s of June 28 this place was bought by RPM group and it has even gotten worse. Eduardo in the front office sent me a lease renewal with the wrong dates and even though it was signed and dated by Rosa (property manager) with an August 2023 date she is refusing to fix the other incorrect information. Then she is trying to charge me for June and July rent when their web portal / ledger shows its paid. Mind you they didnt even own the property until the end of June. We have sent her print outs of the money being taken out of the bank account and she refuses to fix it. We have reached out to the corporate office but have not received an response. Then we pay for trash to be pick up but it sits for days outside our door in this Texas heat. Maintenance requests are ignored and closed out without being worked. The gate around the front office work but the other gates are broke and left wide open. People are every where on the property fixing cars that is supposedly not allowed. Just dont even waste your time with this place. I will update my review once I here back from the corporate office.

The other negative reviews sum up most of the issues pretty well. New management is terrible. They're not awful people, they're just mostly useless. For about a year, it was basically impossible to reach anyone. I know this because the AC in my unit has stopped working 5-6 times in the last year. In fact, it's not working right now, which is why I'm typing this. Last June/July, my AC was out for a solid month. I had to sleep on my living room couch because it was the only room I could keep cool. As of today, I submitted a maintenance ticket in January for the AC, which was never resolved, but still closed out. I submitted another ticket in February which is still open. It's ridiculous. It's only tolerable because it hasn't been too hot the last few months. The point is, the management is horrible. Trash is frequently not picked up; there was a solid month where trash wasn't picked up and there were giant piles of trash, 7 ft tall, by every dumpster. Since the phones don't work and management keeps changing, it's virtually impossible to reach anyone. Please, don't make the same mistake I did by moving here.

The tour was very dry. You can tell they did a frugal renovation, which would be fine if there wasn’t a higher charge for it…. And I’m always leery when I ask to see amenities and you make an excuse not to show. Honestly, it’s not bad, centrally located, very easy to get to key places. I just steer away when people aren’t even personable or engaging when showing their property. It just means it’ll get worst once you rent.
I am a review person. Unless your desperate, do not move here. Seriously…Im trying to help anybody reading. Willmax sold Ladera Apts January 2022 just like a few other properties in this immediate area did I’m assuming to cut their losses from covid and the freeze in 2020. Now we have “Tides on Trinity” owned by The Robinson Group out of Arizona (not even local). This property used to be one of the nicer ones because of the aesthetic of the buildings and size of the units. Customer service under Willmax was decent however its top tier compared to what we residents deal with now. Everything is subpar now including the look of the property that they painted all white. Its real cheap looking now inside and out. They are hiring the cheapest labor possible instead of whose qualified to renovate these units. They are putting hardwood in second and third floor units to be cheap which im sure first floor tenets love. They are hiring whoever needs a job to work the leasing office. It all sucks now. I feel like I am not getting my money’s worth anymore. Its like watching the titanic sink. Tragic. They destroyed this place. Sidebar: I need The Robinson Group or whoever you are powered by to stop ruining all the properties with these ugly changes and terrible design decisions. Its Tacky! I guess the bright orange plastic door plates that nobody asked for, nor match anything, are to make it easier for the police to find units. We pay too much in rent for this complex to look like this, for customer service to be C to D level, and for most of the amenities to not be working like the main pool.. the highlight of the property in the photos online ironically!
Moved in last year and new management took over in January. It seems their focus has been on upgrading the exterior buildings and units to justify rise in rent. Both pools have been closed the entire summer. The office never answers the phone and there is no voicemail system. The message system on website is not functional. It’s unfortunate because I had an exceptional experience when I moved in but it’s quickly gone downhill and not worth the cost.
The staff doesn't like to answer the phone, they will hang up on you and add extra charges to your rent

Worst apartment complex I have ever lived in. Security is awful. The apartment manager has no compassion. He's horrible at communicating & simply does not care about his residents. After the horrible weather we had in February, our apartment was completely damaged & unlivable. The carpets were STILL wet when we moved out in March! It took numerous emails, visits and phone calls for confirmation on how the apartment complex was going to repair our apartment. We lost a great deal of furniture waiting for the complex to make a decision on the repair. They finally gave us a 10-day letter to vacate after we demanded resolution. DO NOT MOVE HERE.

