Property Ratings at The Junction
There have been multiple instances where the sewage system backed up, causing foul smells and unsanitary conditions. Despite numerous complaints, the issue remains unresolved. There is mold growing on the walls of my apartment, which poses a serious health risk. The maintenance team has been notified several times, but they have done nothing to address it. The cockroach problem in the building is severe. I have found cockroaches in my kitchen, bathroom, and even my bedroom. Pest control is either ineffective or nonexistent. Some of my maintenance requests have been outright ignored. I've submitted requests that never received any acknowledgment, leaving me to wonder if they were even received. It's not just individual apartments that suffer from neglect; common areas are also poorly maintained. Hallways, laundry rooms, and other shared spaces often remain in disrepair for long periods. Living here has become a constant battle with the maintenance team. Their lack of responsiveness and care is a major reason I would not recommend the Junction Apartments to anyone.
I’ve lived here since August. Since the beginning of the lease everything went wrong. 1. Upon moving in, the apartment bathroom was in an extremely poor condition, with visible dirt in the toilet and a significant amount of leftover construction material. Additionally, there was a delay in providing a key for the first week after move in day. And until this day I have not received a key for my bedroom door, or the mailbox. 2. The kitchen countertop has been broken for over a year according to the other roommates who shared the other restroom. 3. The baseboards along the walls are either missing or broken. 4. There is a persistent pest issue with roaches in the whole apartment but mainly in the kitchen area. 5. My bedroom is missing one closet door/mirror. My roommates and I put several maintenance requests for the past issues but none was completed. After a few months I decided that it was not ok, and I wrote an email asking the manager to schedule an appointment with me so I could talk about terminating my lease by the end of December. I sent it to the apartment and to her but until this day I haven’t received ANY response. I went about 5 different times in the last month or two to the office to talk to her, and either she was not there or she was “walking units” but I was told she would reply to my email which she had already seen by that night, this was over a two weeks ago. so again I wrote a new message saying it was not ok and asking for a response to which again is been about a week and I haven’t heard anything. This is the worst staff I’ve ever seen, not profesional for a manager to just not respond anything at all after so long and after making me aware by one of the employees that in fact she has seen my emails. I have worked as a leasing consultant and I would have never thought people could be so negligent. I have been quite patient giving the apartment many times to reach out to me before writing this review but since I haven’t gotten any response I just hope they see this and do a better job, and also I hope this will give future residents and Idea of what they are getting into. Also their phone doesn’t even work, its been a year and it’s imposible to talk to them
My daughter's first apartment....it was not cleaned or updated AT ALL. Upon move-in, we waited an hour for "check in" but did not receive keys for at least 24 hours. The doors were not re-keyed at all. The property was trashed...giant dumpsters of trash and furniture along with trash all along the grassy areas. Gnats all throughout the apartment. Carpet stained and disgusting with animal hair all along the edges, vent is covered in BLACK MOLD, shower head was missing completely, light bulbs were out, flea infested...I could keep going....management says things are getting fixed and then suddenly the "contractor" that comes to fix it refuses based on some lame reason. It has been 12 days....now the AC is out and water is coming from the walls. The only thing that has been "remediated" is they bombed for fleas. At least they told us they did. I blame the management company more than anything--ASSET Management--My daughter has had to stay in a hotel for 4 of the 12 nights due to issues. We are definitely already looking around for something better. DON'T BE FOOLED!

Black mold, leaky bathroom ceiling, no AC, washing machine broken and carpets in some of the rooms torn up, and they refuse to do anything. It’s day one. I’m getting my lease terminated.

This place is absolutely horrible. Don’t let Elyssa or Devon fool you! My electricity bill is over 150 and me and my roommate each pay that even though they told me it would be lower! They try to be nice to pull you in but even they know these apartments are crappy!! These apartments are constantly trashed, and there’s mold literally everywhere but they refuse to acknowledge it. Also literally moved in and my apartments bathtub was even yellow :(. Little hint that all of their “specials” are fake and such a rip off. WORST APARTMENTS EVER. They need to honestly fix every unit it’s disgusting and the way elyssa and Devon lie is also disgusting!!!!

