Very rude leasing office staffs. Not sure, why they are treating tenants like thieves and beggars. Pest control is very worst (so many roaches in the home and scorpions at lawns). So much marijuana smells in swimming pool. Apart from rent, too much monthly unwanted charges. Premium trash pickup($30), locker($10), life style fees($70), fiberwave ($70), Cam charges ($70 thru $120). Good things are - near to target, AMC and Costco. So many lawns for kids to play. Good walking community.

Hello, we are sorry to see you feel this way. We offer pest control services weekly and unfortunately being located in the Arizona desert we have scorpions that appear from time to time. We do our best to control this when we see it but if residents notify us of anything they see, we are more than happy to have our vendor service a specific area for treatment. If any resident ever wants to be placed on the treatment list for their home, all they need to do is call us here in the office. We charge one fee of $60 (Lifestyle Fee) which includes Valet Trash, Pest Control, and Parcel Lockers (which were newly installed last year) We also just rolled out Fiberwave Internet at $69 per month for the tenants who offer higher speeds at a lesser cost, this is not mandatory to add, however, we do encourage it as it is a great service for less. The CAM fee is added to the utility billing with water, sewer, and trash as this is for the “Common Area Maintenance” for our residents to enjoy well-kept landscaping. The utility usage might vary from month to month. If you have any further concerns or would like to discuss this matter in more detail, please feel free to reach out to us directly. Not a fun experience for me. Poor contractor work. Lots of drug activity. Some incompetent staff members. One transfer to cleaner apartment (bugs/mold). Excessive utility fees every month after base rent($150-$250).

Management has a lot of room for improvement. They ignore emails, you have to chase them down to get their help. Due to their irresponsibility, I'm being charged double for electric despite having an aps account I already pay for. I had to chase down management to get the FOB for the pool/gym, which doesn't work half the time. And management doesn't communicate with each other. If you are wondering if this place has roaches, yes it does. I scoured my kitchen trying to find where they're coming from I couldn't find any obvious infestation so they must be coming from inside the walls/outside. I'm going to have to spend my own money to make sure everything is sealed so roaches don't come in. Smaller negatives is yes homeless do live behind the dumpsters, they charge cam charges that don't make sense, and they charge electric penalties they themselves caused, and charge a service fee for literally nothing.

Amenities haven’t been available since we moved in- 2 years ago, but the roaches have kept us company. CAM charges keep us from saving to move. They have been doing more maintenance on the property… but I don’t know what using a leaf blower 4-5 times a week on the sidewalks & blowing it into the ground floor patios accomplishes, I do dust more. I hate it here so much.

We are very sorry to hear that your experience at our community has not met our own expectations. Our three pools have been open for about a year now after the renovations we had done with them and the new pool furniture that we placed out, we did have delays, as with many companies, during COVID and for that we do apologize. Also the fitness center near the office and playgrounds have remained open. We are in the process of opening up our Parcel Package room and our Yoga/ Spin room, once the new FOB's are installed on the doors, so that our residents have easy access. We have consistently been trying to improve Heritage at Deer Valley, with redoing the parking lot, upgrading the dog park and trying to add more amenities for our residents. In regards to landscaping, you can definitely contact the office when these issues do arise and we will be sure to reach out to our landscape company regarding this situation and to be more aware.
I never seen this kind of worst customer service any where. If you want to experience unclean community, Rude behavior… this is the right place

I scheduled and met with Irene for a tour. Irene was fantastic, very thorough knowledge of the complex and she is going to do her best for you. I was very happy to tour with her. Definitely work with Irene if you tour. The apartments are going through some new changes due to a change in management 2 years ago. I believe it’s an amazing complex for individuals or families on a budget. There’s is a huge amount of potential and upgrades in the works. Definitely check it out!

