Application Fee Processing Fee Move In Fee Bill paying Fee Early move out Fee-ALMOST $4,000 BEWARE BEWARE BEWARE After move out-You will get a bill for "damage" that is completely undocumented, no evidence to support their claims, THEY JUST THINK THEY CAN GET PAID My advice is LOOK ELSEWHERE-When all the fees are added together the PRICE IS TOO HIGH

I would ignore any good reviews from before July ‘22 since the complex has new management. This place was great with the old management, but Morgan Properties is a joke. They don’t care about residents and will ignore your emails and phone calls, or had no idea what they are talking about if they did answer since none of them seem to have prior experience. 3 of the street lights by my unit have been broken & flickering for almost 2 years. It was like having a strobe light outside my bedroom window & they never once sent someone to look at it despite multiple residents complaining. The area has 0 cameras & with non working street lights there is lots of crime(I’ve seen cars on bricks from their tires being stolen & my neighbor on the 1st floor had a man staring into her window at night). Walls of the apartments are paper thin & you will hear full conversations going on around you, so I never felt like I was able to have guests over. The apartment gym also dropped in quality; machines work but the gym is unbearably hot in the summer & they never restock any toilet paper or cleaning supplies so the machines are likely filthy. The entire time I was living here my dishwasher never worked. Any complaints about specific residents were sent to the entire complex in a threatening mass email making it sound like you were the one in trouble to try and scare everyone (I probably got one of these at least once a week). Lots of last minute projects occur that involve entering your home. They’ll announce these projects the day before or day of letting you know they’ll be entering your home without your permission while you are not there & only plan to come on weekdays during work hours, as if they’re trying to avoid residents being home. The last project they did before I moved out was announced the day before & they gave a 4 day window as to when they would come, then expected my animal to be secured the entire time. I tried reaching out multiple times and even left a note telling them not to come but they ignored me and came while I was at work, and shockingly let my dog out of the gate so she was running free when I got home. Any packages ordered will be delivered to a package room in the leasing office where packages are stolen all the time. The cameras in there are not functional & the delivery drivers almost never generate codes to get in so you can only pick them up during business hours. Overall, it felt like I was living in a strict dorm room than an apartment.

I have lived here for 3 years and have had multiple issues since the beginning. Maintenance staff is constantly overturning and requests are rarely filled on time if at all. I had 2 tiles that needed to be replaced in the shower which took about 4 visits from different maintenance staff and 3 weeks to fix (could have been done in a day). They also left the original piece in our bathroom after they fixed it. The closet in our kitchen was constantly overflowing (about 5-6 different times) with water and sediment from the upstairs neighbor’s garbage disposal and WE were told to “ask them to stop using the garbage disposal.” Only when I was rudely adamant that they FIX the issue did they have an outside person come in to fix pipes. Now we have had water damage from poor maintenance work on our upstairs’ neighbors apartment which left our apartment with water stains on the ceiling and light fixtures not working from the water damage. We were told by the Lakes of Schaumburg that they were waiting on outside service to help and that they would let us know when they would be here. That has been 3 weeks since the original request and they have not returned any of our calls or voicemails about the issue. On top of that, since new property management has taken over, the roads in the complex and parking lots are rarely plowed when it snows. There are also no recycling receptacles anymore which I don’t recall ever receiving a notice about and which I’m sure we’re still paying for. I and other community members have had multiple packages stolen from the shared Luxer locker to the point where I have everything sent to a friend’s house. The pool next to the fitness center has had a leak for at least the last season and rather than really fix the issue they will just close the pool so that residents can’t use an amenity that they are paying for. It’s a shame that the staff here make the experience of living in the community so disappointing because the grounds are gorgeous, the amenities are nice, and we like the people who live here (the reasons I’m not leaving 1 star). We’ve truly made some great memories here… It’s just evident that the staff are only accommodating when things are easy and that the Lakes of Schaumburg and Morgan Properties only value easy, cheap fixes to problems that require real long-term solutions.

