I had high hopes for The Kirby. The Kirby comes across as a beautiful and luxurious building online- but in person it's quite different. I relocated from Atlanta, GA- so I paid a deposit for a unit that I just saw on FaceTime. I was never told about the mandatory $100 parking spot fee for my car either, so when estimating the rent for this place, it wasn't accurate at all from what was advertised online. They failed to let me know about the extra $100 parking fee, along with a "trash fee" that varies and goes about $30 a month, yet we have no valet trash, just a trash shoot? Interesting- they have still yet to explain this to me. Also another annoying thing is having to store their gigantic, old, dusty ceiling fan because I wanted to replace it with my own chandelier. Before moving in they said I could change out the light fixtures but they did not tell me they wouldn’t have any place to store their own light fixtures once taken down? Anyways, and on to the most important part of my review- my first night here my car was vandalized (keyed 8 times to be exact- look at the photo attached) in a spot that management told me would be okay for me to part my car. Then it was vandalized AGAIN- in a different parking spot this time (parked even higher up away from the entry of the gate) and in a spot that also did not belong to someone. I asked The Kirby to look at the "security footage" that they say they have at the front of the resident parking gate, but no one ever got back to me. I finally was able to get in touch with corporate, and the lady I spoke to could give a crap less about my car being vandalized twice, and said it's not their responsibility. Um hello?! I pay a lot of money for my car to be parked here just for it to be vandalized and then for you to say it's not your problem? It's a complete joke. Just go read the reviews and you'll see that there's a lot of common themes about the security amongst other things about this place. UPDATE: Another issue with my car...Everything was stolen out of it just last week in the same parking deck. UPDATE #2: There are roaches in this apartment complex and the exterminator has been out THREE times and cannot fix the problem. I have no food or items left out whatsoever yet I come home to bugs everyday. Also, the air quality in my apartment per my Dyson doesn't read good quality air most days. SAVE YOURSELF AND MOVE SOMEWHERE ELSE!

I found the Kirby through a locator and based on the pictures, I was excited! When calling to setup an appointment, it was difficult to get someone to answer the phone. I called multiple times and at different times, left messages, but struggled to ever get a response. Finally I was able to make an appointment for the first possible day to show the apartment, as it was not yet ready for showings. I called the night before to confirm my appointment and make sure the apartment was still available, before I drove three hours in from out of town to view it and the leasing agent confirmed that it was still available. I asked if there were any pending applications on the unit and he stated “no that it was still completely available”. Fast forward to the next morning, I call when I’m about 20 min out to inquire about parking and a different agent tells me “oh I’m sorry, it appears that unit has been leased over the weekend, but I have other units you may be interested in”. The agent half heartedly apologized for the misunderstanding, but it was nonetheless frustrating that I called 12 hours ago to confirm and they still led me on knowing there was an application pending! I went ahead with the appointment to at-least checkout the historic building, but was fairly disappointed. The bottom lobby floor is nicely updated and clean, but the actual residence floors had several potent odors throughout them. Most smelling like weed. When I asked about it, the agent stated that they were a smoking tolerant property and that they were not able to “legally stop somebody from smoking in their unit”. The building came across as old. They advertise as being “historic”, however there is a difference between “historic” and just being old. Several windows throughout the building had years of caked on dirt, making it near impossible to enjoy the views you're paying for. They stated that it was too costly to have windows cleaned on a regular basis, so they “opt to complete it once every 7 years.” I attempted to share feedback with my agent on several items however both agents seemed unreceptive and disinterested to the honest feedback being offered. A lot of excuses were given for things, but not a lot of solutions. They were unreceptive to feedback and failed to provide an open line of communication and transparency. Their pricing is somewhat competitive, but you get what you pay for in downtown it seems. The building has so much potential. I was disappointed and underwhelmed.

I don’t recommend this place at all. They charge tenants a monthly fee to park here when at times you’re not even able to park in your own spot you pay for!! I’ve had several occasions I pull up to my parking spot and someone is parked there. It’s absolutely ridiculous!!! They don’t even give you the passcode to call the towing company yourself so if this happens to you after hours you’re screwed. Last night I came home from a 4 hour flight at midnight and sure enough someone was parked in my spot. I spent 3 hours back and forth with the emergency line to no avail. If you’re going to allow random people to park in your garage for free, you shouldn’t be charging your tenants for parking. There’s nothing worse than getting off a long shift only to be inconvenienced and unable to park in your own place THAT YOU PAY A MONTHLY FEE FOR A RESERVED SPOT. Im counting down the days I move out of here.

Wonderful building, but since I moved in last week my boyfriend and I I’ve had to fight to get what we were promised on the advertisements that caused us to move here.

Worst place I’ve ever lived. Location is great. But the management is horrible. Constantly messed up my billing and made me pay for it. Garage is very difficult and the door was broken the whole time I lived here and closed on multiple peoples car (they blamed me for being under it). The elevators broke on a regular basis in both the garage and main building. Don’t waste your money.
I've lived in the Kirby for 2 years and have LOVED my time here! My husband and I just renewed our lease. The building is beautiful, and the layouts are unique and interesting. Originally an office building built in the early 1900's, the exposed brick, hardwood floors and high ceilings make the apartments charming and warm. New restaurants are popping up downtown every month, making Main Street a fun place to be living. The residents have done a great job of creating a tight-knit community, with monthly brunches and pool parties being planned often. Plus, the new management is great! They're patient with the tenants and clearly excited to be working for the new owner.
I've lived here for about a year and a half. I love my actual apartment-- the views of downtown are amazing-- I look out my sprawling windows and see beautiful architecture and get plenty of sunlight. The neighbors are friendly, the walls are so thick you literally can have blasting music and 100 people over at your place and you won't hear anything unless you're standing outside in the hall. The downsides: Parking. You have to go down the elevator (sometimes it arrives in 5 seconds, sometimes you're waiting for over 3 minutes), walk all the way to the back of the building, get on another elevator, go up to the floor your car is on, get in your car, drive down to the first floor, wait for the garage door to open (which breaks at least once a month) and then you're free. I was on the phone with my best friend the other day and timed it. It took me just under 10 minutes from my door to actually leaving the garage. Management: new management took over several months ago and there are many complaints with leases being lost, miscommunication, unknown charges taking place, etc. it's a huge hassle to move, and I'd like to stay for that reason. If they raise my rent I'm outta here. Also, you'll hear crazy homeless folk yelling on the street at all hours of the night. Not always, but sometimes. Other than that, gorgeous building with a NYC feel.
Over priced and terrible management that have no clue what they are doing. New manager every other week. Customer service is non-existent. Complete lack of professionalism and respect for anyone. You do not want to live here.
