The apartment has BUG INFESTATION on 5th floor and they are entering the units. The leasing office ignores as if that’s something new to them. It has been there for over a couple of months and we were told that they have sprayed. The pest control says it’s a leak issue so more problem to the people living here. I would suggest avoid this place AT ALL COST!!!!! I understand bugs are common but not at this severity. On top of that, people in the leasing office lack respect, due diligence and work ethics. STAY AWAYYYYYYYYYYY

I enjoy my place at the Ian. The place is gorgeous and so close to amenities. I can walk to the grocery store instead of having to drive which is a bonus. It is next to the Metro by a 5 minute walk. Overall, I think this is a great place to move into.

The Ian has been a wonderful community to live in. The floor plan and pricing is the best value you can get in the area. The leasing staff is so friendly and there’s always a cleaning crew up keeping the amenities and facility. The amenities here are top-notch, and I truly cannot wait to use the resort style pool with cabanas. Any maintenance action I’ve needed to be done in the apartment has been taken care of within 24 hours every time. The execution of my lease and all paperwork filed was easy and all completed online. The staff was very responsive and so friendly, and answered all my questions and concerns , I am truly happy here at the apartment at the end and plan to stay here for a very long time. I highly recommend the end to anyone looking for an affordable luxury apartment.

The Ian is a gorgeous community located in a prime area with ease of access to many different shopping plazas, and transportation options. I have been living at the ER now for a month, and it’s a great place to live. All the amenities are brand new never too crowded. The parking garage is easily accessible and there’s always parking and my car is out of the elements. All the furnishing in my apartment is in great condition and looks absolutely beautiful the leasing office ladies are always so nice and accommodate me in a very professional, quick manner. All the pricing is definitely worth what you get here. Highly recommend living here

The apartment units themselves are very nice compared to others in the area. It seems I have experienced more issues than most in my unit. I had a water leak over a year ago which was to simply be painted over as the fix. The aesthetics did not bother me so I said it wasn’t a problem to wait on the painting. Three months later I had an infestation of beetles in my unit which took over two months to fully eradicate. The bugs would drop through from the vent while I was sitting at my desk fall into my drinking glass and crawl near me at night. Perhaps this was because the moisture issues were not addressed at the source. We pay a monthly pest fee but pest control has never come into my unit to spray until this incident occurred. Fast forward one year later I had maintenance check the spots again and they found moisture. They wanted to promptly replace the drywall insulation where the water leaks and stains were found which puzzled me since they didn’t do that one year ago when the leaks were originally identified. Every time maintenance has had to come into my unit I requested that they wear shoe covers and masks. They did only some of the time and violated my request. The apartment complex already has the shoe covers in their possession. It may seem like an inconvenience since maintenance has had to enter my unit an inordinate amount of times due to the water issues and bugs, but it is much appreciated when they do wear them. As tenants we have the right to request this before maintenance enters. I have been dealing with maintenance issues stemming from the faulty roof in my unit for over one year, the majority of my tenancy. It is unacceptable that Fairfield never offered to transfer me to another unit, at the very least. The ceiling/roof did not receive the proper attention it deserved by maintenance/vendors when the original leak was identified causing me to live in a moisture-ridden unit for over one year. There has been no concern for my health and the less than par living conditions I have been subject to because of these structural issues. Overall, I would not recommend this complex because of the unresponsive unhelpful leasing staff, noise and odor issues.

This building is an absolute disaster! It's poorly constructed, and the walls are so thin that you can hear every little noise from your neighbors. It's impossible to get any peace and quiet in this place. But even worse than the construction is the lease office staff. They're completely unresponsive and don't seem to care at all about the problems that tenants are experiencing. I've tried to contact them several times about the noise issue, and they've done nothing to address it. It's like they're not even trying to make this a livable building. If you're considering renting here, I strongly advise against it. This building is a complete nightmare. You'll be miserable living here, and you'll regret every penny you spend on rent. Stay away from this place at all costs!

Build poorly where you here all neighboring apartment sounds. If you want to have enjoy some music/sound this is not the place when compared to other communities.
This place is gorgeous, all the bells and whistles that you can ask for, updated and brand new. Really love location, ease to DC and Tysons, FFX county parkway, Dulles all of the surrounding restaurants. The best thing about my tour was Richie G, polite, professional and knowledgable. No question left in the air. If you want a clean place to live and hospitality from the second you walk in, look no further! You've found your new home.
We have lived here for 6 months. We moved in, we had no hot water for a week. The water we did have smelled like rotten eggs for a week. There is less and less visitor parking each day as they turn them into reserved spaces. If you pay $175 you get 1 visitor space at the top of the garage… THE FIRE ALARM goes off during the middle of the day, during the middle of the night and there is no correspondence regarding the issue. The apartment is very average for the pricing. Leasing associates will walk past you and not even say hello… The apartment looks nice though.
We have been living at the Ian for 9 months and have been more than happy with our experience here. The apartment is brand new and has added more and more amenities since we moved in, my favorite being the Nitro Cold Brew draft. The staff has also made our experience that much better. There has been fun gatherings planned for Halloween and the holidays that allow us to get to know our neighbors. While we were out of town for Christmas and got some unexpected packages, the staff was super willing to move our package up to our apartment instead of leaving it in the mailroom. Overall, highly recommend the Ian as your next home!
The building is fairly new but when I moved in there were a several imperfections on the fixtures and the apartment itself(uneven tiles in the shower, scrapes, scratches and dents on closet doors, ceiling fans and cabinets. You will have to put up curtains because the blinds do not prevent anyone from seeing in your apartment especially during the day or when lights are on. The garage is a nightmare. Tenants speed through there like it is a raceway with no regard for people walking to/from their cars. Management finally put up speed limit signs after about 2 months of me living here but they are in spots where you barely notice them. Not only are you charged $50 for parking your car but you have to pay either $75 a month or $175 for the term of your lease (not prorated) for visitor parking regardless of the frequency of visits you get. Free visitor parking is limited to about 12 spots and street parking is nonexistent. There are no true guidelines for after hours noise. You have tenants who like to play their stereos and television loud to the point you can hear through the halls well after 10pm and however long they choose to play it. It doesn’t matter the floor they live on because you can hear tenants from above and below through your walls. Management will reach out to you if you make a complaint but I’m not sure if they handle it because the noise issues will continue. To be fair it is hard to pinpoint where noise comes from sometimes because this is a wood building. Speaking of management they seem friendly but at the same time a few in that office have snotty attitudes as if they are better than you. Maintenance is very nice and responsive but sometimes things aren’t done right. They will offer to return to make things right. Overall, the outside location is nice and quiet. Some of the tenants are confrontational when it comes to driving in the garage. I had an incident where a tenant tried to intentionally cause an accident because they didn’t want follow the posted speed limit. Also, you may deal with marijuana smoke coming through your vents on a regular basis. My whole apartment smells like that mess. Contacted management but nothing changed. I feel like I live in a college dorm.
