Property Ratings at The Lakes Apartments
I have lived in this community for three years and decided not to renew this year. Mostly because of the 8-12 people in a three bedroom apartment diagonal from me (which I am fairly certain violate leasing conditions but I am by no means the expert). They have four kids that scream day and night, at all times and at all hours and not within the reasonable expectations of what you would expect from smaller children. While there is not much to be done about noisy neighbors, unless you have overpacked apartments and lack of accountability from management. The conditions on the property have steadily declined as well. Sprinklers are broke. There is constant goose poop everywhere (which, to be fair, they are trying to mitigate with little success) and crime has increased. You cannot have a nice car and expect not to get rear ended, side swiped or dented unless you have a parking garage space. There is mold on the buildings and I suspect within. There are animals that are crawling under the buildings and you can see have eaten into the gutter. While the area is great and overall I feel that the apartments are pretty well ventilated from noise, the condition of these apartments, how old they are and what they are asking as they continue to raise the rates are unreasonable. They do not require vaccination records for dogs nor do they treat the yards for fleas and ticks, so if you have an animal be sure to keep them updated. I also recommend a second floor apartment as I almost never hear my neighbor who actually lives below me, just the screaming kids below and across the way.
This place will probably seem great if you come to visit. Don't believe the hype. You wouldn't see some of the bad things I mention below until you move in. To be fair, there are some positives to The Lakes (see bottom), but the bad outweighs the good. The Bad: 1) You can hear ALL of your neighbors. We live on the second floor and can hear our downstairs neighbor's TV every day. We've confirmed that it's not because he's got the volume way up, the walls are just that paper thin. We can also hear the neighbors through our kitchen and bathroom. 2) Everything is old and dated for the prices that you pay. The air conditioning has gone out multiple times in the middle of the summer. When it is running, it runs non-stop due to the poor insulation. Cabinets are cheap and cabinet doors are naturally starting to sag from the hinges. 3) There was an apartment fire in July 2019. We believe we were told it was due to faulty wiring in the building, or a problem with the circuit breaker. To our knowledge, none of the other buildings were checked, and if they were, we were not notified (which would have given us peace of mind). 4) Ants have gotten in through our exterior walls twice. We've also found a cockroach in the apartment once (which the complex confirmed was a cockroach through their pest control people). 5) Parking can be a nightmare if you arrive home late from work, depending on which building you live in. 6) There are no sidewalks in the neighborhood. When taking our dog on walks, we've almost been hit multiple times by cars coming around a curve because there is nowhere to walk except the street. There is a grass field to take your dog to, but it still requires walking in the street around a curve to get to. The Good; 1) Neighborhood seems safe. We haven't noticed any crime in the complex. 2) Pool and workout facilities are nice. 3) Maintenance staff responds quickly (I know because I've had to put in too many maintenance requests) and all of the maintenance guys are extremely nice and friendly. 4) Communication regarding the community is pretty good. For example, when they re-paved the complex, we received plenty of notice and info regarding what areas would be worked on and when.
I lived at The Lakes this past year and had great difficulties with the management when it came time for me to move. The apartments are QUITE run down, the issues I experienced in my short time there included my garbage disposal clogging, shower clogging, shower leaking all over my bathroom floor, closet door literally falling off the hinges (thank god it didn't hit me or my small dog!!!), AND my furnace breaking twice during the winter months. While all of my issues were taken care of thanks to the excellent maintenance staff (they are exempt from this criticism), it was still quite a hassle to experience such frequent issues with the apartment. Shortly before moving I was out of town from Thursday evening through Sunday morning for a long weekend - 84 hours to be exact, and when I came back I realized my fridge had completely stopped working. A bottle of dressing had gotten so warm and fermented that it exploded inside my fridge, ruining my Britta water pitcher, in addition to at least losing $50.00 worth of food that had spoiled due to the warm temperatures. When I brought the issue of the fridge to management, they claimed they were not responsible due to "not being made aware of the issue in a timely manner." Also, because I didn't make them aware of my absence (again, Thursday-Sunday), they would not reimburse me for any of the cost of property/food lost - not to mention the 3 hours I spent cleaning the disgusting mess. Lastly, upon trying to disconnect my electricity, one of the leasing agents was extremely difficult and rude. I would HIGHLY discourage anyone from moving to this location. The management is very poor and unprofessional.
The area is excellent, it has many facilities nearby and you can get everything in a few miles, the administration staff is very attentive and tries to solve the number of times that the problems that arise in the apartment are necessary, however, they have a policy of not attending maintenance calls on weekends unless it is an emergency and as my apartment was two bathrooms that one did not work was not an emergency, and several times the toilet was blocked, on two or three occasions it was a Friday and I had to wait until Monday or Tuesday for maintenance to come to solve in 5 minutes. Actually it seems a problem of the infrastructure because I had to buy a tool to solve myself for the amount of events that occurs. The shower and the sinks of the bathrooms also happen to them the same thing and the dishwasher also happened once. At first I had problems with insects, but after several fumigations this was solved or winter helped me. My daughter loved the court, but we stopped using it because the dogs run free inside it, I consider this nice but I did not want my girl to fall down with something unpleasant.
My husband and I have been living at The Lakes for the past two years and we have only good things to say. We switched from a one-bedroom to a two-bedroom and the staff were very helpful during our move. The neighborhood is peaceful and quiet, never any safety concerns. Maintenance team is very prompt the few times we have had any minor issues. Office staff is always welcoming and responsive. The development has a nice picnic/BBQ area near the swimming pool, as well as a tennis court, a car wash area, and ample parking spots. Some apartments have great upgrades such as hardwood flooring and new appliances, The Lakes is always working towards improving the apartments. The location is also ideal, conveniently accessible to grocery, shopping, restaurants, hospital, library, and the highway. We would recommend The Lakes to anyone looking to find a spacious and comfortable apartment in a prime location.

