These 5 star are lies, must have paid for fake reviews. I wish I would have read other reviews before signing my lease. The reviews are true about the ROACHES! The extermination DOES NOT work. I've even seen them in my dishwasher, under the kitchen sink, countertop, pantry, cabinets, bathroom and bedroom. I keep my apartment clean and I didn't have roaches where I moved from. If you move in, buy some sticky roach/bug traps, you will need them. If you just need a place to stay for a time, then to each its own. It is better to do a short term lease even though it cost more. There is no courtesy officer, like most apartment communities after hours. The entry/exit gates are always open. The pools are closed on Mondays for cleaning. Some weekends, some of the adults have loud music, drinking alcohol by the pool. The next day, a maintenance person is picking up empty beer/soda cans and trash. The fitness center is newly remodeled but I never received an email or information about the hours or access code. If you're looking for curb appeal..you won't find it here. The grass is never watered, most of it is brown but lawn service comes faithfully every week. The office has lack of communication and rarely answers the phone. You would have to personally go into the office or email them. But as long as you want to view a unit or apply for leasing, they're available. Advertising apartments as newly renovated is a joke. The only thing new is the dishwasher and refrigerator. The ice maker isn't connected to the water line to make ice, you have to buy ice or ice trays. Your car will get towed if it isn't registered or anybody visiting who stays overnight. And by all means if you are in a rental car, please register it so it won't get towed. THE MANAGEMENT COMPANY IS PATHETIC!

If I could give this apartment a one star…I definitely would. The maintenance is terrible and does cover up jobs instead of actually addressing the issue (WITH MOLD). Also, it’s infested with roaches and I cannot wait to move out.

If I Could Give 0 Stars, I Would! The Leasing Team Will Tell You Anything To Get You To Move In But They Wont Own Up To It! They Wouldn’t Let Us See Our Apartment Until The Very Day We Were Set To Move In, The Apartment They DID Show Us That Was Supposed To Be “Exactly Like The One We Were Due To Move In” Was 2x The Size Of What They Were Actually Giving Us. If you’re not going to read all of this I’ll summarize- loud neighbors, a ton of screaming kids, chaotic atmosphere, broken down and seedy, electrical, water, and AC issues, cockroach infestation, and leasing staff is difficult, to say the least. They love to make things more difficult than they need to be. The problems started before we even moved in! They initially gave us the wrong move in date. When I called to let them know we were coming is when they informed me the real move in date was a week later. So we had to unload the truck we had JUST loaded up, return it (and eat the cost), get our former apartments to let us stay another week, then load up the van again and drive down from Oklahoma the following weekend. Carrollton Oaks did not offer to mitigate any expenses or inconvenience that resulted from their huge mistake. Here are the main reasons my husband and I hate it here. Although new management took over about a year ago, they really aren’t any better. 1. Like many others have said, they come into your apartment quite often for “inspections.” But they’re not actually inspecting anything, they just want to pop you on lease violations. Fun story, we came home from vacation to find our kitchen flooded and maintenance had LEFT OUR FRONT DOOR UNLOCKED and all the lights on! No one notified us and we had to mop it up ourselves. 2. It is extremely loud and hectic. Kids of all ages running around screaming at 10pm on a school night, cops and fire trucks coming regularly at night, music blasting from cars, neighbors that always seem to have to argue outside, people honking their horns all the time, etc. 3. Our unit is absolutely disgusting and broken down. The outlets blow out lightbulbs all the time, and they’ve blown fuses on 2 of our lamps. The carpet was filthy and almost all the kitchen cabinets and drawers either won’t open or close completely, or have fallen off due to rot, cockroaches eating the wood glue, and the fact that they’re just decades old and should have been replaced. Another stunt they pulled includes being forced to pay them $30 for a dog poop DNA test so they can know who isn’t picking up after their dog. I can’t even. Based on our experiences I have a strong feeling they will try to keep our deposit to pay for everything they have to fix, but they can meet us in small claims court if so.

Carrollton Oaks has a lot to offer. Our kids love the soccer field and pools. We love having reserved parking!
Six apartment inspections in the last month. More covered parking (paid) is available that normal parking (free) and they're tow happy, so figure that one out, censorship of legitimate issues on the apartments internal forum, tried to sneak in higher utility costs until someone threatened them with a lawyer. Don't. Just, don't.
Cons: The apartments have a revolving door....no one wants to stay. The appliances are old and rigged to work but not fixed properly. The electricity flickers with every loud noise upstairs. If you are downstairs, you'll hear every thing they do upstairs. There are dog poop stands, but few of the owners clean up after their pets. When it rains the side walks flood with mud and water, though they did install plastic along the side walks, they are more of tripping hazard than effective prevention. Cable service sucks due to the electricity problems. You'll need wifi and a tablet to watch anything consistently. Getting a clean filter is like pulling teeth. The gate is broken most weekends so anyone can get in, and the cops are usually around looking for the kids who hop the fence and start fires in the dumpster. Parking is a battle. They don't limit the number of vehicles per residence and commercial vehicles and trailers take the resident parking. They tow residents who have no choice and park in visitors even though there are cars without outdated tags sitting with flats in the parking lot in both resident and visitor parking. Really... Dont park in visitors once you've gotten the resident pass. They are towing tenants to force us to pay for the rickety car ports. Pros: I like my floor plan and the flooring in my apt and my neighbors are friendly. The location is convenient for work and hitting up some of the local night life. I can honestly say the office staff and maintenance men have always been prompt with response time... Just no follow through to get things done right.
This place is horrible. The girls in the office need to find new jobs. I wouldn't recommend this place to my worst enemy. Can't wait until my lease is up to get far away from here

