The worst place ever!!!! Completely unsafe, I refused to leave or arrive at my apartment at night! Gang members in the back buildings! Street lights and gates are always broken. Cars speed up and down the streets. Cars are constantly broken into or stolen or vandalized. I moved after 6 months!

Hello! We are sorry to hear to read this review! However, within the last week, we have had numerous reviews under review for false reporting and duplicates. Our street lights work properly, and are gates are working. From time to time, they do get hit (with an accident) from residents or a guest and rebuilt or repaired by our vendor very quickly. Cars do not speed down the streets, we have very large speed bumps to avoid this from happening. Cars are not constantly broken into either within the community, all police reporting is public record. We are sorry to hear you moved out after six months, but we don't do six month leases here, so you might be confused as to which community you are posting about. This place might as well offer you a blue or red bandana. Forget walking around at night…speeding cars, broken street lights and shady people. Cars broken into all the time, gates left wide open and Amazon packages stolen. Office staff could not care less.
Extremely overpriced for average to below average living conditions. Gates are broken every other month and nightly car break ins and police lights. Not safe to walk at night, street lights constantly out and not fixed for months. I had to have my Amazon package delivered to off site lock box because of thieves. Look else where.
Well so far I signed up for my lease again Pretty easy they helped me out.Its a fantastic place as long as you keep it nice, you keep it quiet you have fun in here you got people that says hello to you and everybody is friendly the staff is friendly the maintenance is friendly and hopefully the people that moving in are friendly Along everybody's friendly that's the word being friendly.. I love it here I have no complaints I'm handicapped sometimes it's hard but with the help of the management and maintenance they help me at times If you plan to move here I hope you are friendly person and you recognize this place as a community God-bless everybody keep ssafe.

We just spoke to gentleman about the same issues, but he rented a condo and lives on The Enclave side, that we do not manage. This place is literally making my life hell right now. I have had zero peace in my apartment for 5 months!! They decided to put laminate flooring on the third floor, making my upstairs (on the second floor) neighbor go into a full on “sound war” with them. I have dealt with banging, music blasting, and ridiculous amounts of noise since February. At first I understood her and tried to be patient, but the last time I asked her to turn it down she cursed me out and blew up fire works next to my window. The girl above me finally moves out, and I think, maybe things will be better. When I see them turning the apartment above me (with no warning by the way, they decided to not tell me even though they know I’m working from home and trying to have meetings - and all day while trying to work and talk to my coworkers I’m dealing with blaring construction noise) they are carrying laminate flooring to be installed above me - which will just make me hear every single thing my upstairs neighbor does as well. I was told that they would only install laminate flooring on the bottom floors. So not only are my upstairs neighbors going to have even more problems with noise, I will too because they’re installing this flooring! These buildings are not made with enough sound proofing for this kind of flooring. The people who work at the office are very nice, but completely not considerant of their residents! They couldn’t care less if I’m comfortable or not. They just want to add this flooring so they can charge more and once people are in their leases they are stuck. they refuse to let me out of my lease. I am stressed, and upset, and completely uncomfortable and paying so much money just to live here, and I’m expecting a baby. Please do yourself a favor and just DONT.

I apologize for your dissatisfaction, however, we did resolve the noise disturbances with the apartment above you. The third floor apartment in your building, does not have laminate flooring. However, we do install laminate flooring. There is no up charge for this while turning an apartment. As stated on our recent call, we recently added laminate flooring into our community, in January 2020. We install laminate flooring in all apartments, regardless of floor level. We would not inform any residents that laminate flooring is floor level specific. We are concrete constructed, which does help with noise traveling. We appreciate the kind words about the office staff, our staff will be pleased to hear of your satisfaction with them. They work diligently, daily to ensure they can assist the residents in anyway they can. Not well maintained at all, Unprofessional, Unpleasant, Uncaring Staff in the office. Gates are always broken. They are always raising rents every year promising to replace and renew everything. Of course they dont do anything. It is going down hill fast! Find a different place, or you will wish you had. I didnt even want to give it 1 star.
The Lakes at College Pointe If there is option for negative star, I will give this company a big 5 negative star. Their staffs are very unprofessional. They have hidden rules after you sign the contract. They don't care about your complain. The apartment are full of moldy smell causing headache and allergy. When I asked for early termination, they charge for a large penalty. When I found someone who might sublease, they refuse to show him the room. This place is definitely a nightmare.

