuumed the carpet when I first got there, and the vacuum was filled with dirt and hair. I scrubbed the bathtub, and my paper towels were dark gray and there were blonde hairs everywhere (I have brown hair). Maintenance is a disgrace, and lies to you about all of these issues. DO NOT LIVE HERE. I cannot stress this enough.

Update 3!! I moved out of this complex almost 4 months ago and I’m still dealing with their nonsense. I’ve been waiting months to get my deposit back. They sent it to one address and it somehow was returned to them. I gave them a new address and over 2 weeks later I still have not received it. I called last week and the office said I should have it by end of the week but to call if I haven’t received it after the weekend. So I call today, the girl who asked me to call is apparently on vacation until next week and I was again told to call a week later. If you move into this complex after reading terrible review after terrible review, then you truly can’t be upset with what you get. It’s dirty, the office staff is down right rude and unbelievably unhelpful. There is an excuse for everything and the answer is always, we’ll get back to you. The follow through is nonexistent. I’ve never experienced a more incompetent group of “leasing professionals”. Update 2!! Please just don’t move here. I had hoped things would get better but unfortunately the end of my lease can not come soon enough. If they’d let me out of it, I’d move tomorrow. 9 months into the lease and we still have mice, the construction and noise is still going on every day. Washers/dries are never fully functioning. The one washer we have on our floor has broken 3 times in the last couple weeks. Floor above us isn’t even hooked up. The send messages to block off over half of our parking to move dumpsters, then don’t move them. There is trash all over the property from one side to the other. The “secured” front lobby door is never locked. Anyone can come and go at anytime. They mark maintenance request complete and don’t finish the job. UPDATE! Much of nothing has been resolved at this point. In fact things keep getting worse. The construction noise has gotten worse, the water shut offs are getting more frequent, and laundry is still as frustrating as ever. Now for the newest nightmare. My roommate and I pay our rent separately. He made his payment on his half and I did mine. They took out an additional $1,360 on top of that and when I called about it Taylor in the leasing office was instantly rude saying it wasn’t her problem and that it was my fault. Saying she can’t help me and even when the manager is back in it’ll be a week before they can do anything. I’ve seen her be rude to residents in the office before and now I’ve seen that for myself.

I’ve lived here since April of this year and in that time, my catalytic converter was stolen, I’m constantly getting texts saying there are people in the building claiming they’re duke energy but don’t let them in to your apartment (even though it’s supposed to be a secure building but the secure door has been broken for months now) and Sunday I was robbed. Threw me. In my apartment and stole $10,000 worth of stuff. Terrible. Avoid at all costs. Especially if you’re a women looking to live alone.
First two months 1. Found a cockroach. 2. Mice 3. AC isn't working properly and there is "Nothing they can do about it" 4. Floor has been cracked for almost two months with no resolution. In short they fool you with first impressions but, everything is halfway done and corners have been cut. RUN!!!!!!!

The renovated areas are nice but contrast strongly with the areas that receive no maintenance. Very dirty and smelly hallways and elevators. Generally very embarrassing to have guests over due to the dirtiness of the property. Very shocked that it is the way it is. I can't wait to live somewhere that feels clean and normal.

The 3D rendered photos of the pool etc are an embarrassing attempt to fool people into thinking this place is worth the overpriced rent. It looks nothing like that. And don’t move here unless you enjoy making friends with the roaches/mice and you like brown water dripping, sometimes pouring, from your ceiling. If I could give this place -5 stars I would.

