Property Ratings at The Hudson at Orchard Park
I was a resident at the Hudson for a little over 2 years since I moved back to Lubbock. I could not recommend a better place to live! The gated community is great, rent is fair, and the neighborhood is wonderful. The units and spaces are well-cared for paired with top-notch management. Stephanie, Rose, and the grounds staff go out of their way to help. They are friendly and kind! The only reason I moved out was because the opportunity to purchase a house came up! I will miss being able to drop in to the front office for a quick visit, not to mention being able to take my dog in for a wash in the oh-so-convenient dog wash area! If you are looking for a place to live in Lubbock, I whole-heartedly would give this one a try!
Ever since I moved in I have been nothing short of extremely happy with my decision to move in. The apartments are very nice and well maintained and the staff is very helpful and accommodating.
great peaceful place to live! love the apartments! ??
great living , great management, always up to date on emails .
Well managed and maintained. Lots of dog lovers in this community!
i have been living here since july of 2022 and i love it! there are some downsides, such as the construction, but that is completely out of the apartment complex's control. whenever problems have come up with construction, they always make sure to inform us as soon as they are aware of it. besides that, there aren't any problems! i can never hear my neighbors and the location is really convenient! right by really great restaurants like the fresh american and yanagi ramen, and stores like heb and walmart! once the construction is done, i believe that i could walk to all of these locations and i am so excited for that :)
The community is great and the apartments are extremely nice and well kept!
Have lived at The Hudson for 2.5 years now and find it to be a nice experience overall. Well-kept spaces (some neighbors could do better at keeping dog waste picked up) and lovely grounds. Maintenance has always been quick to respond, office staff is welcoming and helpful.
I love living at The Hudson!!! The property manager is great and the whole property is amazing! Friends that have come to visit me are always so complimentary of my apartment! Thank you for a great place to call home!
From the super friendly staff, to the state of the art amenities, I truly couldn’t imagine living anywhere else!! I never had problems with anything. If a repair was needed, they responded very quickly, and had it taken care of within 24 hours!! I sure am going to miss living here!!
We have lived here for over a year now and have enjoyed our apartment and some of the amenities that we pay for. But there are cons: The gates have worked for maybe 3 weeks out of the 14 months we have lived here. The pool is regularly closed and when it's open there is nowhere to sit due to a lack of maximizing the space. They also create new rules every day it seems and send out emails frequently threatening lease violations for everyone. Consider shifting priorities from music & cut-offs at the pool to fixing the gates that are broken & making sure the dog poop is picked up.
I'm only writing this review because I want for you to think twice before moving into these apartments. I recently moved in, bottom floor, and was expecting to hear footsteps or pipes every now and then. However, I can hear EVERYTHING. Full clear conversations, music, even light switches being switched on and off. I feel like I live with my neighbors. I don't think it is their fault either, the walls here are extremely thin with no sound proofing whatsoever. I've lived in many apartments around town before, and have never experienced noise on this level. These are beautiful apartments, but the noise level is awful, and makes for a very uncomfortable experience.
Love the staff here! They are always willing to help when needed! For it being a new construction they are always super friendly! Great environment and the finished product will be beautiful!
The Hudson is in a class all its own. I have lived here for about 7 months and have had nothing but great experiences with the property and the staff. They have always gone above and beyond to help me with whatever I needed. I would absolutely recommend these luxury apartments to any working professional or young family.
The high is 102 degrees on this beautiful Saturday, how have I still never gotten to enjoy the “sparkling pool” that hasn’t opened in the 10 months that I’ve lived here? Residents pay for and expect to enjoy this advertised pool that still doesn’t have a permit…
Property Manager at The Hudson at Orchard Park, Responded To This Review
Hi! The pool was opened on May 12th, just 3 days after your review. I hope that you are now out there enjoying it. The pool is only scheduled to be open during the summer months. But, we were fortunate enough to be able to get our permit and open it early for our residents to use. Thank you.
Dumpsters are overflowing at times, so large boxes will literally blow out and damage your vehicle on windy Texas days. The gates haven’t worked for a month. I’ve lived here for months, and the advertised dog park still doesn’t exist. There are electrical and plumbing issues in some apartments. You pay fees on top of your rent, and the rent just increased. But the pool and neighborhood are nice I guess.
