Located about 10 miles northeast of Downtown Dallas, Vickery is a diverse neighborhood overflowing with shopping, dining, and entertainment options. This urban neighborhood houses the Texas Health Presbyterian Hospital, authentic global eateries, and several large shopping centers including the Shops at Park Lane, a sprawling commercial complex with brand-name retailers, a bowling alley, restaurants, and more. Also known as Vickery Meadow, the neighborhood is also known for its dominating green space in the eastern part of the community. You’ll find residents spending a day on the green at the Royal Oaks Country Club or hiking the trails at Harry Moss Park. One of the oldest neighborhoods in Dallas, the area grows some of the most ancient pecan trees as well. Excellent for all renters, Vickery offers affordable to upscale rentals in a variety of styles. Vickery is one of the city’s biggest commercial hubs but for more options, Downtown Dallas is only 20 minutes away.

Property Ratings at The Hive
I don't know how these apts are still standing. I mean literally, my apt leans at a 30° angle. Good thing I have one leg shorter than the other. All bills paid, so you can just guess how wonderful the ac units are. Stay away!

The office send out an email asking tennants to leave good reviews, well that can't be done. I have lived here 3 years and it continues to decline. Empty drug baggies all around complex and parking lots. Homeless and drug addicts all over digging in the dumpsters and panhandling for change in the parking lots and trying to sell merchandise they have shoplifted from local stores. Work orders are never completed (some tennants have waited 6 months with no response)and more and more units have window a/c units(imagine hot summer coming and you only have a window unit to keep your 700sf apartment cool because owner refuses to put a dime into the property unless its visable to public if they worked as hard at properly running the complex as they do on mowing the grass things might improve. Gym and laundry room are always locked and closed. The photos of the units in this ad look NOTHING like what you are going to rent only a handful are updated and none have microwaves as advertised. They send out memos about community rules that say "Zero Tolerance" but never enforce them so the problems continue. Lazy tennants leave bags of garbage instead of walking to the dumpster. Before you rent walk and drive around the complex and talk to residents. Have spoken to several tennants at the mailboxes an they will not be renewing because the rent is too high for all the negative things in their units and complex. Owner do not care run unless you want to live in a slum.

Thanks for reaching out. Safety for our residents and staff is among our top priorities. We are communicating ways to extend security to our property further. For the property landscaping maintenance, we have a third-party vendor who comes in early during the weekdays to help clean and maintain our property. Please be patient as the property is not attended to by our vendor during the weekends. We strive to give residents the best customer service and are sorry to hear that you're not enjoying your home here. For an update on the status of your work order, please contact our office.
The Apartments are really nice. I love the inside of my apt. I had a few things that needed to be taken care of and it took a minute to get it done but the guy that does the trash was very helpful in getting it done. I do have something to talk to them about I will be able to talk to them about when the office opens up and i"m sure that they will take care of it. i the floors that i have in mine and the private patio that I can set on in Peace are grow my flowers, the people that live here are really friendly and that makes me happy, Great place to live

The manager is is on top of the repairs needed and getting things taken care of. She keeps the property maintained and is very attentive to needed repairs. I have worked with her on many occasions.
There are lots of drug dealers/addicts late at night there are people asking for money and they can get aggressive.Kids running wild tearing up things and throwing rocks. There is trash all over place and some buildings have roachs and rats. Before you sign a lease come by the complex and drive and walk through it. There rents are higher than many in the area that is why I left got a better and bigger unit for far less money. The recently sent out a email bribing tennant to leave good reviews.

We are disappointed to hear that you have had a negative experience. We have addressed the heavy night traffic with the two police officers we have working during those hours. We are working diligently to ensure that our residents' expectations are met. Please come by the management office if you have any other issues. Best,The Hive Management
I'd refuse to click any kind of star for this complex if I could, but it will not let me post without it. I recently stayed with my sister as I was in town for a family event. IT WAS HORRIBLE. The trash cans are ALWAYS over flowing, there's furniture/mattresses with bed bugs stacked next to them. My sister stated that this is a weekly occurrence. Also, there's trash all over the complex in general and cigarette butts all around staircase. There's people selling their medications and crack from their front door, you can smell weed coming from apartments doors slamming/knocking at ALL hours of the night. There's people who will ask you for money, cigarettes, and WEED just standing in the parking lot all night. I could barely make it to my car without some kind of statement from someone that was very unwanted. As I was leaving my sister's apartment, a young man with long blond hair, was standing outside next door and ASKED WHO LIVED INSIDE WHILE TRYING TO LOOK AROUND MY SHOULDERS. WHY?! This is not the home shopping network sir, I'm going to need you to become a statistic else where. From what my sister has stated all the office does is tell you to call the police & offer no further assistance with the tenants who cause the most issues, even though these events have been documented. The office does not care they don't want to hear about it There are cameras but they must not work because they would see the criminal activity. Kids throwing rocks and tearing up the new outdoor furniture by teens that smoke weed in the area of the grills there is a camera if it worked they would see these things. While, only saw the East side of the complex, I feel like this affects every tenant living there & wish them much luck! They have no onsite security when it was Willow Pond there was a security officer that tennant's could call after hours less criminal activity then. Rent with caution everyone. It seems someone is desperately trying to bring up the demographic in this area... They need to try harder. Rents have increased twice in 2 months and you are paying top dollar for an apartment that has had ZERO upgrades. You can find lower rents in a less dangerous complex.

We sincerely regret that your experience has been anything less than excellent with us. The incident with the trash containers occurred because of a past due invoice; moreover, they refused to service us, and it was taken care of in a day and a half. We hope that this addresses your concerns appropriately. We appreciate your feedback!Best,The Hive Management
Excellent service at the Hive Apartments, the new management and in particular the property's lead engineer and assistant are doing a wonderful job of taking care of business. The response time and quality of work is impeccable. This is one of the few property's in the area that actually care about their tenants and their property inside and out!

Thanks you so much for your review we appreciate it!
Family friendly, well groomed, quiet and good staff. This complex is always improving, and has great programs for the kids, during the school year and in the summer. This complex has access to city transportation and has great retail all the way around it and malls close by. This complex is a hidden oasis in a residential/retail area that is improving all the time. Comr jion us!
I absolutely love willow pond apartments. I've been here for over a year and haven't had any problems. It's a quiet neighborhood, the people are friendly, and there is a pool. I recently adopted a dog and they are letting me pay out my depisit wich is awesome!! The deposit is a little expensive but to me it's worth it. All in all i love willow pond and plan to stay here as long as possible!! Thank you and God bless!!
Family friendly, beautiful commons and great office staff. This is a complex that is improving itself the right way through community. Come be a part of a community that has great programs for the kids, community gatherings and pride in being a part of a thriving, diversified community.
