The Highline, Omaha's tallest residential tower, brings sophistication back downtown. Each of the seventeen floors have been meticulously infused with style, boasting walls of windows and fine finishes second only to the lively finesse of the lifestyle this building informs. In a seamless blend of both mid-century modern nods to the era of its inception and the innovative amenities of tomorrow, The Highline remains an authority in being ahead of its time. The Highline's unmatched features begin at the top, with the 'Beacon'- a silky-smooth social room on the seventeenth floor with breathtaking views of downtown that caters to low-key wind-downs after a night on the town while inviting intimate conversations with new friends. On the eighth floor, neighbors congregate in The Hub on their way to and from The Terrace, a grand rooftop oasis that offers views into the Joslyn sculpture garden, sunbathing areas during the summer months, green spaces, gas grills and an outdoor theatre. The Highline's first floor boasts convenient and accessible residential services: the leasing office, mail center, covered car & bicycle parking, and a fitness arcade complete with half-court basketball! Whether lingering at the fireplace waiting for a taxi, congregating over pre-dinner martinis with friends, or directing party guests to a grand fete in The Galleria, Highline residents always seem to be in a wonderful world all their own. Property Ratings at The Highline
A few things you should know. #1 the windows in the main building don't open. #2 some units have a wireless access point installed in the bedroom with constant flashing lights. Maintenance's solution was to place tape over the lights that don't actually block the light 100%. Additionally, they just have a hole in the ceiling with the ethernet cable hanging out for the access point, so it's possible for air to escape to/from. Mostly annoying inconveniences. However, the microwave is another issue entirely. I noticed grease dripping into the microwave on my food multiple times. I decided to take a look and found food particles, soot, and possibly mold (see photos). I give two stars because other than these issues everything else seems clean and in working condition (so far). There has been a pungent smell leaking into my apartment. It took management more than two and a half weeks to even have someone come into my apartment to investigate. A plumber finally came out over a month later but couldn't help due to the smell not being present at the time. I finally did the leg work and started asking my neighbors and it turns out the smell is coming from someone cooking rather smelly food. Unfortunately, since the windows do not open, I am unable to air out my apartment (and they can't air out their apartment when cooking either). Overall, if you are a working professional you should spend a few hundred extra per month and get a better apartment. These apartments are used as glorified dormitories for the local university. I spoke with a Nustyle Development employee who informed me that some of the reviews are fake and others were incentivized. Don't be fooled like I was.
Very secure. Friendly staff. Great amenities and views of the city.
I love my 15th floor corner apartment. I can see the sunset (6 months) and sunrise every morning. Since Covid, I do many zoom meeting from my home office and people Always remark at my apartment, light, view and cool factor. I’ve met friendly neighbors at the pool. My 19 yr old daughter is the envy of all her college friends. Enjoy the hot tub year round, exercise rooms and basketball court. My fav is the huge 8th floor deck with chaise lounges, multiple Weber grilles and amazing views. My indoor heated parking makes winter a breeze. And management is always treating us to goodies. Great location. Happy life!
The location is perfect if you want something close to downtown. Allison is always helpful whenever I have questions.
My roommates and I have lived at the Highline for 2 years and have loved it! This apartment is in the perfect location for Creighton University students - just minutes away from campus. The gym and the pool are also great amenities for relaxing after class!
When I toured Omaha I compared a lot of places. The Highline definitely had the best/cleanest amenities with the most convenient location at the fairest price. It is perfect for someone who wants to live close to campus and the other cool districts in the city. Management is very responsive to questions/concerns!
One of the best apartments I've had the pleasure of living at! Management is on top of everything and maintenance is top notch!
When I decided to move back to Omaha last year after retirement, I knew I wanted to live downtown. An extensive search led me to the Highline, and I've been very happy with my choice. First, the location is ideal for someone like me with no car, and it's easy for friends and family to reach from anywhere in the city. Several bus lines are steps away, and Omaha's Old Market and entertainment district is right down the street. I've enjoyed Joslyn, the Orpheum, Holland Center, UNO, and other venues. And the building itself is stunning, a sleek and elegant example of 1950s design, lovingly preserved in all the public areas. My corner apartment is clean, modern, mostly quiet, with plenty of storage. The highlight is the wall of windows reaching to the ceiling, offering fantastic views of the city to the north and east. However, and this is why I deducted a star, the windows and metal frames don't insulate well and it can be hard to stay warm when wind-chill drops below 0 F. This problem should go away soon.
Lauren helped me move from out of the country! We were able to tour virtually and she walked me through everything I needed to make sure I was able to find a home in time for my schooling.
Super clean , sleek, modern living. Has really neat amenities such as a pool with outdoor fire feature and a hot tub. Property management is quick to fix any issues with the apartment or the property. Cool downtown location. Very safe apartment (secured well and 24 hour security on call). Totally recommend the Highline!
