The staff or amazing they are really getting the complex together. My apartment is great no problems whatsoever.
They have roaches i stayed from april 2023 to jan 2024 and they have switched property managers 3x. They will play like they will work with you whole time plotting to get you out soon as possible due to late or missed rent. Don’t recommend.
They have roaches everywhere!! Also we lived here from Dec 2021-2022 and had no AC and no functional dryer during the whole time then looked at us dumb when we shorted the rent on them. Had to get an attorney and news station involved. Ridiculous if you know what good for you stay away!
i lived here back in 2016 before they were remodeled and thought i'd look into them and go in for a tour now that they look great in the photos. the exterior is still VERY poor and dingy. in the apartment we toured there was a (living) baby mouse in the hallway. we left immediately.
This place couldn’t be more inhabitable. My daughter experienced issue after issue after the office staff lied to her. Fortunately, they are experiencing a change in staff and the new lady seems to be much more concerned for her tenants, but it’s going to take a long while to get this place up to code, inside and out.
I just took a tour and am quite impressed with the apartment. Best apartment I have seen all week. I hope I can become a member of the community
The office staff has been very helpful with assisting me and my family with the moving and adjusting to the area. They are world class in customer service and friendliness. We felt very welcome.

New company has the worst customer service.The units have roaches,maintenance takes weeks to come, the cabinetry isn't all new as stated just the facing is. It took 6 months to replace my window. Unusable fireplaces, cheap flooring, air hasn't work over a week now, considering the cost of living isn't worth it. You'll be better off somewhere else.

Don't put yourself or your family I. jeopardy with these immoral and unethical people... The air conditioner and heater has been broken for over 5 months and they don't fix anything the place is a mess because of the bad way they treat their tenants ... We barely survived the winter and it is hotter than hell in the apartment now ..This Place has to be ranked number 1 in the worst places to rent in this world... They are horrible people from top to bottom ...I don't recommend that anyone should even talk to them about a place to live !! You will be sorry.
My roommate and I have lived here for over 23 years. I have an offer in writing from the complex to stay in our current unit for another 12 months. The complex is now saying they cannot honor this offer. They admitted to me they made a mistake by giving us this offer. They are trying to back out of this offer and force us to move to another unit and pay higher rent than is listed on the offer sheet they have give us. They say we have to move because our unit needs to be renovated. Our apartment has already been renovated. We are both disabled. I am in a wheelchair. It is very difficult for us to move. The apartments are fine and the location is good but they are not honest.
When I first moved in, there were problems with my A/C, put in multiple work orders took them a week to come look at it for it still to not work afterwards. It was so hot in my unit could not even stay there. Apartment infested with gnats so bad, roaches, and BED BUGS. I had to throw all my furniture away because of it. Entry way has old appliances that were taken out of the units and just left there for Months. Drawers in the bathroom are not on any hinges so when I open and close wood shavings get everywhere which I notified maintenance about and they did nothing. All in all, just wouldn’t recommend.
Everything falls apart they tell you one thing and doesn’t happen, cops, crime, cheap apartment for the price don’t waste your money

my friends and i are looking to move out together and today, 10/12/2021, we went to look at these. to start off we walked into the office and the receptionist was vaping at the desk, although i didn’t mind, it just seemed a little unprofessional. she takes us to look at a three bedroom apartment and as you walk in you can feel the unevenness in the floors. not even mentioning the massive amount of water damage, horrible paint job, and the smell of the apartment it’s self, when i went to look inside the dishwasher there were cockroaches swimming around in the pool of water that had formed on the bottom of it. as soon as i saw that. we left. the place has lots of storage i will give it that and it has a fire place, which is unique. i just can’t get past the roaches. the kitchen was also so small you couldn’t open the microwave all the way. over priced and just all around awful. maybe if you’re lonely and wanna live with the roaches and God knows what else lives inside it’s the place for you!!
Office staff is rude unless your interested in leasing. I have lived here for just over a year and have had constant issues. Getting them to take care of maintenance is a joke they are more concerned with getting older units renovating then taking care of current tenants in newly renovated units. My air conditioning has not been working for over a month. Everytime I call to ask when they are going to fix it they tell me they are sending someone out and no one ever shows up. I had to put work order in twice because they deleted the first one without taking care of it. Every time I have an issue with something and put work order in I always have to call because they never come in less than a week.
I have had a ceiling leak since 8 this morning we told maintenance and the office. Water changed from clear to coke colored and twice as fast. I call to let them know the update. They hung up on me. Spread to my kids room. They only sent maintenance once it started leaking into a light that fell down as a result. They only came to turn off that breaker and take the light down. The maintenance man however was nice enough to tell me that it would not be fixed until the weather gets better... I go to the office to clarify and the manager tells me that waiting until Friday has to be acceptable and if I need to do something about it call renters ins. So remember this when you think about the " New" Management.