The front office staff is always super nice when I call or come in to work out, and the maintenance team came out super quick when I had a maintenance request. I love that the shuttle comes here and goes straight to campus

Great location, good pricing, and fully furnished. The bus route to school only takes about 10 minutes. The management could use some improvement, but overall a good place to live for a college student.

This property is great for college student. The proximity to campus is really great and I have really enjoyed utilizing the amenities included with the apartment. The property has a dog park and basketball court that I use very often, and I really like being close to restaurants in the area.

The apartment that you’re shown during the tour is nothing like the actual apartment you will be living in. The moment I stepped foot into my apartment I noticed the broken blinds and the ripped screen door leading out to the balcony. That ripped screen door is also the wrong size (yes, every apartment has one that’s the wrong size - per the maintenance guy) and they will repeatedly tell you they’re going to “put in an order for one” no matter how many requests you open with them. Your carpets won’t be cleaned, your closet doors will fall off the tracks every.single.time you need access to your clothing, you won’t be able to open your bedroom window, and if you’re lucky enough to get it open, your window screen will also be ripped. If you take a look at the paint on the walls and doors, you’ll notice that they paint over any issues hoping that you won’t notice. You may or may not have a giant hole behind your bathroom mirror, Your garbage disposal will break multiple times, causing your sink to clog and your multiple maintenance requests will be ignored and closed out as “completed” since the maintenance guys spend less than 5 minutes (not even exaggerating) to get you off their back. You won’t get the proper keys to your bedroom no matter how many times you go in for a new set and if there’s a leak in your apartment they’ll rip out the flooring and never replace it. They’ll also give you less than 5 minutes notice that your water will be temporarily shut off for renovations and you’ll get about 12 hrs notice that you need to have all belongings put away for renovations and then those renovations never happen due to “low supplies” or “short staff” or “scheduling issues.” If you try to speak to management in person, over the phone, or even through email you’ll be ignored and told that the manager is “in a meeting” “not in today” “a couple weeks behind on her work, she’ll get back to you soon” but you’ll never hear from anyone. DID I MENTION THERES MOLD UNDER THE SINKS? If I could give The Junction negative stars I definitely would.
I've had nothing but issues with this place since before i even moved in. I have to go into the office and talk to management, who insists they will call me back and never do. I'm calling them and visiting the office every day to deal with issues and they still fail to resolve them. They management is polite and seem to be trying to accommodate me, but they fail to do so quite miserably. I simply cannot wait for my lease to end so i can find a new place.
This apartment complex is a joke! The staff are friendly but the mangers and the maintenance crew do not know how to properly run a business. I have had numerous issues with this place as far as my dryer, bathroom, kitchen faucet, and much more. I loved how affordable this place was when I first moved in but after living here for 3 months I would rather pay 20 dollars extra a month to live anywhere else. The maintenance is very slow and they will put your orders off if they do not feel it is a priority. If you want bad service, non working appliance, mold, and cockroaches this is the place for you.
This apartment complex cannot keep track of it's residents and absolutely does not advocate for them when management screws up! My daughter moved in last summer and had a roomate that apparently the apartment complex "lost track of". Two nights ago said roomate came back, locked the other tenants out, ate their food, had a party and robbed the apartment. The complex is taking absolutely no responsibility for this. They never re-keyed the apartment after the other tenant moved out and was not even sure when that tenant moved out. They are refusing to work with my daugther and her roomate to either release them from their lease or move them to a different apartment. DO NOT let your children move to this complex.
Pretty good, all bills are paid with a $35 cap, the 3 bed 3 bath is about 525 for a fully furnished room ( lease by room). They don't seem to really care about maintenance all that much; some of the paneling on the side of the buildings are coming off, cobwebs are pretty much all over outside, and there's a lot of cracks for bugs to get. If you're lucky, you'll find them dead. If you're like me, you'll find a live one every hour or so, and might want to invest in some bug spray. Crickets and roaches are the ones I usually find. If you don't mind bugs, then this place might be for you. If not, please look somewhere else. (Also, they have changed their name to The Reserve at West Ave now, they were bought out.)