Very well kept, attention to detail and very well staffed. My apartment has felt like home since the second I stepped inside!
Allie and Lauren are great. They oversee The Highline and do a lot of fun events to make the building feel like a community. The building is very clean with a lot of great amenities. I highly recommend
Upon moving to Omaha I looked around 15 different apartment blocks and the Highline came out on top with its great views and ideal location. The added bonus is the staff who are very helpful and friendly!
It is very clean! Staff is very friendly & helpful! If something needs to be fixed or repaired they are quick to do so and are quick to alert you!
Wall to wall windows, well-maintained, responsive staff, tons of amenities, the best view in Omaha, and all at a highly competitive price. These are just some of the reasons The Highline is the best place to live in town.
Love living here, just decided to buy a house and am dreading leaving. I love the amenities and the upkeep of the building. Office turnover seems to be high but Allie has been a rock since we moved in! Love it here!
I’ve loved living here so far! The management is great and always responds fast. My maintenance request was completed quickly as well. I have no complaints and would 10/10 recommend living here!
I have lived at The Highline for 8 months now and have had nothing but positive experiences. It is an amazing atmosphere that has near unlimited spots to relax or study, and even more spots to hang out with friends. The views are unparalleled, day and night, and I will never tire of looking out of the windows that line our apartment. The staff (Allie and Lauren) are always smiling and frequently put out bowls of candy or donuts for holidays, or just to make a random day a little better. I have only had to file one maintenance request and that was fulfilled within a day. I genuinely have no complaints and would recommend The Highline to anyone.
I have always had fast response for any utility or maintenance requests. Everyone and everything has been easily accessible. Have had no problems during my time at the Highline 2
The management team is super helpful and friendly. They go above and beyond to make us feel appreciated as the highline. They respond quickly when there is an issue. Just an overall great place to live.
This apartment complex is managed by a great group of people. It has nice amenities, everything stays clean, it is close to the Creighton campus, and this is an overall awesome place to live.
The Apartments here are really nice, the management is great/flexible. There’s really not anything I can say other than positives about this place
My landlord is fantastic. Communication is perfect and we love our apartment and amenities.
Highline staff are very attentive to anything you might need. Very friendly. Staff has been willing to work with us for different needs we’ve had! Very transparent with what you are getting. Great amenities!
The management is extremely pleasant and very helpful. They make you feel very welcome and heard. The building is kept up nicely. The tenants I have ran into in the common areas seem very nice as well. My only real concern is that the pay to park structure isn't included in any information that I read prior to moving in. However, I basically signed a lease and moved in blind without a tour or meeting management prior.
I appreciate how quick the Highline is to fix problems here. When they say there gonna do something they follow through on it. There reasonable with decision they make and good about keeping you informed. I love living here.
Amazing value, wonderful amenities, exceptionally safe (packages are sometimes outside doors for over a week and never go missing) responsive staff/maintenance. Just moved out after 2 years because I’m relocating to a diff city, but WOULD ABSOLUTELY RENT HERE AGAIN. Legitimately the best apartment I’ve had.
I had to move out of Omaha due to work and have missed my cozy apartment at The Bank. The large windows and city view were the best way to start my day. If I ever make it back to Omaha I will for sure rent here again.
This is a great apartment and I have enjoyed living here. The office staff is awesome and always timely with response.
The only thing I didn't like about this apartment is that they don't accept pets. The apartment was beautiful and the rooftop view was by far the best in Omaha. I toured with Mariah who was super friendly and actually helped me find another property of theirs that accepted pets. Very helpful and welcome and I am so impressed.
I have lived at several of the NuStyle properties but this one if by far my favorite. It has a great location with tons of modern features. I would recommend this property to anyone I know.
Located downtown next to tons of cool restaurants, bars, and things to do. I can walk to get groceries, get dinner, and to a comedy club. 10/10 recommend this place.
The Highline apartments are quite nice, well equip with nest thermometers and stainless steel appliances, in-unit laundry, and many other great amenities. They gym is decently equip with a cardio section (a few treadmills and ellipticals), weight training section (dumbbells going up to 50lbs, squat rack and machines), half basketball court, and stretching room. Also, the outdoor and public building spaces are plentifully furnished with decent furniture. The 8th and 17th floor lounges are awesome and host great views of downtown Omaha and the surrounding area. And there's WiFi throughout the buildings for residents (at least at the time of writing this review). My only criticisms are that a few floor plans have large pillars interrupting different living spaces (so the spaces can't be best utilitized) and on some, but rare, occasions we are able to hear sounds from neighbors through the walls. Truly though, these criticisms are minor, but something to mention nonetheless. Otherwise, the management is friendly and responsive and the buildings are fairly well maintained on top of everything else.
I moved here from Maine several months ago. I was concerned about not having animals around because I am highly allergic. Allison went above and beyond to help me find an apartment that was incredibly clean and quite.
