The community here is fantastic, and the new management staff from Buzzuto truly go above and beyond to make residents feel welcome and cared for. A special shoutout to Mike, the head of maintenance, who is incredibly efficient and always ensures that any maintenance requests are handled promptly and effectively. His dedication to keeping everything in top shape is greatly appreciated. David, also part of the maintenance team, deserves recognition for his friendly demeanor and thorough work. It's always a pleasure to see him around, and he brings a positive energy to the community. Whittnay's customer service and professionalism are unparalleled. She consistently goes the extra mile to assist residents with any concerns or questions, making the entire process seamless and stress-free. Her attention to detail and genuine care for the residents make a significant difference. Devin, who organizes the monthly events for the residents, has a true talent for bringing the community together. The events are always well-planned, enjoyable, and offer a great opportunity for residents to connect and unwind. Overall, The Hue Midtown offers a wonderful living experience with a fantastic team that makes it feel like home. I highly recommend it to anyone looking for a vibrant and well-maintained community. There have been repeated "crisis level" issues at the property over the past 3.5 years. Every 2-4 months something major happens structurally with the building or criminal activity. Some of this might be out of the control of management but it's clear they lack support at the regional level to respond effectively. As a result, the building went from an "A" to "C" rating. Insult to injury, we went 3 weeks without water in August/September. We were informed of a rent concession and reimbursement for food/hotel by management. It's November. We only received partial concessions/reimbursements. Response from management: "Our back office is handling it." Yet, we are still expected to pay full rent while the back office figures it out. We emailed cooperate 3 weeks ago (cc'd management)-still no response.
I don't even know where to start. This building has major issue happen constantly from the time I moved in last year. -Parking garage broken in and vandalized (40+ cars) on month 1 from to lack of security. -Trash Chutes broken through months 2-7. We had to pile trash in the hallways. -Piped water break and flooding month 2. -Internet issues the entire time, probably because the water got into places it shouldn't have. -Elevators all down on month 2. Half down months 2-5. Still 1 of 4 are broken. -2 weeks without water on month 10. -A dozen gym/pool/hot tub closures throughout. -Fire alarm or fire alarm testing has gone off (before 8am/after 10pm) three/four times. At least one instance due to contractors. -Less than 24 hours email notice for inspections, maintenance events. -Packages misplaced for weeks at a time. -Bad neighbors The only positives are the bath tubs, refrigerators, proximity to Marta, and the recent change in property management companies (from poor to mediocre). There is also a whole foods downstairs- good for convenience but 2x overpriced and an absolute rip off when you consider you're already being price gouged on the rent. Obviously the negatives outweigh the good by quite a margin. Whoever built this highrise did it on the cheap and I bet the problems will keep coming. This place is the exact reason why people hate living in cities.
If you are looking to make your life a living hell, you should move into the Hue (Icon Midtown). There's always something breaking down in the building and the new management is no help. There is an ongoing water outage and it has been over two days and the management cannot give an estimated date that itll be fixed on. They have offered a solution, which is to travel twenty minutes to their sister property (Elora buckhead ) to use a restroom in one of the vacant apartments.
There isn’t enough room to write everything that is wrong with this building. Dirty dirty pool and hottub that’s always broken and grimy. Garbage backs to frequently and often gets stuck in walls. Safety is BAD and not monitored regularly. Ransoms allowed to park on first few floors that sneak in the building that’s not stopped and the fob system doesn’t work to lock the building down. AC breaks frequently and takes weeks to fix. DO NOT MOVE HERE. Needs a complete redo.
Worst apartment ever, no matter what, do NOT move here. 2 months free are not worth it all the problems you’ll have if you move here. The building is a mess, and the staff not only is slow in solving problems, but also some of them are very rude. The whole place is covered in trash and dust, there’s no security, everyone can enter. Please, if you value your life, do NOT move here.
This place is a total disaster and we are all trying to escape. Some are filing lawsuits. Don’t be tempted by the free months of rent. Ever since the flood in December this place has been like living in a rundown warehouse and showing no signs of improvement. Management will blow your mind with how incompetent they are at even the most basic tasks (so forget anything complicated). They will be extremely rude to you on top of it all.
