This apartment complex is horrible. The washers never work and the office refuses to fix them. There is dog poop everywhere and it is a safety hazard. It is so loud with so many people in the common areas and parking lots at all hours of the day and night. The office manager is incredibly rude and nasty. The apartments smell. The apartments are very old. Live anywhere else but here in Denver.

Management is decent. The apartments are pretty good for the price, especially the top floor units that have skylights (super nice). But it is old, so you can expect the typical old building stuff: shower temperature changes while you’re in it, you have to sign a waiver for possible lead-based paint, etc.. it is almost the end of June and the pool is not open, apparently due to vendors being behind because of COVID? And, there are only 7 visitor spots sprinkled throughout the entire complex, while a whole bunch of additional resident parking sits empty all the way at the end. So if you want visitors, be prepared for them to park all the way on another street and walk. Honestly though if the owners invested in better security, I might stay. Here’s the kicker: in the last two months, my own vehicle has been stolen from the parking lot, my neighbors work van was broken into and cleaned out (catalytic converter and all), an actual apartment in this complex (someone’s HOME) was broken into in the building next to mine, AND the leasing office was broken into. And who knows what else. There is a unit in my building full of heroin and meth addicts who bring random strangers in and out all hours of the night. I invested in my own security cameras because the complex refuses to invest in them. They say there is a security patrol but I have literally never seen it. If the complex invested in better security, I’d stay. But I will likely not be resigning my lease if things don’t change. The price is not worth it to be worried about our safety and belongings everyday.

The apartment building is quit. No one in building C fights or is loud. I don't know about the rest of the buildings but ours is very quiet at night.

All in all, this is a safe and convienent place to live. I have been here for going on 5 yrs and will not leave unless I really really have to.

I would recommend this community because it is relatively quiet and the rent is moderately affordable. I would not recommend it based on its location, being surrounded by two of the busiest streets in the city, which I feel hampers the walkability and peacefulness of the neighborhood.

Its just a busy street and you can hear cars honking24/7. When you have kids trying to get to sleep its hard with all that noise

I would recommend it for the affordability. I would not recommend it because there is often noise, fighting, and kids that run around an vandalize the property and throw rocks at cars. I've had to call the police 4 times in the last two weeks due to serious domestic disputes, one that took place at 6am. I called security and was told that all of the officers went home. I asked if they could notify the office that I called and they said they couldn't since there were no officers to go to the apartment I complained about. And there is the parking issue too, but that is suppose to get better.

Don't do it. Otherwise you'll be kicking yourself later for it. Trust me. Management here is a joke. They never pick up the phone even when they are clearly sitting in the office. I've called from outside the front door before just to see if they would pick up the phone. Then walk inside and see them just playing on their cell phones. HLC Equity didn't seem to care when I complained to them either, haha. There is a $20-30 ish "convenience fee" for paying rent online. I just took a check to the office instead. The plumbing system is over 40 years old. They are the worst with handling mail and keeping track of packages in the office. If you ask them if it's in the back they will likely say no, so don't be afraid to tell them to check again because they probably didn't even go look in the first place. Walls in units are paper thin. Get ready for bogus charges when you move out as others have mentioned on here. Found bed bug remnants/shells on the floor. Yuck. Maintenance is usually pretty quick to their credit but I've had them show up very intoxicated upon arrival several times. Very awkward, especially when I was alone. Had them fix a plumbing issues once and they left a huge f'ing mess for me to clean up. >:| Police usually show up about once a week. Lots of sirens go through the intersection also so it's quite loud at night. There are tenants with pit bulls even though they aren't allowed. Cigarette butts littered everywhere, not enough parking spots. Its' a pain to leave from either entrance/exit in the morning for work too. Other drivers who don't live there use the parking lot as a road instead of going to the light so there's always someone going very fast to go around and skip the red light at the intersection. I would go on but I think their rating speaks for itself. 0/5 please do not make the same mistake I did and live here. Waste of money!