Living at the Highline has been amazing. I’ve been here for over a year and a half. The facilities are very clean and management is very professional. The gym is quite small but useful and well-spaced out during a pandemic given that it’s never completely full (which is great). I had a few facilities request such a burnt out light bulbs or a running toilet and it was always fixed within the next day or next 2 days if submitted on a weekend. A lot of interactive activities/events are provided online and /or in person for residents. If there are any announcements for general residents or specifically your unit, texts/emails are sent out frequently and in a timely manner if the situation calls for it. The mailroom and mailboxes are well taken care of and monitored. I’ve never had a problem receiving mail or packages to my unit/door. I would definitely recommend living here. Allie helps a tremendous amount!
Allie & Becca are so great!! Super responsive, I love living here!!!
Recommend 15th floor!! Really good views and lovely management!!!!
Lived here since 13 and love it!!!!!!!!!!!!!!!!!!!!!!!
I only have positive things to say about the Highline. Staff is always friendly, maintenance requests are promptly addressed, the facility is kept clean, and amenities are abundant and amazing. Having a parking garage was the most important to me which was available right away, and it is also heated. The location is ideal as it is downtown but not quite in the busiest area. My favorite, however, is having an amazing view on the 12th floor thanks to super wide windows and having so much sunlight! Helps with seasonal affective disorder for sure, haha. I wish I had moved here way earlier!
The Highline has been my Omahome for the past year and a half. As a student at Creighton, the location is super convenient as it takes less than 10 minutes to walk to campus. The facilities are regularly cleaned and well maintained by staff and the management at the Highline is very responsive to inquiries. The apartment complex has regular events for residents like Elf on the Shelf, free donuts(pre-COVID), and even an abseiling event! The building is also a 15 minute walk to old market or a 15 minute walk to midtown in the opposite direction.
We have been a resident for 6+ years and living on the 14th floor in a modern apartment with amazing views. There is great communication with the property manager and staff. From the ladies at front desk that are so friendly and go above and beyond for their residents to the maintenance that keeps the place looking great and work quickly to solve any issues you may have. You can tell that they care about you and the Highline.
Have lived at The Highline Tower apartments in Omaha twice! 2223 Dodge St. Great location - near interstate and the main street and just close enough to downtown but no noise! The apartments are so wonderfully quiet with amazing light - heaven in the winter time versus seasonal affective disorder. In clean neighborhood with extra storage and parking. Great and quick help from maintenance staff and property managers Alli, Rebecca, RJ etc...
Excellent apt, excellent parking, great location.
The price is excellent for the space you get. The building’s location is very good, especially for a person without a car. Creighton, Midtown crossing, and the Old Market are all a 10-20 minutes walk away. Maintenance and cleanliness are on point. Extremely friendly front desk and staff!! The only thing I wish would improve is the gym, which is currently not that bad but could be better. I would definitely want to live here again.
First and foremost, I will say that the Highline is a great place to live. However, it is more than the amenities that make this a desirable location. The staff is very professional and friendly. Allison is the leads a team that is 100% dedicated to ensuring that the tenant’s quality of life remains high. It is so refreshing to live in an establishment where your needs are not only anticipated, but swiftly acted upon. In all my travels spanning 18+ years of military service, the Highline is top-notch.
Staff is very friendly and they always have fun things going on around the building for holidays! My apartment view is gorgeous and couldn't be happier.
This is a perfect apartment for people of all ages. It is safe, very well kept, and has very friendly staff! The apartments are well designed and there are plenty of common areas to study or hang out. Overall, I’ve had a great experience living here!
Been living here for about 9 months and we are loving it here! Our apartment is roomy with lots of storage. The amenities are also great. It's very convenient having the gym just downstairs, and the covered garages accessible without going outdoors during the cold months. We had one small noise issue with our neighbors, but the management handled it in a timely and professional manner and was very transparent throughout the process. The management and maintenance are great at communication for routine maintenance or if something needs to be fixed. I previously lived at an apartment near the Highline, and this one is the best!
The Highline is a great place to live. So close to everything downtown has to offer. Allie and the team are second to none and are always available. We have thoroughly enjoyed our time living there.
We sold our home to our daughter and her husband. We decided to live downtown, but we didn’t know which apartments to live in. We scheduled showings but non seemed to fit what we were looking for. We were driving downtown one Saturday and said, hey let’s check out the Highline apartments. Even though we didn’t have an appointment, we were able to tour the building. After that, the decision was made. We knew we wouldn’t be ready for a year. Management kept in touch with us and allowed us to look at apartments throughout the year. When it was time to move, management knew what we wanted and man o man did they deliver. Our 2 bed 2 bath apartment fits us just fine. The views up here, OMG! The staff always speaks when we pass by. Our Nieghbor’s are awesome. The amenities are 2nd to none! We’re not giving up this view any time soon.