They are highly inconsiderate about maintenance to public areas, for example they didn’t tell any tenants about gluing carpets down so a few of us opened our door to walk our dogs and got glue stuck on our shoes and in our dogs paws. They have had pest control come in 4 times and I still have flies and hornets and bees getting through the windows. There is always a water emergency where they will shut down water services randomly. None of the apt security doors work and the doors to the floors are all broken and have been for months. Walls are thin. The newly renovated Apts we’re all rushed so we had three doors fall of hinges when we moved in. I’ve had 3 different leaks from other Apts come into our unit. And much more wrong with this especially for the price. Would not recommend
If I could give no stars I would. I am a current resident here (been here roughly 2 years) and to anyone looking to move in here I would strongly suggest that you don't unless you want to deal with the following. 1. Please prepare for ridiculous amount of noise from the construction. IF YOU WORK FROM HOME DO NOT LIVE HERE. I am in school currently and cannot even hear my lectures due to the sound (noise is significantly worse if they are working on a floor right above or below you). 2. Only one elevator works currently (one is being replaced, its been like this for months now) and it often breaks down. 3. Dust and debris is everywhere as well as mice and roaches. This has been an ongoing problem with the new and old management. 4. There are major issues in the office. There is zero communication between them, maintenance and the construction crews. When I mean zero communication, I really mean it. Be prepared to be in the dark about everything and have to chase down people for answers. Even when my apartment flooded I had to call multiple times to just to get the problem addressed. 5. Constant interruptions will be happening due to construction. Water will be shut off for a day at a time multiple times a month, maintenance is in and out all the time putting in various items for renovation. Often it is unknown exactly when they will get in so you are given three days they could possible show up. 6. The construction company they have hired makes a lot of mistakes, they have flooded my apartment 3 times in the past 5 months. First my kitchen, then the bathroom and finally my closet and main entrance. All of those times I received no help from anyone and I had to call multiple times to get the problem addressed. 7. Parking is a nightmare. Large trucks are in here a lot of the time dropping off supplies which block the entrances, cranes are brought in, construction trucks and anything else you can imagine. Additionally, you constantly need to move your car (or the office will tow it) so they can get equipment in. 8. They really don't care about how disruptive everything is. These disruptions have affected a ton of the residents. In addition, multiple people have also experienced flooding with minimal assistance. I have brought up all of these issues before and you just get a "sorry you just have to deal with it". So please take my advice and go somewhere else so you don't have to deal with all of this.
Village Green management is very dishonest. I got my first apartment in the South building. After living for a year, I got a notice from the management saying they will not be extending the lease of the apartment and I have to find a different place or move-in to different unit within The Heights. Since it was in a middle of pandemic, I decided to move-in to different unit in The Heights. As we all know, moving is not easy and can be very hectic. Sadly, management does not care about the tenants. Now, after living in the different unit I again got a similar notice, saying I have to vacate my current apartment in next two months and I can no longer extend my lease. What bothers me is that they said nothing about renovating the new apartment during the time I signed the lease and even when I moved in. After just one year of living in current apartment, I again have to pack up my whole place and move. And this time I am not making the same mistake by moving within The Heights (aka. Forum apartments). I wish they were more transparent and had explained the situation before I moved to my current apartment. Moving every year is no fun. I find the management very dishonest and unprofessional.

This place has 2 month free rent specials going on. Go figure out why! Bugs, Roaches, and Mice infestation problem exist throughout the building; You are lucky if you only have roaches. The new Village Green management is terrible. The apartment manager and the other three workers from management team seems all friendly until you go and report your first problem. Then you start seeing their true side and they just start making excuses and make you feel guilty as if it is your problem. The elevator in 727 Building has been under “maintenance” since Dec 2020, and now it’s April. This just tells you how serious they are with their renovation and construction. Please keep this place as your last option, I would definitely not recommend moving into this apartment. New name, Same crappy apartment!