Sage Brook Apartments has been nothing but amazing. The office staff is kind, works with you, and makes sure your process with leasing with them is smooth sailing. They’re always there if you need them, whether it be by phone call, e-mail, or just stopping in. They’re very personable, professional, and all around a pleasure to work with. The maintenance team is wonderful! When you send in a work order, whether it be for broken blinds or an issue with the dishwasher, they immediate contact you and come quickly to your apartment to fix anything that needs to be done. These two gentlemen are extremely professional, personable, friendly, and work hard to make sure everything is in working order for you. The outdoor amenties are great. They have a quaint little area where you can picnic and barbecue/grill for awesome cookouts with friends or family. Right next to it is a playground for your children, which is awesome if you have kids so they can go outside and play. A pool for summertime fun, and it’s decent size!! This is more indoor, but they offer a 24 hour fitness center! I love it because I can workout and keep up in shape for my job as a paramedic. And the main thing for sure, their apartments are so nice! I was very shocked to see how nice they were, because I’ve had some bad experiences with apartments that aren’t what they show. Well, these ones are exactly as you see on the site! They’re clean, the floors are hardwood and easy to clean. The kitchen is a decent size, with all new appliances and it has a nice modern feel to it. They have a walk-in closet in the bedroom, thankfully, my significant other has so many clothes and shoes we needed this. It fits all their stuff, and mine, which is great. All and all I definitely recommend this apartment for when you are moving and looking for a great and pretty affordable place in Denver. I moved here all the way from Ohio and do not regret it at all. We love it here, and plan on staying for a while.
I would say that Sage Brook is a decent place to live. Pros: -Good location. Being off of Quebec and Leetsdale makes it in the middle of a lot of places. Being right next to a Walgreen's is a plus. -Friendly leasing office staff. -Parking is not too much of an issue. -A/C is nice if you're willing to pay for the extra bills for it. -Notice: the staff does give out notice for certain things in advance (usually) which is helpful. -The apartment itself (a 2 br) is pretty cozy and spacious for what we have. There is also no apparent negligence on part of the maintenance. Cons: -Location. The entrances are a little tight and you have to get used to it. Come winter time, watch out for the brick retaining wall; I have seen some hit it. Also, the complex is split in two. You can get to the north side from Quebec and only Quebec and the south side from Leetsdale and only Leetsdale. IT DOESN'T CONNECT TO ITSELF??? -Traffic. Good Luck turning on to eastbound Leestdale/Parker if it is rush hour or pretty much any hour you need to go that direction. Coming home with the rush hour sucks too. I've had people walk and beat me! -Pool. While the pool was nice for a bit, the location of the pool was a little odd. I felt like I was being watched every time I went there. Not by the office, but by the neighbors. -"Fitness Center" They have a treadmill that works which is ok and a working elliptical but the bicycle machine has its motherboard exposed and no attempts to fix it. The weights were ok. The leg machine was stuck in one position. -If your Hank Hill, don't look at the lawn. Just don't. Lots of yellow patches that will make you go BAWAH. -PRICE.......When my roommate and I got here, the rent was good. However, come renewal time they want an extra $150 a month for rent. No good reason as far as I can tell. No added bonuses other than a new roof for every building which ended up being more of a hassle than anything (especially living in the bottom unit). Want out of the lease?!? It will cost you $1500 or you can find someone to take it over. And you need a 60-day notice to vacate or have to pay rent charges if you are not living there (which hasn't happened to us). OVERALL: AVERAGE If you can afford the 1000 /month for rent you could probably find something better in all honesty. I would say it has been a good place to live; just not for an extra $150 a month out of the blue.

When we moved in, the staff was very nice, which seems to be the norm in Denver; all the offices are nice until you move in, then it's a 35/65 chance they will continue to be as wonderful as when you signed the lease. We filled out a worksheet saying what needed to be fixed in the unit when we moved in October of 2014, and it didn't get started until June, no matter how much we bothered them. Granted it wasn't anything extremely poignant, but still, come on. The hot water was hit or miss daily until the end of July, and the tenants aren't the most courteous (the kids scream and cuss at the park when they have nothing to do or when they get in fights with each other), however, just like most anywhere there are some friendly neighbors. Overall, given that my lease is up in 2.5 months, I wouldn't recommend living here unless you had no other options.

Applicant has the right to provide the property manager or owner with a Portable Tenant Screening Report (PTSR) that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides the property manager or owner with a PTSR, the property manager or owner is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for the property manager or owner to access or use the PTSR.
