Property Ratings at The Lakes at Deerfield
I would recommend the Lakes at Deerfield! It is close to FAU & the beach, with lots of things to do close by. The staff is friendly and responsive to maintenance requests. The pool, gym, and tennis area are nice and well-kept.
I’ve been living at the Lakes at Deerfield in a 1 bed/ 1 bath with my boyfriend and pup since October 2019. We’ve just re-signed our lease for another year here. Location is perfect, Walmart and Publix are right in front of the complex, it’s right next to I-95 to get to Boca, WPB or Fort Lauderdale fast and deerfield beach is less than 10 minutes away. Rosa, the property manager, has been here since I moved in and has been super helpful anytime I needed anything or had any questions. Maintenance requests were filled quick and the maintenance person Julio is the best!! There’s a little gym that’s usually pretty quiet and a pool if you feel like laying out. I also love that I can take my pup for nice long walks through the complex. I truthfully have had a peaceful experience living here and would recommend!
My car was broken into and they won’t put up security cameras or hire security
Stayed here two years while I was in school. Rude staffing. They WILL 100% raise the prices on you ridiculous amounts (higher than the surrounding areas). They will do everything in their power to NOT help you with issues in your apartment and even blame you for damages that you reported to them when moving in to avoid giving you your deposit back. So if you have to stay here, keep meticulous records of your interactions with them because they are snakes. ALSO...Make sure they show you the actual apartment you are moving into. They like to "forget" some places don't have certain upgrades and appliances when you tour the models. Do a tour..really look and test the amenities. You'll see it's not what it seems very fast. One of the best apartment communities in southern Florida. The Management team is great and they keep the property clean and safe. Prices are very reasonable and you have access to all the amenities.

I lived at The Lakes for 2 years before I had to move due to severe price increases. They charge extremely high-end luxury prices for mediocre at best apartments in a somewhat dangerous neighborhood. Be prepared for the police to swarm the community every few months due to car break-ins. My car was broken into about 1 year into my living here. The cops told me this is the same gang that hits the community every few months and break into 4-8 cars at a time. There are no security cameras, fences, gates, or walls despite the community being on a very busy intersection (Military and SW10th) with train tracks that run along the back. Anyone can park along the highway, run in, and run out with ease. As of now I do not believe they have been caught. Within my first 3 months living here there was robbery at knifepoint. Yes the community is well maintained, interior of the apartments look nice, quick responding maintenance team, but you can find MUCH cheaper apartments in safer neighborhoods in the same immediate area. I am paying a few hundred less for my current 2/2 that I was for my 2/1 at The Lakes. At the very least a fence around the community will deter criminals but management has yet to install anything.
I lived here a year ago and the office staff Zrs management had running the place was horrendous. It was nothing but trouble from them for not only myself but tons of other residents. I saw lots of old people evicted and lots of residents forced to move due bullying by management. Fortunaletly for us they hired a wonderful full NEW STAFF. I've gotten to know Ely(manager), Rosa( assistant manager),and even Tiffany the desk assistant. They've all been amazing and understanding since they been there and made the lakes somewhere I love to live.

This place has the outward appearance of being a nice place (the pool area is nice, the new flooring in the apartments is nice) but when it comes to the things that are actually important such as the upkeep of the apartments and the management of the community it could not be worse. Since I have moved in (6 months ago) I have had my toilet leak several times, my dishwasher has never worked, my dryer has never worked, my refrigerator is constantly broken, and I had a huge leak in my kitchen sink that was flooding onto my kitchen floor that took them over a week and a half to even come look at and drove my water bill through the roof But the worst part of this community is the management. The head property lady (I think that's who she is) is a the most rude and unsympathetic person I have ever met. Recently I went into the office to complain (the first time I went in person, everything else has been done in maintenance requests) because after 6 months of a dryer not working and nearly 3 months of a fridge not working that has made my son sick twice I was fed up. She gave me attitude from the second I walked in there and when I let her know that my son had gotten sick from the spoiled food she expressed no sympathy and actually said "I don't see how that is my problem" and continued to try to blame me for the broken fridge say it was to full. At that point they only thing in my freezer was around three boxes of pizza and a bag of chicken nuggets and my fridge was literally just water, milk, a few things of pasta sauce. In the end they ended up switching my fridge with the fridge in an empty apartment (lets see how long this one lasts). She does not care about the residents at all and refuses to buy anything new so all the do is basically rotate broken appliances in and out of the empty apartments. Do not be fooled by this place like I was!! And keep in mind if you move in anytime soon you will be getting at minimum my old fridge and dryer and most likely the other broken appliances that they rotate into the empty apartments. I only gave this place one star because I couldn't give it zero and while this is an incredibly long review I still have more to say but Ill leave it at this. I cannot wait to get out of this place!
