Property Ratings at The Highlands at South Plainfield
Unethical and will increase rent every year. Be aware
To start we moved here due to losing our home because of hurricane Ida. Kaylan F from the community office , was our first encounteer, was very welcoming from the beginning. We were so devasted looking for some where to live and Kaylen was so professional and empathetic lthat we smiled a little for the first time after meeting her, she made the move so easy by being helpful and explaining all in detail. Also the entire staff from Naja the office manager to Maintenance and the life guards are amazing. Also Kelvin and Antonio are the best in maintenance helpful and very professional. We feel like we are in a resort Thank you all.
Very quiet and welcoming. The staff goes above and beyond. Location is great, close to 287 and trains to NYC. Ample parking, grounds are maintained and snow removal is on point.
My family and I have been living here for about 4 years now. Since day one, it has been a great experience! Everyone in the leasing office is so helpful and if there are any questions or concerns, they are quick to respond. The maintenance staff have a quick turn around as well. Within hours after submitting a service call, they are at my door addressing any issues I have. The staff is very friendly and go the extra mile to make sure everything is taken care of during the maintenance visit. I have been spoiled since I moved here, compared to the last place we lived. The leasing office also engages with the community, which I love! From holiday parties, to "virtual" Easter egg hunts, from pumpkin carving contests, Halloween parties to BBQ gatherings in the summer months by the community pool. The pool is so beautiful and it's a great place to unwind and relax after work. I also love that it's a gated community, which gives you that extra peace of mind for safety. Also, what I love is, it's pet friendly!!! Not many apartments allow pets, but The Highlands do and that's a big bonus!! I give my rating a solid 5, if there were more stars, it would be more!
We've been at The Highlands for about 18 months. The complex is well maintained & everything was clean & in good condition when we moved in. The leasing staff (I deal primarily with Kaylan) are terrific. They are very pleasant, accommodating & on top of everything. The maintenance team gets everything fixed in a timely manner. My only reason for giving The Highlands five stars is it's a bit pricey. There is a $20/month alarm fee & an amenities fee of $350/year. Regardless, if you use the alarm or the gym & pool, the fees are mandatory. Even so, I would recommend The Highlands.
The management here is great. The maintenance staff always responds to service calls in a very timely manner. When I moved in initially I had a ton of maintenance requests. The maintenance staff fixed and resolved each of those requests diligently. I also like how the community is kept clean. In the winter months we the tenants were informed of weather updates and the staff does a great job of keeping the community safe. Although slightly expensive, I would recommend this complex over any other in the area only because of the staff's transparency and proficiency in handling the property. I have lived in the area for 10 years and this was the best service I have ever received.
I lived here for 3 years and loved my stay. The leasing team are very good and the maintenance guys do a very good job. The community is very well maintained and this complex is close to all shopping and major highways. The reason I gave 3 stars and not 4 is because of hidden/additional charges they charge as part of the rent. These charges are not listed here or on their website. The charges are as follows: 1) Mandatory Alarm Fee: $ 20 per month. This is ridiculous. Irrespective of using the alarm or not you have to pay for it. 2) Mandatory Amenities Fee: $ 350 per year or approx $29 per month. This doesn't make sense as the size of the gym onsite is a little larger than the bathroom in my apartment. They maintain the swimming pool very well but its only open for 3 Mons a year.Their club room is small and will be suffocating if you organize something in it with more than 20 ppl. The amenities fee is mandatory irrespective of using the gym and pool. Sometimes they waive it for first year. 3) Trash/Sewer Fee: This comes to around $50 per month for a one bedroom apartment. It's true that some apartment communities charge for trash and/or sewer removal but $50 per month is a joke. 4) Water: There is a fee for water usage and it comes to around $ 35-$ 40 for 2 ppl. Again, some communities provide this free. Overall, if you plan on renting here, don't just consider the rent they advertise but add an additional $100-$125 per month on top of their rent.
Stay away from this place. Rents are too high for outdated old apartments. AC units are old and never work, pool is old and Jacuzzi doesn't work. All buildings have roaches and manager says they are only wood roaches. Management is awful and is never in the office. Complex has major fire code violations. Too many fees charged every month. Can't wait to move out. No stars.
We have lived here for a year and overall it's too pricy for what you get. The apartment is always scorching HOT no matter how high the AC is on, in Summer PSE&G came out too close to $300. When maintenance came to check on the AC all they told us is that it's working fine and during the summer you just need a couple fans to keep cooler. So on top of that you need to purchase a few fans that run all day and it still hot and humid. When we first moved in there was a crazy amount of dog hair that we did not see until we vacuumed. The gate to the community is always broken, so anyone can drive in at anytime. There are crazy yearly fees for basically nothing- its an apartment not even a house yet you have to pay for trash, sewer, water, and a pool fee of a few hundred that is mandatory whether or not you use the amenities or not. You think it will cost about 10-20$/m but it will come out close to 50-80$/m. (talking about only trash, water, sewer, and admin fee/ Amenity Use Fee is $350/year) oh, there is $20 monthly Alarm Fee you have to pay. We moved out last month and got a charge of $95 for carpet cleaning when we DID it before we moved out. When I called to ask management about it they said before you move out of your apartment you must have it PROFESSIONALLY cleaned otherwise they charge you which is ridiculous because they charged me for indents in the carpeting where my boxes were on a day before I moved out. Never had we lived in such a place. If that's what you prefer then that's perfect. However we couldn't wait to leave.
