I think the headline pretty much covers it. Don’t do it. We moved here in April of 2022 out of desperation with few other options. The entire experience has been awful. Getting our lease set up in the first place was a nightmare. Be prepared to do everyone’s job for them. Once we got into the apartment it was only a few days before we started noticing the roaches. We clean our kitchen every single night, we’ve sunken several hundreds of dollars into sprays/traps/etc. on top of having pest control come out to spray every month and we still find at least 5-10 roaches in our kitchen every day. It is a true infestation that is not being addressed. Last week my cat killed the largest rat that I have ever seen in my life. It was laying dead in our living room when we woke up. This place really should be condemned. Management is so bad that it is laughable. I’m not really one to write reviews unless a place is really really great or really really bad, this one definitely warrants the bad review. I urge you to find another place.
The apartment looks nothing like the pictures. The unit I toured had white cabinets instead of dark, there was mold in cabinets and roaches running around. The tub was painted over which will be a clogged mess once you start to use it.
I’m relocating for work and the back and forth started stressing me. Amy was awesome! Quick! Responsive! She even went to the unit for me since I was out of town , to ensure me my unit has a balcony. I’m excited. The customer service has been very simple and non stressful as it could have possibly been. I’m very appreciative. Thanks so much.

I move like it here, i don't mind taking the time to write about them because they took the time to come to my apartment to check why i reported. Maintenance team is great. I think they have done a lot since i got here, it is my understanding that they are new management. Great Job all!!! I love my new patio.
I have lived here for 3 months and have had nothing but problems since i signed the lease. Management is rude and lazy as well as maintenance. They constantly lie and pick and choose what rules to abide by. They’re all bully’s because the have no one to answer to. Their manager acts like she owns the property because her boss does not hold her accountable and the will not give you their management company information. Do not move here!
The first apartment they put me, I was on the first floor (when I had requested 2nd), the people above me were constantly SCREAMING (I have videos, it sounded like abuse). Not to mention their children were stomping and yelling at all hours of the night. They got their trash, including clothing and underwear, on my patio then went onto my patio and got all of their stuff without my knowledge (they jumped the fence). There was a maintenance issue I needed fixed, and they never told me when they were coming, nor did I receive a call. I was in the shower and apparently the man knocked but then let himself in with a key. I nearly screamed. That’s NEVER okay. It took over a month for me to be moved to a new unit. New unit - they did an update on the lighting in the kitchen which left holes in the ceiling that they assured me would be fixed - a year later, I’m moving out (thank God) and it’s still not fixed. It’s actually escalated to a leak. My AC unit wasn’t working properly for weeks, I kept coming back because they would just replace a filter/add more coolant but it still wasn’t working. They finally agree to order me a new AC unit. In the meantime they installed a window unit in the bedroom. The unit was not secure, I had to put towels to cover the gap in the window. Then at about 1:00 am on the 4th of July, a swarm of cockroaches start coming in. Not just from the window but from the bathroom vent as well. There were easily over 49 cockroaches that my friend, my neighbor (who came had her with raid) and myself killed. I refused to stay there because who could sleep with that many bugs coming in. So I got a hotel with my cat, which was over $300, which is almost a third of my rent. They also have a pest control fee that they tack on every month FYI. So I’m trying to get them to pay me back and it’s been more than a hassle. Because I’m their kind, there’s nothing they can do because of humidity. Yet so many got in because of THEM. They first manager I spoke to left the company. The second said she would talk to her boss, when they cane back from out of town, then she went out of town. Not to mention, I was driving around with my cat in the car for HOURS waiting for them to call me to tell me the apartment had been treated. Don’t come Here, they’re AWFUL he units are disgusting and they don’t care.
Avenues 85 is a family friendly, casual, caring place to live. Ive lived here for 6 months and have come to know everyone at the leaseing office. The new management is kind, courteous, and care about their renters. No apartment complex is perfect and it does has some quirks but if requested maintenance and the office will always try to accommodate. This is a fun place to live with a great location in the Atlanta area !
Save yourself the hassle and don't move in. I have been without air for 2 days. They say there will send somebody and no one ever comes. They have bad communication. I had to be move from another apt bc 2 apts floors caved in back May. last month another floor caved in. The are infested with roaches no matter how much you clean they don't go away. A rat crawled on my balcony on the 2nd floor!!!! Dont do it. The price and space is not worth the problems?
This place is horrible! There are kids running the streets and do not care or look for cars before they dart across the road...no parents in sight!..instead of recarpeting units they are now outting in hard wood floors so u hear EVERYTHING your neighbor does...no kidding i was actually awoken from sex noises! Maintence will NEVER get to you no matter the problem! I have water leaking out of my electrical outlets and light switches!!! Not only that but this is the third month that I have gone to the office and they have closed early or have the doors locked and showing somebody around when it's time to pay the rent but they will still absolutely charge you $100 late fee if you don't pay it by the 6th! They'll give you three parking places for apartment but there's only 16 parking spaces for an 18 apartment building how does that work ! Beyond that you will also battle roaches, rats, centipedes, masquitos, and fleas! Dont believe them when they say they will send pest control! They lie..the laundry room is digusting! Ive HAD to use the machines a couple time and twice ive found shiitt melted into my clothes! And ill take one of my dryer sheets to clean all the dirt out from around the lint traps..just dont do it..save yourself..the price is not worth it and they will jack up the price every time ur lease is up and will not offer u any upgrades.
I moved here just recently, i love it so far and i enjoy the management and all the neighbors around me. One of the best moves ive made, Melania and Jonathan have been a huge help in the whole proccess and still are. I would recommend this place ofr everyone!
Great location but older apartments. I have lived here over 10 years and finally I am moving out. This property has gone through several management companies over the last few years and this current management is raising rates without doing any improvements to the property. They didn't value a resident like me who had been a good tenant for years.
The only good thing about this apartment is the location!!! Management is ok but office workers are not friendly. Units are old and need a lot of repair. Depending on where you are there is mold!
