PROS -Staff is nice -Views -location -package room -thick walls; don't hear neighbors -Pet friendly -Storage room included CONS -water pressure -water temperature fluctuations -pipes smelling like sewers at times -AC OR Heat. AC not on as of May 6th -Not enough parking ($60 garage) -Mouse/Mice (due to "construction") -No dishwasher (unless $1000 reno) -No ceiling fans (unless $1000 reno) -Windows barely open (one per room) -Plastic blinds that barely block the sun -Railroad Horns 24/7 from West Bottoms
Just moved out after living here 2 years. 1st & foremost, the staff is amazing. It's everything else that becomes unbearable. It's HEAT OR AC - You don't get both. What's even worse, you are GUARANTEED to have 2 miserable months out of the year - 1 where they haven't turned the heat on yet & it's 60 degrees. The other - they don't turn the AC on until MAY! Notice how it's in the 80's now?-add 10-12 degrees to that & that's the temperature of your apartment (one day it got up to 92°). There's not enough parking. Unless you're willing to add $60 a month to park in the garage, you WILL have to park BLOCKS AWAY some evenings (hope there's nothing valuable in your vehicle). Then comes the icing on the uncomfortable cake. Train Horns. The trains roll through the West Bottoms, directly underneath Quality Hill. 100 decibel horns blow every 15-30 minutes, every hour & THROUGH THE ENTIRE NIGHT. If there's more than 1 train, prepare yourself for 3-5 MINUTE HORN GAME, BACK & FORTH. It doesn't matter if no cars are at the crossings (there never are). It's the law. And your SLEEP WILL SUFFER from it. I had to keep music playing & a fan blowing, simply just to cut the impact. It will rock you out of REM sleep immediately. This is coming from a DEEP sleeper. Combine the heat with having to keep your windows open (doesn't help) & you have a deadly combination of frustration & discomfort. DON'T MOVE HERE. At least until they finish renovating it. Sincerely & Respectfully, 2 year tenant.
Low cost, large space, awesome views, unbeatable location and very responsive management make this apartment a slam dunk. This apartment is much cheaper than anything comparable and the units are much bigger too. Not to mention huge windows with breath-taking views of the city (or sunsets if your unit faces the other way). The management always responds to requests ASAP. Oh, and there’s a free parking lot in the back for residents! The only downsides are the amenities and some aesthetics. The gyms is cramped, the lobby is dingy and the elevators get dirty. Honestly… those set backs are minor dents in the overall appeal of this apartment.. Let me repeat… slam dunk apartment!
This apartment complex is known for having the best views in the city. This is true, as long as you're looking out the windows. The facade and the units leave a lot to be desired, but the property manager and maintenance are responsive, the building is secure, and again the views are incredible. On the east side of the building you overlook the beautiful and iconic skyline of downtown Kansas City. On the west side you get the most amazing sunsets over the horizon which includes the West Bottoms art district, the Missouri River, the downtown airport and several highways. The view is constantly changing, but always magical.