PLEASE READ THIS! we have a new born baby and the temperature inside the house reached 88 degrees, we called the emergency maintenance and the apartment complex a million and times and our woes fell on deaf ears. We begged them to fix it since our new born baby was not able to sleep and ERIC straight up laughed at my face! Absolutely no empathy or regards for human value. Will move out the first chance I get. Never will I rent at such a horrible place again. Learn to value your renters, we pay you rent to maintain this place, you are not doing us any favors.

Not a good place to rent, the maintenance doesn’t work during weekends. Temperature is soaring inside the house and the Air cooler is not working. Called them a million times and they just ignore us. Their emergency maintenance team just laughs at your requests, very shocking and unprofessional. Leasing office people are rude and nonresponsive. The heater is always broken and when it works, it doesn't work properly. Parking is also not safe, had my car damaged on multiple instances. Please do yourself a favor and rent elsewhere. Their maintenance needs to improve.

My boyfriend & I love living at The Lakes of Schaumburg. We are coming up on about a year & we have nothing but great things to say about the complex! The area is beautiful and quiet, our unit is well kept, and maintenance always provides us with excellent service. The staff is great as well! We have worked primarily with Monica who has been there for us since day 1. She's very nice, responsive, and understands all of our needs if any were to arise.

They rent to you at first with a certain amount then jack up the price with ridiculous fees. What I paid in rent I could rent a house.

While we certainly understand your frustrations, we want to assure you that we do extensive research to make sure we are providing our residents with fair rates and all of our rental prices are based on current area market values. I moved into this complex at the very end of 2017, right when management was changing. At the beginning, trying to get a response to a maintenance request was like pulling teeth. One example: I had a broken disposal for a week, and only got it fixed after submitting a request online twice & calling three times. That being said, I think management has really found their stride over the past year & are actively trying to make Lakes a good place to live. The in-unit washer and dryer, ample parking spots, and secured entries are some of my favorite amenities. I don't feel unsafe where I live, but I can only speak for the side of the complex I live in. Other buildings could be different. Final note: If you plan on commuting to the city via the metra, this probably isn't the place for you. The closest station is downtown Palatine, adding at least 10-15 minutes to your commute. If you're working or going to school within the suburbs, I highly recommend the Lakes of Schaumburg!

I have been at the lakes for about a year. I am a little confused by some of the reviews advising this complex is not safe. Obviously you should lock your doors and windows, that goes for anywhere and any adult should be doing that. Are there really people that don't lock their windows and doors? The door to my building is very secure and only a tenant with a key can get in. Each building has multiple doors from the outside but each door only leads to 4 apartments. So I consider that safer than other apartment complexes where there is just 1 main door for all the tenants. I don't expect security guards to be setup next to all of our windows nor would I want that. Just take normal precautions and you will be fine. The area is very safe. If it wasn't, people would have a lot more to talk about than a random murder several years ago. I have had to submit 2 maintenance requests and both were answered very quickly. Both requests were actually my fault, I did not know how to work the dishwasher when I first moved in and the other was also because I did not know how to use something in the apt. (I'm new to being a tenant) Each time I put in a request the maintenance team followed up with me within 24 hours. But nothing has broken and all of the appliances are working as new. Management is also very quick at getting back to you via email if you ever have questions come up. Overall the apartments here are quite nice. There are cheaper options in Schaumburg but you should keep in mind that you get what you pay for. Some of the cheaper options in the area smell like cigarette smoke and have sketchy people. This complex is clean (no smells, property is well maintained) and the staff is easy to work with. The tenants are mostly professionals and people in their 30s with some families as well. It's a quiet area away from the busy parts of Schaumburg and mall, but close enough for it to be a short drive when you need to do shopping and run errands. The parking is nice, there are plenty of spots. There are more spaces than apartments so I never have to worry about my guests finding a parking spot. I also saw a review on here where someone said this apartment is horrible but they also said they have been living here for 7 years.....I wonder why they didn't leave? Weird how they say they had to call maintenance 10 times to get a response yet when I submit a ticket for non-urgent issues I receive a call within 24 hours.

