Water turned off for 9 hours at a time multiple occasions since I've been here. At times it is turned off and the apt mgt doesn't even notify residents til after it's off. Whole building didn't get AC until well after they said it would be on. City inspector even came out & was speaking to residents. After the AC was "fixed" it still never worked. Just blew air around the apt but was never cold. 85° in here despite the temp being set to 60. Upon talking to mgt in the office & about 6 work requests (some of which they deleted out of the system) they said they would send someone out. The issue was still never resolved. The thermostats blow nonstop wasting residents' $ The thermostats here STILL don't work so you will come home to a 90° apt if you don't turn it off by cutting it via the breaker. Every time I've spoken to someone in the office, I've been gaslit and lied to like this is how things are normally supposed to operate. The front gate breaks alot. What breaks most is the elevators. Expect to either take the stairs or wait 15 minutes for the elevator. Both have broken at the same time as well. Maintenance does not fulfill quickly. I went a month with a leaky sink, no disposal, no dishwasher. I had no choice but to wash dishes in the bathroom. 4 of my packages that were supposed to be secured in the mail room were lost. Was told to contact the delivery provider but addresses were entered correctly & documented as delivered accurately. Only 1 occasion did I go down for something & then it magically appeared after they couldn't find it. It was days after delivery so they had time to sort things. Let's me know it's disorganized & they did temporarily lose it. The other things are just missing & I'm out of my money. This place is undergoing renovations. Hammering & drilling starting at 8/9 am. I understand that it is necessary for renovations. What isn't is listening to their workers yell down hallways, cuss, rap, slam doors & blast music. It's sounded like the construction was in the same room as me. I've gone to work many days tired because I could not find comfort in my home. The washers & dryers break often and when they are working, they're not great. This, honestly, is so far at the bottom of the totem pole of issues. The gym. No sanitizer. Unsanitary. No air flow. 80° all the time. 9 out of the 12 workout machines are broken. Cords cut off!
I’m currently living here and I’m not recommending this place for living, they’re charging a lot of money for utilities and the maintenance in this building is ridiculous. Air conditioning is not working properly and the building is so dirty!!!

This use to be an upscale well respected building not anymore they let amuone in now management has changed so many times it's ridiculous the current management team never answers the phone they talk about residents the building has roaches bed bugs dirty common areas and elevators a dirty pool no screens for your balcony the grounds are not kept up security nor the concierge never does anything they literally let anyone in the building the walls are paper thin you'll smell weed in the hallways your car will be broken into or stolen I'm told they took away valet parking which was very dumb because the parking structure is a crumbling nightmare the fact that they still call the complex "Luxury" is laughable. Management is a joke again they talk about tenants never answer the phone and the and the one lady always has an attitude while the guy with the bald head acts like he's above everybody there is zero respect for the residents

I subleased from this place in the summer of 2019 and it was so bad that I’m still upset and thought I should warn others. It had roaches and a big leak in my ceiling that never got fixed. I fully cleaned the place after I left and didn’t get my security deposit back, and the worst of it was that they towed my car all the way downriver after giving me full access to the parking garage right when I moved in and somehow “forgot” to give me key information. Towed my car at 3 am and it costed me $700. Bad management and constantly was issuing late fees even though I was always on time.

It would not be a good idea to move into this building right now. There are issues with the elevators, laundry rooms, unfair and suspicious car towing, and cleanliness. The building is filthy and the hallways have not been vacuumed at all this year. They stopped mid construction and have not resumed. Many of the hallways and floors are in an extreme state of disrepair. There is no parking in front of the building for guests, and they have to walk a ridiculously long way to get to the building from the garage. Meanwhile, the parking spaces in front of the building are reserved for a pharmacy that rarely has any customers. There are issues with roaches and other pests. There is no way for your guests to call upstairs and be buzzed in, and you have to come downstairs in order for them to be allowed to come in. You are not allowed to receive packages with refrigerated food, such as Hello Fresh. If you do not collect your packages within four days, they are returned to sender. It is very disappointing to live here at this time, as I have lived here for over a decade. The building is currently in receivership and we have had more than 5 management companies in the past 4 years, each worse than the last company. This building has enormous potential, and I have not moved because I absolutely love my view and the size of my apartment. However, the second I step out of my door into the unpainted halls with mildew filled carpet that fills the air with a really foul smell, I hate it here. We are hanging on in hopes that just maybe, the next management company will actually restore this building to way it used to be when it was still a really great place to live.