Hello, We apologize you feel dissatisfied with your experience here, at The Lakes at College Pointe. We have always assisted you for the short time you lived here. We absolutely do care about any residents concerns and complaints. We address them immediately. We can assure you the apartments are not filled mold. You did request an early terminated for your lease, and we accepted. Generally, the lease doesn't offer a break lease fee. All residents are responsible for 100% of their lease or until it is re-rented. In your case, we did allow the change lease end date to be reviewed and approved. Approvals do require a 60 day notice and 1 month's rent as a penalty. If a resident finds someone they wish to sublease (add on) to their lease, we do allow this. However, we cannot show your occupied apartment for you. That would be the residents responsibility. It would a liable to go into an occupied and show it for tours. Should you wish to speak further about any of your other issues and complaints, please don't hesitate to contact us in the office. As always, we will be more than willing to assist you where we can. This complex is managed by a team of liars and unethical human beings. The property itself is mediocre at most and the apartments are ridiculously outdated. Consider yourself lucky if you are able to rent an “upgraded” model. A few months prior to me moving out, the entrance gates were broken and left open for over month (not this first time this happened). After moving out my husband and I recieved a bill charging us for repairs that we as renters would not be responsible for. Our experience was terrible and I advise anyone looking for a nice complex, to stay far away from this one.

Thank you for your review and feedback. I apologize you are unhappy with your stay at The Lakes at College Pointe. Unfortunately, our entry gates can get bumped or hit from time to time. In most cases they are minor and we are able to get the gates up and running within a short time frame. However, at times throughout the years resident(s) or their guest have hit our gate and caused serious damage. We unfortunately have to have our gates custom built. We also have a community next to us, not ours, that has their gate down from time to time-which unfortunately we have no control over for ordering and building. As far as charges upon move out, did you put a dispute in with the office? We would be glad to speak further about any charges on your final account statement in the management office.
Avoid this place. They are dishonest during the sales process... They say whatever it takes to get you to sign with a smile then treat you like a lair and dirt afterward. They deny what they say upfront. They claim they do not have short term lease but say yoy can apply for esrly release....early release doesn't exist! They are owned by an out of state company and love to point fingers back and forth with neirher taking responsibility. They claim luxury but appliances are old and require many service calls. Thry also refuse to give me a refund I'm legally supposed to get. Worst experience if my life and no state agency will help consumer. Small claims court is only recourse.
I was a perfect tenant, I payed my rent on time every month, was quiet, and minded my own business. Unfortunately I was hospitalized, underwent three major surgeries, had a collapsed lung, almost died, and all I asked for was some leniency to terminate the rest of my lease which was a measly three months. I know this place is corporate, but how do you guys live with yourselves? I can't work, I can't even walk up the stairs to live in my apartment, and now you still want me to pay for the rest of my lease? I believe there is more that could have been done. It is PRIME renting time right now. Any decent human being would of understood the situation and of done the right thing, but not Edgewood Properties, not the Lakes at College Pointe. I'm in utter disbelief and shock at the outcome of my situation. Do the right thing.
It's a decent and so far safe community - management for a 500 unit apartment complex has its issues. The rents for what you get I consider are too high, maintenance issues are answered promptly, dog and cat friendly, lawn service is good, spraying for fleas and ticks not very good, lived here for couple years and would continue.
1 year ago in the early morning hours, I left for work and noticed yellow crime tape covering a good portion of the parking lot. Just beyond the tape were several police cars and a scuba diver. Not your normal morning routine. I returned at lunch to walk my dogs, was escorted away from my usual walk by a humorless policeman who was more concerned that I had noticed and wandered into the crime scene. By the evening, everything was gone, tape, policemen, scuba diver. Never was one word said about the body that had been discovered in the pond, in front of my apaprtment, arm outstretched as if it was waving at all the on lookers. The apartment management refused to discuss the incident, never released any statement informing the tenants. Between this issue and the nightly drug deliveries in the parking lot, I will not be renewing my lease.
When I first met the staff for a tour of the complex I was blown away with the facilities, the landscape, the office, the apartments themselves and singing the lease was like being a part of the family I'm a disabled veteran and they took care of me and my needs moving in and repairs etc I couldn't ask for a better staff and a place to call home.
I currently live in a 2-bedroom, vaulted ceiling, lake view/sunset view apartment at the Enclave at College Point. I love my apartment, the amenities, and its location. My apartment is spacious and was in excellent condition upon move in day. The customer service here is excellent. The staff is always courteous and friendly. Maintenance is included at no additional cost. Located near the Cape Coral bridge and close to US 41 and Bell Tower Shoppes. Best apartment for the rate I pay. I highly recommend getting a tour of their apartments.
