Property Ratings at The Hudson
I recently moved out of here and I am so glad that I am gone. This place overall I think is very trash and no where near worth the money you would spend if you were to stay here. I had multiple occasions where an overflowed toiled or bath seeped through the floor and into my space and ruin plenty of my nice furniture. The maintenance staff is extremely slow to respond and not very nice to talk to. The walls are extremely then so be prepared to hear literally all of your neighbors. The ones above me through parties a lot and you could hear conversations as if you were standing right in the room with them. They charge you for all these insane fees that done make much sense. Overall was not a great experience for my first time living in the Richmond area. I was really looking forward to living here because of the loft style and the beauty in it but within just two months I regretted my decisions entirely. Never had this many problems renting before until I got here.
This place is absolutely atrocious. I live on the 4th floor and there are leaks everywhere in my ceiling that I request to be fixed but no one does anything. The leaks are in the hall as well as the staircase which is so ridiculously unsafe and they aren’t little leaks at all. Whenever it rains pretty hard it looks like someone took buckets of water and dumped them down the stairs. It smells of mold inside your apartment and it lingers on your clothes and the halls smell like rotting garbage. The gym is “new” but half the stuff is broken and if you have a package delivered it’s thrown on the floor of the mail area for anyone to take. The doors into the building that are supposed to be locked are broken and anyone can get in and they don’t even close so half the time the doors are wide open. I feel awful for anyone who lives near doors to stairwells or anything because every door slams shut. There’s also hard drug paraphernalia in the stairwells so dogs or kids could easily get a hold of something. They claim they clean but the elevators and the stairs I swear have never been cleaned they are covered in a layer of grime and stickiness. Every single person I’ve run into here talks about how much they hate it so I can’t wait to move out of this dump and into a place I’m not getting side effects from living in mold and dust. Seriously don’t move here.
This is one of the worst places I have lived in. The building advertises that it is secure it is not. Some of the people who live there throw their trash anywhere they feel like it. The walls are so thin you can hear your neighbors conversations. If you live on anywhere but the top floor the noise from above is excessive.

So far so good. I moved in September. I like the amenities included in my rent, however someone child friendly would be great! My puppy baby loves the dog park..wish there was a playground? Now sure if thats possible with all the covid..but just an idea

This apt complex let's thier private trash company, Republic, come and empty trash dumpsters outside my bedroom window in the middle of the night. This is not within city ordinances. Please call Republic to set pickup after noise ordinance times... aka after 7am, not 4am.

Ive been living at The Hudson since mid June 2020. Since then even during the Covid pandemic the staff has made our living experience wonderful. Communication is GREAT! Floor plans are so open and give you so much space to work with. And if you see anything negative about The Hudson just know that before moving in the staff gives you full disclosure on anything that may change your mind about living here, so honestly if you move in and have an issue after than you didnt listen to what you were being told.

I chose The Hudson because it is affordable and in a convenient location. My loft is gorgeous. I love the trash valet service and the quick response by maintenance to my requests. Happy to call The Hudson home!

Rent is too high for the conditions . I already have no windows in my apartment . Anytime the upstairs neighbors spill something it leaks through my ceiling. I can hear everything they do up there even their conversations . We have power outages frequently even went without a stove for months . The hallways are nasty even smelly

It is apparent from your review that you are not happy residing at The Hudson; however, I am sure when chose the apartment that you are now residing in, that you were advised about not having windows. Our rents for the Manchester area are the best in town but does not reflect upon what we have to offer and the dynamic team we have to serve you. As most do, they will read on-line reviews and see that the biggest challenge we face at The Hudson is having thin floors and walls and I am sorry that your experience has been less then great, we do ask that our community be respectful of their neighbors when it comes to the noise levels within an apartment. Please contact our office to discuss any power outages you might be experiencing for the only time we were aware of an outage was April 22nd, being an area outage, which was reported to Dominion Energy that did damage our electrical stoves preventing some ovens from working. Those residents whose ovens were affected were not without a working oven for months as you have indicated; however, during a pandemic it was difficult to find in stock new stoves but our distributor worked quickly to resolve. Our common areas are cleaned Monday through Friday, if there is an area in our building that needs to be addressed, again please contact our office so that we can quickly remedy the issue. If you read any of the previous comments about the Hudson Im sure youve already read that the walls are thin. If Im being honest yes they are thin yes I can once in a while hear my neighbors but with this being said I was warned about the thin walls before I even moved in so thats not something you just find out later. Also with anything regarding the pets they arent allowed anywhere other than the first floor so theres no longer any issues with pets being above you. The community manager and staff here are absolutely wonderful they care about all the residents they have worked with me and my fiancé in the most wonderful ways if you are interested in the Hudson just apply and I promise you wont be disappointed
The Hudsons are a great place to live. The staff is a friendly and the neighbors are understanding. I would recommend anyone to live here.
Living below people is terrible since there is no separation. The floor is the ceiling, so sound and liquids go right through. Also have put in many maintenance requests about the refrigerator and leaking window, but every time we are told it is "fixed" and we still see the issue.
First off, the management and employees here are amazing! For everything you get the prices are more than fair. I could write all day about how much Ive enjoyed my first week here. The move in process was so quick and easy thanks to Sabra!

