The property grounds are run down, not cared for and a huge safety hazard. Cracks and warped sidewalks and stairs. The buildings are crumbling and falling apart. The office staff is does not care about helping or resolving any issues. Every single person I had contact with in the office had a really bad attitude and acted like I was inconveniencing them to do their job. Their communication to the community is extremely poor. My anxiety went through the roof while living here dealing with extremely loud neighbors. It's just a trashy place and you should run away quickly.
Our entire building had the water turned off for a month and the plumbers couldn't even tell us what was leaking. Two units burned down recently because of the old wiring and nothing has been done except to remove visitors parking spots so the next time it happens the fire truck has a place to park. The mailbox has been broken for two months and despite multiple calls to management, they've not done anything. Even after the post office confirmed it was the responsibility of the complex to repair or replace the mailbox, nothing has been done. This has forced half of the residents to go to the post office to the get our mail since it cannot be delivered. Yet somehow rent is going up? If you like paying high rent to live in a crumbling building, in an unmanaged complex, next to a busy highway then you're home! Otherwise, please stay away from here.

Here at Hudson Apartments we strive to provide the best service possible for everyone, and appreciate any feedback that gives us the chance to improve ourselves. We'd like to take this opportunity to address the concerns you've listed above for us. We take resident safety very seriously and are currently making the necessary electrical improvements. Work is to be completed by Friday, February 17th, 2023 for this project. Unfortunately, with this incident the Tigard Fire Department informed us that certain visitor parking spots had to be removed for noncompliance with the City of Tigard. We do still offer other visitor parking within our lots and free street parking throughout the property. We apologize that the mailbox situation has taken longer than anticipated. Original communication with USPS found that repairs were to be done on their end, however further communication found that was not going to work as planned. We currently have replacement mailboxes on order and will inform all residents once they have been installed, and appreciate your patience as work as quickly as possible to resolve this matter. USPS is holding resident mail at 12210 SW Main St, Portland, OR 97223 until time of installation of the replacements. If you're nosy and want to be able to hear your neighbors every word then you should live here. I live on the top floor and I can still hear every word and every sound of the people around me. They might as well be my room mates because I hear it all. I've lived in apartments all of my adult life and never once have I had to go out of my way to try to drown out normal day to day noise. Even at night I cant have peace because I can hear my neighbors snoring ! The sound insulation here can not be up to standard.

