Property Ratings at The Huffman
I lived here for just over two years. Cons: Over that period of time, management was always changing - when i first moved in, they asked me if i had any friends who were interested in working in the office. They are definitely more organized than when i first moved in, but communication with tenants still isn't great. The walls are very thin. You can hear every time your neighbor opens/closes their microwave, any fights/phonecalls/video games/loud music/shouting/dogs barking, people opening and closing their doors (ring cameras going off), and conversations in the hallway. Packages get stolen more frequently than desired and even though there is a camera pointed towards the mailroom, management will not help you unless you can "prove" the package was yours AND state exactly what it looks like. When i moved out, they charged me for all standard appliance cleaning and stated that "No it's not standard that we deep clean the unit appliances for the previous tenant for no cost. That is what the security deposit is for to cover any damage/cleaning to the unit that is beyond normal wear and tear" the security deposit was $900 in my case, so be aware. The parking lot is open and gets a lot of foot traffic from the bus hub, bus station, library, and the neighboring bars so it wasn't uncommon for vomit to be right next to your car in the morning or hear fighting in the parking lot between 1-3 in the morning. I never had any issues with feeling unsafe or car theft, but there were a few times when i saw broken windows with glass in the lot (but you never know if it was an ex). Pros: Maintenance is very timely and will actually fix your issue rather than putting a bandaid on it. My unit was in great condition when i first moved in - i did a deep clean on my own and their cleaning was pristine. Generally, most of the tenants mind their own business and stay to themselves. The units themselves are super cute and spacious. they have an industrial feel and look to them which i love. The location is great if you are looking for a "downtown" experience. You can walk to the oregon district, the art museum, several breweries, the river, second street market, the schuster center, and so much more. Dayton is really trying to revive itself and it's so great to be able to walk and not worry about parking (but don't let people park in the lot overnight unless you want a $330 tow charge on the weekends).
The walls are very thin; you can hear neighbors’ conversations. When I moved out, they took a large portion of the security deposit with no explanation. They also seem to be disorganized.
