Property Ratings at The Highland Midtown
No management team. They keep quitting. No pool. No BBQ. No custodial service. Trash shoot always stopped up. Trash all over property. Inside and out. People constantly stuck in elevator. Fire department always here!

Thank you for taking the time to share your feedback with us. We are so sorry to hear that you're feeling so frustrated with The Highland Midtown, as we are always striving to provide an elevated living experience. That said, you are correct that we've struggled to maintain a strong team, though I am encouraged to confirm that we have a new Community Manager, who started just this week. Please feel free to stop in and say hello to Kaitlyn!
We’ve been a full week without a air conditioning. We’ve been over a week before without hot water. The pool is never open. The heat brought bugs. Roaches too be specific. There’s never any heads up, notification or any compensation off your rent or utilities. What did I ever do in life too deserve this kind of treatment????
I've lived at the Highland Midtown for 3 years now and can't wait until my lease is up to leave. Maintenance is non-existent and emergency maintenance never calls or comes to fix the problem. The office is always closed and the management is one of the worst I've ever experienced. You don't control your own AC/heat so you're at the whim of management. I've had to leave messages for "emergency" maintenance to fix a flooding bathroom over 10 times, but still no response and this was on a Sunday afternoon. There have been several instances of no hot water and management never calls plumbing if it happens on the weekend, because they don't want to pay extra. Expect to be taking cold showers for a week at least. The smell of marijuana and cigarettes permeate the air in both the lobby and your respective apartment, and nothing is done about it despite a clear clause in the lease stating no drugs or smoking. Management has changed several times and each one is worse that the last. Stay far away from this apartment. Any new tenant bonus is not worth the headache of having to move again or fight with the office about things that shouldn't be a problem in the first place.
Went for a tour and their renovations are just paint over old walls. You can tell they do not care about the upkeep of the building.
Great Location! The space in apartment and all the closets are perfect! The office staff go out of their way to make me feel at home and maintenance is so friendly with A+ service!!
I've been living here since 2014 and been through all the changes with the them. Thank you so much to Highland for always treating me like family and thinking about whats best for the residents. I had a big problem with getting my cable installed running back and forth with AT&T but Christi was very helpful communicating with both of us and making sure they solved the problem! I would recommend these apartments to anyone
I've been to a lot of places and seen a lot of things. Being in the suntan business has been very rewarding, getting to travel across the world and I must say that the Highland Midtown has some of the most friendly people and staff I have ever met. Always willing to help in any way they can and they bring this community together so nicely. I have been here for years and will continue to renew my lease every year. I appreciate everyone here and will highly recommend this place to anyone and everyone I know! Sincerely, Alan C. Bridges
Summit House, now Highland Midtown Apartments, is now managed by one of the worst management companies I have had the unfortunate experience of working with. Davis RE out of Dallas, TX. As these reviews go, I have never reviewed a former apartment complex but feel compelled to let prospective renters know about this place. When I first moved to Summit House it was managed by another company and though they had their issues it was nothing close to Davis RE. The company is renovating this 70-year old building. That, in itself, is an issue. They have not had an inspection for asbestos or anything else. The workers do not appear to be licensed or part of any formal company, just day laborers. And, the construction noise all day long (including the fire alarms set off by the paint for 30 minutes at a time). Secondly, no notification was given that construction was going to take place. So, those with allergies, work at home or need to sleep during the day, or other situations, have been, well, out of luck for almost 3 months now. The common areas have been a mess with debris everywhere and God knows what in the air. We're told construction will go on for another 2 years off and on. For nearly 60 days when trying to contact their regional office, no one returned phone calls or emails, and when contact was finally made the only resolution is "we'll let you out of your lease." Currently, we have been without washers and dryers for several days now. I should mention we pay for our laundry on prepaid cards. So, no refund to go to the laundry mat (you get the point). There is no attempt to make things right, not even an apology. The problem with the "let you out of your lease" solution is that I will incur moving costs, deposits, etc. etc. which is unfair to me. Especially, since they are in violation of the lease. They do not see their part in all this when a simple letter or posted notice would have been the least they could have done. If you are looking for a place to live, I would avoid this place at all costs. Their greed exceeds their concern for their tenants it is all to clear where their intentions lay.Even after construction is over I would steer clear of people that could care less about the well-being of their tenants, especially physically. Beware!
I have stayed in many places in many states and cities. This was by far the worst ever. When I arrived there was people with shopping carts in the lobby and people loitering at the doorways. The walls are paper thin. I signed a 3 month lease before I had seen the place. The management said it was a safe area and a very nice place to stay. I stayed 3 nights and might have slept 4 hours total. I complained about the noise every day and there is much needed security inside and outside the complex. I am glad I brought an electric blanket because I couldn't get the heat to work and when I ask about it I was told that management decides if the heat is on or off so if you get cold easy that's too bad. After the third night I told the manager I would not be staying there and after a heated argument I was let out of the lease by signing an agreement. I had paid for the month and a security deposit. I told them lesson learned they could keep it. After many months I received a collection call saying I owed over 1500$ for damages. I left the apartment cleaner than when I arrived and there was no damages at all. When I called them about it they said they would never have let me out of a lease and that I would have to pay the amount for breaking the lease. Over 2300$ for three nights? This is your warning. DO NOT GO HERE!!!!!!!!

We are dismayed that your experience was a navigate one. We thank you for your review and have used it to correct some issues. A new management company has taken over and the complaints you have listed have all been addressed. Please call the office if you are still having any complications!
SH is located right next to several shopping centers including the Park Plaza mall (right across street), Target and several food places. It is right next to the CHI hospital and the UAMS hospital/campus is only a 6 minute drive. The apartments are right next to the 5 and 8 buslines so getting around the city without a car is made easier because of that. The apartments are affordable especially since everything else in midtown area is much more expensive. Lastly, the management staff is amazing and incredibly helpful. Jamie is extremely kind and goes out of her way to help you. She is also easily reached and replies back to you quickly.
I moved here form Daytona Beach so my bar was set VERY HIGH for finding a decent high rise apartment with a nice view. when I got to town the first building I saw when I got off at my exit was The Summit House Apartments. It sits high above the community along University boulevard as you drive north into the old Pulaski Heights section of little rock. The building actually looks taller than it is due to its location on top of the hill. From my 7th floor end unit apartment I can see 60 miles. The end unit apartments have additional sunrooms that make the apartment seem that much brighter and larger at the same time. There is a nice comfortable galley kitchen with full sized fridge and gas...and speaking of gas, this is a great opportunity to tell you that I PAY ABSOLUTELY NO UTILITIES. They are included in my rent. I have a 2 bed 2 bath and I am very very happy. The lobby is a marble deco design with a feeling of a luxurious 1960s apartment building. In NO WAY is this building old or run down though. The staff is fantastic and the maintenance people work very hard to keep the place in perfect shape. I have informed them that I am staying forever.
This building had everything that I was looking for. Close to shopping, work, and restaurants. And the fact that all utilities were included in my rent was a massive selling point. The people that work here are amazing and friendly, and willing to work with you on many things.
I live in the Penthouse here at Summit House. This view oversees all of little rock. The pictures and moments here has been priceless. On top of this luxury area. Its located in the heart of lot of great venues and shopping malls. David R. Little Rock, AR
I love staying here. So close to work, shopping, & great places to eat. I'm actually moving to a bigger unit sometime in the future.
our building has tenents from all over the world. Asia, Africa, Middle East ,South America, Canada too. Muslims, Christians, Hindus, and athiest. Young, old, with kids , without kids, gay, and straight. It's our "little blue dot" on our "little blue dot". Great staff and location too!