Pros- The price/sq ft for a spacious small 1bdrm was reasonable. The extra closets in living area, walk-in closet, storage space, &patio area were spacious as well. No issue w/noise. 3rd floor apt doesn’t have great insolation. Cons- MOVE IN PROCESS- An absolute mess! Kept having to request lease to review and sign multiple times prior to move in. Once I moved in, the apartment was not clean and had many dead/live roaches. Out dated appliances, A/C issues the first few days and maintenance had to replace the thermostat. The water for the washing machine was always too hot even with the cold setting. COMMUNITY FEATURES-5star??? The pools were always dirty. The larger pool and jacuzzi were not available during the duration of my lease. Grill were missing nobs or extremely dirty. Gym was only accessible during working hours and were not kept cleaned as well as most of the cardio equipment was out of service. PEST CONTROL-Unfortunately I encountered roaches since day one. Deep cleaning the apartment, even using bleach or other strong products did not help so be prepared though multiple requests for pest control were sent. PEST CONTROL-Unfortunately I encountered roaches since day one. Deep cleaning the apartment, even using bleach or other strong products did not help so be prepared though multiple requests for pest control were sent. LOCATION- It is not a gated community and does not have enough lighting throughout the complex. I noticed more transients around the area since I moved in which some have stayed in the pool area at night. There is rarely any security and if you see one, they are on their phone or in their car. NO CUSTOMER SERVICE SKILLS! 1.Be prepared as you will experience not being able to get a hold of anyone in the office. 2.Keep track of who you speak with from the office as they do not always comply with requests. 3.You will need to resend emails as they somehow do not get the original. WORD OF ADVICE- Take pictures of EVERYTHING prior to returning the check list for the lease and before you turn in the keys to have proof of state of the apartment. They must have a great photographer because the pictures and the well description of the complex is misleading. Heritage, I regret renting at this complex but I was really looking forward to staying here long term but due to the bad experience, I no longer wanted to renew my lease. Do better! Everything from the management to the quality of living will dramatically change once you sign your lease... From roach infested living conditions to appliances not working... and these are the least of your worries...Pools are never cleaned...gym always closed...Management is always rude and could careless about your situation... For every one good review there are 50 bad ones telling you not to rent here... the reviews are an actual representation of how this apartment complex is "horrible"... if you'd like to lift the toilet seat everything you use the restroom or check around the room before sitting for roaches... having absolutely no amenities...and like living in horrible living conditions....then this apartment is just for you... I can honestly say that if I could stand everyday in front of the leasing office with a sign saying " don't live here" I would do it all day...Please don't make the same mistake I did renting here... there are plenty of apartments around this area

When I first moved here, I loved it. The location couldn't be better, close to major freeways, to restaurants, and to shopping. As soon as I lived here for more than a few months though, things started adding up. 1) Maintenance may be fast, but the repairs are sometimes questionable. When I moved in, there were cracks in my tub. They decided to fix it with plain grout, that collects dirt and is already cracking again. I'm not even fully convinced it's waterproof. Like other residents, I had multiple issues with my A/C, tho I *think* it is finally fixed after 6 visits. 2) Roach problems. After a year, it seems they finally got a hold of it, but there was a while where I was smashing upwards of 6 or 7 roaches just in the hour between getting up and leaving for work. 3) They recently rolled out a trash service with no warning and immediate threats of fines. There is no way to opt out if you wish to take care of your own garbage. 4) Trying to contact the front office is sometimes a nightmare. There have been multiple instances where I had to send multiple emails and leave multiple voice mails to get something taken care of. Ultimately, I wouldn't say this is a bad place to live, but there are probably better for the same price, and I probably won't be renewing just because I have more negative feelings here than positive.

I have lived here for few years, generally good and safe, but they keep increasing the rent and utility bills so much. Water charges are billed in common for many units and so it is sky rocketing. New surprise Common area main CAM fees charged monthly. Beware and know all details before taking it up, else you will be stuck with already high rent and ever increasing utility bills. Thanks

Air Conditioner hasn't been working for nearly 3 weeks. Management and Maintenance staff has continuously failed to fix it. They try cheap and easy fix's and don't ever bother to make sure it was effective. Tell me the air conditioning vendors themselves are coming but they never do. Now i'm even being told about fake conversations I supposedly had with the maintenance staff where I said that the air conditioning was fine now. It got up to 91 degrees in my apartment yesterday (with the thermostat set to 74). Furious, i suggested to management that i wont pay my rent until its fixed. They had the nerve to play the victim role getting angry with me and saying ill be evicted. The priorities are there you see, their money. The management company is called Apartment management consultants, and they need to learn that being a management company entails more than just taking peoples money at the first of the month

Initially we thought this was going to be a great apartment, but it became clear very quickly that the amount of roaches were going to make our time there very uncomfortable. The complex is right, you can always schedule extra pest treatment, but it is a waste of time. We had pest control in at least once a month, at points they sprayed the whole building, and we were fumigated multiple times. All of these treatments, alone with spotless cleaning and being very careful made no difference. There were still roaches everywhere, and my tipping point was having one fall out of a vent onto me while I was in the bathroom, and I really really wish that I was lying about that last one because it was horrifying. I hate for my review to only be about the roaches but it truly made our experience here awful and it felt like our lease would never be up. I guess you live and you learn and we know to look closer before we sign a lease somewhere.