u-springs is pretty cheap compared to the surrounding apartments, it's lease per room, a room in a three bedroom being around 500 per month, but that also covers bills, water and electric, free cable and Internet, comes with a washer and a dryer which is awesome, if you get a two or three bedroom apartment, you get your own bathroom, which for me was a must. I think four bedrooms have two bathrooms. It's right on aquarena springs, within walking distance of bobcat stadium, so super close to the college, but not so close that traffic is horrible. They allow pets, it's a college apartment so some noise is to be expected, that being said it's never really been like a huge issue for me, my neighbors have been pretty considerate. The only complaint I have is that there's not always enough parking, sometimes I have to park in front of the office or in visitors parking. But besides that it's a cute affordable place.
The property is generally well kept and quiet. Nice for those college students that don't party all of the time. Shares living area is fairly big and furniture is nice. Rooms can be small but walk-in closets make up for it. Gym is huge and game room is nice. The office staff all seem like they don't like their jobs.... Pool is usually clean. Hot tub no longer works though. Maintenance is quick to fix problems and really nice.
I can't write much about this apartment without using some really extreme language, so I will keep this simple. If you move into University Springs, be prepared to go two days without any water, because the maintenance manager doesn't want to hire a contractor to fix the pipes. He'd rather do it himself, and if he doesn't get to Lowe's in time to buy the glue, well you're just going to be out of luck. University Springs is only for nasty people who can care less about their own lives.
The apartment itself was comfortable and I didn't have many maintenance issues, but I was lucky in that area. Ever since the office changed management at the beginning of this year, service has definitely gone downhill. At the times when I did need maintenance service, I had to call several times on each occasion. On one occasion, they didn't even fix what was wrong they just turned on the appliance and said it was working. I did not experience any mice sightings or bathroom floodings, but there was a slight roach problem. When I first moved in on in the middle of August, I was expected to pay the full month's rent and then two weeks later when September started, paid the rent for that month also, When I finally moved out this year, I did not receive my deposit back, even though the apartment was left clean and everything undamaged and in good shape, Which wasn't a big deal except instead my cosigner received a bill for $400. I had no idea, as they had not tried to contact me at all about it. All in all, it was a mediocre experience with the complex, probably not worth the yearly rising rent charges.
I've been roughly two weeks, with the A/c out for approximately 4 days the whole time. The office refuses to take any sort of responsibility and continually uses the defense that they've "called" the maintenance crew and informed them of the issue. No one has come by, even once, and apparently the fact that it's well over 90 degrees in here(because the thermostat thermometer doesn't read any higher than that) either doesn't count as emergency circumstances or there are no allowances for emergency circumstances in the lease contract. Either way, unless the only thing that matters is location and proximity to school, and you don't care whether things work or will ever be fixed, this probably isn't the place for you.
From my experience, the only positive thing about University Springs is the location. It's close to campus, and is on the bus route. Lets be real... You won't find a two bedroom for a lower price. BUT, plan to be your own maintenance worker. I've had multiple problems: My bathroom flooded while I was gone over winter break. The baseboards are now moldy, all maintenance did was clean up the water. Not to mention, the shower rod was broken in the process. I had to call multiple times to get it fixed. My ceiling leaked periodically after running the dishwasher. That took months to get fixed. I have never been able to use my dishwasher since I moved in. It holds water from the sink disposal. I've called hundreds of times... 8 months later nothing has been fixed. There is a mice infestation. I've talked to many people who also live here, and they have the same problem. When I approached the front office, they said, "That's not what you saw.." I know what a mouse looks like, thank you. I guess they're not going to fix that, either. Also, be cautious of your electric bills. You are supposed to have a $35 pre-paid portion. Yet, my roommate and I go over every month by a minimum of $15. Most people in the neighborhood pay a total of $45 without a cap. Note* We leave the AC of 85% of the time. AND the dishwasher is never used. I have been charged 3 times for the same bill, no refund. They also have not given me the hard copy of the electric bill when requested. All in all, I'd live somewhere else if I were you! Otherwise beware of mice, floods, and extra costs!
