Property Ratings at The Ivy
I’d recommend these apartments only to my worst enemies. I’m not kidding. There were roaches every time you turned on the lights, no matter how many times you spray and fog. There was no hot water for a whole month and you’ll receive nothing for your troubles. You’ll get passive aggressive emails from management every week about the pettiest things, saying they’ll dig through your trash or charge you if they find cigarette butts near your apartment even though it is not a gated community. The dumpsters will always be overflowed. My toilet was installed incorrectly, causing the apartment underneath to flood; maintenance cut a hole into the bathroom wall and covered it up with what seems like a stapled garbage bag and never patched it back up. Nothing has been replaced it seems in 20 years yet they’ll nickel and dime you out of your deposit to fix things up. Be kind to yourself. Do not live here. This is your warning.

While we certainly appreciate your taking the time to leave feedback, we can't help but feel disappointed by the tone and tenor of your comments. We're proud of the clean and friendly environment we've cultivated here over the years, so we're also a tad confused by your characterization of our team and amenities. In any case, we'd love nothing more than to address these misunderstandings directly, and we hope you'll contact our leasing office so we can get started right away. Thank you — the team at The Ivy, (979) 589-5443.
We moved here two years ago and it was great but its a completely different place now. Hot water is not consistent, they cant manage the trash, and changes in staffing and management has made it hard to get anything done. Issues are piling up and dont seem to be getting by better. Dont move here unless serious changes are made.

We’d hoped this would be a ‘decent’ place for our daughter who is in her final semester at A&M. It’s certainly not the nicest place in town, but it appeared decent. It’s not. It’s a joke and quite honestly uninhabitable. They have a SERIOUS roach problem. We’ve requested pest control since the day of move in, 4 weeks in a row. The bugs don’t seem to care or this place is using a terrible/cheap pest control service. We were notified today that a boiler busted and the apartments will be without hot water for SEVEN days. When asked what sort of concession on the rent would be made the answer was just ‘it’s out of our control’ and ‘that’s not how it works - it’s in the lease’. Nice. So we get to pay rent for the full 30 days and go 7 of those days without hot water and the apt complex has zero liability. Move-in: where do I start. The complex has banners all along Harvey touting ‘Move-In Ready’. HA! No. They. Are. Not. Filthy air vents, a bathtub with a knob sitting on the side of the tub, and a door with so much water damage it clearly needs to be replaced were just a few of the items noted. Not pictured - 2 broken drawers in the kitchen, a broken window, medicine cabinets with half the mirror missing, the list goes on. Next fun item, the complex apparently wasn’t ready for school. Even though they sit in the college town with the 2nd largest university in the entire country, they were not prepared with enough parking permits on move-in day. So they issued a temporary, which was a piece of paper with an expiration date. Why an expire date? Who knows. Oh wait, I know - for the tow companies they’re in bed with. You know what comes next, the stupid piece of paper expires and a day later the car is towed…from the parking lot we’re paying rent to park in. Unbelievable. Oh, and come to find out the parking stickers came in but no one decided it would be a good idea to send a tenant wide email about it. Tenant wide emails about picking up one’s dog poop are a regular occurrence (which clearly don’t apply to everyone), but an email to notify the tons of kids that they weren’t prepared to give parking stickers to was apparently not considered. We’ll that’s until I brought it up. There’s more but this is long enough. Just do yourself a favor and look elsewhere for housing.

Can't understand why it's so expensive. Like seriously, why? I literally, I mean literally found zero amenities compared to much less expensive facilities. I would've given thumbs down if there were any option. Not recommendable at all.

The apartments in this community are plagued with insects such as cockroaches and bed bugs. Apartments are continuous like barracks, which can be frustrating when noise from neighboring units becomes bothersome. Additionally, maintenance requests take a long time to be fulfilled.

If you're a fan of cockroaches, rude management, and faulty households, then welcome to your dream destination. Everyone else? Turn around. Fast. I had the grave misfortune of living at this apartment complex for a full year. From day one, the red flags were abundant. The check-in process was a disaster - nobody in the management seemed to have helping mentality to give me the key and charge me extra or were too apathetic to care. I was passed from one staff member to another, like a hot potato nobody wanted to handle. But alas, I was optimistic and foolishly moved in, thinking the worst was over. How wrong I was. The apartment, which was supposedly "professionally cleaned" before my move-in, but it was full of cockroaches, flies and bedbugs. Layers of grime were clearly visible on every surface, and the carpet was home to a myriad of mysterious stains. It took me a full week of thorough scrubbing to make it remotely habitable. The refrigerator was older than first world war, after complaining thousand times they changed the refrigerator, Every week, all of the food got rotten. Most alarming thig is, basically it is a house of cockroaches and bed bugs. I could not sleep properly for a single night. Alarming rate of insects !!!!

Place is nice but these pictures are incredibly deceptive. I wanted wood floors and moved into carpet. I'd check it out first. The staff is kind, the place is affordable, and maintenance tries to fix everything as soon as possible.

When I stayed here things seem fine at first. This is not until I realized maintenance didn’t always come to solve the work orders. There were things missing or that never got fixed when I stayed there.

Almost worth it for the price, management is always changing and most of the units don’t come with a washer or dryer. The on-site washeteria is terrible and clothing gets stolen. The apartments are also older and not always nice, along with AC issues. But for the prices and utility packaging it’s somewhat worth it.

