Property Ratings at The Holly
If you are looking for a place to live, The holly is a terrible choice! Not just because my experience, but everyone that I have talked with tells me they haven’t fixed their stuff either. There is a loud constant beeping sound in my room coming from the sprinkler room. It’s every 2 seconds 24/7. I reported it since day 1 because it makes impossible to study or sleeping. They said they needed to buy a new battery, 3 month later they haven’t fixed it. I had to pay for hotel or staying at friends couch when I had exams so I could study and sleep. They “temporarily” moved me to another apartment with other roommates. They said it would be for less than a week. Well, it’s almost 2 month now! They have me living in 2 apartments, getting 2 power bills. The apartment I am paying is 3 people apt and they have me in an apt of 4. In one apartment the washing machine doesn’t work, in the other one the dryer doesn’t work, the apts are not even close, so doing laundry is awful! I call every day to the office always someone different answer and just say they will tell the manager about it! I have been trying to get an appointment with the manager and it has been impossible! There are cockroaches and rats around. It took them a month to fix the hot water. I have lived in different countries, different states, and different cities. I can tell without doubts this is the worst one!

Negative stars is what they deserve. The apartment was in disrepair on move in day. Mattress with slits in it, broken refrigerator without ice maker, broken dryer, rusted out hot water heater with water leaking from the base, un painted walls, doors completely falling off laundry area, dining room table and chairs broken, living room chair destroyed, fire alarm sprinkler broken (possible code violation), Dishwasher falls out of the wall, several plugs don't work. Gave them a list and not ONE thing has been addressed for over three weeks and counting. There are a lot of excuses for why nothing has happened. This apartment should NEVER have been rented with the poor shape it is in. Inexcusable!!! They do NOT fix/replace broken appliances but are happy to take your rent check.

Move in day was 8/18. Room was filthy and infested with roaches. Son and roommate and 2 families cleaned and fogged for roaches. Stair ways, and outdoor porch was COVER in several inch piles of bird dropping. The apartment that our students were assigned were not cleaned, and the porch had 2 nests one with several baby birds. Apparently, fogging just angered the roaches bc the next morning the apartment was full of some dead, but mostly alive roaches. We were lucky enough to be able to get out of the lease, but SO many were not so lucky. Other tech parents who were there were also able to get out of the lease, but not before signing a confidentiality agreement. I signed no such thing... so I will be letting anyone who looks at this place know about the filth, health hazards, and infestations. INCLUDING pictures. I will also be contacting the health department and Tech so they can steer unsuspecting students away from The Holly. They should be ashamed.

Don't let your kids live here. Apartment was nasty. Took me hours to clean it. Hair and gunk stuck to the baseboards and doors. Found mold in vents and air ducts. Took a week to get someone to come clean them and they they spay painted over what they couldn't remove. Refuse to replace vents that have mold still on them. Dishwasher rusted all on the inside and broken. Couch all clawed up from a cat. Had to by couch covers so that you could use them. Door hinges broke. Rust on shower ceiling. The nasty ness of the apartment prior to move in was just horrible. I can't believe they would let kids move into that.

Hello, there. Thank you for your review and we sincerely apologize for any issues at move in. The air ducts were cleaned and a microbial cleaning solution was sprayed in the ducts as well as an additional preventative measure. We have ordered new vents and they will be replaced as soon as they are received. We have been following up with your daughter on our progress throughout the entire process and have taken care of all of her concerns. If there is anything further we can do to accommodate, please let us know. We look forward to improving your daughter’s experience moving forward! -Team Holly
It is one of the most peaceful apartments close to the campus with least fare. 24hr opened clubhouse and all friendly neighbor with Citibus stop at leasing center. Best place to live in Lubbock.
I’ve had a fruit fly/ gnat infestation (and trust me my room is always spotless I’m a clean freak so it’s not from leaving food out. I’ve had a clogged bathroom sink with a leak they came and unclogged it and said they would have to come back for the leak. Front door doesn’t shut and latch closed so easy to get broken into. The only Outlet in my bathroom doesn’t work. None had been fixed . They come and do nothing then say they will come back. Or say it’s fixed when it’s not. but for the cheap prices I should have expected horrible maintenance or issues.
when i moved in i filled out a sheet about everything broken or messed up and they said they were coming to fix that on august 15th and its december 5th and they have yet to come even after multiple phone calls
One of the best college complex’s in town! Have been nothing but good things to say. It’s a home feeling and have did everything they can to help or accommodate you! The front office has shown me a lot of help and care.
I sub-leased my apartment, however 3 years after I moved out I had a collection agency call me and request money that The Holly said still owed. Unfortunately, I didn't save a copy of the sub let agreement, so I had to pay the 6 months of rent. Very unprofessional! Keep records of everything for this complex. They are dishonest.
I lived at the Holly for a year. My roommate decided to illegally sublet her room to random people and when I tried telling the office about it they did not believe me at all. They were very unhelpful it was so frustrating. So I then decided to move out because it was no longer a safe place to live for me, but I was still paying rent because I could not find anyone to sublease my room nor did the office feel any need to even try to help me out. Fast forward about eight months, and i’m still paying rent. I come to find out I owe money for electricity bills so I start trying to take care of that and the office tells me that they thought I abandoned the apartment so they “threw away” all of my belongings such as, room decorations, clothes, shoes, living room decor, all my pots and pans, plates, bowls, silverware, giant beanie chair I had in the living room and anything else of my belongings. Then they moved a girl into my room, so they were double charging my room. This was the worst experience of living anywhere that I have ever had. I now own about twenty shirts to my name and five pair of shoes. They took everything from me. Highly recommended considering to live literally anywhere but here. The staff is very unhelpful and rude. If I could rate this place negative stars, then I would.
My two older children together have rented an apartment together while attending Texas Tech University., 2016-2018. The rent may be less expensive and It maybe in the bus route to TT, but it comes with a price. The maintenance is HORRIBLE. Their apartment wasn't even " ready" when they moved in. They came back to finish sheet rock and paint, they don't clean up and it caused my son to have an asthma attack. Now again another serious incident with maintenance. They redid all the floors in the apartment, but they didn't drape the furniture or beds with plastic and left an inch of dust on EVERYTHING! Plus the items they put outside of the apartment as they worked , were STOLEN!!!!
The rooms are alright but smell bad even though they're supposedly newly renovated. Location kind of sucks. They recently just changed their name to try and get a clean slate from bad reviews, but it's a sham, they still suck. Front office people are difficult to deal with and not helpful. Bad customer service. Live somewhere else.
I have lived here for more than 2 years and I can tell you yes at one point it was cheap so if you were unfortunately poor you had a place to stay. However, if your prayers are unheard and something happens to you like a pipe leak, huge potholes, awful management strategies, and renovation then say good bye to sanity and be ready for the NIGHTMARE ! Just not worth it.

I've lived here for almost three years now, and while my experience has varied overall I would recommend this apartment complex solely on the premise that it is going to be under a new company soon. Cheap as dirt for my last year here, I saw maintenance fall sharply and the grounds literally turn into a forest, but at 299$ this apartment was a steal.
