Do not live here. I NEVER write reviews, but holy cow if I can save someone else by telling them to stay far away from this place then so be it. Management is unresponsive - and charges fees without notification or explanation. Staff is never available, doesn’t call, email, or message back, and maintenance requests take on at least a month to get LOOKED at. Not to mention, the amenities were unusable the extent of my year long lease here. They are ignoring my attempts to get my deposit back and instead have left a list of charges I’m supposed to pay-even after clarifying with the office several times the amount left to pay. Mold in the shower, broken appliances, and unreliable management really ruined the experience of living here.

Worst year of my life living here. Staff is unresponsive and never on the phone, it took a month to have my shower even looked at. Every Upgraded appliance I had broke. They didn't even have a backup key for us so who knows where that spare key is. Don't even try the wifi! After 3 different companies came out they third one worked but was warned animals will soon chew the cables. Bonus points! Both pools have been inoperable for over a year. Great area, horrid place!

The management here is very rude, and maintenance requests have been open for over a year without resolution. When we ask for timelines to fix issues like the heater in winter and the A/C in summer, they don't respond for months and are very rude, say if you're not happy you can vacate the apartment(follow the leasing agreement for moving out early). In winter, they say they're busy with heater emergencies, and in summer, they say they're busy with A/C emergencies. Even these issues are never resolved. They never return the deposit and ignore your inquiries after you move out. I am not the only, I have lot of friends stay here and have the same problem. Or you can talk to atleast few people and know about them. A few months back, they emailed tenants asking for five-star ratings in exchange for entry into a prize draw. So, don't be fooled by the five-star reviews. They are just there to take money from you and show no respect. Only come to this place if you have a lot of money, patience, and time to run around after them.

When I say that not only is this the best place that I’ve had the opportunity to live, not only due to the amenities and quality of the facilities but the staff and maintenance crew are above and beyond by MILES. Lilly and her team made the application and move in process extremely stream lined. They did a virtual tour for me due to scheduling conflicts on my behalf and even met me after hours to show me my new apartment in person. BEYOND grateful for them and how easy they made the process for me to get into the PERFECT apartment for me and my children. 10/10 would recommend
I love living here. The lakes is so beautiful and there are alot of walking paths ect. It’s close to a lot of restaurants ect and very low priced for the area.
Just recently moved here and I am very pleased with my apartment. It’s very spacious with a lot of closet space and amenities. The office crew and maintenance team are awesome and very helpful and courteous ??

we’ve only been here for less than a month and already our dishwasher was flooded and smells AWFUL, our shower water wouldn’t drain, our oven door wouldn’t close and as they’re ordering us a new dishwasher our sink is now leaking water everytime we turn it on and soaking into the cabinets below.

I will start with what I liked about this complex. The apartment I had a ton of storage and a large patio. This was fantastic and the only thing I will miss from this place. Now the bad bit... I lived here for 3 years and the property has seriously declined in the last year and half. The stairs to the second floor are falling apart. This didn't happen just once, this was the second time I had to call them to "fix" the stairs. Someone is going to get seriously hurt at some point and I hope they use my photos to show this is an ongoing issue when they sue. When they finally came to "fix" the steps they left the debris outside my apartment. They didn't even attempt to fix the other steps that have cracks running along where the rebar sits. It also takes ages to get a response from anyone in the office. I have experienced other issues with the office staff but I don't have proof of their poor behavior so I am focusing on the photos of the property falling apart. If you are going spend over a thousand dollars on an apartment, please go to any other apartment in Overland Park.
I just moved into the area and Tara did a great job of helping me get adjusted, along with learning the area. Any questions, I knew I could rely on her to be there for me!

I just moved in here and I'm loving it. The office staff is timely and nice. Also maintenance is super fast and the emergency maintenance is so helpful. My apartment is huge and spacious and a great price for this area. Me and my boyfriend are hoping to stay here a long time. Also I love the full size washer and dryer!! So nice. Also I love my balcony. And my cat loves it here we even had a bag of treats for him when we moved in.
Since being under new management, the office has made tremendous progress in turning things around. The leasing agents will take good care of you. I had Tara help me find my perfect upgraded apartment and love it here as well as the best location in Overland Park.
Moved in during covid took months to get maintenance issues resolved. However, now that they are staffed maintenance issues are getting resolved immediately.
I have loved living here! Great location. My agent, Tara was always so great to work with and so helpful when I needed it. I was new to the area and she was always willing to give me insight on fun things to do and great places to eat!

I’ve lived here a couple of years and I’ve noticed an improvement in the new management from the old one. And the landscaping outside of my apartment as improved since the new management has taken over.