This building has been in disarray since the big storm in December of 2022. Management changed right after. The property amenities are not fully functioning or rebuilt and quite frankly, the pool, trash system and elevator problems pose health and safety hazards. Since December, complacency and disregard of paying tenants has caused an exodus of class only to offer move in free promotions to keep revenues flowing…one month of courtesy concession has been made by Bozzuto Management. Don’t do it…toooo many other great properties in Atlanta to rent in my opinion.
If I could give it 0 stars I would. They decide to close amenities whenever they feel like it and nothing gets fixed in a timely manner. The building was destroyed by bursted pipes in December and the building is still in horrible shape 6 months later and had gotten worse. Management switched over and it was supposed to help but it is still a rude staff, broken promises and full price rent, just different people. Do not move in here! Everybody that lives here wants out but they are stuck in leases.
The new Buzzato Management is no better than the last. They lie and make promises that they do not intend to keep. There is no carpet in the hallways, trash chute still don’t work, random non residents walking in hallways, apartments are vacant and people are breaking in. Not safe, not maintained, not worth the money you will have to pay to live here!
This apartment is a mess. The trash chute has been broken along with the elevators for 6 months. Due to the broken trash chute, garbages have piled up and now the place is infested with roaches. The fiber optic line was damaged for this building and the internet goes out randomly and is very slow. This costs a lot of money and icon probably wont fix it.
Terrible management, horrible communication. Not enough space to list all the problems. Dirty, run down, poor upkeep. Lipstick on a pig. Consierge phone roster is at least two months out of date. Hot tub broken for weeks for no apparent reason.
Where do I start? Icon has deteriorated since I moved here in 2021. Over time, the package system got worse and worse. It always takes the concierge a while to find packages and sometimes they can’t find them and you have to come back at a later time/day - so frustrating. The garage gate is pretty much always broken and so cars have gotten broken into. The last 2 months have been the absolute worst though! The elevators broke down due to the pipes breaking in December and now, you have to wait on average 15 minutes for an elevator car and sometimes when they do actually arrive, they’re too packed so you have to wait AGAIN. the trash chute has been broken for a while so we had to go all the way to the lobby to throw our trash out until they finally started the trash concierge service so now we leave trash at our front doors in assigned days - still annoying. The gym had been closed for about a month before they finally offered a one-week pass to LA Fitness. Quality does not align with the cost for sure and I can’t wait for my lease to end so I can move.
Since I moved in here has been nothing but problems. - Resident parking gates have been broken since I moved, 45 cars were broken into, despite the security that was added - Resident front gates do not lock, anyone get into the building and use the elevator to go to any floor, the elevator fobs have been deactivated - The gym was closed for over a month, equipment is damaged and missing (e.g weights) - 2 out 4 elevators have been broke for over 6 weeks, long wait times for elevators and crowding every day - The freight elevator is broken for over 6 weeks, you cannot buy furniture move in or out - Per the elevator company, the elevators are old and need to be replaced but management company wants to replace part which are nonexisting and have to be made which takes another 8-10 weeks on top of the 6 weeks the elevators are down - Neighbors are very loud, music is blasting at any time of the night, nothing is being done about it, I called the courtesy office several times in the middle of the night - The trash chute was broken for over a month and trash was accumulating in the hallways - Mold growing in stair cases - Throughout all these issues no concessions were made to reduce rent, when you contact management, they will respond with a canned response - The local TV station reported about this, google “icon midtown 11alive” - Look up “icon midtown residents” on facebook to see pictures of all that is wrong with this building These issues have not only caused me discomfort, but also jeopardized my health and well-being.
I wish I could give 0 stars. Icon makes itself look nice with decorations and cool amenities, but the build quality is as bad as it gets. Zero insulation on pipes, resulting in flooded apartments, broken elevators, frozen stairwells, and for some reason broken trash chutes. It has been over a month of walking 29 flights of stairs or waiting 30 mins for an elevator. Not to mention the fact that trash and furniture litters the stairwells. Air circulation and fire safety is also disregarded: taped over smoke detectors, no smoke ventilation in kitchen, and minimal vents in bedrooms. And let's not even discuss cleanliness.... On top of this, there are ethical concerns with management. I'm talking about corporate management, not the people you see day-to-day in the leasing office. Monique and the leasing agents are good people, but the management company, The Related Group is downright shady. Since our gym has been ruined by the flooding on 12/2022 (yes almost all public areas and many apartments flooded), we've been told that we'll be reimbursed for memberships at LA Fitness. This is not true! They have zero solutions for giving access to a gym. Oh... And they've banned users from posting on our community communication platform, Livly, because we've been pointing out all these problems. Despite all these facts, we have been offered no rent concessions or apologies from corporate. Only people that had their rooms flooded were allowed to break their lease. The rest of us continue to live with massive inconvenience and safety concern. Oh... And we have had well over 50 car break-ins in the 4 months I have been living here.