This is my second review for this complex - I have lived at the location since early 2018 and unfortunately have just resigned my lease for a second time. However, majority of my time here hasn’t been unpleasant. It is priced appropriately for being in Schaumburg, close to 90/290, and decent size apartment. However, things go wrong too frequently, whether is is a window not closing, cheap blinds, washer dryer issues. My primary compliant - the neighbor they allowed to move in March of 2019 has been nothing but absolute problems. From the time they moved in, it’s been a constant issue. Building furniture at 2-3am, banging on the walls, slamming doors, which I have already complained about once. It seems like they just don’t care about the well being and Comfort for other tenants. Lastly, I don’t feel entirely safe at this location anymore. I have seen Schaumburg police in the area more times than not in the last 6 months.

Highly accessible, great centralized location, minutes away from great grocery stores, the Woodfield Mall, well reviewed restaurants, excellent area walking/jogging trails, calm surroundings & high quality of service with a friendly staff. Its a well maintained community - requests are promptly attended to, common areas are vacuumed several times per week & good quality in-house amenities- stainless major appliances, large/wide bathtubs, washer drier combo and walk-in closets.

I have witnessed several shady people/ incidents around this complex. Also a young women was sexually assaulted and murdered in April 2017 here. By a non resident staying at a residents apartment. Having non residents living with residents seems to be a normal thing here. I sometimes feel like I live in a squatters village. I live above a two bedroom apartment and have 8-10 people living there , last tenants had the same thing going on. With so many people, getting rest is impossible, to the point of almost having nervous exhaustion from sleep deprivation. Have people in and out ringing doorbells all day into late hours, beeping car horns , taking showers late at night.Walls/ floors are very thin so every noise your neighbors make you hear. Maintenance is friendly but that's about it!! last year during the hottest two weeks of the year I had no air conditioning apartment hit 97 degrees. No one cared!!!! NEVER COMPLAIN!!! Or you will be threatened with an eviction and told you will still have to pay the rest of the months rent payments till your lease expires once you are out!! You would think with 33 available or soon to be available apartments they would not want to loose a tenant who pays on time, usually a few days early!! 33 apartments when most complexes around here have 4-9 openings on average. Why because this is a horrible place to live, unresponsive management I don't feel safe and once here you'll want to get out asap! It's like being in Purgatory, I'm hoping my suffering here will give me bonus points latter on. Best advice find somewhere else . If you do come here I wish you luck, prayers and final bit of advice don't completely unpack. keep all doors and windows locked , I would also say sleep with one eye open but with so much noise that is not going to be a problem!

Im currently living in this apt. I have been in this apt for 7year. Now that the management keep keep changing its getting bad. Msin reason for giving one star is maintenance requests if given we have to call 10 times n remind them to come to our apt. They will keep telling we will do our level best. Atlast i will call them n scream on them then maintenance guys will come this has been happening very regularly. Im planning to move after 7 year in this apt . I feel like home but lack of maintenance I have to leave. Note. I never wrote any online review this is my first review then imagine how frustrated i feel.