I am forced to use this method as my last option to be heard about this ROACHES problem we have been experiencing for over a month. We have communicated with the office and NO REAL solution has been provided and sometimes they DONT reply to our emails. Today we filed two complaints one with the Apartment Association Greater Dallas (AAGD) and with the Texas Commission on Environmental Quality. We are not the only tenants experiencing this problem I found on internet more tenants with the same problems and with the same solutions from Management NONE. If you move to Ladera Apartments you will find: * Nasty stairs (they are never clean or washed) * Trash in front of tenants door for days (Management do not enforce trash guidelines *Strong Marijuana smell to the point it gets in your cabinets, closet, clothes... that is normal if you live here
Feel like living with roaches? Move here. Feel like listening to your neighbor BLASTING what sounds like a concert grade stereo, move here. Feel like living in a place where pool curfew is NEVER respected, move here. Feel like seeing layers of paint covering old flaws, move here. Feel like having windows that break and don’t work because they’re so old, move here. Feel like having a stove that is so warped you can only cook with 1/4 of your pan, move here. Not to mention when this was told to management all they said was “oh you can pay for the upgrade” then when I called back to pay for the upgrade, I was told only apartments that are vacant can upgrade their appliances. You will save 100/month maybe 200/month compared to other places. There’s a reason for that and I should’ve been more wary, all the same. When management tells you they had no idea you had a roach problem after your 5th call, there is a problem. It is not the tenants responsibility to keep track of how many times pest control was called. Hire more security, be more strict with your tenant acceptance. This place could be so nice, but the experience was ruined due to poor handling of an issue that has been expressed on several occasions. My neighbor told me when she moved in, it rained the next day and leaked in her living room wall/drywall started getting discolored. ALL THEY DID WAS PAINT OVER IT. Seriously, not worth your money and definitely not worth your peace of mind. Hey check out my pics of the crap I experienced. I went to Home Depot and bought a fogger bc it took them TWO weeks to schedule a fog with the pest control company. Glad I’m almost done with this place.
I AM A CURRENT TENANT AS OF DECEMBER 2018. A POLICE REPORT HAS BEEN FILED OF RECORD. Today is February 20, 2019 and I contacted the Dallas Police department AGAIN today regarding the marijuana smell that is ENGULFING the unit that I currently occupy and that I am well within MY RIGHTS to "grade" this complex. This has been one of the WORST DECISIONS that I could have made. I was happy until the neighborhood "dope boy" moved in next door. This entire unit smells like marijuana/weed. I can not leave laundry in the dryer or it will smell like weed. I have to open the sliding glass door by the balcony to "air" out the unit - everyday. I have called the office, so far - twice, very irate and spoke with the "manager" Matthew (not empathetic at all) who only states there is a process that has to be followed before further action can take place. I called the Dallas Police department then and again tonight who paid a visit to that unit and spoke with the female occupant. They have visitors all hours of the night - which is very suspicious. The male occupant and some unsavory characters block the steps that lead up to the units by "hanging out" smoking weed and drinking from red plastic cups on the weekend. I have had a police escort or I have my brothers walk me to the unit for safety!!! My outside door "porch" light is always out - which is very coincidental, suspicious and strange. I WOULD NOT RECOMMEND LEASING FROM THIS COMPLEX. THERE ARE SEVERAL OTHER PROPERTIES IN THE AREA THAT YOU SHOULD CHECK OUT. DO NOT LIVE HERE!!!! I WOULDN'T GIVE THIS COMPLEX ONE STAR!!
Before you even speak to a leasing agent make sure to drive around the complex and try to talk to a few people. Many of them will share the same awful experience I had but they ended up being stuck in the situation..... I was trying hard to get into one of the apartments as I was closing on the sale of my house and NEEDED to be out by a certain date. I took a tour of a "model" and was assured that was the layout/floor plan I would be moving in to. I asked repeatedly over the course of the next 14 days if I could view the actual apt. IO would be moving into. Only once did I get a response and I was told it "was not available yet" even tho the date I asked was after they told me it would be available. I repeatedly asked to please let me know when I could see it...NO REPLY! In addition, I had paid to have the "upgraded" SS appliances and a garage. Extremely LONG story short...after no replies from the complex I showed up the morning I was suppose to move in of course with my deposit and first month's rent. I had connected gas and electric the day prior as I was moving on a SATURDAY.I had movers coming at 11 am. When I was at the apartments at 10:30 to get my keys etc. of course they TOOK MY MONEY and then told me...the apartment wasn't ready for move in!!!!!!! The garage wasn't ready either!!! I did get the keys and went to the apartment and they were just starting to install the upgraded appliances. Also, it was NOT THE FLOORPLAN I had signed up for!!! I am sure they knew that and it is why they avoided showing me. Of course once there and paid most people are trapped into the evil plan and are stuck!!!! I fought this and did get my money back but only because someone in charge of the ownership happened to be there on property. I had to pay gas and disconnect, pay electric and disconnect I had to PAY the movers that did not even move me that day. I had 48 hours to find a place to move into because of their gross negligence!!!! Let me add one more thing...when you are touring...check how awful dirty the walkways outside of the apartment doors are. FILTHY!!! Check the rotten cobwebs and filth that are one the outside lights by the front door. There is no questions the one outside the apt. I was suppose to move into had not been touched in at least a year. Just filthy!!! LAstly, shop around because the rent they charge for the filth and bad service is NOT a deal. The area has many same cost apartments that offer much cleaner and prompt good service!!!!
