Great affordable place for anyone looking to move into the Birmingham area. They have nice apartments, a beautiful clubhouse and dog park to meet any needs that you may have. A great friendly staff who will answer any and all of your questions.
Very quick & smooth process. Maxine was excellent! She was prompt, and extremely nice as well responsive. I had no issues whatsoever. I’m loving my stay so far.
These are great apartments in a great area. They are a bit older and that brings some ongoing pre-existing issues and needs for updating. I have loved my time here

Just moved in, but I'm really enjoying it so far. There were some hiccups in moving in but that seemed to be extenuating circumstances as opposed to the norm.
Maxine is amazing, very accommodating. The maintenance has not been ideal, but the management does their best to provide the best service. These are great apartments in a great area. They are a bit older and that brings some issues.

Quiet place, rents to high for what you get. It’s not worth the time and stress. You can look but I would go elsewhere with my money.if you think I’m playing I can tell you we’ve have water issues the whole time I’ve live here.
The Kenzie has been a very safe community to live in. Location is great as it is convenient to all surrounding restaurants, pharmacies, hospitals and stores.

So far so great! I already love the area and community. My balcony is so private and the cahaba is right below. So far the community is super quiet which is really nice. Maxine was amazing throughout this entire process and I have a really good feeling about living here :)

I was so excited to move here when I got the approval email and the welcome package, but then we get to the office to sign our lease only to find out that we were denied….and like a fool we actually put all of our eggs in one basket, because we were so sure that we would be approved, but I guess not. I understand that mistakes can happen, but I didn’t know that they were in the business of giving false information and hope.

I have had nothing but issues since moving to this community. My unit has flooded on 5 different occasions .I had to have the floors replaced in the kitchen and dining area due to water leaks, I have had both of my bathrooms flooded on 2 different occasions. I've had plumbing issues that caused sewage and garbage disposal waste to bubble up in my sink and dishwasher on several occasions. The ceiling in my bedroom caved in on Christmas morning due to a water leak. Overall a NIGHTMARE. Not to mention the trash valet service that I pay for monthly in inconsistent do not pick up as scheduled. I have not had access to the resident portal for rental payments and maintenance request in 3 years with no follow up from property management. Every repair that has been done on all of the issues I've had have been botched & patched up to the point where they didn't even put the towel bar or light fixture back up after replacing all of the drywall & properly painting after one my many floods .

Been living here for 3 years and I love it. Great area, great people, although there are a lot of crazy bugs and water leaks here. Other than that it’s great!

Although it’s quiet, the trash rarely gets picked most months. So then you have to smell trash for weeks, not to mention pest control and I have an infestation of spiders when I try to step of my front or balcony door. You can almost never get in contact with the office and there is only 3 staff members. The bathroom shower was spray painted instead of retiling, which can be hiding mold and damages. The rent is too high for what they are offering with barely any amenities. I also found multiple needles in my carpet that me and my child found in our feet. The paint job is horrific if you actually follow the entire and look.

Everything is great until after they get you moved in. Then once your unit starts having issues then the mainteance will cease or you just keep sending out requests that go unanswered or denied. too many plumbing issues to name. the maintenance people suck. they do bandaid repairs but the bandaid comes off . wai t for it

Quiet and safe. Older buildings so have their issues (windows aren’t great), but they’ve tried to paint and make the interior look nicer as best they can.

We love living at the Kenzie! It is a quiet, peaceful, beautiful neighborhood. I love to see the deer outside and you can always hear birds chirping! It is also conveniently located!

Went looking with my cousin for a new place thinking we were just out getting ideas of what’s out there — but the first and last place we went was the Kenzie. Crystle was personable and her popularity with the residents was very obvious - she knew everyone and it had a real sense of community: worth the stop!
I stopped in at Kenzie just to look at the model on my way to a scheduled tour at another complex and I'm so glad I did. The competition cancelled my appointment via text and said since it was virtual, I would just get an email with the link of the apartment I was interested in... I am still waiting on said email while the ink dries on the application I put in with Crystal.
Aside from one loud neighbor, the area is very quiet and respectful and conveniently located close to many important parts of Birmingham.
The new management has really turned the place around. I have already recommended it to some friends and family.
**Stay away!! Needs 0 stars. They knowingly allowed me to move into a building that had consistent noise issues prior to me even living there as a student. The office admitted they knew about the noise prior via email. Not just any noise - but rattling my entire unit music coming from a neighbor that they allow to continue to live there and disturb others. Noise from this person screaming at the top of his lungs angrily and even throwing things in his unit causing property damage. I did not feel safe as a single female, and the office did nothing at all. They simply do not care. I gave them multiple opportunities to fix the issue over a course of a month and a half. Police called numerous times and the office was made aware MANY times. I received no response or resolution even after following up via phone, walking in and email. They simply do not care and pretend to not know the issue to YOUR FACE even after I have everything documented and have told them numerous times. I even had to stay at a hotel one night because the noise was so bad, brought them the receipt and didn't receive one apology nor have I received any money back. I should not have to stay at a hotel when I pay rent. **I understand they can't control someone's behavior, but its about the way you deal with an issue that a customer remembers. Their resolution was to simply ignore it.** I did not feel safe in my own home and it wasn't even habitable after no AC for 6 days in one instance in 95 degree heat. My unit was 87 degrees. They had to order a new motor, and then the one they got was missing parts. Ridiculous. Broken glass door just laying on the ground in the neighborhood as well with young children nearby. They knew about this too and it's still sitting there 2 months later after reported. I moved out and they have the audacity to send me a bill for +$2k for early move out. I cannot sleep in my own home! Emailed the office and UPS mailed a packet full of communications on the issue. That was delivered on 10/7. It's been a week and still no response except a $2k bill. Get real. Dirty dishwasher water backed up for 2-3 days. I, too, thought it was a deal for what the rent was, but it's very obvious now that the rent is low because of the poor quality of the units AND service you'll receive. If you have an issue, it will be ignored and unresolved. Trust me, stay away.