My elderly Mother and I have lived here for 3 years and are very happy with the friendly office and maintenance staff. When we had a flooding issue in the past, they put us up in a hotel and gave us money for meals. The office staff has also been very helpful with key issues we've had with Mom's caregivers. The trivia games, contests and different outings they offer are fun and a great way to meet other residents. I appreciate the wonderful job maintenance has done keeping our drives and sidewalks clear this winter. They have even cleared around Mom's car in case I need to take her to an appointment! I wish the patio was bigger but it gets a lot of sun and Mom loves to sit outside, tend her plants and people watch. She even keeps dog treats in her pocket for the four legged residents who pass by.

I’m still in my first year with The Lakes and it’s been a great experience. Since the beginning, our point of contact, Kayla, has been extraordinary with communication. We were given the option to pay for our living room to be painted before we moved in and doing that saved us time. Any issue that’s arisen since, we’ve been able to easily contact Kayla via email or in person and it’s always been a positive experience. Even when it’s out of business hours they are able to help! For example, we had a maintenance issue late at night and within minutes someone was out there who was not only friendly to us, but also friendly to our pet. Love it!

I’ve lived here for 2 years and I have no complaints! The complex is always clean with beautiful landscaping, a pool, and two workout rooms. The maintenance staff here is awesome! Any time I’ve had an issue they are here the same day to fix it and this makes such a big difference compared to other places I’ve lived. The managerial staff is very friendly and willing to help in any way. I haven’t had a bad experience since day one. Very happy we found this complex!

Moved in a few months ago and have no complaints. Everyone is so friendly from the office staff to the neighbors. The grounds are well maintained. When a winter warning is advised the trucks are out the night before placing salt on the grounds and also on the sidewalks. The apartments send a monthly calendar with an event to attend once a month!! I also love that your lease accommadates your personal situation such as a 6 month lease is an option. Great place to live.

Both myself and significant other are students at Marian University. We ended up choosing the Lakes because it was near all the essentials (grocery, gym, etc.), it is close to restaurants, and was only a 20 min. commute to school. The complex is also close to Broad Ripple, and it is relatively easy to get downtown. The apartments are good quality, but we have had a couple issues with our windows. However, the office and maintenance staff are very easy to work with, and any repairs are completed within 24-48 hours. The one downside is that there is no online residence portal, which we had at our previous place.

My roommate and I have lived at The Lakes since September and have liked it so far. It's quiet and we don't hear any noise from neighbors. The maintenance staff has been attentive and always responds to our maintenance requests within a couple of days. The leasing office puts on small events at least once a month which is a nice touch in building community. My only complaints are that the water heater isn't large capacity, so we seem to run out of hot water if we both shower back to back, and the front bedroom (with two exterior walls) gets a lot colder than the rest of the apartment. I'm not sure if that's a common problem or unique to our unit.

I love the Lakes! I've been living here for about four months now and it has been nothing short of incredible. My apartment is roomy, the hardwood floors are gorgeous, and I love having the vaulted ceilings and fireplace. A few weeks after I moved in, I discovered my heat wasn't working. I told maintenance and they had it fixed within 24 hours. They even left me a note to let me know when they entered and left my apartment, what was wrong, and how they fixed it. That type of customer service impressed me early on in my time at the Lakes. I'm so excited that I found an apartment here!

I’ve been living here for 2.5 years and am getting ready to sign another year long lease. Pros: 1)The location is great - it has everything you need (food, shopping, safe neighborhood) and it close to 465 so you can get anywhere else is relatively quick. 2)The staff is great. The girls at the office are always friendly, responsive, and flexible. The maintenance team is also extremely friendly, and typically take care of any requests within 24 hours of hearing of them. They’ve even helped me change a tire when it was 5 degrees outside and my tire jack was not operating correctly. 3)They are pet friendly. I do not own a pit bull, but I used to and know that they are the most loving breeds in the world. It’s nice to see that some apartment complexes (such as the Lakes) have finally lifted breed restrictions. 4) It’s clean and visually appealing. They spend a lot of money on landscaping and parking lot work to keep it that way. Both as a member of the community and a consumer in general, I appreciate that. Cons: 1)The apartments arent huge. Price per square footage is a little over-priced compared to other close-by complexes, but that has to do with the neighborhood and the aforementioned pros to the neighborhood. 2)The appliances in the apartments are a bit aged. The oven and dishwasher are a little old and probably need replaced all together, but my carpets and hardwood floors were newly installed and still look great. I would definitely recommend the Lakes