I plan on moving in to these apartments with my family very soon. I went to check them out and noticed that the management is very friendly and caring for the residents. All of the apartments look very clean and the residents are very friendly.

The location is nice but this apartment complex is definitely the worst part of the area. It's constantly trashed and dirty. The management keeps changing and getting worse with each change. The people in the office are friendly and nice but can't do much to help since a lot of the issues are mandates from the property management group. The manager on site is completely incompetent. There are constantly "improvement" projects going on but they are never done according to schedule. You can be sure that whatever notice you are given will be incorrect. When they replaced the doors for all units, they were a month off schedule and they violated several provisions of Texas law by not including peep holes with the new doors or the required interior lock for the doors. They eventually fixed this but it took almost a month. Also, I now have paint and plaster stains all over my interior from the changing of the door. Parking has always been an issue so they took advantage of that and built covered parking which they charge extra money for but they took away a ton of parking spots to do this. Also, they used the lowest bidders so one of the covered areas fell down during the first storm. It looks completely unsafe. It took them several years to get the gate working and it still breaks down all the time. They repaved the lots but again were a week off schedule and used the lowest bidders so the job was horribly done. Maintenance does respond in a decent amount of time and for the most part is ok but they do do the cheap and easy fix instead of fixing it correctly. The biggest issue is the constant changing of policies and fees. The most recent example was increasing the maintenance fees, which is a fee that is agreed upon in the lease. This was a change to the terms of the lease and in violation of the agreements in the lease but they didn't care and did it anyways. They know there is nothing residents can do because if you don't pay the increase, it will be a negative mark against your credit and also hurt your chances of being approved at a new apartment complex but if you want to fight in court, the legal fees will cost you more than its worth. Also, they like to show you a nice clean unit when you come to apply but when you actually move in the unit will be horribly dirty and have defects unlike the nice one they showed you initially.

I lived at this property for 2 years and 6 months and had at least 5 different next door neighbors in the apartment next door to me. YOU DO THE MATH. The property went from being quiet and normal living conditions to complete trash. In my opinion the issues stem from the management and the revolving door of leasing consultants they have in the office. Again I lived in the apartment for 2 years and 6 months and there have been at least 4 different leasing agents outside of the one assistant manager. They have even lost paper work from my leasing agreement and asked me to re-sign the documents which makes me question the validity of the leases that I've signed. If you move to this property you will be subjected to SUDDEN rule changes, outlets not working , clogged bathtubs, stove top ranges over heating, bed bugs, and dog droppings all over the property. Not to mention that if you try to contact the property manager about any of your complaints she will not return your call or have her assistant manager "handle it". Since moving in the apartment I've had to have my stove replaced, my bathtub had to be fixed four times ( and was still clogged when I moved out) and my window which I had to hold open with either a candle or window clamps. The worse part again is that if you complain you are put off as if you are bothering the management. It got to the point where I had to call the then corporate office just to schedule a carpet cleaning because the leasing agent who was employed at the time kept "forgetting". Overall I wouldn't suggest moving into the property until the current management has been fired. It will be a complete waste of your money and time. The managers lie about upgraded units and truthfully the only upgrades that I've seen made was to their front office. They sold the property as a gated community when I moved in and the gates were never closed and when questioned about when the gates would be fixed they would lie and say "the computers will be here this week" needless to say "this week" turned into to two years and the gates were finally operating as of 02/22/2016. PLEASE put your money elsewhere.
This place is TERRIBLE! The management is 3 full grown women who act like children. We got BED BUGS from the people below us and it took a week until we were treated. We had to wash all of our clothes and put them in bags outside our apt and we got charged $100 for "trash" Also, the pool was GREEN all summer :(
The management at Carrollton Oaks is awesome. They worked hard for us to get us in as soon as we needed to (since other living arrangements fell through and we were in a bind to get in somewhere quickly). They even stayed in past office hours to process our paper work. They were very friendly with us. The maintenance crew is great as well. They always responded promptly to requests and worked hard to address any concerns we had. It is centrally located in Carrollton and within 20 minutes to nearby Plano and the shopping there. It is close to the library, splash pad, and water park in Carrollton - great if you have kids. The cons of this place are that it's older. This means there are many maintenance issues and sometimes the crew does the cheaper, quick fixes. Also, some of the neighbors listen to loud music at night. The residents are not too great about cleaning up after their pets. Finally, the pools were never clean. We gave up after a few attempts of swimming in them and just went elsewhere when we needed to cool off.