New owners constantly changing rules, changed the way we have to pay 3 days before causing us to scramble. Apparently roommates, who used to be able to each pay with their own payment methods (for two years now for us, longer for some of our neighbors!) suddenly, three days before, have to consolidate (yeah right, not possible when I get paid last day of month) to one account to pay by the third. That's ridiculous, way to screw your tenants over ZRS. I've heard they just soared someone's rent recently, I'm not pleased.
Lived in these apartments for almost a year. The staff and management was great when I moved in and then they restaffed. The pool chairs are falling apart and they say they won't do anything about them except throw them away. Parking is horrible. People are parking in tow away zones and even though the complex has said the cars would get towed they still don't do anything about it. Residents are getting lazy and the appearance of the apartments is covered in trash, but the ground crews don't pick up the trash. The trash cans are always overflowing because residents keep parking in front of the trash cans and the trash men don't come back. The only redeeming quality is that the maintenance staff actually fixes things in a timely manner, but they shouldn't be the only ones doing work. Management needs to step up and follow through with their treats in regards to parking. PS- Make sure you check your water/trash bill because they (NOT the housing company) like to over charge you.
I have lived at the Lakes at Deerfield Apartment Homes in West Deerfield Beach, FL for coming on six years now and don't mind sharing the experiences I have had while a resident here in this little know hidden community right in the central hub of it all. This community is a mix of many elements and people. We are not restricted purely by age, nor children or pets. The perfect combination for all families: a family with human little ones or family with non-human little ones along with retirees who thrive in an active lifestyle. The am entities are resort style and we enjoy grounds beautification throughout in a park-like woodsy setting. The Mediterranean style building landscapes makes you feel like you are in a garden 24/7 and natural wild life abounds in and around the protected lake area such as different species of turtles and reptiles of all sizes and colors that naturally roam the area securely. The people are friendly though there are many languages spoken here...a smile and a wave goes a long way. The management and maintenance team are always available for you whatever your needs may be and I can't say enough for the team as a whole. Maintenance ticket requests, no matter how big or small, are addressed and responded too promptly and customer service is peaked here. I really love the views where my apartment lies on the third floor. I feel each day on the terrace I am communing with nature and the heavens because we get some very spectacular cloud formations through the day and evening at sunset. Our community is in demand to move in and whenever a move out occurs you can bet there is a waiting list being filled for one more fortunate new resident!
Great price for the location and convientely located just minutes from 95. Tennis, volleyball, racquetball court, pool, hot tub, 24/7 workout facility. Very clean throughout entire complex and all of the staff is extremely nice.Apartment overlooks the lake with a beautiful water fountain. Lovely place to just walk and see.
We have been living here for about 3 months now and for the most part the community is very nice. We have a pool that is spa like with a jacuzzi, tennis court, and a 24 hour gym. The only thing that sucks is that there isn't assigned parking. It seems like more people visit here than the own residents who live here because there's never parking. Some nights we drive around in circle looking for parking. For me personally its hard because I'm 6 months pregnant and sometimes the walk is a drag at 11pm at night just to get to my apartment. We also see people parked in handicap spaces and parking in restricted areas at the time. We are people of intergrity and could never risk our family for a "good parking space." I just wish they would do something about it. The other thing that we wish was different is rent, our rent is so expensive and we have neighbors who live close by and pay less. We probably won't renew our lease here. Hope this helps :-)
