Property Ratings at The Lakes
I am in the process of moving from California to Oregon and The Lakes was recommended to me by a friend. While I was visiting the property I heard a woman screaming like a banshee in her apartment C. Her husband/boyfriend kept saying"knock it off Kelly" and he kept slamming the front door and was smoking. I hate smelling cigarette smoke when people smoke outside. The smell goes into other neighbors home and it's rude.Who wants to live near that craziness.

Dirty and falling apart. I had crooked cabinets, carpet coming up, and shattered tube lights on top of my cabinet… when I moved in!.. and it only got worse. Maintenance requests could take months, if they ever got done at all. The updated units are way overpriced, given what they are, and the overall state of the entire property. Oh, and they have no problem violating the law and failing to refund security deposits within the allowed time frame. The only positive is the indoor pool, and it is always disgusting and/or out of service. I mean truly disgusting (layers of dirt/scum on the sides/bottom, too cloudy to see someone right in front of you, etc).
Good looking apartments, but they find every opportunity to screw you over. Avoid.
The facility is nice, and the noise level is usually quite low. My apartment has a good floor plan, is within walking distance of stores and healthcare, and is close to public transportation stops. As with all locations where one lives, though, there are some downsides: - Parking could be better: while there is only one assigned spot, perhaps offer tenants the opportunity to add [x] amount to their rent in order to claim a second spot, so there's not a mad dash for guest parking when coming home from work. - Some walkway lights do not remain lit, and can be out for months at a time. - The cupboard doors are not all hanging as true as they could be, and the bathroom mirrors should be either re-silvered or replaced. - Moss on the patios and stairways can make things uncomfortably slippery at times, and absent maintenance intervention, there's no good way to clean it up without negatively impacting your downstairs neighbor. - Maintenance is woefully understaffed, and service can occasionally take an unconscionably long time. That said, when maintenance does arrive, they could not be nicer or more professional. In a nutshell, while I may grouse about the maintenance timeframe, I have nothing but compliments for the crew in general, or the maintenance supervisor specifically. - AC is an issue: I do have two freestanding units, and I was able to use them both without issue in my previous apartment in the complex; however, I am unable to use them in this apartment, as running both in this apartment pops the breaker. As well, while it is possible to purchase low-draw AC units, they're window-based, and I have been informed by management that they do not allow window-based units at all, let alone on the top floor. - The pool seems to be closed for cleaning and/or roof repair more often that I would anticipate. The exercise room is, for the most part, kept up quite nicely: the vending machines are stocked, the water cooler is functional, the television works, and the cardio machines operate without issue; however, the circuit machine for legs, arms, and so forth is a bit of a joke: the device cables and such may be safe, but the grips, seats, and foam are shoddily maintained. Overall, even with the moderate level of grousing above, I have been pleased overall with my tenancy. I'm currently in my fifth year in the complex, and -- barring unforeseen circumstances -- I don't see any truly compelling reason not to renew my lease when it comes time to do so.
Horrible management. Squirrels living in the walls and ceilings. We caught 2 mice in our apartment. Metal window frames which resulted in black mold. Mold in bathrooms. They charge you a security deposit and will say the apartment wasn't cleaned, even if it looked better than it did when you first moved in. Seriously dont move here. Choose to be homeless before moving here.
customer service is very awesome. location is prime. 10 minutes from downtown portland.
I would have given it five stars but the appliances need to be upgraded and they need to put an air conditioning unit in each apt other than that this place is amazing