Things have been steadily going downhill over the last year. This is the third time the pipes have burst at Icon Midtown. The most recent has left us leaving In deplorable conditions. Management has disabled messages on our community board and has been slow to respond to email requests or no response at all. Although pipes bursting due to cold temperatures is not their fault their inaction has been a blaring indicator of their concern for the tenants. We can smell the jammed garbage chutes in our units , we are advised to leave our garbage out by our doors which is causing even more health and safety concerns, and are down to 1-2 working elevators on any given day. Moving out is almost impossible as the elevator wait time is excessive and is usually at capacity. We also have no ETA on the freight elevator repairs which is what is used for move in/out purposes. The garage gate is yet again broken and and is a hazard for drivers given the tight turn spaces and the lack of attention from the “security guards”-who are typically stuck on their phones and not directing cars as they should be. We were left with no running water or heat and advised to stay in our units for a per diem credit or we could foot the bill for a hotel stay and seek reimbursement. This is all totally unacceptable and unsafe living conditions.
I'll try to be as objective as possible. We have only one operational elevator for a building with 38+ floors—it’s been this way for two weeks now, and the Office has provided no update as to when the other elevators will be fixed. So unless you'd like to wait in line (for up to 40 minutes in my personal experience), you'll be walking up and down dozens of flights of stairs. We also have not had access to our trash chutes for well over 3 weeks. That means that all residents on each floor are placing their trash in the trash room, the smell from which then leaks out into the hallway and individual apartments. The apartment complex's solution? Take your trash down to the compactor located within the garage when you leave. I would gladly do so, if I had an elevator that wasn't already packed full. Worried about parking? I wouldn't live here then. The parking gates have been non-operation for well over 2 months now. That means anyone, resident or not, can openly waltz into the parking garage. Sure this isn't the "private and secure" parking we were promised, but is it a big deal? It is when dozens of people wake up one morning to find their windows smashed and cars broken into, which happened just a month ago. Our gym has also been closed for well over a week now. Concerned about communication from the apartment complex? Lucky for you, we have an app to use. They post one update a day, if we're lucky, about all of the above issues. On top of that, they filter all resident comments to those posts. So unless you are supportive and encouraging of what they (are not) doing, you can't comment on the app. Pretty deceiving if you ask me. To recap: we have a pool (which is now non-operational), four elevators (three of which do not work), trash chutes (which do not work), expensive parking (which is neither secure nor safe), and no communication from the Office as to when any of this will be fixed. Don't move here. It's not worth the price. The convenience to Whole Foods is nice, but not worth the constant headaches you'll have to deal with. In the midst of all of the above problems, the apartment complex has decided yet again to raise rents. Save your money, your time, and your sanity. Take a hard pass on Icon Midtown.

This property changes hands of management companies several times a year. This makes for INCREDIBLY inefficient processes. Maintenance requests go unchecked, at least one elevator is out of service at any one time (forcing 20 minute long waits or accepting defeat and taking the stairs), and the gates to get in and out of the parking garage are nearly always broken or have issues. You can't have more than 4 guests to the pool or any of the amenities, but this doesn't stop non-rule-abiders from having ragers that trash the spaces quite frequently. Neighbors that cause insane issues such as - loud music from 3am-8am, smoking in the elevators, throwing things down the stairs - are left unchecked and everyone suffers. Packages pile up in mountains with no level of organization, and constant turnover of staff make it so there's no consistency in systems and everyone's always confused. You couldn't pay me to re-up my lease here. Quite literally the ONLY benefit? Having the private entrance to Whole Foods.