There is so much to brag about! The new owner/management company is making big changes and setting a higher standard for the area. They've added a courtesy patrol, fixed the fences, added a working gate, and fully renovated apartments. Definitely recommend this place!
Horrible Place I was out over the weekend to see about a issue on internet in one of the building. There were men sitting on the steps smoking weed with loud music playing while young children were in and out to the park asking what is that smell. I asked my client about it she tells me she has contacted the office numerous times about it and they will not address it. The men would not even move from the stairs to give me access. I would not recommend anyone having to live with that daily.

The staff are hardly ever in office, and if they are, they'll probably refuse to talk to anyone. They dont abide by their own hours, so they're hardly ever there. When people get murdered here, or an apartment catches fire, dont call the office, they dont care. Drug, drugs, drugged. This place is full of them. If you want your child doing crack, this is the place
Just moved into our apartment 2 days ago. We were told we would get a copy of our lease the day after we signed it because the office lady was in a rush to get home ( partly our fault) and we still haven't gotten a copy of it. Everything we were told that would get fixed has not been fixed including but not limited to holes in the floor, laundry room ceiling falling down, shower walls not finished and much much more. 1St day moved in and the dishwasher is leaking into the living room and shower is leaking into the bedroom. After calling "emergency maintenance" TWICE I still have yet to actually talk to anyone. I will be talking with a manager first thing tomorrow morning. This apartment is not worth the headache.
Not even sure where to begin but another management company change has definitely not improved the place. Always been problems here and I have been here for years. The new owner seems to be about trying to make the outside of the complex look better, Problem is they wont do anything about repairs that need to be done inside the apartments. Broken down appliances and electrical issues and tons of water leaks in apartments all over the property from ancient pipes issues that do not get addressed. They just hope you will eventually quit complaining or move out. Lots of crime on the property, poor lighting in parking lots and around buildings makes it a safety issue and lots of vagrants tend to hang out on the property in vacant apartments because of all the drug dealers on property... in vacant apartments here that set empty for a while. New management is awful to deal with and so rude. The manager gossips about tenants to other tenants and is always telling lies about people. the whole staff is rude and so unhelpful with any issues you might have. Most of the time they don't answer phones and just leave the machine on. Its hard to go by the office during their business hours and they are closed weekends. Even if you make it by the office half the time there is a sign up that says out on property or out to lunch. There are 3 employees in that office so this is ridiculous and poor planning. Sometimes if the staff is out the manager will just lock the door and put a sign up because she does not want to deal with anyone. Pools are closed more than they are open because they are not being cleaned or they just don't unlock them. Seems they are always locked on the weekends which is when a lot of families want to go. Just an over all poorly managed property with lots of maintenance issues that you wait months to get addressed, and a high crime rate make this a risky place to live no matter what kind of rent specials they offer you to move in.
Infrastructure needs help Plumbing is bad lots of bugs, lack of concern by management. No one in office ever understaffed and unprofessional bad customer relations. The current staff has a lack of carrying. Not recommended in current condition, breezways filthy!
I have lived here almost two years, the apartments themselves aren't that bad. Neighborhood is not safe, with police constantly being called for domestic disputes, confirmed prostitutes living in some of the buildings and children not being watched and roaming the neighborhood (as young as 1 year of age). New company took over called Lynco, property manager is nice but if involves their growing bed bug problem she tells you since you signed the bed bug addendum part of the contract you pay for any extermination costs. Even if your neighbor has them and you get them from the neighbor they will force you to pay for extermination fees (not a good combo since some people around here aren't the cleanest and don't take care of the apartments).
I lived here 10 years ago when my mother and I first moved to OK and it was awesome, but now it’s a terrible place to live. They don’t document your maintenance request so they constantly say they “have no record” of it, they try to charge you more on your rent than what you re-sign your lease for, it’s been 3 months and they’re still posting “small balance” notices on our door. They give you like 1 days notice to any community wide repairs, which we happened to be out of town and they towed our car, and will be expected to pay for it. No phone call, nothing. They screen calls. It’s well past lunch as I’m writing this and they still have all calls going to voicemail and this happens frequently especially on Fridays. There is a bug problem in our building and they refuse to fix it. The only reason I resigned my lease was because I wasn’t going move while 9 months pregnant but I can guarantee by the end of the year we will be breaking our lease and will turn all of our friends and family away from this place. You can change the name all you want “Springbook/Boulder Ridge/City Heights North” but bad management is bad management
Management might as well be non existant, with how they never answer the phone or know what's going on. Children run rampant with no parental guidance, and if you need anything done you might as well do it yourself. The only benefit is how cheap it is here.
The only good reviews for this place are when the manager Brittany was here. She was nice and she cared and tried to clean this place up! This place is a dump breezeway doors hanging off their hinges and shingles falling off. The current staff does not care about anything around here and the only reason they will evict someone is for non payment of rent. The place is full of partiers and gangs of troublemakers! But don't expect the office to do anything about it, They are just rude and hateful when you try to complain about anything. The grassy areas that were once so pretty here have been destroyed by all the maintenance vehicles that drive into the courtyards and playground area because they are to lazy to park in the lot and walk a few steps. Not like much gets fixed around here anyway, this is the worst crew we have ever had in my years here. the apartments are old and falling apart with appliances that are about 30 years old and don't work half of the time anyway....but good luck on trying to get them fixed or replaced. The only apartments that are decent are ones that have been renovated and they only do that if someone moves out that has been there ages and sometimes not even then.the rest of us are out of luck I have had water leaks in the kitchen, living Room and both Bathrooms because of the old plumbing in this place. there is also a big problem with sewer back up when ever there is a heavy rain. Don't believe all the lies they say on here about being a nice place to live because the management always adds their own reviews to make the place3 seem better.....for example this place had a 1 rating until all this glowing review suddenly showed up....Don't fall for it like I did and look for a better place to live
I have lived here for two and a half years now. And we've really enjoyed our time here so far. I came to Boulder Ridge because the rent and specials were enticing to me. The apartments are really big and I was even fortunate enough to land an upgraded 2 bedroom for a great price. Typical apartment amenities with gym, playground, clubhouse, etc. It's a big property with lots of wide-open outdoor space, so we walk our dog everyday and my daughter has room to run around when we get home from work and school. I was never unhappy here, but now the owner seems to really be putting some money back into this place. I've noticed the most changes over the last 6 months or so. It is an older property so you'll see older style buildings and fireplaces, but they've started painting, adding fixtures and doing roof repairs to bring it up to date. There's also a new manager and staff in the office and they've been really great to my family. I don't ask for much and prefer to handle things myself, but they are very helpful and friendly when I do need something. I'm not big on social interaction, but my daughter and I did attend the Halloween party they hosted in October. It was refreshing to see the staff put that much effort into making the residents happy. I and several other veteran tenants really appreciated it. They also hired new maintenance across the board, so my work orders were finally completed (old management was VERY slow about that kind of stuff). That's pretty much all there is to it. We're happy here and don't plan on leaving. I love my apartment and my rent is cheap. The staff is different and not typically the kind you see at other apartments. They do seem to care and that personally goes miles with me as a resident. I recommend this place if you're looking for a nice, older community with friendly faces and inexpensive prices.
I've been a resident since 2013 because this is one of the cheapest places in the NW metro, but it shows. We've seen upward of 5 different management staffs & 2 different patrol officers (none now) in the time we've lived here and maintenance takes forever. The fastest we saw anything get fixed was 3 weeks- that was when our kitchen sink was backed up & disposal broken- I have been calling the office since April (7 months ago) about plaster coming down over the shower and nobody has come by yet. Yes, it's cheap to live here, but you definitely get what you pay for :/