The Hudson is a very well maintained building. The staff has been very warm and responsive which has given us a sound peace of mind.
Ive lived here with my family for almost 5 years and have been through some transitions but over all a nice place to live. Once you get past the ability to hear all of your neighbors its over all decent . The staff is friendly and attentive which makes the Experience living here even better.
I really enjoy living here. The size of the apartment is great and maintenance always responds quickly and is very nice.
I moved into The Hudson earlier this month and I still have to take a step back and take in the fact that I live here. The raised ceilings make the apartments look 5x larger than they already are. The updated stainless steel kitchen and the cool gray walls create a well balanced flow. The staff are friendly and professional and maintenance responded to my request in minutes. If you want to look forward to coming home I would strongly suggest moving to The Hudson.
A wonderful and beautiful place to live
The lofts here are spacious and beautiful. I love that I'm minutes from everything I love to do bbn in richmond and walking distance to so many cool restaurants and bars.
Have lived here for the past 4 years. Love the area and rates. Maintenance team and management have always resolved my issues. ONE thing that keeps this place from getting a full 5 star is how thin the walls are. You can hear everything. Not managements fault, more so on the owners of the actual building. Remove that one thing and this building would be a irresistible magnet for tenants AND lease renewals. Literally right beside I-95 and Shockoe Bottom. Sabra, Mrs. Dedri and Jordan along with the rest of Bell Partners management team have made wonderful strides for this building and I'm positive this will continue, if this review was solely based on them and the upkeep of the building it would receive a 5/5 in a heartbeat.

I have been able to make a home here at the Hudson in the 3.5 years I have lived here. I love the spaciousness of my apartment and the views of the city from my enormous windows. The uniqueness of living in an old tobacco warehouse with all the history held in its walls keeps me here. I have always found that the maintenance staff has been excellent throughout my time here. And the office staff and management have always worked with me and I find that Marchelle, the Community Manager now, is really great to work with. The upgrades to the community over that last year or so have made this a much more contemporary place to live. Like all apartments there are things that I would fix if I could ... better sound barriers between apartments, better use of space for storage purposes ... but mostly it is over all a quiet place and there is plenty of room to create one's own storage options. Most importantly, I have met some really nice people in the community, our next door neighbor for the first year and a half left her welcome mat at our door when she left ... I hope we give the same hospitality to others here as she did. And last but certainly not least, is the realtors favorite thing ... location, location, location ... we are close to everything with easy access to a variety of routes to other areas of metro Richmond.
These apartments are terrible. They look pretty but the walls and floors are incredibly thin. A cup of spilled water upstairs will drip through your ceiling, or imagine if a pup has an accident. Yeah, I had dog urine dripping through my ceiling more than once. Management turns over more than you will trying to sleep listening to your neighbor cough. I once said 'Bless you' to my downstairs neighbor when he sneezed. He thanked me. We were in our separate apartment. The prices they list may seem low by are offset by numerous fees. There is a pet fee and laundry fee and water fee. Oh, and a fee to receive packages in their special electronic package machine. Otherwise your packages just get stolen. The 'secure doors' are always propped open. A man was shot dead in the hallway while.I lived here. Do not move here for any reason.

I like my apartment. My garbage disposal keeps having issues. The rental office is always closed before and after work, so its hard for me to pay my rent. the walls are thin....other than that I really love my place.
I have resided at the Hudson for five years, and have been very impressed with improvements in management, staff, and facilities. Our management team is professional, courteous, and responsive.
The Hudson offers exceptional living in the Manchester area. Great renovations including new gym, mail system, and an inviting entry. The city view apartments with soaring windows is where Ive lived for the past 4 years.