I am currently finishing up a 14-month lease at Icon Midtown & I do not know where to begin singing their praises. First of all, I transitioned into Icon from a nearby high-rise that was brand new, aside from the building being beautiful, we experienced issues with everything from deliveries, amenities not being available and even parking in our own private deck. We decided to break our lease after 6 months and consider other luxury communities in Midtown -- Enter Icon. From day 1, Paul in the leasing office accommodated us as if we were already residents. The concierge at the front desk quickly became more like family, remembering names of guests, assisting with Packages and ANYTHING else we might have asked for. If you've lived in a high-rise before you have most likely experienced some of the unique caveats, but believe me, Icon is prepared and willing to assist with anything that may arise. I only needed to submit a few maintenance requests during my tenure, however all were addressed adequately and most even in the same day, if not within 24-hours. The management team at Icon has been a dream to live with, It's honestly been so tough to digest we will be departing from the residence. If I could take Icon with me the relocation would be much easier. A special thanks to Larry at the front desk, as well as Eric, who made us and our guests feel right at home every time we enter. A massive shoutout to Monique, the Property Manger, who has done everything she can to accommodate us during our stay, as well as making the departure even harder. This community is the best I have encountered in Atlanta, and anywhere for that matter. I am in and out of high-rises, townhomes, shared living communities. This one is head and shoulders above the rest. Thank you Icon for a wonderful living experience. If we ever return to Midtown, this is the first place we will reach out to for availability. Icon midtown to me is one safest and best place to stay in midtown and I should know been living in midtown 11 years concierge is great leasing staff always bubbly and full of life manager is prob the best manager I’ve had since I moved here. We have lived in several communities across the country due to moving around over the last several years. This is the first time I am leaving a negative review. We have lived here for several months now. We specifically wanted to be in a non smoking property as I have asthma. The neighbors here are so inconsiderate that there is constant smoking and drug use. We have repeatedly told management about finding cigarette buds and glass pieces in our balcony from people disposing them from above. The hallways reek of smoke. The crowd in the pool and rooftop is very rowdy, leaving glass, trash and having large gatherings that are very disturbing. This leaves the amenities impossible to use. There is constant break ins in the garage and car theft. They also have lost packages and have a very disorganized mail room. The management does not take the feedback seriously or do anything to enforce their policies.

I wouldn’t recommend this place to anyone. I’ve been here since November 2018 & I’ve always loved living at Icon. I loved the previous management team. They made sure our building was kept up & secured. Ever since this new management has come, idk what to say about Icon anymore. Now I feel like I’m coming to a hell hole everyday I come home. They literally harass everyone!! Oh let’s talk about the numerous amount of car break ins that they have yet to do anything about. There’s 5 or more break ins in our garage every week! I have photos with proof of this !! This management has done nothing about it. With the rent amount we pay here, you would think we would have security sitting in the garage with the amount of break ins we’ve had. Not only do they break in cars but they steal them too. Our residential gate is broken. Someone ran through the garage about 2 weeks ago. It still has yet to be fixed. UNSECURED!!!! Our elevators are down everyday. Imagine waiting 20 minutes just to catch the elevator up to your home after a long day of work. Complete distress! There’s a ton of Airbnb’s in this building and I get falsely accused for doing Airbnb. They even put me on the “watchlist” for Airbnb with the concierge desk. I’ve NEVER in my 3 years of living at Icon have Airbnb my apartment. I’ve even moved from one apartment to another just to have more space. Now I live in the biggest apartment in the whole building. It’s gotten so bad to where I’ve even invited management into my home just so they can see my apartment isn’t Airbnb. This was just so they could stop harassing me. We even had a dead body found at our building that management NEVER told us about. I’m sure most residents still don’t know about this. They tell us about everything else, but never mentioned that to us. I found that extremely suspicious. Also, They closed all of our amenities. They lied about glass being in the pool & closed it. Our cigar lounge is closed too. Overall, you don’t want to move here with this new management. It’s just a mess. I’ve been here for 3 years. Very unproblematic. Never had conflicts with leasing or concierge & I get harassed everyday. Please save yourself a headache. Don’t move here. I hope we can get this management team out of here so that residents love living here again.

Amenities always broken and take forever to fix. New building already had water issue which flooded lobby and turned off water for 3 days. The elevators are constantly breaking with people in them. No gym now again for another couple of weeks and no concessions from the building. Only use the dog run if you would like you or your dog to pick up some disease. The parking gates keep breaking and they just leave them open. Car break-ins without notification from the building.