My storage unit was broken into twice. The second time it was broken into I found out when I went to the unit to find that maintenance had fastened the door shut with screws. No one had bothered to report it to the office and I was not contacted to be made aware. We had a couple of items taken, but the lock was destroyed. It was not repaired in the following 4 months that I had lived there, yet I was charged for use of the unit with the exception of the 1 month that it was broken into. During our stay we had also discovered black mold in two of our bathrooms. We were living in the apartment with a 2 year old and a newborn and were told that we would have to pay a relocation fee to move to another apartment, or we could always go "stay at a hotel" if it is bothering you. There were little to no precautions taken by the person tearing out the walls of our bathrooms. We were left to clean up the mess daily when they left which included shampooing the carpets repeatedly to hopefully rid of mold. Anytime we went to the office to try and remedy a situation we were left with the feeling that we were on our own to figure it out, and if we wanted to move out we would be charged a penalty of over $4500. Black mold. Cockroaches. Burglary. This place is poorly run and they are again trying to charge us for additional items since we have moved out. Please do yourself a favor and live anywhere else.

The office staff friendly for the most part and try to help you out. The maintenance team is friendly and mainly does a good job. Now for the downsides. This complex has gone somewhat downhill since Priderock took over. They don’t respond to voicemails or emails. Or they’ll say someone will call you back, but nobody ever calls you back. It also seems like they don't have enough maintenance staff for a complex of this size. Though the maintenance team does their best. My main complaint for maintenance is that they don't always respond to the emergency line. Last weekend we called the emergency line at least 3-4 times, because our A/C wasn’t working, and it was 90-92 degrees. But nobody came to look at or A/C. The manager said she would look into it and call me back. But she never did. It’s like they act care and handle your issues, but then you never hear back them. Like they only say just to get you to go away. This is also supposed to be a gated complex, yet the gates haven't worked for almost a year.

What a great complex in Phoenix! What you get for your money is tremendous. Just signed on for another year and it just gets better. My apartment is really nice, big closet and high ceilings. W/D in the unit is clutch! The staff is beyond accommodating, they help with packages(which is crucial right now) and they make sure any maintenance requests are completed and that you are totally satisfied. Seriously rare to find these days. The amenities, Wow, what can I say. Check their website to see everything they offer. The list goes on and on. I love the pools and spas. Great place to live! All around nice place and a good team of people working here. They have helped me out numerous times over the years. From helping jump start my car to fixing things that stopped working in my apartment. I have some good neighbors too which isn't always the case in a complex. We hang out by the pool and talk about the old days. The amenities are above and beyond and the location could not be better. Close to everything and in a nice part of town. I dig it here and my boy, Charlie does too. I recommend living here.

Community is beautiful and amazing. Fully equipped & well-structured apartments. It has fitness center, salon, playgrounds, football courts, dog park, three swimming pools. They arrange lot of social activities every month and lot of fun events, stall events which has so much fun for everyone. The place is very clean & neat and have BBQ, ramada and picnic area to enjoy. Nice community and place to stay. Excellent location as it is at intersection of i17 & 101, close to Costco, amc, grocery shops, restaurants, Amex office. Disclaimer: as with all reviews, this is just one person's opinion. I recommend touring any apartment and viewing the exact unit you will be renting before you sign anything. I have mixed feelings about this place. When I toured, I was not shown the actual unit I'd be renting. That was a mistake on my part, because I was verbally assured by leasing agent Canada that I'd have wood laminate floors even though the rest of the apartment wouldn't be upgraded. Turns out, nothing in this unit is upgraded. Fine, ok. But the model units won me over, and here I am. And now, a list: Pros: Beautiful landscaping. Lots of grass, trees, colorful flowers, and community attractions (volleyball courts, pools, putting green, bbq's). Cons: Grass is often flooded due to overwatering, and rife with dog waste. Pro: There's a dog park! Con: The dog park is mostly full of fine, loose dirt. Pro: There seems to be a strong sense of community among many neighbors. Con: It can be challenging to gain inclusion into that community. Pro: This place is so big, you can get lost in the crowd so you don't have to socialize with your neighbors, ever. Con: This place is so big, you (and your packages) can get lost in the crowd so you don't GET to socialize with your neighbors, ever. Pro: Free bait and spray pest treatment services. Con: You'll need the bait and spray pest treatment services. Pro: Management has made a big effort recently to host more and better community events (like a free waffle breakfast recently, or pumpkin decorating crafts at Halloween) and raffles (like this one: leave a review, get entered into a raffle to win new floors in your unit!). Con: Yes, management and staff can be a bit short at times. It's a huge complex with a tiny staff. We all have bad days. I've learned to accept that they're not out to ruin my day, and to focus on the times when they go above and beyond (like the time Kaylin came all the way up to the 3rd floor to hand deliver my rent check that needed a correction - thanks, Kaylin!). Overall, this place meets my needs for now. I've no intention of staying here forever, and there are certainly things about it that are less than ideal (yes, the maintenance team is severely understaffed, and you do have to wait a while to get things fixed - but most of the team, especially Ryan, are super friendly and genuinely want to help!). There will be less than ideal things about any living situation. Choose where to put your focus.

