Property Ratings at The Heritage
I love the location and layout of this apartment. Being close to downtown is pretty great. I like the open floorplan and the rooms are pretty spacious. Cons: The air conditioning is extremely loud, there is pretty much no counter space at all in the kitchen. You can hear the upstairs to a ridiculous degree, and when they're showering it sounds like there's some sort of found going off upstairs. I imagine the units used to have carpet because the gaps under the doors are 2 in tall making any noise easily carried throughout the house. We had to buy special round draft reducers cuz they were the only things that fit under the door. They have been pretty quick to respond to any issues in the house. About 6 months in the property management changed and I don't know if that had any impact on the fact that we started to get roaches at that point. We had them spray and they didn't go away. We also had scorpions at one point and they sprayed and those did go away. But the roaches are everywhere now, they're in our dishwasher in our pantry in the bathroom and everywhere. The pet policy is ridiculous, besides the additional monthly rent there is a $300 security deposit per pet and only 100 of that is refundable. They also have you fill out this pet profile that legally abides you to never petsit or even have other animals in your apartment unless it's pre-approved by the management company. Kind of makes me feel like they hate animals. It is a very safe neighborhood, there's a canal with a running trail right next door. The neighbors are friendly and I've never had any issues with anyone. Sometimes downtown can get loud on the weekends and driving through downtown is terrible but there is an easy back way in to avoid traffic. All in all it's a good place to live, but the roaches were kind of a breaking point.
The management is easy to work with, the apartments are completely updated and all the appliances work well. I highly recommend The Tides at downtown Gilbert!!!
No Management on site so property is constantly trashed. Submit a work ticket online for work orders that can take two or three months to fix. Other residents on property have children that run around vandalizing the property. Remodel cheaply done and things falling apart already.
