Property Ratings at The Huxley
I had a terrible experience living at the Huxley Apartments. As soon as they collected the first month’s rent and deposit, the building management disappeared. They never answered the phone, and they never replied to emails. It's like they don’t care about their tenants at all. The management is incredibly neglectful. There are no working cameras, and mail packages get stolen regularly. The office does nothing about it—they don’t care at all. All they seem to care about is collecting money. I strongly advise against moving here.

There have been break ins with little to no communication from the staff. There is a security company that is on call between 9p -5a, but anything that happens at 5a-8:30a or 6-9p is completely unprotected. The security company also isn't actively roaming or doing a good job to secure the building located in the middle of West Hollywood. I once found a homeless person sleeping in the elevator at 6:30a and there was nothing the building would do! They said to just call the police and they can't do anything since it's outside of their normal hours. If The Huxley luxury apartment's goal is to keep your residents safe and satisfied, that doesn't seem like an appropriate response or action. The garage is managed by a 3rd party and the gates are broken for long periods of time. The security fence that prevents outsiders to enter to building often is broken. The Huxley says they care about security, but their actions show otherwise. Also, the package room is horrible! Packages are stolen because anyone can go in with the key fob and grab whatever they want. There is a camera that the office has, but even when packages are stolen, they don't do anything with the footage. When one of my packages were stolen, it took them weeks to respond, and there was no resolution. A building this size in West Hollywood should have individual lockers for package delivery! The office responsiveness is extremely slow and don't often get a resolution for days or weeks (even for important issues). I often need to send a message to corporate to finally be contacted directly. The cleaning staff is split between two large building, so the overall building cleanliness isn't great. The maintenance crew is great, but they are split between two large buildings. The Huxley / Essex Property is cutting staffing resources at the expense of their residents! Overall this is a poorly managed building that does not take security, customer satisfaction, or improvements seriously. They will respond to reviews or concerns eventually, but it always with a "corporate" respond and no action to help or improve residents' living experience.
Prior to signing my lease the apartment building was listed as "luxury ". Nothing luxury here. As a matter of fact I would call this place unsafe to live. I have been verbally and physically attacked by the homeless in the garage and on property, who tend to make this property their home. I witnessed a professional thief breaking the garage gate in the private residential area. When I called the non existent security I was told the person on duty was at McDonald's across the street eating French fries. I reported safety incidents that happened to me, management's responds was, they are not responsible for my safety on property only in my apartment and I should read my lease. As a resident that response triggered a fear as I'm dealing with an apartment complex that does not care to protect the residents safety on premises. You can not walk around the property after 8pm here, it is unsafe. Entry gates are left broken for months at a time leaving the property unsecured with management continuously making excuses for the lack of repairs. In the last few months I reported numerous safety incidents to management which were ignored, recently things have escalated and numerous apartments have been broken into. Security of the building is non existent. Elevators are being blocked with crackheads smoking drugs in the elevators and not allowing access to residents. Lights are turned off at nigh leaving residents in the dark, especially by the elevator. My packages are stolen continuously. Cars and storage units constantly damaged, broken into. Theft in this apartment complex happens daily! The hallways smell of pet urine and old trash . The stench is unbearable. Roaches are a problem here. I was promised a balcony confirmation given via email and texts numerous times prior to moving in. Non existent balcony. Lack of communication and carelessness in their own departments are very noticeable! This could be a beautiful place to live but due to lack of management and security the place has become unsafe and unsecured.
Run!! Avoid moving here. The number of security incidents or issues that have occurred throughout the time I've lived here is mind blowing. I moved in aug 2020.. Before I share I will add a little positivity to this because I love my unit. I'm grateful for the amenities inside the unit. I also appreciate the location as it's convenient for my life/work. The things that happen here... Cockroaches - the ones that only grow inside buildings yet the residents are blamed when it's internal Rats - found all over the trash areas and their droppings on resident balconies Theft - packages constantly stolen from the package room and no accountability from the office Theft - vehicles have been stolen from the resident garages on numerous occasions Theft - apartments have been broken into numerous times Security - even though there's courtesy patrol during 9 PM to 5 AM they're never around when something bad is happening & stuff happens daily! Management - complete lack of any communication, accountability, community, & care. Whenever there is an issue, they just point the blame elsewhere. They're also notorious for gaslighting residents whenever there's an issue. They recently caused one resident to have a panic attack... Residents used to be able to go to the office to have a face to face but they moved everything remote and frosted the glass. (Such a great way to build a community!) Maintenance- they have 3 managing two buildings with over 350 units to care for. They have a list of 120 requests that haven't been submitted and they can't get to due to how overwhelmed they are Cleanliness - again, 3 porters to care for the two buildings and it's not enough to be effective or see any improvements. Plus the hours and days they work or are available have been drastically reduced. The dog run is GROSS and hardly ever tended to... There's still glass on the ground in P1 from the vehicles that were broken into over Christmas 2022 Doors - the key fob locks hardly work and it takes them weeks to replace the locks. Door handles are broken and not fixed. Gate or front doors left open or unlocked (Whenever you inquire with the management team, they blame residents for breaking it...) A vast majority of units are Airbnb so every weekend there are new folk moving in for short stays... Even with all of these ongoing issues, they increase rent by almost 10% each year. And some smaller units are paying a higher price compared to larger units.