Hello. Have been staying in Heritage at Deer Valley for last 4 years. I compared multiple housing complexes before shifting here and overall I found there is nothing comparable around. Staying here does not at all give you a feel that Arizona is a desert actually with lot of lush green trees around. Complex is equipped with a fantastic gym and a sample play area and not to forget Zumba classes which all the members were fan of and I saw my wife attending those classes without fail. The complex has 2 big gardens and play areas for kids with 2 volleyball courts and members can be seen playing there almost daily. For a family there can’t be a better place as this gives them ample opportunities for kids to freely run around and adults to maintain themselves from time physical and mental perspective. This is all couples with barbecues spread across all gardens and ample parking space for visitors and personal cars. We have interacted alot with Angie and she has remained very patient with our everyday changing requirements and have helped in all the possible ways.

This is a great place, today i have the surprise to now my apartment was choose to be in the GO GREEN program. They change all my lights and the ac thermostat . Great staff at the office always available and ready to help,office is open on Sunday which is great. I leave here over a year and they always have party and activities at the office, pancakes in the morning or aloha party on Friday and many many other activities. And this is great ,i have two daughters and is nice for to have something to do close to the house. Clean apartments nice neighbors very close to restaurants and shopping, one min to freeway.

Apartments are good and people living in the society are really helpful and co-operative. Leasing consultant Kaylin is extremely helpful and very professional. You can go to them anytime for any concern regarding your apartment, they are always ready to help and resolve your problem. They made the whole process seem so easy. They take care of cleaning, maintenance and customer service is very friendly. The maintenance guys responded quickly whenever I reported a problem, and fixed it the same asap. A pretty and good place to stay, highly recommended. Heritage at Deer Valley will be my community of choice. Going forward I will make sure to refer all my friends and colleagues here.

I moved into this place in January 2019. I got a third floor one bedroom with a balcony. I really like where i live. It’s quiet for how big the complex is. Plus, when you live here you get a reserved parking spot and covered. My dog LOVES the balcony when the weather is nice! He’ll sit out there for hours if I let him. The apartment itself is nice. I went with the non-renovated apartment, it has its basic white cabinets, but I don’t care about those. You could give me cardboard boxes. But full size washer and dryer with a door to block the noise and has a fan in there which is nice so it doesn’t heat your place up. Pretty big living area. Bedroom is carpet with a walk in closet. Lots of racks for clothes. Definitely would recommend this place to anyone! Lots of places to eat and shop. Lots of things to do around the area.

I've almost been living here for one year and thought it was time to give my two cents. Overall it's been positive. Definitely trying to adjust to living in a large community with so much going on! But it's good, just adjusting. Location of the complex is superb. I like my apartment and the move in ordeal wasn't as bad I thought it would be. Nice staff helped out and big men moved my stuff ;) It's a big place, lots of things to do, amenities and things like that. It's clean and nice considering how many people live here. Before I jump into the bad: I do want to say, I had an issue with my bank and Yvette and two girls in the little clubhouse area were phenomenal in helping me resolve that! The first day of our lease, I came up with my husband to make sure everything was clean and the only thing that could have been done was the toilets. I had to steam clean the carpets, vacuum, throw old food out from the cabinets, wipe down counters, sweep and mop. The washer and dryer that was supposed to be in here, didn’t get brought up until a few days after we had moved in and the two guys moving it used the f word at least 3 times and one guy pretended to hump the other guy while he was hooking up the washer. I had asked for help setting up online access so I could pay my rent online and submit maintenance requests online and was told I can’t because we did a paper application with a money order instead of filling out the online application and using our bank account information. The next month we started having issues with rude neighbors that would hit their ceiling if my baby cried during the day but would party late into the night regardless of us letting them know they were being too loud. We now have an issue with a resident parking his old beat up junky cars in the free spaces right next to our apartment so poorly I can’t get my child out of his car seat or even park in my spot more often than not. No one will do anything about it because the cars have moved from those spots and are deemed functional. Since month 2 of living here we’ve had a massive roach problem and it took me talking with the pest control company to get that issue taken care of now 5 months in. If you’re a light sleeper, then you may as well never sleep again if you move here. People walk around talking until 10:30-11 at night and around 3:30 in the morning the trash companies start coming through and will continue to do so until about 1 in the afternoon. As of last week, I called regarding a window that leaks even though you can’t open it and it still hasn’t been looked at. Last night the lock on my door broke and I’m not expecting that to get fixed either. No one ever answers their phones in the office so if you want something taken care of, you better make sure you get to the office while someone is there. My best advice, don’t get stuck a year here. At the end of our lease, we will not be renewing or upgrading our lease like we originally planned.

