Property Ratings at The Julian Orlando Apartments
Since it is located right next to the Valencia College/UCF downtown campus, the building has that college dorm vibe. I've seen adolescents walk around shirtless in gym shorts/flip flops and kids running around. There is constant noise pollution from the hallways and doors slamming, especially during the evening. There have been numerous times of people screaming and cussing at each other late into the night. (Huge negative.) The amenities are ok. Half of the EV chargers are always out of service. They only limit 2 hours of charging every 24 hours. The gym is ok as well. I do give props to the facilities team. The one's I have interacted with have been super nice and professional.

The building itself is one of the worst pop up covid apartments! It is far from luxury. It’s fruit fly infested, pipes have bursted multiple times ruining apartments and belongings, the fire alarm gets set off which might not be annoying but if you work early in the morning it’s a huge inconvenience especially when it happens about twice a month. People wait at the door to try to sneak in behind you, there’s no guest parking they will tow your friends car from the hours of 6pm-8am. If you want to have friends over they have to pay per hour. And you have to go get your friends. Once they fix the garage (not sure if it’ll ever work it’s been broken for 6 months) how will my guests get in? They don’t have fobs so not only do they have to park on the 7th floor I have to go all of the way there just to open a door. We pay $25 to park in the garage and for what? There’s no security watching the garage and no security on property period. I wouldn’t mind paying if that money was actually going somewhere. There’s one security guard on property and that’s only because the gate is broken. There isn’t any pantry space for food, the cabinets are extremely small, there aren’t any storage closets for towels or blankets, there aren’t any light fixtures except for the kitchen, and the ac is the cheapest thing I’ve ever seen. I miss my old apartment in Kissimmee that I paid $600 less a month for. I cancelled a lease to live here and they truly offered luxury amenities. I was offered two months free but I’d pay the two months to GET OUT.
New management came less than a year ago and they’ve already turned this complex into a complete s***show. In the past 2 months, we have cars getting broken into almost weekly, refusing to fix the garage door. They allow fire alarms to go off weekly, many times in the middle of the night. They tried to sneak 2 extra charges onto my rent thinking I wouldn’t see it, had to dispute both times. Implemented new parking and threatened to tow anyone who didn’t pick up their tag within a week. Some other extremely poor aspects are them not keeping their pet relief area sanitary and forcing me to run a dehumidifier (which is basically as loud as the fire alarm) on 24/7 because someone flooded their apartment 8 floors above me. Terrible experience, would not recommend this apartment complex to anybody unless it’s their last resort.
Flooding, elevator broken, maintenance walking in without knocking, 0 guest parking, and other issues have been a huge problem at The Julian. I’ve been here 2 months and I am ready to break my lease and move on. I’ve stayed in a lot of high end places over the years and this is by far the worst experience I’ve had. I do not recommend living here at all.
Staff is super helpful, knowledgeable and polite. A variety of activities are offered for the residents. The amenities are spectacular and the units and common areas around the complex are beautiful. I love it here!
The Julian is overpriced, poorly managed, and offers a poor living experience behind the illusion of luxury. Do not move here. I am a graduate student on a budget, but seeing as I only needed the apartment for a year or so, I decided to splurge on the Julian. The last apartment I lived in costed a quarter of what the Julian does, so I expected a significantly nicer standard of living. Other than the gym and pool, which are nice enough, that is not what I got. For a building that is less than two years old, there are a shocking number of infrastructure issues at the Julian. At least one of the building's elevators is broken at all times, often stranding residents in the process (myself included). If any of the smoke detectors in any of the units go off, the entire building is evacuated by deafening sirens and flashing lights. This is going to sound like an exaggeration, but sadly it is not - this has happened roughly twenty times over the course of my year-long stay here, all but one a false alarm. At one point we had evacuations on four straight days, two of them during Hurricane Ian, forcing residents and their pets outside and into the storm. On the subject of management, the Julian's is the worst I've ever experienced. The day I moved into the Julian, I had an appointment scheduled by management to be given my keys. Nobody showed for several hours, and I had to wait in the lobby for most of the day. That management team was far better than the two that have since replaced it. Current management is incompetent, rude, predatory, and completely unwilling to address even the smallest request without acting as though you are inconveniencing them. When I tried to go month-to-month to extend my lease for a short period, I could not get a straight answer as to what I'd be paying and how the transition to month-to-month would work. Finally, let's talk about the other tenants. For whatever reason, the Julian is a magnet for inconsiderate people. Obviously there are plenty of residents who are nice and normal - but they are not the ones who affect your living experience. The tenants who play music at nightclub volumes after midnight, do hard drugs at the pool, go swerving around the tight corners in the parking garage, and leave dog poop and urine in the hallways and elevators are the ones who do affect your experience. There is even more to take issue with that I won't go into, but if you have read this far, you get the picture. Don't move to the Julian.
I've only lived here for one month and my experience with management has been mostly unpleasant. They assigned me an apartment that they knew had a broken AC unit. It took 14 days after I moved in to get it fixed even though they told me when I moved in that the parts were on order. On top of that, I paid them the initial deposit they required but their online account showed I still owed $329. Then I didn't get the second month free I was supposed to get for moving in before July 31st. They said they found the error and it would be fixed by Friday 22nd. Then the following Monday, they said they had put in a request to see if they could fix it. I waited all week for any news on the fix. Then they ignore my messages this weekend when I try to get an update while out of town. You literally have to go down to the office and harass them to get an answer and its usually vague. They run The Julian less like a luxury apartment and more like a time share. If you do decide to move here, I highly recommend legal representation before signing the lease.
They’re constantly changing management, since Altman took over things got worse. All the good people left ( Brianna, Catherine , etc) and they put really bad staff that are not knowledgeable and do not care for residents. There is no internal communication regarding management changes. They do not answer the phone, front gate is broken for a week now and I’m really concerned for all the money I’m paying here They’re abandoning the building
They will do anything to get new residents however when it comes to renewing your lease, you'll see prices skyrocketing and no specials whatsoever you will be stuck with Hotwire that has a terrible service Had issues with water leak and mold and smells really bad
The Julian is a roach infested ghetto off Parramore. The ac constantly breaks. Bathrub and plumbing issues. Constant management changes. Garage and security doors breaks. Urine and trash in common areas. My dog was attacked and by an off leash dog on property and the Julian reviewed to cooperate with Animal Services. I do not feel safe. If you want to pretend you live in Downtown, feel free to apply. If you want peace and a safe neighborhood...RUN!!!
I've been living at the Julian for about 10 months and I still love it here, like the first day! Lately, I've really enjoying the community events like yoga, the food trucks, and the social media contest. Also, the amazing leasing staff always wants to make sure the residents are comfortable and they take care of any request immediately. I love it here!

Save your time and money, don’t rent here. You’ll pay an insane amount to live in the middle of a construction zone and can’t walk one block west without being in the hood. I had to take an alternate route to the property because I would not drive through the neighborhood the gps wanted me to drive through.