We are currently having an issue with this apartment complex. The murder in our apartment complex in April wasn't the reason. (One tenant, murdering another tenant a couple buildings away from me due to poor security ... actually no security at all). Lock your windows at night here. My reason is this: January 18, 2018, I visited the leasing office to request a 60-day notice to break our lease early. According to the lease we signed, we were told we would need to request to break the lease with a 60-day notice, then a form would need to be signed titled “Notice to Vacate” that both leasing office and tenants would sign in order for the process to begin. Since the manager wasn’t in on this day (January 18th), we were told she would be calling us shortly to go over the process and make an appointment to sign this form (Notice to Vacate). I did not receive a call for 2 days, so I called again and was told again that the manager was busy and would give us a call to go over the process and set up an appointment to sign the form. Still no response. Since this form wasn’t signed, the process had not began. I visited the leasing office last weekend February 24 to confirm our lease was still intact since no one had returned our calls or was available when we visited the office. I was, then, informed that our apartment had been rented out and we needed to vacate in 3 weeks (March 18th .. 59 days after our notice was given) and that we had to pay a penalty of two months rent instead of the one month rent we signed and agreed in our lease. We were lead to believe our 60-Day request had not been approved by the fact that no one would respond to our phone calls or office visits. Instead of reaching out to us, giving us a date, a form, any kind of communication — we were put in the system and our home was given away without our knowledge. We are closing on our first house March 29th and are now without a home or anywhere to put our things from March 18th through March 29th because of a failure to communicate. We assumed we would be staying until the end of our lease at the end of May, but unfortunately the leasing office has taken that from us. We signed a lease agreement with Home Properties and have not signed with Harbor Group. We will abide by Home Properties agreement because we haven’t been given any kind of Harbor Group documentation or have signed anything related to Harbor Group.
After researching over a dozen apartments nearby O'hare Airport, The Lakes of Schaumburg was the best by far (and it wasn't even close). You get the most bang for your buck at this community including in-unit washer/dryers, a private porch with storage, a huge walk in closet, and modern appliances. It may lack covered parking that other communities have but the location (hidden away from major roads/retail), fitness center and spectacular views more than make up for it. The only issue I have ran into is the staff. Other communities I visited had staff that were excited about their properties and made you feel welcome. The staff at The Lakes of Schaumburg make you feel like you are a bother to them when asking a question or inquiring about the application. Don't let the staff deter you from choosing The Lakes of Schaumburg for your next apartment.
I have lived in many different apartments and this one is by far the worst. It looks great from the outside, but I was given an apartment in horrible condition that was highly overpriced. The maintenance never answered their emergency line. I paid cat fees and cat rent, and when I moved out after my neighbor was randomly murdered by another neighbor, they charged me pet cleaning fees on top of it. I refused to pay, and they sent to a collections agency without even notifying me. I am disgusted with this apartment complex's lack of professionalism, scammy behavior, and complete disregard for their tenant's safety. If I could give 0 stars, I would.
The is a really great complex. The complex is tucked nicely between Schaumburg, Rolling Meadows and Palatine and right off of main roads. My apartment faces the lake which is very relaxing and it has a fireplace. The space is neutrally decorated, so you can truly make it your home. The complex have 2 pools, a fitness center and their staff is extremely friendly. The common areas are wonderful kept up. The maintenance staff has been very prompt in response to requests to have things fixed. It also has a very nice walking path on the back of the property.
The apartment is located near many major restraunts and schools. Apartment staff is friendly and willing to help with any concern, no matter how little or tedious it may be. The upkeep and view from our apartment couldn't be better. The neighbors here are incredibly friendly, much more so than in Chicago. The apartment and the area in general is very dog friendly, which is great. I moved here because of the convenience and proximity to school but I would definitely stay here.
Convenient location, near shopping, expressways, and parks. The kitchen appliances are in good shape but the washer/dryer is small and works just OK. The walls are popcorn textured, which can make hanging shelves and pictures a little tricky. The HVAC is off the bedroom, so you can hear the whoosh and fan motor go off all night long. The management is nice and prompt to respond to service requests. The social events range from cutesy silly to mellow and relaxing.
All apartments are updated. The least updated version has carpet, tan cabinets, and granite look-a-like counter tops, and a stackable washer/dryer. All black appliances. The more updated apartments have dark wood floors and granite counter tops, also full size washer and dryer. Everything is kept clean and neighbors are quiet for the most part. Two pools and a great clubhouse. I have lived here for a year.