We take all of your issues very seriously and we did take some time to look into them. We checked the records on your unit and we can confirm that the unit was delivered clean per our agreement and we do have documentation in our system that the unit passed inspection before and after move in. We would agree that the behavior you've mentioned with regards to the men moving the washer/dryer unit is absolutely inappropriate and we will certainly be looking into that further. Regarding the online payment system, you are able to process your payments online regardless of how your application was received. I do believe one of our staff did reach out to assist you in setting that up. Please don't hesitate to let us know if you're still experiencing trouble. While we understand that apartment living can be challenging when it comes to noise, unfortunately, we are not able to manage every incident that occurs between neighbors. We checked our logs and do not see that any complaints were filed with regards to any of the noise issues you've mentioned. We strongly encourage you to let us know if you experience any violations of our noise policies as that is something we can help mitigate. Regarding the maintenance request, we did check our systems and we do see that there was one open work order for a privacy lock that was taken care of on March 18th (this was a one day turnaround). We do not see any other open issues, so please feel free to let us know if this is not correct. Parking spaces are allocated per the unit they belong to. Unfortunately, we cannot control the types of vehicles that our residents drive, but we can confirm that any vehicle parked in it's space is registered to a resident. We are all inclusive and we cannot cite a resident for a vehicle that you feel is less than desirable. We have a phone system that logs each message that is received and we do make followups for those calls. Our staff is here to help. I've lived here for a few years and like many aspects about living here. Firstly, the residents and office team are all friendly. I have not had any bad experiences with anyone. Thumbs up, right? Now for the rest. The property is very large and there are many amenities so there is lots to do without even leaving the resort ;) My apartment was updated and nice when I moved in. Have had a few maintenance requests and both times everything was fixed satisfactory. They seem to do a nice job managing all the moving parts for such a big place. Kudos. My place is good size and like I said in good condition. It's nice and for the location, it's a great deal. I mainly use one of the pools, the gym and a nice playground when my nephew visits me. It's pet friendly which is great if you have one. Overall no complaints, I like it here.

Any Service requests like microoven not working, clogged sink/bath tub or any issues - you will not get service for minimum 3 weeks. Management do not bother once you become resident. Worst response. Maintenance office dont care for your complaints. They have standard answer "Maintenance will take time". GYM equipments are broken, one treadmill is "Temporarily out of service from last one year :-) ". its not a joke!!. Lights in the park - do no light up (lot of dark areas). Benches in the park are broken for more than a year. Unwanted bushes creates blindspot within community - scary for drivers. Dogshit everywhere!! once you sign lease, you have to bear everything. Only on website it is glossy but actual it is pathetic !!

I’ve been living here for almost a year and have no complaints. The complex here is beautiful and pretty quiet which I love. The staff here are pretty nice especially one of the leasing agents name Kaylin. She has been super helpful. I would definitely recommend Heritage at Deer Valley.

I am staying in heritage deer valley since 2015 June, now the management is very worst , they don’t look the residents problems, even though we call them repeatedly they reply work order is there but how is it fine if things are getting worse and they don’t come to repir in time?hate this management

Not maintaining parks and trees properly. Lot of insects around. And insects are coming inside the house. Tree branches are growing and blocking the roads at corners. Unable to see incoming cars at corners . Complained about this issue long back, but no response from management

Relocated for work, new to the area. Nicest property I've seen by far. Angela answered the phone when I called and was very informative. Let me know about not only the amenities of the complex but also what was around the area that I may be interested in. I never felt rushed and she answered all my questions with great detail.