I’ve been here over a year and I honestly only stayed for a second year because the office was so unorganized that I couldn’t find a place and move in time. My apartment is absolutely infested with bugs they’re in my fridge, freezer, EVERYWHERE. I wish I could post pictures because every bug trap I have is loaded with more gnats and roaches than I’ve ever seen in my life. It makes matters worst that I’m a frequent cleaner and neat freak. My wall is literally crumbling and there are cracks in my living room with water that attract bugs coming from an unknown sources. Cars are broken into frequently even though we have gated parking. Today the front door handle literally fell off in my hand. Each floor looks absolutely unkept and Filthy. I know because I took the time to check each one. There is no onsite laundry that is in working condition— it literally works 6 months out of the year if you’re lucky. It looks so pretty from the pictures with the promise that they’re working on your hallway but they haven’t touched my floor in a year and it looks like it’s fit for a crack house. This place is falling apart— it’s definitely a sinking ship.
I haven't lived here a year and I am totally disgusted. The elevators are ancient and people tend to get stuck in them weekly. I have requested repairs in my unit for months, however, nothing ever gets fixed. Some people in the building disturb others with loud music playing until the wee hours of the morning. Some people like myself work on a daily basis and the music as well as domestic disputes are disturbing our sleep. Therefore, this is not a peaceful environment. The only good thing about living here is the size of the unit and the view.
Don’t do it. I will say the view is nice and the renovated units look nice, yes. But it is not worth it. Roaches, no matter how clean you keep your apartment! Maintenance will never come so you better hope nothing ever breaks. Honestly wish I could give this place negative stars. Literally lived there for 2 months then asked to break my lease because the bug problem was so bad, I might as well have been sleeping outside. I’m trynna tell you, do not live here!!!
ALL OF THE BUILDING IS ROACH INFESTED... We moved in this building for the beautiful view but what we didn’t know was that we were apparently paying for the ROACHES TOO... We first saw them in the lobby then in our unit Management made the experience worst by choosing not to rectify the situation. I had to request a early lease termination due to the pest issue. We have a newborn and it just wasn’t worth the hassle. But good luck to anyone who’s willing to stick around.
I've been here since the start of the year! To be completely honest, I've had a few challenges, but the staff has always worked to address my concerns timely, and professionally. My breathtaking view is simply a bonus, plus I love everything Detroit. Overall I have enjoyed my time living at the Jeffersonian Houze and I'm sure you will too.
I moved into the Jeffersonian’s in March moved out in August. Management is very rude and unconcerning. Apartments are over priced and roach infested. Please do not move here !