I lived here for over 2 and a half years and since then it has changed ownership. I have recently bought a house and would have had one month left on my lease, most places would want you to leave on a good term and refer them to other friends but not this company. They would not help me at all. I get that it’s not normal protocol to help someone on a lease break but it was one month. They aren’t willing to work with you on many things. It always takes forever for maintenance to fix things. I always had to call a few times for them to come and fix things. They redid our sliding doors and the carpet was ripped up on the side to put it in but they never cut the carpet so it’s just sticking up over the bottom part of the sliding door. So many other places to live around this area that have a nicer pool area and apartments for the same price.
I am a current resident. If looking for a place to rent, look elsewhere. This is the worst place ever! Pool always closed in the summer, Hudson North is disgusting, management NEVER answers the phone, utility bill for water and sewer is outrageous! I am a single professional and never home. Cannot understand why my bill is never under $100.00 a month. It's only gotten higher every single time they have changed management. Which by the way has been at least 3 times in less that a year and a half. They don't even have a drop box for rental payments, etc. As if they are trying to set you up to have late fees, which by the way, good luck having that reversed. They won't budge. And then they will put notices on your door at least once a week for that late fee. Trust me, if I could break my lease, I would. But with the commitment to the rental agreement, just going to have to ride it out.
We have lived here for 6 months, have had new managers several times. We have written emails complaining about other tenants who were blasting music all hours of the night and smoking cigarettes outside our windows and never got any response, never got a response when we reported (with photos) our neighbors damaging our cars, never answered any emails about any of the questions we asked, took months to get maintenance work done with multiple service requests and emails. Maintenance guys themselves are really nice and do a good job but there is absolutely no management communication and you can forget about them ever answering a question or dealing with an issue. This was the same problem we had with multiple managers!!
DO NOT MOVE HERE! Their has been 6 property managers in the 3 years that I have lived here each one less ethical and more incompetent then the last. They towed my car while I was on vacation. The pool is where homeless people in the neighborhood take baths and I have found needles and other drug paraphernalia in the gym multiple times.
I have lived here for only 2 months and I’m already wishing I never had moved here! Utility bill is crazy high $200 for a small 2 bedroom unit that has cheap blinds, low quality “remodeling” toilet keeps leaking water. The gym has been closed since I moved in going on 3 months. They never told us about anything, never told us there was a “dog park” 2 pools, a gym, or where to go for packages. There are much better options definitely do not recommend these apartments!!
New property management company from California only worried about upgrading empty apartments steps are broken they haven't ficed for six months always construction going so no excuse they charge for blinds while still a tenant utilities have gone up since they took over
Price for rent is decent to live here, but the utility bill is a joke! More than $200 dollars for one month ? Are you kidding ? That’s a problem. A house bill maybe but for an apartment ? I’ve paid $60-$70 maybe in all the other apartments I’ve lived in... I could live in a much better place and newer if I knew I was going to pay that amount of money. Do not move in here until you make sure you go over the contract with them and make sure you don’t get stuck in this money whole!
If you are searching for a decently quite home, with working utilities... I would NOT recommend these apartments. The staff, when presented with any sort of problem pertaining to your apartment, frequently defaults to a rehearsed response that does nothing to help the situation, and recuses them of any blame. They allow vendor contractors to have complete control over utilities such as water, which leads to having your water shut off for long periods of time, with absolutely no warning ahead of time, as is required under landlord tenant laws. These apartments are priced as luxury apartments, but are run at the most inconsiderate, and dysfunctional level; which in turn, results in horrible living conditions for residents. I would personally not recommend these apartments. Do not just take my word for it... the majority of these reviews are rated one star for good reason.
I've wanted to move out of these places since the day I moved in. Terrible management, run down apartments it's a money hole. If you want to live somewhere crummy, roach infested and overpriced it's this place.

I have been here 6 months and not one of has been without an issue. How did it start? I gave them 3 weeks before I actually moved in so they could correct the locks that didn't work, and the base-board heaters that looked unsafe to use (only 1 was replaced in the bathroom in the first 2 months), not to mention let the sickeningly strong "lemon-fresh" carpet cleaner ventilate and the baking soda to soak up the funny smell in the fridge and freezer. There's the dryer hose that kept falling out of the wall when I ran the dryer. Just shoved in a hole in the wall, ventilating lint into the wall cavity. They drilled a screw through the plastic ring. Then the mice droppings, the mice scratching in the walls, and the realization that Greystar had purchased a property with no idea who actually rented out the storage units, in which the mice had taken up residence, adjacent to my apt . The mice were followed by the ants who even joined me in the shower through the holes in the caulking around the tub. I was about to give up on trying to avoid the sharp edges of the rigid thermofoil wrapping that is still peeling off my cabinets in sharp plastic curls. The repair? Gobs of wood putty that looks like a permanent batter mishap. Can it get any worse?... Yes. The running toilet went on for 2 weeks while I waited for follow up. Working the faucet for hot water in there is like trying to crack a safe because the thing is so loose. I am more afraid of being without a shower because of their slack repairs. That is, when they have more than one maintenance person for such a large property. When it got down to 36 degrees at night and when I went to turn on the heat, and nothing happened, and saw the breakers for heat were switched to off, flipped them on... Bang! Sparks flew out of the breakers and a little orange flash followed by all my power going out. Great... it does get worse. Well, the solution was not readily apparent, or my fault as they had insinuated. Yeah, they were sure I had somehow nicked a wire when I mounted my TV. It took a certified electrician and a 33" x 16" hole to confirm my mounting was perfectly centered on the stud and no wires were effected. In fact, the electrical issue was caused by a badly done wiring job by the guy that fixed the base board heater in the bathroom.
We have wanted to get out of where we live for Quite some time. They do not have it together which makes Paying them Rent Hard :)
