Management impossible to deal with. Every further step inside the building from garage to apartment brings new horrors of trash. If you’re into new unique, experiences they do provide - from the strange stains in the bathroom ceiling to the variety of animals that migrate from the garage into the air ducts and sometimes into your apartment you never know what new hellspace this apartment will throw at you. Neighborhood is dangerous with multiple deadly shootings outside the apartment in the past year.
My recent stay at Henderson Apartments has left me thoroughly disappointed and frustrated. Having been a resident for three lease terms, I believe it's important to share my experiences candidly for the benefit of potential future tenants. While the vandalism of my vehicle was distressing, it was just the beginning of a series of ongoing challenges. From errors in documentation to sluggish maintenance responses and frequent gate malfunctions, the overall living environment has fallen far short of expectations. The presence of rats only adds to the discomfort, creating an unsanitary atmosphere. One particularly concerning incident involved a neighbor's ceiling pipes bursting, resulting in leaks left unattended for a week. Despite prompt reporting, repairs were consistently delayed, leaving the affected resident to deal with water damage and potential mold growth. The lack of accommodation or assistance from management only added to the frustration, with open holes in the ceiling exacerbating concerns of rodent infestation and unpleasant odors. Attempts to address these issues with management were met with further frustration, as the leasing office was often closed during regular hours or staffed by individuals who appeared unconcerned. Overall management has fallen short of expectations. There's a noticeable lack of accountability and proactive measures to ensure tenant safety and well-being. In conclusion, my experience at Henderson Apartments serves as a warning to prospective tenants. It's essential to consider these shortcomings carefully before making a decision to reside here. I implore management to take swift action to address these issues and improve the overall living conditions for residents.
Don’t move here it’s horrible yes it’s new management but not too much has changed my apartment keep getting flooded and they won’t move me to a new unit I can’t stay in my own house in peace it’s really ridiculous
I lived at The Henderson for three years. I enjoyed my living experience for the first year and a half, and the property had definitely declined. The elevators have not worked since 2020, which was a significant factor in why I hadn’t moved, given I live on the fourth floor of the property. The garage gates are rarely operational and often broken and left open for months. The buildings across the street look abandoned, and several unhoused individuals sleep there - I’ve had to call the city about the overgrown grass and abandoned cars. Starting in March 2023, I started having Wi-Fi issues. It would cut out once or twice a month. It turns out a rat is entering the attic of my apartment and chewing on the wires. When I brought this to management’s attention, they seemed more concerned about the ATT repair technician possibly sending me a photo of the rat in the attic rather than the issue of rats living in the attic of the apartment I’d been paying for. This was definitely the last straw for me. I will not be renewing my lease. The property is filthy. Trash and dog poop are a staple at The Henderson, as are roaches. It’s not a luxury experience, and I wouldn’t recommend anyone to live there.
I’ve lived here 1 year & there has been staff changes 3 times. The new property management company sucks. The elevator was scheduled to be fixed October 2022 it’s still broken, the gate is always broken. My air recently went out Mid July & it took them 4 days to fix it & they refused to prorate my rent as the property manager Derrick stated he feels 4 days is a timely manner although temperatures are above 105 degrees. My air is now out again 1 week later. They are now charging an amenity fee and not 1 amenity work. The pool has not been open all summer. There are a lot of new fees just to hike up prices. There’s only 1 maintenance man. Just make this your last option.
Parking Garage has a few rat colonies living on the support beams and one family decided to move in with us in our apartment and property management basically told us what we wanted to hear just so we wouldn't bother them anymore in regards to putting a call in for pest control.

Not a great experience. I called them about 20-30 times over the 2 years I lived there, they answered the phone 4-5 times. After we left, they tried to squeeze every penny out of us they possibly could. They told me I could leave the door/mail keys in the unit on the move out date. So I did that, and they called me 4-5 days later and said they were going to have to extend my move out date and charge me for those extra 4 days. The parking garage gate was literally broken for about a year and a half. As a result, my catalytic converters were stolen from my car at one point. They were not in a hurry at all to get it fixed. There were also several times I heard gunshots around the complex, and no emails or any information was ever given on that. If we ever had a maintenance request, firstly, it took forever to get ahold of anyone. Then when we finally did, the maintenance crew would pound on our door at any time without anyone letting us know they were coming. The elevators did not work at any point in the two years I lived there. The pool would often be closed for no reason in the middle of the day, with no explanation from anyone anywhere. One night the lock on my door broke unexpectedly and it took me hours to get ahold of someone in maintenance to help us get into our unit. The valet trash service was hit or miss, some days they just would not pick them up and then we'd get emails complaining that we had trash outside the door. Do yourself a favor and look elsewhere. The staff sucks, the units suck, the maintenance crew sucks, just incompetence all around.

