The hot water and water in general is off regularly. For the last two weeks the hot water has been off without notice to the residents beginning Friday through Monday instances of working during the weekend. Work orders take months to get resolved. Weed use is rampant. You can smell it in your apartment and through the vent system. Just a terrible place to live. Waiting for my lease to end.

I move into my apartment on June 1st, 2023 and my air was not working and haven't worked. I put in several work orders and my air was finally repaired July 31, 2023. The property manager is a liar and has no compassion for the residents.

I have been here almost a month let me run you through my experience. I called and got Oscar on the phone I told him my dilemma with finding a place he said don’t worry come in I got you. With hope in my heart and only 2 days until I had to move I came in. Oscar was friendly and personable. I was approved as I was sitting in the office. I moved in two days later. As expected with a move as quick as mine was there were a few things that I needed to be fixed. Maintenance out here is simply amazing they are also friendly and make you feel like family. Samantha is the leasing office manager and she is simply amazing . I don’t write reviews often but this staff is down to earth and I’m so thankful for them. PS: Couldn’t have a more convenient location everything is here!

Absolutely stay away from this place. The first indication that this place was bad should have been the "we don't have a unit to show you" line. We had to wait a few weeks to move in, I assumed because they were making the apartment ready. Nope, when we moved in the place was a wreck, literally a hole in the wall from a fist or hammer, baseboards and door frames that were torn up. The bathroom door frame had clearly been kicked in or something the cover plate was all twisted. Paint on the walls was mismatched and didn't even go all the way to the bae boards, cracks in the caulking around the tub, huge holes cut, ripped or something in the drywall under the bathroom sink. I could go on, but instead I took pictures and noted it on the move in. I was told to forward the pictures and they would put in work orders for things to be corrected. Well nothing happened. So I used their resident portal and put the concerns in as maintenance request. Here I am 6 months later and nothing was done. Meanwhile we have ants in our home and nobody has come to spray the inside of the home. We need those cracks in the walls and caulking filled to stop them from coming in, but instead they just sprayed outside the building, at least that was the excuse. I was told it would be another week before they would come out to spray inside. "This is standard procedure".Calling the office is hit or miss when it comes to talking to someone. If you get ahold of them they just give you excuses. Or "they will follow up" on your work orders from 6 months ago. It is clear that they don't want to spend money on the place. They only fix "urgent" items like your A/C if they have time. Count on the. water being shut off on a regular plus getting warm water is hit or miss to shower with. They don't take care of the property outside either, constant trash, furniture you name it laying around. I am so sorry we moved in here and if I can stop others from making the mistake I hope I do. If you have made it to end of this review, do yourself a favor and don't move in. You deserve better. Worst place I have ever lived.

Peaceful and Quiet and very reasonable price for each floor plan.
This place is so disappointing and run down. Since I’ve been here it’s been nothing but disappointment after disappointment. Firstly, there are ROACHES here, giant ones. I’ve called maintenance multiple times on this issues but I still see them. My light by the front door has been put for months and I have put in a service request for that but nothing has been done. It took me 8 months and 4 trips to the leasing office to finally get a mailbox key. They AC/ Heating is not very good and my electric bill is high. It is LOUD here, forget about getting any decent sleep, you will hear cars, fire trucks, loud music.. etc all day, everyday. LOUD neighbors ! And did I mention the GIANT ROACHES! Do not recommend!
I’ve been living the Hub less than a month came home RATS running around the kitchen reported to the office the Manager Mary handed me traps and told me to put them down 1 I’m not a pest control technician 2nd how did you have traps readily available..
This complex will find ways to continue to raise prices for a complex that stays the same, in which it isn’t really worth paying for. This complex isn’t concerned about covid or your inability to control things as they arise. All they care about is getting their money, not that we’re in a pandemic that threatens our lives. They don’t clean out the apartment when you first move in, they cut corners by painting over things such as hair and dirt on walls, and the dishwasher still having dishes left in them. The blinds are cheap and will fall or break if you try to open them. All of the sockets are not secure to use. The drawers in the kitchen are off track and will get stuck if you open it. The water takes no less than 3 minutes before it gets hot and you’d have to flush the toilet, run the bath water and the sink to get it warm faster. They’re just terrible, keep looking elsewhere before you find yourself in a position you never expected.

Within the two years I’ve been here haven’t had one issue that couldn’t be resolved . Never had roaches or rats. Quiet ... Different management but still no problems there that couldn’t be resolved.. only reason I’m leaving is to upgrade but other than that I’ll stay ...

Madera Residential are the worst properties. The Hub : Maintenance dont fix anything ,had a water leakage that never got fixed. The Water Bill's goes up every month and it's only two people leaving in the unit.will not lease with any of there properties!!

No, issues so far the personnel do their job. Office personnel and maintenance so far so are kind and nice clean area and quiet.

I've only lived at the property for a short time, but I haven't had any problems that aren't addressed in a timely manner. Yes, you may call the office and not get anyone but it's a rental property so from time to time they will have potential residents in the office and I think it's rude to cut someone off to take a call or would you prefer to be placed on hold. NOT I!! I would just try later. I've put in work orders and they're completed in NO TIME AT ALL. Yes, I would and have recommended this community to anyone searching. Love this property and the STAFF.

The office staff, LaTrice & Garland, have poor Management & Customer Service skills. The Management here is HORRIBLE. I was finally able to get thru to someone after going thru their Property Management. There is NEVER anyone in the office & they NEVER answer there phones, which makes sense since no one is ever in the office!! You have no choice but to leave a voicemail and still no one has the audacity to call you back. The maintenance crew just lets themselves in your apt whenever they want, for no reason at all except just to scope around. I had horrible and rude, harassing, threatening neighbors & when I went to the office to complain about the concern for mine & my daughters safety, the office did absolutely nothing about it except say, Oh things will settle down & should get better over time. After months of dealing with these idiots I finally had no choice but to move out. I should have listened when people told me to stay away from these apts but I didn't and now I regret it. Hope this can help someone! Just stay away. Just say NOOOOOO!!!! By the way, if there was an option for no stars, I wouldn't even put 1 measly star for these rude, inconsiderate people. Poor, very poor, the poorest of the poor!!
Bad management, from office staff to the corporate level,drug users all over,apt are poorly refurbished, and the upstairs unit are the worse,not worth almost $900 a month