I have lived in numerous apartments in my life and I will be renewing my lease for another 12 month term for the first time ever with Ladera! The front desk staff are quick to correct issues, maintenance teams are highly responsive, and the grounds are kept decent considering how often the tenants themselves break the rules (setting trash out on non-designated days). Ladera has a Cares Program where they offer free "Breakfast at the Gate" every month, "Wine Down Wednesdays", yoga classes, and other events to bond the community together. I can honestly say I feel like the staff cares about me and my quality of life by promoting a place I am proud to call home!
If I could not give a single star, I would choose that option. The staff here is extremely unhelpful. It took me 6 MONTHS to get everything working properly in the apartment after move in - including door locks!! Maintenance would either rig it together long enough to last the rest of the day or the request would end up lost. One neighbor smokes so much it comes through the vents and has set off our alarm!! When we attempted to address this with management, we got the run-around for some time and then were just told that they could not do anything about it. The assistant property manager actually asked us if it had something to do with race!! Seriously unprofessional. When a neighbor told us they were leaving after over 10 years of residence due to negligence and miscellaneous issues with their apartment, we decided we should get out while we could. Way too expensive for such poor quality and such awful experiences!
This is the WORST apartment I have lived in. It is NOT a cheap apartment but the living experience and apartment management here is TERRIBLE!!! Very disappointed! Not worth the money, not a good place to live, not reliable management and not secured. They do not clean the apartment and fix broken things before new move in. A bunch of things were not working when I moved in (Windows cannot close, oven wasn't working, serious water stain on the wall, carpet and windows were so dirty, etc). After more than 5-6 follow up calls and ONE month later, they finally fixed the majority things on the list. If someone park in your reserve spot and the office is closed, they can do Nothing about it. And I know this after calling the office 4 times. The staff did not give me the correct information the first three times and told me that I have to wait until the office open the next day when I called the 4th time within the same day. All they can do is to put a warning sticker on the car and the towing company will tow the car ONLY WHEN the car has not moved the spot for 48 hours!!!! This is totally ridiculous. You paid for the spot and they do nothing about it when someone else is parking at your spot at NO COST. They never clean the buildings, you can see all the stains on the floor like they've been there forever. The Lightnings are not good which makes people feel unsecured at nights, especially when the security gates Never Work!!!! Can not wait to end my lease! Do not let the fancy leasing office fool you.
Decent conplex, with many pools, currently undergoing renovations since the apartment complex just received new owners. We now have a dog park, 3 pools, gym, pool table,basketball court and still receiving new things. There are built in brick style grills and the 2 main pools. Mantience is usually real quick to take care of requests and the staff is friendly and willing to work with you in difficult times.
This is a decent sized one bedroom for the price, and they are doing a lot of updated.
If you are looking for a quite place to live Ladera is the place. I have lived in Ladera for 2 years and it has been a great experience for me. Ladera is located 5 minutes away for the Dallas North Tollway which can take you to wherever you want to go. If you like shopping its not far from "Willow Bend Mall". You can get everything you need from great dining and catching a movie. It also has a outside bar thats called Shark bar if you would like to hear some great music. I like the fact theres no heavy traffic in or out the complex. Ladera is quiet. Ladera is revenating the entire complex. The staff is very helpful to the residents needs. Ladera has 2 pools, fitness center and reidents who care about one another. Everyone seems to lookout for eachother.
New management (2015) is much improved on maintenance response. Have also revamped the premises very nicely. Quiet location and conveniently located for fast access to both Dallas North Tollway and Bush/190. Just a couple of blocks away from groceries, a hop and a skip away from great food for all sorts of cravings and dietary needs, and choice of four gyms (other than one on premises). One caveat: Analyze your closet space needs if you are looking at the 2Bd/2Ba in Phase 1. Their walk-ins are a little short compared to others but you might defer some needed space to the entry closet. Spacious living area though and good value for the rates.
Over all, I like living here. I didn't do enough research to really complain about the downfalls of this apartment, but that doesn't mean you don't need to be warned. First, ADDISON AIRPORT. I had no idea how close I was until I ducked at the sight of a landing plane. I sleep heavy, so no big deal for me. Second, APPLIANCES. I bring this up for parents and safety. The burners on the stove get HOT when the oven is on, the microwave gets HOT when the lamp over the stove to is on, the dishwasher is weak, and the fridge has one control for the temperature of the fridge and freezer. Good luck finding a balance. Third, CABLE. You have your choice of provider. Sounds great? You would think? I avoided TWC. I tried not to have them, because I have had issues in the past. I tried Verizon first. They were the definition of "dropping the ball." Then I tried DirectTV. Nope. Even though there are two satellites on a patio near me, the apartment wouldn't approve a satellite on mine. No Charter at these apartments. Maybe you could get Uverse, but I hate ATT more than TWC. I now have TWC, but to be fair, I feel like they've upped their game. I see the improvements this staff is trying hard to accomplish. I enjoy living here, because, so far, no empty promises. If you're an apartment dweller, then chances are you've lived somewhere where the staff didn't care or had just given up. This is NOT one of those places. Everything that bugged me when I moved in, has slowly become unimportant.
