It’s a quite place for sure. That I enjoy. However, whenever I need something done it’s like the leasing office acts like they care. My washer hasn’t been washing my clothes for months now. I’ve put in a request but since it’s a new washer they won’t do anything to help me. They say not to overload It which I don’t. I have to wash my clothes 2-3 times since the washer doesn’t work. On top of the washer not working I have a loud neighbor who doesn’t care. I was asked by leasing to tell them when it’s loud and what not so I do and they continuously do nothing. They had problems with my upstairs neighbors and now they act like rid the first they hear. It’s annoying and frustrating. It already is expensive to live here and they don’t want to help out.

I had to revise my review because everything was ok when we moved in our first day. But as we would soon find out, our new apartment is infested with small roaches. And nobody wants that. My leasing consultant Jocelyn said the building recently had a pest control visit but I think that was a lie. As I went through my daily unpacking, I put in a load of laundry and realized how quickly things would change for the worst. I washed my load and then threw it in the dryer. I went back to check on it after the 60 minute cycle. It was still damp. I found that awkward. I put in for 60 more minutes, reassuring myself it was going to be done. Went back to check, and it was still damp. I took a better look inside and realized someone had removed the bars that are in the dryer that make the clothes go in a circle. I reported all this on my walk around inspection sheet. It's been almost two weeks, and no info on a new or replacement stackable dryer/washer combo. In addition, my door doesn't lock and when we moved in, they failed to put in Light Bulbs in our dining area. This is completely unacceptable and as you can already figure, no one answers the phone when we call. I'm very disappointed. To top it off, the laundry room on site is closed until further notice. Shaking my head.

I have lived at The Highlands for over 5 years. My would give The Highlands 3 stars. Pros- I feel safe living here. There are several pools & amenities. Cons-Rent has gone up quite a bit. No security presence, during the summer time people fireworks were being lit by the pools, people were smoking marijuana while children were present at the pools.

Way too expensive, always problem with pool or exercise room. Security what security.. Look elsewhere. They were ok when I moved here 3 years ago but now horrible for what they want you to pay.

Hi there, thank you for taking the time to let us know about your recent experience. We are disappointed to hear that you are not satisfied, we are currently in process of upgrading our amenities and hope to have our gym's re-opened soon.
The maintenance crew have been great! The electricians were excellent, that came out over a week ago! They got to the root of the problem with the electrical outlets in our living room. They thoroughly inspected and repaired several outlets, throughout are apartment, that were improperly wired. Our living room outlets have been working properly since then. I wouldn't refer anyone to move here at this time because of all that's been reported to me and what we've experienced. I would need to see things change for the better for a while, for the residents here. When we first moved here, we noticed several of the mailboxes damaged in the mailroom. Ours was damaged in May and we had to go to the Colton post office for mail pick up. I was told, that these mailboxes have been repeatedly broken for 8 years. Also, several of the residents reported to me that their garages were vandalized, cars vandalized and license plates stolen. I no longer see damaged mailboxes after a couple of months. I'm not sure if other residents are still experiencing vandalism or not. Aside from all this, We do have a very nice 2 bed, 2 bath apartment with affordable rent that I'm pleased about!

Gym constantly closed. Parking is terrible and some work orders hard to get completed. Quiet neighborhood for the most part. Conveniently located in the city for easy access to stores.

Greystar does an excellent job maintaining this property, providing maintenance services, and being available to provide support for its residents via the leasing agents. My leasing agent, Julio, went above and beyond to match me with my perfect place. He guided me through multiple tours to help me ascertain that I would love a unit that was available at a future date. He provided me real information that was transparent and upfront, and while I was vulnerable in the decision making process, didn’t make me feel pressured. Great property so close to Loma Linda Med Center but in a nicer part of town.

Yeah too expensive for an older style apt complex. Staff changes more than any apt I have ever lived in. You never get in contact with the manager, parking is horrible and should be assigned. Mailboxes are always getting broken into but no resolution like hiring a patrol officer, even though it states we have one on the property (even though i was told there was one), too many issues to list because there's no need if no changes are being made.

This is easily one of the worst apartment complexes in Grand Terrace. Here are many reasons: You pay for non-existant pest control. The complex has a cockroach and mice infestation, expect to see several of them in and outside your apartment. The traps laid out are not maintained, and are filled with leaves, indicating mice are actually living there. At one point during my residence mice chewed on my car's engine wiring harness, causing $4000 worth of damage and having to tow my car to the dealer. After notifying management, still nothing was done about this, and I had to contact SB county public health to report the Highlands. There are several tenants that make excessive noise, even well into the night at 3-4AM. It got so bad that my roommate and I had to complain to get our lease cut a month short because our unit is essentially uninhabitable. The management did not compensate our rent due to this, even though my roommate has now had to sleep in the living room. The gates are constantly broken, and currently the gate is making a nuisance alarm, sounding every time a car passes through the gate. Even after notifying maintenance and management several times nothing has been done about this. I will never live at a Greystar complex again, and I highly recommend AGAINST living at the Highlands at Grand Terrace.