Not sure why anyone would ever leave a bad review for this place, I've had an absolutely wonderful experience the past couple years. The property is very nice, and very well maintained. The management staff is so friendly and accommodating. They have gone out of their way to help me with various requests on a number of occasions...some of which they really had no obligation to take care of.

This community was an extremely beautiful, well kept and peaceful community. Everything was so beautiful that I felt like I was at a resort. The office staff was extremely accommodating and friendly also. It could not be better located and was amidst a lot of shopping, restaurants, transportation and schools. Definitely recommend!

These are great apartments in a great area. They are a bit older and that brings some issues, but the maintenance and office staff are always friendly and quick to respond to such issues. I have loved my time here and will always recommend it to others!
Wow, covid took this place out, and these employees who have stuck around and the New manager and recently an excellent Assitant manager and new maintenance team have worked hard these last few months to gain trust & control back. Patience is everything. I see many negative reviews and clearly couldn't be further from the truth. Everywhere is short staff, and I see leasing management always helping with the property and walking around. I never saw that before. I’m so glad I stayed living here! I just signed another 12-month lease!

I’ve lived at this property since 2020. Management has significantly improved and I’m so glad I stayed. The apartments are modern and open. This is definitely the quietest complex I’ve live at, which is a major plus. The tennis court and pool are great and never busy. The complex is always clean and well taken care of. Im a single female so safety was a big thing for me, so the lighting at night was much appreciated. I’d definitely recommend this complex to my friends and family.

I’ve lived here for almost 7 years. The new management is fantastic. I’ve spoken with the property manager and she is very personable and found a solution to my problems. Work orders get done so much quicker and the ladies in the office are very polite. Thank goodness for the new management!!!!!!

I’ve lived here for a year and a half. In that time, I have had perhaps a handful of positive experiences with staff. It is an absolute pain to get ANY maintenance work done (the staff likes to close tickets without doing any work), and there’s always an excuse. New management, Pandemic, Claiming to not be affiliated with their own maintenance department… I’ve had a leaky window and a broken patio screen door since I moved in and they’ve done absolutely nothing about it. I’ve opened several tickets that they’ve closed without fixing anything. I see the other reviews mentioning mold - I’d be scared to know! There are supposed to be two pools here - great for the summer, if they ever open. My understanding is that their pool maintenance is as poor as their apartment maintenance- they might know it’s broken, but they’re surely in no hurry to fix it! I get it’s a big complex and management is hard, but come on. There are enough bad reviews already online for this place, and so far every interaction I’ve had with their staff has been putting bandaids over bullet holes. I work with a lot of temporary employees and new folks who frequently need rentals - my only advice is STAY AWAY! The ONLY reason I renewed my lease was because of COVID - my hours got cut at work and I couldn’t afford moving plus paying more to stay in the same general idea. But for an apartment complex that bills themselves as “luxury”, they don’t pass the smell test. For as much as we pay to live here, you’d think they would hold up their end of the deal…

I live in apt N402 for a month now, and I regret signing the lease here. The kitchen sink is leaking over the electric cable which can cause fire and I complained about but nothing happening. Before that, I found the toilet broken when I moved and took them three weeks to send someone to fixed. The ceiling fan causing noise and they have done nothing to fix it. It’s the worst thing to do if you sign the lease here.

DO NOT SIGN A LEASE HERE. BLACK MOLD - I reported SIGNIFICANT black mold in my closet (3-4 ft up the wall and the carpet is SOAKED) two months ago when I moved in and it has STILL not been addressed. The leasing office refuses to return correspondence. This is a SEVERE HEALTH RISK. Many other maintenance requests have been ignored. DO NOT LIVE HERE.

The maintenance is extremely slow, many times at least a couple of months delayed even when it's an emergency like the air conditioning. Don't fall for the cheap rate. That is the bait.

Had a dishwasher not working for 6 months. Called weekly and manager would not return calls. Staff promised a call by end of next day every call. Finally go into office and yells and manager refuses to speak to mne. Call the rgional manager who calls the regional maintenance and I get a dishwsher that afternoon. Amazing what causing a scene does.

Apartments are decent but management is the worst. They don't respond to the work requests. They don't respond to the emails. If you are lucky enough to get hold of them through call, they will take a note and tell that they will call you back (which never happens). And because of Covid-19, they don't allow in-person appointments While moving out we got charged for master insurance, which they promised to remove it every time we showed our rental insurance (Happened 3-4 times, in-person and via phone and email). We are still waiting for their reply regarding the charges (also for return of phone call they promised). But only reply we got was a letter from collection agency saying we owe them money and no explanation. It's better to pay few bucks extra for a better management rather than dealing with these people and paying extra in the end for there negligence.