Been living in Briarwood for almost a half a year now, and have renewed my lease. 1) Mold in the vents. I don't have mold in my vents, or haven't encountered anything. I double checked when I moved in because I saw the reviews about. I don't know about other units, but my block doesn't seem to be bad. 2) Bugs and roaches. I have had three roaches in total the whole time I have been here. I sprayed the first day, and since those three I haven't seen any since. Now beetles get in from the outside, but that is matter of my door, etc. The reason we have roaches is because 1) we live in Texas and have trees all around, 2) Tenants leave trash outside the garbage cans so of course we have more roaches then normal, 3) all building blocks are connected somehow so if your neighbors are gross and don't clean, you get their bugs. 3) Hot and cold water. I will complain about this a bit. I have scalding hot water most of the time. There seems to be no in-between most days. If you take a bath, you can be good with the hot and cold. If you shower its a grab bag of temperatures. They need to work on replacing the pipes and water tanks next. Some people only have cold, and I have scalding hot! All in all, its an old complex. Its not new by any means. If you want perfection go to the brand new complexes being built. People come here for all bills paid, and do what people do best, leave the place "trashed" because hey, I am just renting it, and I don't need to really take care of it. The biggest problem this complex has its the people who live here. Once I took out the trash, and the whole dumpster was surrounded by garbage. I thought it was full, so boy was I surprised when I opened it and there was NOTHING IN IT. People were too lazy to open the lid and put their trash inside. Since I have started living here August 16, the pools get cleaned twice a week during the busy seasons, and at least once a week now. They have built a cool jungle gym for the kids, and they are working on the drainage system for when it rains, because it really backs up. They put bike racks all around the complex, and held a Christmas decor contest for the residents. What makes living here good? The pricing, the size, all bills paid, and proximity to all you need. Bus route to A&M right behind us, HEB down the road, College Hills Elementary roughly a mile, and the mall across the street!
Gross apartments, Horrible management and very poor maintenance! Roaches fall down from the ceiling! From every possible hole of electricity! You can then imagine how many are up there if 5-10 roaches are there in your light bulbs a day! Don't be fooled by how nice the management is at the beginning! I'm not talking about the two nice girls at the office, Kelly and Nicole. I'm talking about the management who makes decisions. In the apartment: 1. The vents are full with fungi, the kitchen cupboards have spiders nests all over the edges. 2. The attic door on top of the bathtub is loose - it feels like its going to fall down on you while you are showering! - and full wih dust and fungi. 4. Their was a dead roach in the kitchen's light glass box! 3. The ceiling of the balcony is like a forest of insects. You can see their nests and eggs bags. 4. The dish washer is too old and rusty. 5. The windows and the apartment's door are really really dirty! They are gross! I was promised that everything will be clean and all parts that needs to be replaces will be replaced by the time I move in, but all this changed after I signed the lease. Nothing was cleaned, the vents were not changed, they only painted the surface. Now it looks good but if you look closer you can see a whole green society over there! I went back to the management about the cleanness if the place; especially the balcony's ceiling, the apartment door, the windows and the vents. They told me that they will do some of these concerns - I guess he meant that the others were my problem! - but they won't be able to do it untill 1-2 weeks! The manager told me " I have other 140 residents". So I guess that the more people live there the worse the quality will be!?? I also have asked for maintenance to fix the hot water in the toilet tub because there isn't any, and I'm still waiting! I couldn't move in in the date I'm supposed to because the place was gross, so I rented another place to stay in till I finish cleaning some parts in the apartment. It took me couple of days to clean the bathroom alone! because I get back from grad school around 8 pm. All this time I was renting too places!! The flip in the management's cooperation and commitment before and after signing the lease is funny! Add to that, the old blonde lady in the office that never helps with anything, then you get a good formula for a failure management and horrible apartments.
Water keeps randomly going off without notice. Last time it came back on the water started coming out brown. Currently there is no water. Mold in the air vents. The door to our building has a double glass door and one glass was broken and never fixed there's still shards of glass. The same door doesn't even have a door knob and won't stay closed the carpet inside the door is stained and gross from the door constantly being open. The doors are not sealed properly I can see the light from outside coming through the door seals. Our a/c kept leaking water bad and the leaking was fixed but the damage cause from the water never was. There was a water leak from the unit above us and water was dripping above our tub. The ceiling above our tub was soft and poorly patched up from a previous leak. Felt unsafe to take a shower. Told the office and they laughed. It was never fixed just stopped leaking on its own. Still worried about the ceiling though. Parking lot reeks of weed at night from other tenants. The laundry machines don't ever work. There's 2 pools and only one is kept clean. The other is full of leaves and bugs. The internet constantly goes down. Tired of constantly going to the office to report maintenance problems and them not getting fixed.
I've only lived here for a month but I can't afford anything else. The pipes get busted every other week so I'm without water for days at a time and I wish I could get a better place. The people are really sweet and wonderful but I need a better home.
I lived in this apartment for the last 7 months and I would definitely recommend this apartment to anyone who wants to pay less than $900 for two bed apartment plus all the bills. Pros:Nice Location, it is on Harvey Dr. and just across the mall. Very affordable, all bills paid including fast internet, electricity, water, making the life very easy. Assigned covered parking is absolutely great Fast response to maintenance issues.
My roommate and I moved into this complex in December 2014. We have a two bed two bath unit that includes an adorable bar area. As this is my first apartment, I had no clue what to expect, but I didn't expect it to be like this. The pros; decent price as far as rent goes, great walk in closets and a nice balcony all to ourselves. Overall, the unit is a very nice size. Cons; it's a very old building and the floors are uneven and creaky. My bookshelves lean to one side because of this and it's a bit of a safety hazard. About a month ago, I noticed that there were cracks in the tiles of my bathroom, and soon after I came home and two times were completely missing. It turns out that the entire wall behind the tile is rotting out and black. I sealed it away best I could and called maintenance, and a week later they still have not shown up. On top of that, our a/c is incredibly loud and if it's on at night, I'm unable to sleep. I will have to admit, I did not find my complex through apartments.com, but since my lease is up in December, I plan on using apartments.com for my future apartment complex.