I've lived here for 2 years and absolutely love it. I'd buy a unit if I could. The building is very secure, and as a single woman, I've always felt safe. The concierge and security on the ground level are great. The elevators and amenities require floor level fob security, so no one can go to your floor or enter shared spaces without secure access. The rooftop and clubhouse are nearly always empty and enjoyable for quiet moments or working on your laptop. The pool, hot tub, gym, and sauna are luxurious and not crowded typically. During COVID, cleaning and an RSVP system have helped keep these spaces feeling safe and accessible. And Whole Foods. I mean. Spoil me. An elevator ride to the lobby and a private entrance? It makes it hard to think of living anywhere else. I love it here.

Stay far away. Been living here for almost a year and I feel like I’ve had enough experience to make an observation of this place. Bottom line: this place is a zoo. I don’t know the full backstory behind how this place operates, but I can tell you it’s not doing well. Most of the rooms are empty just looking at the balconies, I see people moving out constantly, people are just looking to flee. There are no rules. If you lease here, you will pay an exorbitant monthly fee to feel like your living in a rundown motel in south Atlanta. To start, there is a terrible guest policy. The apartment has no way of checking or monitoring who enters the building. With this you have complete randoms just wandering in the lobby, catching rides on elevators with you, sneaking into the gated parking area, and best of all using all of the amenities you pay for. I’ve gone up to the top floor one night to a packed party. Out of curiosity I talked to some people and I did not find one person that lived there and only a few who knew someone who lived there. Most of them “just heard from a friend of friend that a party was going on”. So besides the randoms that enter, let’s talk about who they lease the building to. Literally anyone. There are virtually no credit or background checks and they just sign anyone who wants to live in the building here. How do I know this? Again talking to people. For a specific example, I was at the pool this summer and talked to a gentleman who runs a “side business” as he called it of helping people who rent put their apartment on Airbnb if money was getting a little too tight. You can also see the Icon shamelessly listed on any home renting site: something they just turn a blind eye too. Another egregious policy is something they actually promote called “friend/family rates” where they let people who live here post up their friends for short periods of times in rooms without signing a full lease or having really any financial obligation (think it’s like 200 dollars for a week or something). Again, you can just see how this spirals out of control. So why the sudden wait to write the review? Well, the breaking point for me is that starting just last week people’s cars are getting broken into. You see, bad people are getting very used to this whole lenient policy and I’m certain word spread fast. Right now, you cannot park your vehicle in “secure” parking or someone will bust your window open and steal your things.

I’ve been living at the ICON for about 2 years, since it open & will absolutely be renewing for a third. The staff is incredible, the community is respectful, and everything is always immaculately clean. I feel incredible safe with the key fob system, security, and concierge. If you park in guest parking, there’s absolutely no way for you to get to the residences unless you go through the lobby and are let up. Residence parking is also gated. The views from this building are incredible and I’ve never seen comparable amenities. It’s been a pleasure living here.

This community do not put the residents first at all. First and foremost, all guests have to pay for parking. Considering the amount that we pay for rent and parking ourselves, this is absurd. My family would have to pay to visit me, all because the community wants to make money. There are other apartment buildings in midtown with parking decks, but guests are given free validated parking. The units have outdated thermostats. All other properties in midtown have the Nest Smart Thermostats. All the appliances and fixtures are cheap. My blinds break weekly. Once they fell on my toddler. Do you think that the leading staff cared? Not at all. The manager Jim, isn’t friendly at all. You are only allowed 2 or 3 visitors. God forbid it’s your birthday and you wanted to have a small gathering. They don’t care. Residents are not allowed to reserve amenities. However, companies can host events and charge the residents to pay for entry. It’s like what’s the point of paying all of this money in rent? For Halloween there was a masquerade party. What happened to costume parties for kids? There has literally been zero events for the kids here. The hallway smells like dogs and trash. I put a plug in outside of my door to cover the smell since my guest commented on the odor (which was very embarrassing). I don’t have dogs. But Jim says we aren’t allowed to have those or door mats (really). They want a uniform look but the hallways are dirty. They only vacuum once a month. So i don’t see why he’s concerned with a uniform look. The best thing about living here is the beautiful lobby. And now Whole Foods. That’s it. I really regret choosing to live here. After I put up my review, the leasing office sent me a notice saying I can’t renew my lease. LOL! I responded by saying that wasn’t a thought that came across my mind at all. Someone’s car was stolen from the parking garage. And there was an attempted home invasion. I will be gladly leaving soon.