COCKROACHES COCKROACHES COCKROACHES! Moved in 2 months ago spent $5000 on all new furniture, with the bed bug and cockroach infestation I'm having to throw it all away! Breaking my lease and moving out . Oh and Shannon in the office is the most rude person I have encountered on this Earth
I’ve been here just over a month now and I’m extremely impressed with the new management team. They’ve gone out of their way to accommodate me and make sure my needs are met. I love my apartment and I’m looking forward to living here for awhile!
I just moved here about a month ago....pros and cons as any place you would move. "The good" Balcony is beyond amazing facing water 77x6 to be exact, new carpet (some units have the wood floors),parking structure for residents and guest, apartment price isnt bad considering size location, full gym! (Bye plant fitness), dog park, huge outdoor pool. "The Bad" Apartments arent prepped very well for new move-ins (patchy paint,windows dirty,random caulk around windows,dirty bathrooms), random trash bags around property (due to residents,it is getting alot better) Outdated bathrooms & lighting fixtures, I have one coaxial hook-up in linen closet?. Wonderful neighbors both next to me & above, never gets too noisey. Good mix of people (Old Young & Professional) Overall I'm satisfied with the place, property is still going under major renovations with new management taking over (Thank You!). I'm excited to see what's next. In my case the good outweighed the bad. I would recommend painting to make the place feel more like your own.
Jeffersonian has gone under major renovations! New flooring, modern bathrooms, modern kitchens, and our views are unlike anywhere in Downtown Detroit! I love it here! Our Balcony is wonderful! The residents are a mix of Professionals, Variety of Doctors, Medical Students, Seniors, and Families! Everyone speaks to each other. The pool is heated! The doggy spa is perfect for bathing your furry children! We have a wonderful community area on the first floor, meeting room, pool table! Free Starbucks Coffee in the lobby. And the staff and maintenance crew are very professional and accommodating! Yes we are all apart of the growing resurgence of Detroit! 29-2
There are cockroaches crawling everywhere in the hallway since renovations and they enter many apartments !!! But nothing is done. That is a shame! Something must be done quickly!
Don't recommend living here. Visit here often and it is covered in trash all of the time. Big bags of trash (due to antiquated garbage policy I'm told) litter the parking garage. And they fail to inform their residents about parking policies as it isn't clear where guests can park and for how long without access to the parking garage. Also, why on earth is it so difficult for them to stock their bathrooms? Not only are there broken toilets in the main lobby, but you cannot reasonably expect to wash your hands without stocked paper towels or hand soap. You will be disappointed if you decide to live here.
The reviews below were written prior to the sale of this building to Barbat Holdings Jan. 1. Since then, people have been bailing out like crazy due to announcements of huge increases in rent, questionably valid billing from American Utilities Management for gas, water/sewerage, trash removal, huge increases in parking fees, and total disrespect for current tenants. Management has crowded the lobby area with furniture groupings that look like they came from a going-out-of-business warehouse sale and are not used by the residents, added "valet trash" removal meaning you have to put your trash in small bins OUTSIDE YOUR DOOR IN THE HALLWAY between 6-8 pm M thru Th, and pay another $15 for that or be fined $25. That practice violates city code provisions that hallways must be clear of obstructions. They cut down the beautiful long-lived evergreen trees that shaded the pool and kept it from traffic view, and continue to come up with whatever new idea they think is cute. This is NOT a place for respectable mature tenants and it will cost too much for the so-called "millennials."
While the view is awesome there's definitely a down side living here. The elevators are constantly out of order for weeks and sometimes months. The heating units outside of each apartment is annoying at best. The noise can't be controlled by the maintenance crew. Whoever thought of putting a motor next to your door needs to rethink this and come up with something that will quieten it down. On the whole it's been ok because of the security and amenities. My last statement has to do with the rent going up every year and wondering if there is going to be a cap for seniors that have been here for years on fixed incomes.
Moved to Metro Detroit 5 years ago and moved into the Jeffersonian about 6 months ago and absolutely love it. The location is amazing, only 4 miles from downtown and less than a mile from Belle Isle and Indian Village. The apartment itself is updated with newer appliances with the exception of the bathroom, which has not been touched in a few decades. The best part of the apartment is by far the balconies. I use mine every chance I can. It is like another room and another 100 square feet plus added onto the apartment. Laundry on every floor is also a great perk as well. The only physical aspects of the building I would change is the corridors to the apartments which are somewhat dark and need new carpeting and paint. They also do not have a fitness center which majority of comparable buildings do. In regards to the staff they are all super friendly and extremely helpful, I had a small repair and it was fixed within hours! I would highly recommend this building!
Very spacious, quiet neighborhood, reliable maintenance and reasonable rent. I've been living here for 2 years and plan on renewing my lease for a 3rd. Parking is far however the doormen will assist you in carrying or getting things from your vehicle. I always feel safe coming in late and its the perfect 1bdr for me.
I am retired and enjoy my privacy as well as peace and quiet. I have a huge balcony with a view of the Detroit River, Canada and Belle Isle. I enjoy a spacious two bedroom apartment with two full bathrooms. There is plenty of closet/storage space. My neighbors are quiet and friendly. Office staff is always friendly and helpful. Maintenance always responds quickly and efficiently. Security and the doormen are equally pleasant and helpful with guests, deliveries and helping with groceries and packages. I want to move south because of the weather, but I don't want to give up the security and comfort of my apartment here.