The Highlands is a peaceful community and is located in an area that is moderately busy. It has several stores and food chains around the community for any necessities. The communication between residents and staff can be improved further in regards to responding back at a timely manner and to be more informative about the community as a whole. Overall the Highlands is a comfortable and nice place to live in.

Based on what we pay the maintenance and property are really bad. The trash is over filled and they don't pick it up on weekends when you need it most. Why are we forced to pay $70 a month for trash and now for a carport this is getting crazy.

I would strongly recommend against staying at the Highlands at Grand Terrace. Maintenance requests are extremely slow, sometimes uncompleted. Pest control is poor and cockroaches have infested multiple units. Price extremely high and charges extra for a parking spot. Look elsewhere...

The landscaping, the amenities and overall condition of the property is flat out awful. The grass around the complex is dry and burnt not green. The complex is long overdue for window cleaning and a possibly a new paint job. Lights on parking ports out, lights within the complex are out. The pool furniture such as the chairs, tables and stands are old and bent out of shape its ridiculous. The gym equipment is always broken, the tvs don't work. There's no sanitizer to wipe equipment off, just plain disgusting and harmful. A serious investment and renovation is highly needed around this complex. Residents have to pay their hard earned money on time to have below average access and exposure to ran down amenities and property that management refuses to address. It's all about taking the residents money and neglecting everything else. The community room has been closed for who knows how long and has not been given the attn needed to restore it so people can rent it out again. Like what does management do besides do tours, collect rent and take maintenance request? Why would any future tenants want to come rent here when the property upkeep has been such a disaster for years? When is the time to take action and show residents that you care more than just rent collection? There needs to be more security cameras activated in the property and entry needs to be accessible in and out the back gates, like why are they closed? If there's ever an emergency we only have a few ways to get out and that will be a disaster. Many needs have to be addressed before this place fully turns upside down.

people are moving out of here faster than they are moving in. they’ve raised the rent 8.6%, they charge for parking, valet trash, sewer, water, pest control and a service fee. all that adds up to an extra 140 on top of your rent. don’t let them fool you. they aren’t a good deal, especially for the services they provide. maintenance takes year and management are mean. if you call to complain, they don’t take you serious. they don’t offer multiple lease lengths, they want to lock you in for a year. when my leave is up, i’m moving asap.

ot has been terrible. rents keep going higher and maintenance is slow to correct issues. have ro submit multiple workorders for same issues with no resolutions. and yet staff can go around giving out treats like that is suppose to make it all better. if it wasn't such an expense and my kid liked his school I would have moved awhile ago.

Friday- September morning. A shocking event happened. Took my car out of garage and the door was shut. Car made sounds like something is stuck. Left car in the garage as I was getting late for work. Came back and my colleague helped me found that the my car tires nuts are all unbolted and the thief was almost their to take off all tires. I am lucky enough that nothing bad happened. I bought the tire lock right away and complained to management. The response was that there isn’t a camera to see the exact event, but we have cameras near by ie to keep an eye on washing machines and also no complaints were there in the past and they will make other garage persons aware to lock the garage. Woke up next morning and I see no change. Again, The next door garage was found opened. If you care about your vehicle, I wouldn’t recommend living here. On December 15th, Another shocking incident happened. Approached my garage to go to work and found two BEE BEE GUN SHOTS at the passenger window. After talking to management. They suggested me to move out and pay the move out cost which is roughly 3K and a month notice. Also, instead of taking things seriously, they have said for your life SANITY PAY THE AMOUNT AND MOVE OUT. This is from the community manager. I would suggest to investigate before moving IN. I WOULDN’T MOVE HERE AT ALL.

The Highlands at Grand Terrace is a large community, when I first moved in I was skeptical because of how close it is to San Bernardino. But I enjoyed my time living there. Great neighbors, parking was difficult at times, and door dash was never able to find my apartment.

As a resident I don't feel the staff takes care of the current residence but it seems they are always fixing the empty apartments to get new people in

Its horrible maintenance never shows, we pay for a trash service that never picks up our trash.

Its great family area, pet friendly and quiet. Everyone is friendly and when I go into office they are very nice and help me right away.

Its a nice friendly complex but every other month there seems to be more and more issues maintenance has to fix. Good luck trying to get them to fix it because they will not and still send out report stating its completed

Management doesnt care about the residence safety. Increasing vandalism in the last few months. No cameras or safety measures have been added to the complex to make residents feel safe.

Overall excellent place. 5 year resident. Newest mgmt company by far the best same with maintenance. Proactive rather than reactive which is a huge plus.
