Property Ratings at The Ivanhoe
The new management, Alfred Sanzari is a pain. They will put 100 new rules every week. Weed smell will seep into all apartments guaranteed. Maintenance is super slow. Overpriced and the insulation is a joke. Electric heating. No remote for the "very old" AC units. Get ready for ~$300/mo utility bills in winters. Elevators don't work most days. The management is rude and tough to work with. Building used to be good. Everything went downhill after Sasha/previous mgmt left months ago.
In the beginning it was really really nice to be in a high rise like this. However, they fail to mention how one of the elevators is always out every month and it takes about 2-3months for it to start working again. On top of that, maintenance does their job only if it’s an (emergency), if it’s something that’s not urgent to them they will make you wait a week or longer to get it done. Also, let’s not forget the rules that are not fully followed when it comes to the amenities. The fitness center has a minimum limit of people allowed to reserve it yet people that do not make reservations still come in. The pool is only to be used by tenants and not guests although I’ve seen plenty of times where that rule was broken as well. The front desk has given packages to the wrong units from time to time but was looked at as a “small mistake”.
It was a pleasure living in the Ivanhoe! Everything and everyone there is fantastic! Special thanks to Sasha ( the bldg manager) she is brilliant at what she does.. always assessable and helpful! Special shout out to the front desk especially Manny.. I will miss his smiling face and considerate ways.. always friendly .. the Ivanhoe has awesome amenities. It is conveniently located and never a worry if you need anything fixed. I thoroughly recommend it. Sincerely, Maddie M.
I moved here in February and I couldn’t be happier.. From the start , Sasha was so helpful and so nice and made the move in process very easy ..She was always available through text and email and answered every question I had and took care of everything with my move into my apartment..The building is very clean and i absolutely love my apartment... I give Sasha and the building 5 stars ??
I honestly love my apartment. It’s a very roomy one bedroom with a great view, lots of closet space, it’s fully renovated and all new appliances. Additionally the fact that parking is included and that it’s indoor is very convenient. The buses to the city are only 1-2 blocks away and run pretty often. Management is also really great. Sasha has been especially helpful and kind. The concierge, maintenance workers, the super, and building manager are all also very pleasant. I felt very welcomed and safe when I moved in about a year ago. That all being said, I would have given this place 5 stars but there are some cons that take away from this property: It does get pretty cold in the winter if you don’t have the heater on constantly and it can get pretty expensive. I live here alone and my electricity bill since moving in has always been $200+ because everything including the stove is electric. Additionally, the walls are pretty thin. I can hear my neighbors pretty clearly at times even when they seem to just be on the phone or watching TV. Lastly, the gym has been closed since March 2020 and the pool never opened in 2020 due to the pandemic. The unfortunate part is that there hasn’t been much transparency about the status of the closure or opening of the amenities. Other luxury buildings have found ways to open their amenities safely but here at the Ivanhoe, the gym and pool remain closed until further notice. I don’t expect the gym to open anytime soon based on the fact that the gym is still closed at this point and I have a feeling the pool probably won’t open this summer either which really sucks.
I would like to leave an honest review about my experience staying at the ivanhoe for a year. My first impression was that the aparetment was given in almost new condition. the facilities including gym elevator pool and parking and kept diligently clean. Even the refuse area was not unpleasant at all. All the concierges are pleasant and happy to accommodate. Similarly requests for repairs and maintenance were promptly handled. Again, all reasonable accomodations were granted. I was able to use an alternate window curtain because my child would have definitely torn down the original and hurt herself. Also, they deferred some of the routine paint job till after i moved out for my convenience. I only moved out because i left town. I had researched the market fairly extensively prior to my move in. I feel that the ivanhoe offers excellent value at its price point.
Have lived in Ivanhoe for three years. About a year ago a new manager took over and is amazing. She knows everyone by name. The lobby was just redone & looks sharp.

I have only lived here for a year and love it. The location, amenities and spacious apartment is exactly what I was looking for. This building has some great amenities like underground assigned parking (secure parking and safety getting home late at night was a key point I was looking for), laundry on each floor (that has been an amazing perk to have), outdoor pool and gym and some units have a private balcony (that's my favorite spot in my apt). The building is always clean and well maintained and the lobby was recently renovated and looks beautiful. All front desk concierge, maintenance team and new management are all wonderful and friendly. The new management company is great especially Sasha the Community Manager. She has really made a difference to the building with her positive attitude and very responsive to your needs. The building is only a short block away from the NYC bus (great for commuters like myself) and 2 blocks away from the hospital and stores. I'm very happy here and would highly recommend.
I have lived at the Ivanhoe for over ten years and was considering a move because of concerns that I had with the management company. I liked my apartment....it is spacious and upgraded so that wasn’t an issue. However, the new management company has improved communication and services to tenants as well as updating and improving building amenities. Can’t say enough about Sasha, the company rep. She is energetic, highly visible, always professional and very helpful. Eliel, the maintenance supervisor, has been here for a few years and is knowledgeable and responsive as well. Actually, all of the people who work in the building are quite pleasant and helpful. I have decided to remain because I am so satisfied with everything now.
Lived here for a year and couldn't wait to leave once the winter months hit. The apartments are poorly insulated and are freezing in the winter!! Electric bill was $350-$450 a month for a one bedroom! Insane! Nothing was fixed, closet doors constantly falling off the track, A/C & Heating units constantly breaking and all they do is replace it with one from another vacant unit so it eventually breaks as well. Only two elevators for the whole building and one is constantly in "service mode". Property manager at the time was horrible and fixed nothing! The building has a nice lobby, indoor garage and great pool! Views from the back of the building are amazing no matter what floor you are on. I wouldn't recommend unless you like the coldness of winter.
I move from my house to the Ivanhoe apts. I am on the 12th. floor. There is wall to wall carpeting throughout the apt., which the building manager told me that it would be shampooed before I moved in. He also was supposed to paint the entire apt., I didn't think that these to jobs would be a problem as I gave him a little over a month to accomplish what they would have to do. The day came for our move to happen, mind you I did call the mngr. several times prior to the move and was assured by the mngr. that everything would be ready,well neither of the two jobs I requested him to do were done. I was screwed, the movers and my family pulled up to the bldg., started to move in and our disappointment was sever but we had to move in. Here it is 5 years later stuck in this apt.and I have been paying for it daily from my wife the pressure is unbelievable. I recently gave up the fight w/the new mngr. of the building who has told me the old mngr. was no longer employed by Sanzari Enterprises.
I've lived in The Ivanhoe for eleven years.This complex is quiet,safe and comfortable .I have a Multi -Million Dollar View of the NYC skyline,plus a great view or the High School Athletic Fields.Heaven on Earth!!!
