Property Ratings at The Kent
Dysfunctional elevators, horrible communication from management, and a recent forceful break-in to four units that was not communicated to other residents. Definitely do not move here!
I've been living here for some time, and I strongly advise against choosing this place as your residence. I'm sharing this anonymously because of the differential treatment residents receive from management and maintenance when expressing concerns, whether in person or online. Contacting management is nearly impossible, and the elevators consistently experience problems.
Absolutely disgraceful management and communication. We have not had both working elevators in over a year. I would never recommend living here to anyone. Cleanliness is a problem and exposed walls and electrical make this building a safety hazard. The building manager is awful and no help whatsoever.
Property Manager at The Kent, Responded To This Review
We are sorry to hear about your experience at The Kent. Please accept our sincere apologies for the elevator issues and any other inconveniences you have faced during your time with us. The situation you describe is certainly not the standard we strive to maintain, and we understand your frustration, especially given the challenges with the elevators. Regarding the elevator issues, please know that we are actively working to resolve them as quickly and efficiently as possible. We acknowledge that living on the 18th floor without reliable elevator service is far from ideal. We are in continuous discussions with the building's ownership and are committed to keeping our residents updated on our progress, and in fact have news today that the proposal to make repairs has been accepted by the insurance company and we are now waiting for a delivery and installation schedule from the contractor. As far as the other issues you mentioned, we are keen to understand and address them as well. We aim to provide a comfortable and enjoyable living environment for all our residents. Please contact us at your earliest convenience so we can address each concern specifically. The Kent Management Team
It is December 2023 and I have lived here for four months. This is easily the worst place I have ever lived in my adult life. There have been multiple days where NO ONE ELEVATORS WORKED and I live on the 18th floor. No rent adjustments. By the way, the lease no early termination clause. You have to stay until the lease ends. This place is garbage. In the entire four months I've lived here, both elevators worked maybe for 6 days total. Aside from that, there are so many other issues.
I have been living in the building for three months now and I’m really happy with the management and staff! Taylor the property manager is super helpful and responsive - he made moving in so easy! The gym is so nice and has every machine you could need for a full workout. The in unit washer and dryer has been so great. Overall I love how new and clean the building/apartments are. The sliding glass doors for the bedroom are so unique and let in so much natural light. I plan on living here for a long time!
My husband and I love it here! We use the Fitness Center at least 4 times a week, we love the interaction exercise screen with numerous programs to choose from. Our friends love the grilling deck. The neighborhood is awesome, everything is in walking distance. We are close to work in the downtown area as well. My husband travels a lot, so I love the secured entrance doors and the concierge are great. We have an phenomenal view of Chicago!
Just moved in a month ago and am very impressed with everything so far. The gym in the building is so convenient and has pretty much everything you could need to get a solid workout in. The apartments are set up super cute and modern and the closet is a nice size and fits all of the things I have and more which I love.
When I first moved in, in January 2018, I LOVED this place. The neighborhood is packed with everything you could ever need and the apartments are modern. Plus there’s W/D in unit! What more could a girl ask for? The basics... when I moved in we had 24/7 doormen for security. Those hours are now reduced to 9 to 7 (or 5) depending on the day. The new concierge is amazing! But good luck getting any help when she isn’t there. The office phone has no answering machine to provide emergency contacts and no signs in the building provide this info. Several of us have had faulty electronic door locks, and I was recently locked out for 18 hours because of the lack of emergency service. Upon finally tracking down maintenance they tried to leave me out of my apartment an additional 48 hours because they were busy. After being out money and time from a lock situation that maintenance failed to fix a week before the lockout, I haven’t heard a word from the property manager about making me whole. If you can handle just being a rent check to the property manager and not treated like a human in an emergency, this is the place for you! (With a great view of course) Also, ditto on the review below about the heating bills. The heating units aren’t sealed well to the wall and you will fight as much cold air coming in as hot air you can afford to run. Looking forward to the end of my lease.
If you're moving here in the summer, be forewarned that the building gets real cold in the winter. It's a renovated old building, they cleaned up the look but the core of the building is still old. You need to be prepared to pay $150-250 in electric bills during the winter months to keep your apartment remotely warm! There is barely any central heating, so you have to use your AC/Heater, on average to keep our apartment heated to 60 we spend $150-250 in electric bills. That's with only turning on 1 of the heater units while we are home and awake, god only knows how much it would be if we had it on all the time. Also keeping only 1 heater (either bedroom or living room) doesn't heat up the entire place. Honestly, this is a big deal for me. It's hard coming home and not comfortable because it's cold. We come home and it's like 30 degrees in the apartment, and takes an hour for the heater to get the apartment to somewhat comfortable level of heat. Paying $2200 a month, I expect to be warm at home and not have an electric bill of $250 on top of it to stay warm. Everything else about the building is fine. They do have a great gym facilities, and the location is great (not that management can take credit for that). But this heating issue is not mentioned upfront in leasing...until you get the bill months later.

This place is a total mess. Its a great location and used to be a pretty decent building, however recently, it was purchased and is being "updated" which brings with it many many problems. Firstly, its very expensive for the space, you will constantly dealing with construction noise and workers. There are only two elevators in this mid-high rise 20 floor condominium and most of the time you wait a very long time for the elevator because of the construction workers. They have tried to assign elevators to workers and residents but this doesn't really work. The walls are very brittle, thin. You can hear a lot of neighbor noise and outside noise. There are electrical and wiring issues in the building also, most likely because of the construction and reformatting of units. The actual walls with windows were and are not being updated with the building and this is a huge problem because of the lack of insulation. The apartments are freezing because the air comes through and around the AC/heat wall units and windows which forces you to have to run heat ALL of the time to be comfortable which makes your electric bill sky rocket. You will be paying north of 200 dollars for electricity. Some people have bills greater than 250! They won't do anything about this either. AKA(management is incompetent) Most neighbors are very unhappy with the changes and will be leaving after leases expire. Don't get involved in a contract with this building, you will have many many issues and be sorry you did. There are many other buildings around this area with great reviews.