I moved in the Lakes because I felt it was safe clean environment. The location is closed to every shopping retailer from grocery stores, clothing to restaurants all within walking distances. It inspired me to join the local gym because it's within walking distances as well. The best part is it's located near bus stops which help me save wear and tear and not mention gas for my car. I've been here for 3 years and I have not plans on moving anytime soon. The maintenance is superb they were able to fix every problem I've had which has been very few in a 24 hour turn away. The landscape is always immaculate.
Living in The Lakes is very convenient! There are restaurants and groceries within walking distance. I feel completely safe walking, even at night. It's quiet and the staff seem to really care about the residents.
My apartment is just the right size along with the fact that it is very quiet and each unit is very clean and quiet. I loved the fact that you can paint, hang pictures and are encourage to do things on your patio related to making it your own home. Other things that I feel are great would be the staff. Every time I call or go in they ask me how I am doing as well as want to make sure that my home is a positive and happy place to live. They have always been very kind to fix the problems. The other nice thing about this complex is that it is very convenient to the 465, as well as great restaurants, grocery stores and lots of other place to shop. I am truly happy at the Lakes.
After a horrific experience from my previous living establishment, the Lakes Apartments have changed my perspective on apartment living. Their staff are more than friendly, accommodating and professional. They keep the lines of communication clear which is very fortunate for someone like myself who is constantly doing business. The maintenance staff work diligently and are constantly at the aid of the tenants. For a brief moment, I had a reoccurring issue that was handled with care and customer service. The staff stopped at nothing to ensure I was completely satisfied. A prime location near the northwest side of Indianapolis, the Lakes Apartments does have a nice landscape and a serene view. All electric & W/S/T seemed to be suffice as far as amenities are concerned. I added a W/D as well which was installed in a timely manner. Great neighbors, great location & great staffing gives this apartment and management my seal of approval. I would recommend the Lakes Apartments for anyone seeking professionalism, fair pricing, great view & an overall great experience.
I have lived here for three years and loved every bit of it. Close to everything around that you could need but still detached. Unlike other areas the crime rate is really low here which is important to me being an officer. I really like the staff and the maintenance staff is great and quick to resolve issues. I highly recommend it as a first apartment or even if you are just looking for something different.

THE MAINTENANCE HAS ALWAYS BEEN TOP-NOTCH-EXTREMELY DEPENDABLE--NEVER HAVE HAD A SAFETY PROBLEM -AND ONLY OCCCASIONALLLY A NEIGHBOR PROBLEM-ITS SO CONVENIENT TO GROCERY STORES -RESTAURANTS ETC-AN EASY WALK--THE OFFICE STAFF IS GREAT! ALWAYS FRIENDLY AND PROFESSIONAL-HGHLY RECOMMEND IT!
Its pretty well right in the middle of everything. Only 20 minutes away from IUPUI and downtown. All the stores you would need are less then 5 minutes away. Prices are fair and the complex is clean. The staff is really nice and can work with you based on day to day needs, problems and events. I don't see myself moving from here for awhile.
My wife and I moved to “The Lakes” from suburban Chicago because my employer transferred my position to Indianapolis. We chose to live in an apartment until our single family home up north sold and then purchasing a home here. Being and older couple I was a bit unsure about apartment life and requested a quiet building. The building chosen was perfect. We rarely hear our neighbors. Now that we have sold our Chicago home my wife and I plan on staying at The Lakes” when our lease is up. The location is outstanding with an easy walk to grocery stores, restaurants, and shops. The always smiling staff is friendly and host lots of activities throughout the month, that make you feel welcome, not just when you sign the lease, but afterwards too. We are always greeted with a smile. We have had a couple of minor repairs that were needed and the maintenance staff was very prompt and fixed it right the first time. The outside property is beautiful and quiet. I enjoy sitting out after work on my patio and reading a book or the Indystar. With all of this we are pleased to say “The Lakes” is our home.
I have lived at The Lakes for 1.5 years now. i just signed another lease because I LOVE my apartment! The area is great and the staff is always super friendly. There are actually a lot of restaurants and other attractions you can walk to. My apartment is the perfect size. Utilities are not very expensive for my one bedroom. The property is beautiful! I would highly recommend The Lakes to anyone looking in the area-- its the first apartment that has really felt like home to me!
This apartment is in a great location with reasonable rent prices. The apartments are high quality (especially the renovated apartments) and spacious. The office management is great and they go out of their way to make you feel welcome and address any concerns you might have. If you want to be involved with the community there are pool parties, cookouts, and other social events. Overall, I am very pleased with my experience at The Lakes Apartments and would recommend them to anyone without hesitation or reservation.
Moved in here back in February and love it! Couldn't be happier to call this place home. I love all the activates that they do for us. The staff is so nice and helpful.