UNSAFE BUILDING! Cars get broken into, crack heads breaking into the elevators, cockroach invasion on the 4th floor, the parking exit has literally been broken for 3 months & they haven’t fixed it, multiple break ins into the package room, & that’s not even all!! DO NOT WASTE YOUR MONEY LIVING HERE. Also management & amenities SUCKS!!!!!!!
Homeless people roam the floors and garages Packages unsecured and get stolen frequently. Leasing/Mgmt unresponsive and impossible to reach. The list goes on.. don't move here, trust me.
I move to the building. Last jun. Kevin is a amazing. Person. Profecional and always on top of everything. Clean amazing clean something. Is going wrong the fix it In a blink. Of an eyes I’m very happy and I would recommend. To people to rent is amazing building and the best customer service from Kevin and Medina Marvin
I have been a resident here for over 3 years. The first 2 years, I absolutely adored the building, it was in my opinion a five-star luxury building. In the past year we have had three different building managers. (constant turnover) -There are maintenance problems that are ongoing without resolution. - The hallways and elevators are not cleaned on a regular basis. The staff claims they are but I’ll happily invite you over any time of day and let you be the judge. - Theft in the parking garage is an issue. - Walls chipped and not repainted. Stains on the carpet all throughout the building. - Trash chutes are filthy, sticky floors and broken chute handles. - Tenants with dogs that are not controlled therefor dog pee everywhere. In short...for the amount the rent costs, I would expect a different customer service experience. There are plenty of other rental properties in West Hollywood area that truly offer a luxury experience. This is not luxury. Its embarrassing for me when I bring friends or family. It feels more like a college dorm.
I'm not sure what the bad review about not being safe (and various other insignificant problems)... is talking about. The Huxley is awesome x 10. Security? This is the most secure community that I have seen in my life. There are even key fobs for the elevators to prevent people who don't live there from getting up to the apartments. And you can't copy a key fob like you could a regular key. All the doors have worked 100% of the time since I've been here and I go for walks all the time so I would know. There are security cameras all over the place. Anyone who tries to break into this place would have to be an idiot. I checked the police records and I don't see any violent crimes. No one injured, no cars stolen, no armed robberies. Just a few sunglasses supposedly stolen from unlocked cars. Is that what you are talking about?? The office told me about one former security guard kid who was given a key for emergencies and used it to look in a few apartments before he immediately got fired, but that could happen anywhere. The whole security company got fired in Dec 2015. Problem solved. The new security company doesn't even have any keys to apartments anymore. You have to call the on-site employee if you lose your key. Overall, there are a few old people who look like my parents who live here. I think it is awesome that someone like my parents on a fixed income can get a nice place to live rather than live in a slum. I've talked to a few of them at the coffee station and they are all extremely nice. Who would you rather have live above you in an apartment - your parents who go to bed at 8pm and don't listen to any music? Or a rich, hot-shot who parties 24 hours a day? Give me a few retired people and a great night of sleep any day of the week! I've got to know the people in the leasing office fairly well since I have moved in: John and Aldo have been there for 6 months running the place and any of the people helping out have been fantastic as well (Hi Mario!). If you plan on making excuses for why you didn't pay rent and then get evicted, you could make up bad things to say about any community (I'm surprised that they didn't go with the standard joke: "this community has rodents/bugs!?!". Ignore the hater, if you plan on paying your rent, The Huxley is a fantastic place to live.
The Huxley is the perfect LA starter apartment for someone looking for a great location, great amenities and awesome people.

This building has been plagued with endless problems. There have been home invasions, break-ins, flooding (roof and garage), power outages (lights still have not be restored from the last outage) and the fire alarm has gone off a dozen times since the building opened in March 2015 (2 fires just in the month of July 2015) and then there is trash and dog poo everywhere (even the halls). Many units are airbnb, so there are always rowdy visitors (with their kids) moving in and out. The management team has changed four (or is it five?) times since the building opened and although there seems some improvement of late (the elevators haven't been broken in awhile), there are still constant issues of lights being out and the front door of the building in constant state of being broken (anyone can waltz right in). It's also a mix building of "affordable" housing, so some residents pay less than $700 for a Single that you might be paying $2400. If none of the above was constantly happening (check out the LA Times crime maps), it would still be overpriced, but at least one could justify the price, but as is, there are a dozen other so-called luxury buildings that are cheaper and give residents more. Don't say you haven't been warned.
