I appreciate all the amenities offered by the apartments and I feel secure on the premises. I would prefer if the hallways were cleaned more frequently because of the trash that spills into them, and I wish there was a penalty for those who fail to clean up after their dogs on the property.

New Management has made some great changes. Enforcing the cleanliness ( pick up after your pets) and uniformity of the premises. installation of fire safety equipment over the stove. brining the community together by organizing social events ( pizza party and breakfast on the go). First couple days here everything has been ok but there was an issue with my keys on move in date which delayed my moving process. I also have been having a hard time with finding a parking spot so now I will need to pay extra for a carport.

The leasing team is great! Good response time and wonderful at answering all of our questions. Lauri was our leasing agent and we really enjoyed working with her! The mobile version of the website is a little glitch-y and makes it hard to do certain things like the application, but the rest of the technology access and specialty apps available are really cool and work great so far.

While the floorplan design is terrific, I have lived here for 5 years and management is less than stellar. The highlights: Charging fees that are not agreed to in my lease Virtually no parking and management does not care to do anything about it. No incentive to renew - even though a new tenant would pay less. (per advertised rate on apartments.com) No onsite security - must call and wait Amenity changes - no longer have a car wash station All visitors must be registered to park in an unreserved spot So, if you are looking for service this is not the best place to live. If you want a beautiful townhouse you will enjoy the design and features.

We all hate it here since the new management. That is why not if all tenants have left. There is no groundskeeper to keep up with the grounds or the overall building. Management is beyond unprofessional. If you talk to them, about a concern. They tell you it is not their problem.

Great place to live! We love the dog park although, during the summer it’s way too hot for the dog’s feet at the dog park. Wish it had real grass.
Nice apartment and amenities. Easy access to highway. Close to nearby restaurants and Firewheel mall. Close to Methodist Richardson hospital and Doctor offices.
My experience has been nothing but easy breezy. And believe me, I had obstacles thrown my way, but when I stayed calm and communicated with Candice and her staff, they helped out in every way possible. They are stuck with me for a very long time

I applied here and was conditionally approved and was asked ro put down a huge additional deposit. I wasn't able to do so. I was told that my deposit would be sent back to me within 30 days and I emailed them the forwarding address on 2/23/2023. After 30 days, I called to let the office know I didn't receive it. After being placed on hold I was told by one person the city name was misspelled and they would send out another check. If the zip code was correct, it would have found the mail box. I was then asked by another person for the forwarding address again and told them I emailed it to them on 2/23/2023. I don't believe it was ever sent out. Now I'm being told it will take another 30 days to get it back. Unprofessional and seriously disappointed. I've done my part and I want my deposit back now.
This community will tell you it is a non smoking community but yet everyone smokes and they do nothing about it. I had so many bugs in my apartment like crickets and June bugs. There is never any parking and they let broke down cars sit for months on end without being towed.

My wife and I have lived here for almost a year and we have been very happy with our apartment. Maintenance is great with same day service most of the time when we need anything. The neighborhood is convenient with nice grocery stores and shopping close by. We also really enjoy the pool during the summer!

New management is ok, but they are always finding a reason to do less. Overpriced, but the apartments are nice. Tenants do whatever they want and management won’t say anything. Cops usually around once a week to every other week
Driving up to the complex is beautiful, the pool and amenities are great, and inside the individual apartments are nice. However, the parking is awful unless you want to pay $35 a month for a covered spot and be put on a wait list until a spot opens. Then if you get a really good spot, and someone is feeling lazy, you will pull up to someone parked in your spot for a few minutes while they "run into their apartment for a minute". If you have a pet, they will require "DNA Sampling" for PooPrints which from what I have been told, will inform the management team if owners are not picking up after their pets by singling out the pet and their owner through DNA. This has been the biggest waste of my time. Numerous people continue to not pick up after their dogs and management does nothing but send out an email and put a new disposal bin on the property. I step in dog poop once a week at night since the community is so badly lit (other than the parking lot). The walking trail is nice to have, but could use more lighting on the back-end for night time. The stop signs on the property are seen as suggestions to majority of the residents. They should at least have speed bumps in front of the leasing office where people cross to check their mail and use the workout facility in bldg 1. The buildings are poorly numbered and given proper lighting, every time we have food delivered, we get a call because they are confused on which buildings are which.
First, let me start off with the positive. The initial experience may appear great because it’s a luxury apartment and they are newer. The package concierge system is amazing. Nice walking trail, mailboxes, pools, and overall look of the community. I have had 2 issues with maintenance, but they were fixed. I’ve been here 11 months and after being ignored and basically told to move after reporting a repeated problem, I am glad to not be renewing my lease. For 3 going on 4 months I have been reporting a smoking issue. Finally, it was confirmed by both the courtesy officer and police officer whoever was renting the garage below me was smoking marijuana. I’ve spent lots of money on supplies and air purifiers to try and get rid of it. My clothes, personal items, and pretty much entire apartment has been compromised by the smell of marijuana. Management’s response: “We can let you out your lease since we can’t provide you with a smoke free community”. Wow...apparently you can’t provide a drug free community. And the problem persists. I will never rent here or refer anyone again. If not for this issue, perhaps I would have rated 3 stars. But, management deserves 1 for their lack of attention and lack of reception to feedback. So disappointed!

Locations: I am living 5 mins drive to Heights now and would like to continue living around this area. You may think it's in Garland, however, the location is super close to Plano, Richardson etc. 2. Facilities: I think it deserves the slogan, luxury apartments. Well-designed interior, high-end electric appliance. 3. Tour: My wife and I reached out to Jackie to schedule a tour. She arrived on time to lead us the tour. Jackie is patient and nice to answer any questions and concerns we have. 4. Price: Compared to current leasing market in Dallas area, the rent is competitive.