Let me start by saying that everything listed below just scratches the surface of the issues I went through with the complex. 1 ) When I moved in there was mold growing in the cabinets. Not one cabinet. But at least four. I asked about it and they told me it was my job to take care of it myself by buying some mold killer. I begrudgingly did, and had terrible allergies the entire time I lived there and I’m sure it’s due to mold in the walls. 2) I woke up one evening to the dishwasher upstairs discharging all over the kitchen and ruining anything on the counter. I immediately submitted a work order. No response on Monday. (Maybe they fixed it and didn’t tell me?) No response on Tuesday (surely they did something and forgot to let me know). No response on Wednesday and the dishwasher again leaked everywhere. So first thing Thursday I called to ask what was going on, and they said they saw the request, but had lost the key to my apartment. They then asked me if I could leave my job (during work hours) to bring them my key and leave it with them so they could make a copy. So after all that, guess what! Turns out the leak was in the upstairs apartment (exactly what and where I told them it was when I submitted the work order) and they could have fixed this on the first day, if they had cared. 3) When moving out, they literally lost all my paperwork. No joke. I notified them two months in advance that I would be moving out and had multiple phone calls, emails, and in-person conversations with staff about it. I then reached out three days before I moved out to see if they needed anything else from me and they told me I couldn’t move out. Thank goodness I kept all the paperwork I had them sign to schedule the move out date, because they had zero idea and zero records. Not only this, but time and time again I was promised callbacks when they were “looking for the document” and they never once called me. I had to call every time after they promised they’d call back by a certain time. 4) Upon moving out I was charged for a burn mark that was on the floor when I moved in. I noticed the burn and had talked with the office about it and had been promised that an addendum was added to my lease noting the issue, but not surprisingly they lost that too and charged me $450. There’s even more I could get into. It's a nice location and peaceful, but that doesn’t make up for the incompetence and lack of caring by the employees or terrible condition of the apartments.

If I could give this $hit hole -5 stars I would! We lived there for 4 years and never did they fix anything properly, and the stuff they attempted to fix was a joke. We had light bills for $400 because there was and a/c unit from 1971. After the unit went went out in the beginning of August, we spent 5 days with no a/c. The black mold that was reported to them for 3 years was never acknowledged or even looked at. After moving out and several hundreds of dollars in doctors bills and allergy medicine it was clear we were being poisoned from the mold. One day the dryer stopped heating up so I called a repair man out just find out the vent going outside had never been cleaned. That was another $100 due to their negligence. It took the man over an hour and a half to clean the build up in the wall. The plumbing in the wall for the shower leaked the entire time we were there. Every 3 months when the ceiling would fall down in the wet bar they would come in and tighten the faucets and re plaster the ceiling never fixing the problem. The window in the upstairs bedroom was falling down into the wall and had a 2 inch gap to the outside with bugs, rain, cold and hot air into our bedroom took 3 years and numerous threats to get fixed. We stayed at this location as long as we did because every time our lease was up the would put in a half hearted attempt to fix issues that were wrong and lowered our rent by $10 for our inconvenience. They turn over staff faster the McDonalds cranks out burger. We always expected the new staff to do the right thing ???????. After loyal and more patient tenant for 4 years, and never being late on rent we decided to buy our first home. The office staff “acted” so excited for us! We had a few months left on our lease. We gave a 90 day notice, they only required a 60 day notice, we payed 1 months rent to break the lease and the staff still “acted” excited for us. I communicated with the office staff regularly about the issue that were present from the time we moved in and how they wanted to deal with it. I asked if they wanted to address the issues before we left or after we left. The property manager assured is they would not be and issue when we moved out. The carpet they put in was never put down properly and was coming up on the day we moved in and came apart at the seams because i vacuumed the carpet. This was cheap carpet that was never meant to last 4 years. We were sent a bill for $1400 to replace the carpet!

We are sorry to hear that your experience with our community was not pleasant. Our current team has no records of any unresolved service tickets. To our knowledge, all service items were resolved at the time you gave notice. When you walked the home at move-out, you completed the inspection with the Assistant Manager since the Property Manager was out sick. However, the final assessment of the home was indeed completed and processed by the Property Manager. The bulk of your charges were due to flooring replacement as a result of excessive pet damage. The carpet and padding were damaged as well as the underside of the vinyl and baseboards. This flooring replacement was not charged to you at full price. It was charged on a pro-ration calendar of the life the flooring should have had left on it had it not been so damaged. The subfloor required heavy treatment upstairs and downstairs. The unit was also infested with fleas and had to be treated by professionals four times before the concerns were fully addressed. The other charges assessed to you were standard cleaning charges as our team has photos and your sign-off that the unit was not clean at move-out. We try to be as fair as possible when assessing any and all move-out charges. We give leniency, where applicable, for residents whom lived with us several years, as we understand wear and tear is to be expected. However, the damages sustained in your home were not due to normal wear and tear. Please let us know if we may be of additional assistance.
Mike the maintenance man is amazing!! Every time I’ve ever had an issue he or Chris (the old one that is no longer here) would have it fixed without any other issues. I was taking some heavy items to the trash and Mike helped without being asked!! Misty and Aslin ( sorry if I spelled wrong) are awesome as well. Alison is missed dearly at the property ..which I understand why she needed time but she was awesome! But I can’t brag enough about the maintenance man he is awesome the complex is very lucky to have him, he’s fast & communicates and efficent.
