I have tried to be patient with maintenance but it’s gotten to the point where half the time they leave just as much of a mess for us to clean up after than helping us. There’s rust everywhere, the water is cloudy coming from any water faucet, I’m just in shock that they’d let the apartment get in this state and approve it for new residents to come into. The previous resident who I replaced left expired food in the freezer upon move in and dirtied up the electrical closet and dishwasher and more. The fact that there’s no policy holding said person responsible baffles me. I’m looking into my renters rights to call the health department. Ive put in request after request, talked to management, and it’s been over two months since I was told it would all get done. I can’t use my dishwasher because our replacement for the rust inside was another part with rust, apparently they can’t replace the part it because the models too old?

JMU students and parents, please note the information on The Hills of Harrisonburg Southview's website. ...... all residents have the option of reletting their bed space and can do so during the summer months if they do not plan on occupying their bed space at that time. A relet is different than a sublet. Reletting requires the individual taking over the bed space to go through the same screening process as all other residents and signing a new lease agreement with the community in order to take over the lease for the remainder of the term. This ensures that all residents living on site meet the same qualification standards. We had a HORRIBLE experience with a sublet (which they don't discuss here). One of the students sublet her room to an older adult male with a dog for the summer. The other 3 students (19-year-old women) did not know this man or want him in the apartment but had no say in the sublet. We were told he "met qualification standards," but not told what the standards were. At the end of the lease, all 4 students had to share the cost of EXTENSIVE damages in the common area caused by this man. The girl who sublet would not take responsibility for the damages. Also, there are no key locks on the bedrooms so this man went into one room and took the TV out into the common area for his use. The management did NOTHING to help us. We sent the management pictures and videos of the apartment when our 3 students left for the summer in May. Everything was spotless. The 3 students live out of state, did not use the apartment in the summer, and only went back in to gather their things and MOVE OUT to another apartment complex in June. It is unfortunate this happened because the new owners of the complex seem to want to make this a nice community. Our students enjoyed their time living there. We don't want any other families to PAY for damages caused by a situation OUT OF YOUR CONTROL.

I’ve lived here for two years now. Year one was great, no complaints. Then with year two they switched management and everything went downhill. They changed the locks to digital locks that barely worked halfway through the year with no option to opt out. They redid all the parking lots and took away half of the very few visitor spots they already had while changing the roofing and causing a disturbance. Now they’re coming into apartments and doing construction for future tenants with only two days notice, expecting us to either lock our pets up for over 12 hours a day ( working hours are 9-6) or board them without compensating us for the inconvenience. Plus those working hours I mentioned are loose. I’ve heard and seen workers at 7:30 am and watched them leave around 8pm. We cannot use our kitchen during construction and we don’t get privacy in our rooms because of the bathroom renovations. I have to pay $200+ to board my cat for a few days because I live over six hours away from home and can’t just drop everything to take him home. Go somewhere else. I’ve seen the rent price raise, it’s really. It worth it. Packages are stolen almost daily and management is doing nothing to prevent it other than telling people to send mail to the clubhouse (which is also closed for renovations) despite being begged to install security cameras outside.

I wish I could give southview 0 stars. We have had issue after issue with them over our time living here. Please don’t make the mistake we made and lease with them. Southview is going to be tearing up our apartment for 4-6 business days (and maybe leaving the destruction over the weekend too!). Which days? We have no clue. They’ve only given us a tentative schedule of a MONTH, through which they’ve asked us to remove everything from our kitchen counters and cabinets, as well as our bathroom counters and cabinets. They will not be offering a price cut. Why they couldn’t wait to do this until we moved out or until the summer, I don’t know. Instead they chose the month most people who are moving out are graduating (so, only the busiest, most important month) to tear apart our apartment and go to town on construction for their next residents. Other apartments that have already had this happen say that the workers have been leaving the doors open. We have two cats. When we asked southview about this, they recommended we board the cats, but southview themselves will not be paying for this inconvenience. Not only that, but we’re an apartment of girls. These workers will be in our apartment and our BEDROOMS no less for multiple days with access whenever, doing this work for Southview because our safety comes second to southview’s money-making-scheme, as we’ve seen again and again. Please don’t lease here. I will be asking others to leave similar reviews too. Thanks, southview, for making it so very easy to move out after graduation.

I wanted to share my experience. I am currently living in the Hills Southview and it has been a bad experience. When we first moved into the place the apartment was a mess, a nasty dishwasher, a door that didn't lock, a toilet that didn't flush, etc. Once, my roommates and I were playing some music while doing dishes and someone called the cops on us, mind you the day after we moved in someone threw a party that was so loud the walls were shaking. Two weeks after that we were celebrating a birthday party, they call the cops twice and my roommate got a ticket with a court date. The music was not loud and it was only 12 people at the apartment. We have tried to get the problem solved but the manager has said that they can not do anything to solve the issue. Administration never listens to their residents and yet all they do is give an attitude. Another thing they do is that they allow maintenance to have access to our apartments. Whenever me or my roommates have a maintenance request we ask them to let us know when they are coming. They knock twice but if we don't answer they just come into the apartment and never let us know when they are coming. I tried to talk to the girl at the front desk, but she was giving me an attitude the whole time even though the manager was there. I know some people have an okay experience but please don't move here. I meet three girls from different units and they all have complaints. The new management makes this place a horrible place to live, I can not wait to move out.

Management is terrible! During my two years here, our apt flooded and the (very rude) manager spent the whole time blaming the residents upstairs, which was so unprofessional and insensitive to us personally. Then there was a fire (again, “not southview’s fault”!). Other minor incidences also occurred in which a given situation was completely out of our hands yet we were directly blamed for it. Truly an awful experience. plus the whole complex is filthy!
Southview finds reasons to repetitively enter apartment units. Sometimes they don't even give you 24-hour notice (as required by the lease and VA law). This week, I walked in to find three men in my apartment who were there without any notice, warning, or explanation. In my two years at Southview, I felt like they did not respect my privacy or personal space.
Southview is a nice place to live for the first year off campus as a college freshman. My apartment was kept in good condition with only a few minor issues. Some others have said they have had issues with the appliances and such. The walls are thin, but it is also filled with loud college students. Rent is reasonable and they are expected to complete renovations this year. Overall, a good first apartment.
