Property Ratings at The Henderson
I’ve been at the Henderson for about a month now. I honestly love my apartment, haven’t run into any major issues, maintenance is fast and sweet, the pool has been available when I wanted it (although only 1 grill at the pool is kind of a crime), and overall I haven’t had any issues other than being originally mislead/ manipulated into signing our lease (the office manager Adam told us different rate than what was actually going to be on the lease and we didn’t find out until after we had signed). I would say this is great place to live if you want to be in the best part of Dallas city life!
The Henderson has been a nice place to live. The office staff is super friendly and maintenance staff is always saying hello. It's nice that the community is small. I have noticed that there are often beer cans/bottles around the perimeter of the apartment, though I know that is partly just the neighborhood. I also wish the gym was maintained a little more often. They are often out of wipes to clean equipment.
The amenities have been great and well kept. The leasing office communicates thoroughly regarding any updates needed. The space is more than I could ask for and recently updated. There were some creative choices that needed to be made to increase kitchen storage, but this was a small downside. The area is quiet yet still has a lot to walk to in terms of restaurants/outdoor spaces, and feels safe to walk at night if you have a dog.
Great community. They do strive to make things better. Since we have lived here they have improved the community. They improved the weight room, pool, general look of the complex, and the units themselves. Staff is very nice and take action of your concerns.
I have lived here for 7 years (with a 2 year gap). The best part of living here is by far the staff. It is a little noisy with dogs and cars on the street, but that’s normal city life. I live on the top floor and rarely hear my neighbors to the sides of me, nice and quiet. I know rates are set by the market, but I do feel the rent is inflated, especially for the size of the units and the small amenities. I’m being asked to move units so they can renovate my apartment, and they should have worked with me to set a better rate and provide moving credits. As it is, they are only waiving my admin fee, which I wouldn’t need to pay if they didn’t make me reapply in the first place. So, I will leave The Henderson altogether for a close-by complex with a larger apt at the same price, more amenities, since I have to pay for everything else anyway. I do think it is unfortunate that the Management company will not work with long term residents. But the leasing & maintenance staff are great!
I love the Henderson! Maintenance staff and leasing agents are so friendly and helpful. I feel very safe in the building and love the area as well. I would recommend anyone to live here!
This is such an easy complex to live in. The parking garage, valet trash, autopay billing, plenty of reminders from mgmt about maintenancy things that go on, and Kristy and Adam in the office are super responsive, along with the maintenance team. It's walkable to so many places that I can spend a whole weekend without driving when I want. Love it.
I moved to the Henderson a few weeks ago and can honestly say I have no complaints. The staff has been so helpful and quick when answering questions as well as throughout the application process.
Dog park, great gym and awesome pool. Amazing area and neighbors. I always feel safe walking my dog at anytime. Plus great food all around and in walking distance!
Everything here for my first five months has been wonderful. The few times I've needed maintenance, they are prompt and extremely friendly and helpful (very knowledgeable). The neighbors are all sweet and tons of fun fur babies around (with responsible owners....yay!). The front office has always been very helpful and nice - I mean zero complaints! One of the best apartment experiences I've ever had!
We Love it here at the Henderson! The staff and amenities are great. Location is perfect, close to fun restaurants and shops. We have resigned for two years and are still happy
I love how responsive the management team is. Lots of care taken by maintenance, quick work orders, beautiful community. I appreciate the events as well.
We leave both our cars inside the property and both were broken into. The main door breaks almost every month and it remains wide open for a couple of days until they fix it. Also my wife got his bicycle wheels stolen from inside the property (it was chained to the stairs immediately under our apartment). We are not the only ones and this its been going on for at least 3 years. A couple of cameras would help and also just change that front door for once.
I've had my truck broken into 3 times this year and it's only June. Every time it's been in the parking garage with the gates that are supposed to keep people out which don't even work half the time. The first break in they stole my laptop. So I blame myself for that. Since then, they have been breaking in just to see what they can get. Never getting more than 5 or 10 dollars cash. I am not the only one either. Another resident just had 3K worth of equipment stolen from his car. I have asked several times to get cameras and the office just says they will fill something with corporate. They care nothing about the safety of their residents or the fact that thieves are just having their way in our parking garage. Do not live here if you have a choice! I'm moving out in 2 months!
I moved in 3 years ago when this apartment was a Lincoln property. A year later the leasing company was switched over to Greystar and it was downhill from there. They decided to redo the patios, which meant that a man with a sledgehammer showed up at 7am every morning to break concrete. Awesome. The man with the sledgehammer broke a hole all of the way through the floor in the unit above mine and through my ceiling which showered my living room furniture with bits of broken wood, ceiling and paint chips. Multiple emails and calls were sent and after those were all ignored I finally ended up cleaning up the mess left from this myself. They finally showed up a month later and repaired the hole which ended up leaking a few weeks later. After several weeks of catching water with a bucket in my living room, they came and knocked a giant(12in x 6in) hole in my ceiling to get at the leak. Shortly after that, wasps started coming through the open hole somehow (I sent pictures of dead wasps to the office). They came by and taped a trash bag over the hole to stop the wasps. A few weeks later they finally came out again and patched it, but did a horrible job, it looked like someone glued a maxipad to my ceiling. After more complaints they finally sent out another crew to fix that. It has started leaking again and there is huge water stain on my ceiling but I'm not dumb enough to call and have it fixed for fear of more wasps. Summary: Its definitely a stretch to use the term "luxury". It is however, close to all of the places in Dallas you want to be near without paying a small fortune.