I wish I could give this place zero stars. Probably the worst apartment I have ever lived in. For starters when I moved in the elevators did not work. Seeing as how I live on the 4th floor, this was a huge issue. The movers ended up keeping my things in storage for a month before one of the three elevators miraculously worked. All 3 elevators have since completely stopped working as of March 2021. It also took them a month to get the water running, forcing me to live on friends couches until they could fix it. They refused to prorate my rent even though I couldn't live in it. Once I finally moved in, there was a series of at least 10 vehicle break ins (shattered glass around several cars) and my roommates motorcycle was stolen. They couldn't even identify who stole the motorcycle because none of the cameras work. They still don't. They don't have cameras on each floor of the parking garage either so they never caught who broke into all the vehicles. The parking spaces are so tight that my roommates new motorcycle has be hit hard enough to roll it over, causing damage to it. The gates are constantly broken. Either broken open or broken shut so the key fob doesn't open it. I've been yelled at several times by numerous homeless people walking around the complex. Some of them sleep in the hallways of the bottom floor. So it's not a very safe place to live either. Plus all the noise on the street keeps us up at night because of all the cars revving their engines. I can not wait to leave this place. I don't feel safe with all the car break ins, apartments being broken into, homeless sleeping in the bottom floor hallways, and the management obviously not caring about it's residents. There is nothing "luxurious" about the Henderson luxury apartments

Anything but luxury. Since we have lived here over 7 vehicles have been broken into that I know of, my motorcycle was stolen within the first 2 months of living here, and my second motorcycle was hit in the parking garage. Of course the person didn’t stick around to see who’s it was. My wife doesn’t feel safe living here and neither do I. Absolute worst apartments I’ve ever lived in. None of the amenities work at all, the elevators have been out of service for almost our entire lease, the apartment gates never work longer than a couple days, the gym has never been open, there are raccoons in the ceiling on the entire third floor because of all the construction they’re doing, you can smell the animal urine from the third floor coming off of the turf dog park that never get washed, and there are homeless people sleeping in the hallways of the apartment. There’s is absolutely nothing luxurious about these apartments.

The Henderson does not care about residents or completing repairs. I miss the previous management. I cannot believe all of the charges involved with breaking a lease when it is clearly the management's fault. I am going to miss dtn FW, but not these apartments.

I have lived here for one month, and I have no complaints so far. The property is clean, comfortable, and safe. The office staff is friendly and helpful. I've had two service requests (minor things-short in an outlet and replacing smoke detector battery) that were taken care of within 24 hours. I had to move in on short notice, and Chantel, the property manager, was very efficient in the leasing process and helped me secure my first choice apartment within a week. I can see myself living here for the next few years.

This place is a nightmare. They will nickel and dime you to death. I moved in, the place had not been cleaned, literally a termite nest in the kitchen, dirt everywhere, leaves in the house. When I moved out they charged me for every nail hole in the wall and stated that I caused excessive damage to the walls (did not cause any damage to the walls other than finishing nails). They never rekeyed it before I moved in, I know this because a month after I moved in my neighbor was moving out and said, "do you want a spare key I have to your apartment, the tenant before you gave it to me." I tried the key and it worked! The fitness center had a dead animal in the wall and they refused to take the wall down so they put in air fresheners for 6 months until they just closed it indefinitely. The pool is filthy. I could go on, wouldn't recommend to anyone, considering reporting to better business bureau. I attached a list of their "cleaning requirements."

First off, huge lack of security. Theft and crime ridden. Cars being broken into along with bikes stolen, etc. They have now had to hire FWPD to come onsite. No security cameras to even catch the criminals. Owner are cheap and stretch their manager across multiple properties. Elevators constantly broken and fire alarm goes off very often. Too much money for too many people’s. Save your self the headache

Top apartment in D/T Ft Worth! This place is set up much more like a condominium then an apartement, which is great. All access and facilities are set up for the convenience and safety of residents. I especially like that all parking is for tenant use only and unavailable for use easily by others! Love the safety of this spot!
My husband and I just moved here and we choose the henderson for the way layout , location also the way it play a part with nature.
From our very first visit to the Henderson, this has felt like home. Paige in the management office is one of the warmest, most competent leasing officers we have ever seen. Her knowledge and passion for her work is evident in conversation and really sold us on moving in. The application process was fast and easy, the ability to sign the lease electronically is awesome! The grounds are very well situated and beautifully kept, the complex is safe and quiet and neighbors are so friendly! The gym, pool, dog park, business center and outdoor seating areas lend a resort feel to the complex, and our North facing view looks out over downtown, which is amazing. The on level parking is so unbelievably convenient. I might have moved here just for the parking. All entrances are gated, even the pedestrian entrances. The gym is so well kept, and the pool has an outdoor kitchen, which we can't wait to use this summer! Apartment units are on the small side but remarkably well laid out, with no wasted space and gorgeous natural light. We only hear the neighbors very occasionally. Our kitchen has granite counters, stainless steel appliances and subway tile backslash, which is awesome. Crown molding, beautiful carpet, plenty of outlets! The area isn't set up for Verizon Fios, but we have great signal for our AT&T Internet and T Mobile cell signal. Love that we're walking distance to Sundance Square, and West 7th is a five minute drive away. We're looking forward to making this home for a long time