I’ve been here for 2 years now and since day 0, this place is nothing less than a nightmare. The pictures they have displayed are just for show. When you live here you’re signing up for: roach infestation, elevators down every week, heating/cooling hasn’t worked since before the pandemic, and the water being cut off randomly. Also I had no choice but to renew my lease since the pandemic started, so you were warned!
This is the worst property ever! Management is awful. They do not respond, do not care once you moved in, do not reply to your emails or calls. Elevators are dirty and broken all the time. You can live here if you love wildlife because apartments are full of mice and roaches and management is not doing anything to get rid of those even after a lot of complaints. They just don't care about you and your money and now they increased the rent for these disgusting apartments(full of roaches and mice). The rent is not increased by small amount ,it just increased by $200-$600. Even if you have a hell of a lot of money and don't care about money at all, still this place is horrible. DO NOT LIVE HERE
They charges $75 monthly just for sewer and there are other hidden charges like pest control, water, gas, parking, pets and some other unknown services. Overall one has to pay $150 to $200 monthly extra just as amenities charges. Also most of the apartments has ceiling water leaks and cockroaches and mice are quite a usual visitors in there all the time. Be careful before renting bere :(
I've interrupted drug deals in the stairway. Roaches and mice that won't go away. Rundown. My car has been broken into in the parking lot with "security." They look NOTHING like the pictures posted. I regret giving them any of my money.
Too many hidden costs with the apartments. I pay $110 extra for One bedroom apartment ( Pest Control, Sewer, Trash and water) excluding rent and electricity. The expensive rent does not justifies the condition of the apartment. I do not know why I have to pay for pest control when I see roaches in the kitchen. The new management likes to act its all fancy but it is no where close to a modern style apartment.
If you move here after looking at these reviews you are crazy! I’ve lived here for a year now and every single day I have Seen at least 2-3 roaches coming out of the walls or flooring. If I could upload pics on here I would! And they are “renovating” these buildings but the forum has had roach and mice problems for years and the only way to properly get rid of the that is to wait until everyone moves out and Bomb the place but they are not doing that. The leasing manager will tell you not to pay attention to these reviews but Reviews don’t lie!
Management will not help you with any problems. Even water damage. They basically say it’s your problem and not theirs. I have lived here for two months and had who major leaks. No one to come sterilize the carpets like management said they would and black mold is forming in the water bubbles on the ceiling. Calling CMC properties who owns this and the boy who answers the phone does nothing to help. Don’t live here.
This apartment is awful. I moved to Cincinnati on short notice for work and I needed an apartment ASAP. It is very loud and under-maintained. It is quite difficult to have things repaired even after several attempts of reporting maintenance issues. The gym is In disrepair. The gym equipment is usually disgusting and slimy because it is never cleaned.
These buildings are old the staff is useless scheduled an appointment to view the apartment with Emily only for her to tell me when I get there that there are no apartments for viewing also the pictures of this place look way better than the actual apartment
I moved in this place in 2015. Problems started from 2016. I got a leaking problem in my bedroom. It took them about 2 months to fix it and they eventually had to move me to another floor. And they didn't pay for the moving fee. I have to move on my own. The fire alarm will wake you up at anytime even in the midnight or early morning. It is a nightmare. My car was break two days ago. About 20 cars was break in at the same time. When I talked with the manager, she is super rude and didn't want to do anything to prevent this in the future. I am very disappointed about this company and the only reason I live here is because it is near campus. I am considering moving out soon and want to find some help from the lawyer to see how to save the fee for breaking my lease.