I love it here. I have a huge apartment for a great price. My children have an awesome play area with a playground right out our door. I have a free fitness center that is just steps away from home. OMG the full size washer and dryer connections..... I HATE the laundry mat. The staff here knows there stuff. They get the job done and do it on a timely manor.

I have been here a month. They are older apartments and I understand that, but I do not understand why they are taking so long to fix my A/C especially when it gets to 80 degrees in my apartment at night. Things were not fixed as they should have when I moved in like the A/C, the refrigerator smells no matter how I try to clean it as well as I have not bought much food since it doesn't seem to work well. They say they ordered a new one, but we will see when (if) it gets here. When I moved in, I kept stepping on nails and other things in the floor which should have been cleaned before I moved in ( I am still stepping on nails and things in my apartment). The front door only has ONE lock, which makes me concerned. A few positive things are it is a decent price for the size. It is just off Northwest Expressway which I like because there's not a lot of car traffic so it is a little quieter in regards to the cars, except my neighbors are loud and the people can get loud at times. The people in the office and in the complex are generally friendly. They also had a great deal when I signed my lease. Again, the choice is yours. There are pro and cons to every apartment complex.

This is the second day our ac is out maintenance said they would come out and fix it but never showed up. Gates never work people come in through the exit and out through the entrance almost got hit I don't know how many times office said that would fix it and never did. I like how it's on the expressway and quiet but that's about all like.

The side where i stay on is very quiet. Needs some update, security
Great environment to live. This place gives a nice comfortable feeling in the home which is what it should be like. Great outside great inside. Great prices and people and it provides so much. What more could you ask for in a place to live. I don't live here yet but would love to. I plan on visiting to set up a time to look at whats available.
they are the most respectful people there I've talked to.
For the price they are great...Still needs improvements to be 5 stars.
Quite place to live. Needs more help with maintenance crew but other than that no complaints.
