This place is a nightmare. My apartment had a major water leak with water pouring in from the ceiling that went unaddressed by management for over a month. They deemed the apartment uninhabitable and said I would be forced to move to a new unit however they never did move me into a unit that wasn’t leaking and instead just blew me off. Management is nearly impossible to contact for any issue small or large like a major water leak. There is no contact for emergency maintenance and no way to leave a message. Emergency maintenance request through the resident portal go unaddressed for days or weeks. They charged me a lease termination fee of $2460 for terminating my lease even though the cause was that my apartment was filling up with water for over a month and they weren’t fixing the issue or relocating me extremely unethical and unprofessional business practices from the property management company Cloud Ten Residential. Manager is never in and they don’t respond to calls or emails. Building is literally falling apart elevators always broken garage doors have not operated in months leaving parking structure unsecured. Dirty overflowing trash rooms and common areas that are rarely cleaned if ever. Paper thin walls and failing plumbing in a building that is less than 5 years old avoid The Hixon at all costs.

Upon being notified of the leak, our team promptly took action by arranging for a restoration company to assess and assist with the repairs. We offered a temporary move to a new apartment at no additional cost, which you accepted, along with a rent-free month as compensation for the inconvenience. We aimed to complete these arrangements as quickly as possible and were in constant communication with you throughout the process. While we understand your frustration, our team worked diligently to resolve your issue and made every effort to accommodate your needs. While we recognize that breaking a lease early adds extra stress, the lease termination fee is in accordance with the terms outlined in your lease agreement. The Hixon is great! I love living here. So close to so many shops and old mill or downtown. It would be lovely if we had a few more amenities but there’s so much around it’s not too terrible without.

The Hixon is a great complex. You cant beat the location if you like to head up to Mt. Bachelor and also want to be close to downtown. Nice new units and very dog friendly for people like me who love their pups. Highly recommended!

The Hixon is an amazing place to live in Bend! Imagine being next door to bars and restaurants and grocery stores, and walking distance from Les Schwab concerts, yoga and everything on Galveston st. With an amazing location, this is a new dog-friendly building in Bend with well-appointed apartments and a high-end cafe downstairs. You'd be hard-pressed to find a better place to live, and the units are actually affordable. We love the Hixon!

I'm 75 years old I've never rented before. My experience here has been really good it's convenient people are really nice and occasional dog barking all day but that seems to be taken care of it's clean have a wonderful view. I feel that if I had any problems that'd be addressed promptly. No complaints at all. Lovely place

The Hixon at Westside Yard overall is the one place you walk into and immediately feel a friendly, safe, welcoming place to call home. As a college student, I feel super satisfied with it being near my college campus and near many amenities. Whoever gets to call this place their home knows they're one of the lucky ones!

My husband and I havent lived in an apartment for over 20 years and we had a lot of reservations prior to choosing this option after selling our home. We wanted to try a lower maintenance lifestyle to give us more time to enjoy our free time outside of work and so far we have not regretted this decision. Living at The Hixon has exceeding our expectations. The staff is knowledgeable, friendly, helpful, and responsive. We are on the top floor and have had no issues with any noise from neighbors to the sides. Traffic noise is also minimal. There are a lot of great storage options to choose from (at an additional cost) and tons of free bike storage. The apartment complex was definitely constructed with the Bend lifestyle in mind. Beautiful views, excellent coffee shop, high end appliances, and friendly neighbors. We especially appreciate how pet friendly the complex is!

This is my second studio apartment living experience, and The Hixon at Westside Yard is by far THE BEST! I love the layout with the bed alcove. The property is amazingly well maintained, staff is fantastic, and who doesnt love their own coffee place in the lobby of the building! So glad that I made the move here, and I dont think Ill ever leave!