I regret ever moving to this place. The amenities were great however, the exercise equipment is ancient, the pool is never clean. Out of the whole summer I was able to swim the day it opened in May. My car was broken into, there were roaches and mice. Poop in the hallways. Maintenance was very slow. The secured door was always broken. Old drafty windows. Terrible water pressure. They often turn the water off for maintenance with only 24 hours notices. This place is not a place I recommend living unless you need to live close to the University of Cincinnati, Cincinnati State, or a hospital for work. SO GLAD MY LEASE IS UP.
This was the absolute worst place for my first apartment! I lived there in 2017. I had roaches from the start and even after constantly complaining, I only ever saw the exterminator in my apartment once and then they supposedly had me on the list for mouse treatment. Luckily, I never had mice, but they told me I had traps in my apartment, and surprise, I knew what was in my apartment and there weren’t any mouse traps. So, not only did they not treat the roaches, but they didn’t even treat what they said they were treating. Also, upon signing my intent to vacate (I was willing to pay $1000 to leave) I had pictures of the bugs and Kayla had the audacity to say they weren’t roaches...even after telling me multiple people were complaining about roaches. I would not recommend this place to anyone, except maybe the people who work there so they can actually experience how awful it is! Avoid at all cost!
When I moved in there was many repairs needed. I thought it was a nice apartment in an awesome location. Kinda expensive price wise. Now I’ve been here two months. The maintenance repairs are mounting. My bedroom window has been open since I moved in. They said they only way they can fix it is if I board my dogs and just come in and roam my apartment as they please. Or I can miss an entire day at work, but they need three quotes and then a fourth day to come take care of it. I got my first duke bill which is 200 dollars for a one bedroom in one month!! I payed that same amount for a 4 bedroom with 3 other people living there! They can’t give you a specific time or even a specific day for it. 5 days ago I was told They’d come by in 3 days. I’ve seen roaches. They throw garbage out of the balconies and into the woods and no one has bothered cleaning it. (That’s how the Black Plague started) they are all nice at the leasing office and tell you what you want to hear. Then just ignore your requests and work orders. This is insanely aggravating. I’m going to have to get a lawyer to put my money in escrow until things get fixed. Please please don’t take the risk like I did.
I moved in just a month ago and I have noticed roaches, mice, dirty common areas, and it's very unsafe. I have reported my pest control issues to the office numerous times in the month I have been here and they "treated" my apartment but still no change. The guy who treated even told me my apartment is very clean and that I should not have anymore issues after his treatment but here I am a month later with roaches crawling on my walls. I have talked to a few neighbors and they have stated that they also have the issues and that the office is aware and no one even cares. do yourself a favor and dont rent here. Get a box under a passageway for better living conditions. I am already working OT to save up to pay the fee to break my lease. I hope the board of health listens to the complaint I filed with them and actually takes action.
Uncooperative and downright arrogant staff. BUGS and ROACHES everywhere. Please stay away if you want to have a life.
The only positive aspect about this place is that it is extremely close to the university. Other than that, it is the worst place to live. Here's why.. 1. The apartment complex is in need of some serious repairs. Trash is thrown wherever and elevators are always breaking down. 2. Walls and ceilings are extremely thin. I could hear the guy above me peeing in his toilet at night. 3. Your water will be turned off at least 3 times a month because they need to work on the pipes. 4. Your mail is tossed into an unorganized room in the lobby. You'll have to hope that your mail isn't sent to the other room because it is not monitored by anyone, which means anyone can take your packages. 5. Work orders will take weeks if they don't come at all. Repairs are not done properly. My bathroom tub faucet would not shut off and would constantly run hot water. It was like this for a month.. The bathroom was ruined from the humidity and water was dripping from the ceiling. My towels would never dry because of this. It was still running when I moved out.. 6. This apartment complex does have bugs/cockroaches. Not just stink bugs, but you will find long centipede looking bugs crawl across your wall. DISGUSTING! 8. The people running this place are NOT trustworthy. If you do decide to live here (you'll regret it) please document everything. I mean EVERYTHING. Take pictures of the apartment before you move in so they don't charge you for damage that was already there (like they did to me). Have them make copies of the checks you give them to pay rent and make them sign it. I was in a situation where they told my roommate and I that we didn't pay rent when we did. Make sure you have a copy of the lease as well. Currently, they are trying to scam my roommate and I into paying for a 12 month lease when we signed for a 9 month lease. These people will lie to you in order to scare you into paying what you do not owe them. Be aware. 9. The price you pay for rent is not worth living here. Honestly, they should tear these apartments down and start from scratch. I highly recommend you finding another apartment.
I live here now and i hate it. in the beginning it was great but after a month the luster quickly faded. there is something broken ALL THE TIME. the other tenants will prop the key pad entry door open all night...so what is the point of having keypad entry if anyone can get in. anyone can get into your mailbox and get your mail because its broken and they won't fix it. They won't let you have anything on your balcony, i had my bike on mine and they threatened to evict me if i didn't move it so now its inside my STUDIO apartment. the other tenants are constantly being ridiculous and even though you make noise complaints they do nothing about it, if anything my neighbors have gotten louder. And on top of all of this the water temperature never changes, you don't get cold or hot, you get luke. i have to boil my water on the stove to do my dishes...smh. And if what you have read doesn't make you apprehensive walking out to my car being keyed should. i cannot wait to move in May.
Though we've not taken occupancy yet, our experience viewing and signing was great. Chelsea was the bomb! Very friendly and knowledgeable, a real great first impression,
